Find Your Dream Home

Decide who you would like to represent you in this process. Have your agent explain every step of the buying experience. Determine what your need needs are and relay them to your agent.

Determine how much you can afford to spend on a home that fits your budget. Consult with a lender and get preapproved. When you are ready to make an offer, it will show the seller that you are a qualified buyer.

We will work together to narrow down your communities of interest, using a personalized portal to our Multiple Listing Service. When we have a list of “favorites” in your portal, we will tour the homes in person to see which one is the perfect fit.

6 Inspection Contingency Period In our 10-day inspection contingency period, we will help you order a complete home inspection. We then present a request to repair letter to the seller. Depending on response, we can choose to move forward or cancel the contract and receive earnest money back.

7 Homeowner Disclosure Packet Within 5 days of opening escrow, the seller will provide their Seller Disclosure Statement and their Homeowners Insurance letter, showing any insurance claims on the property. If necessary, our inspector can verify any items that may have been disclosed.

Make An Offer

Once we have an accepted contract, we have 24 hours to deposit your earnest money into an escrow account with the Title company. The Title company will order a preliminary title report, which will show us any liens on the property.

Once you find your dream home, we will conduct a comparative market analysis so you can feel confident that your offering price reflects the current market value. We will write up the contract and terms to present the strongest offer possible.

8 Appraisal Contingency If you are obtaining a loan, your financing is contingent on an appraisal. If the home does not appraise for the contract price and the seller does not reduce the sales price, you can choose to come up with additional funds or cancel the contract and receive the earnest deposit back.

RECORDATION & KEYS

9 Final Walk Through Three days before our scheduled close of escrow, we will conduct a final walkthrough to make sure all repairs are complete and the home is left in good condition by the seller. Then you can order homeowner’s insurance, turn on all utilities, and prepare final certified funds.

escrow flowchart Escrow receives purchase contract, earnest money deposit, lender information, HOA information, and copy of listing to open escrow.

Escrow orders preliminary title reports from the title department, requests payoff (if any), homeowners association information, etc.

Property and parties are researched by the Title Examiner. Preliminary Title Report is typed and sent to Escrow Officer, Agents, Sellers & Buyers.

Preliminary title report received by Escrow Officer and reviewed for any surprises, i.e. tax liens, judgments, unknown liens of record, discrepancies in legal description, delinquent taxes, access problems, etc.

Loan documents received by Escrow Officer and ‘works’ the file to advise Agents of funds that are needed for closing.

Buyer and Seller meet with the Escrow Officer to execute all documents.

Escrow then returns the loan package to the new Lender for review and funding. Lender funds the loan and check or wired funds are sent to escrow for processing.

Recording is authorized and documents are recorded with the county recorder. Escrow is officially closed and keys are exchanged.
