Relax... get peace of mind CaribbeanHotProperty.com Publishers welcome message The compilation of this 8th Issue has been extremely good fun! We look at International property swapping where two owners would love to permanently exchange their homes for havens in the Caribbean. Through Sallie Harker’s camera lens, the ninth International Sculpture Symposium and Conference held in Changhun, China was documented. In Antigua we look at two purchase and renovation projects and two build projects; along with the Coco Cottages project, which combines Caribbean architecture and affordable island style. Dominica is developing a strong reputation as a getaway for therapeutic and relaxing healing - the Citrus Creek Development being a great example of how to enjoy this paradise. We look at the architecture of community tourism and an overview of the purchase process in Dominica. In Nevis, Mike Rensure explains the island’s allure and Janie Conley soaks up the rustic charm of an ultimate R&R getaway ‘The Hermitage’. Jane Costello-Ebbit, journalist and realtor, gives an overview of the Caribbean property market, which continues to thrive even in our

global downturn. And we look at NICHE, now in it’s fourth year; the event comes alive despite nearly being blown off the calendar by Hurricane Omar. In St. Kitts we introduce the Food & Drink Guide section, a delicious new addition that will titillate your taste buds and inform your stomach of what’s to come. So, for those of us lucky enough to live here let us

you have a child in the ‘tweens’, which is between 10 and 13, you may have already begun to experience these changes. It is this phase of their lives where they not only develop their own personalities and interests, but they even develop their very own design tastes. Coincidently, it is around this age where kids begin to outgrow their bedrooms – so it is only a matter of time until your child requests to change everything in their room. As young people are more design-savy, decorating for tweens can be a little more challenging. They have their own ideas of what is trendy and may even have untraditional ideas of what is functional for them and, therefore, should be included in the design process. From the start, both parent and child should sit down and determine the core activities that will take place in the room. From homework to playing a musical instrument, this list should help differentiate between the needs and wants of your tween. Another important step

info@CaribbeanHotProperty.com

at this stage is to get rid of the items that are no longer used, or have been outgrown, by your child. Not to mention, this is a great project to get him or her involved in and help start off with a clean slate. Only after establishing the layout and functionality of your child’s dream bedroom, can you focus on the item that gives the room its name – the bed. The bed is the largest and most important investment you will make for this area, so be sure to choose the appropriate one. It not only has to be of their liking, but it should also be able to virtually last forever. The same idea should be applied to the dresser, or other furniture, as it pays to buy a few, high quality pieces that can follow your child through their teen years and even to their first home. The second most important decision you need to make is how you will accommodate their storage needs. Built in shelves or desk spaces, for instance, can be used for their school books, pictures and awards and once they go off to college, you can use the space as a den or home office. There are many creative storage solutions, such as armoires and chests, available to house their electronics that can continue to be useful to you as well. Lastly, inexpensive, unique touches that express the child’s distinct personality have a major effect on the success of your final outcome. The finishes you choose, such as colors for walls and ceilings, flooring material and their personal items are all important aspects in giving your tween’s bedroom the ideal look. Bold patterns and bright colors should be used for larger bedrooms whereas pastels and petite patterns are appropriate for smaller spaces. Contrasting colors and textures are an effective way to define different areas within the bedroom and create character. However, they may have their own ideas on color schemes. There are many options available for creating a very personalized and unique room for your child that will satisfy their sense of style while meeting the functional need required. It is also important to accept that they’re going to tape posters on their newly painted walls and may momentarily put a slice of pizza on the armoire while they finish the last level of a video game. Whether you have questions about furniture types, storage options, desks and study areas, a design professional can help you create a room that will delight both

ARTISTSPOTLIGHT Mance Lanctôt and Robert Chayer are Canadian artists who discovered Dominica in 1993 through a popular television show called ‘Travel, Travel’. The couple was so struck by the island’s exquisite landscape, the beauty, the soulfulness of the people and the unique lifestyle that they have been returning every year since then. Enchanted, and love struck they visit and dive into the infinitely rich and complex palette of this only refuge, but the friendship and affection of many of the local people. Lyne recognizes herself. “You really see me inside,” she says to me. She is both surprised and delighted.

FINDING THE POINT OF VIEW - ROBERT CHAYER 5:30 AM. With my neighbour’s morning songs as background, I squeeze a grapefruit, freshly picked by my friend Matthew. “Thank you Big Ben!” Next I pour myself a Caco Tea, a traditional drink: grated local chocolate that has been flavored with cinnamon, nutmeg and cloves, mixed in hot milk. I see Mrs. Fe come out of her house. “Good Morning Fe!” In Dominica, not greeting someone means you risk having a bad day. I don’t take any chances. I offer my greetings to all who will hear, and I’m always generously greeted in return. With sketchbook and camera in hand I leave in search of my location. Today I want to explore a path that meanders around the Red Archipelago. What a beautiful day! There are these particular mornings in the Antilles that lift the soul, and under the warm sun we seem to evaporate like the dew. As I rummage through the forest I push aside the branches of a shrub and an aroma emerges. It’s the Bay Rum tree, pimento racemosa. I slip a few leaves into my bag. It will be a delicious flavour addition to my one pot stew tonight. The path snakes along the cliff. Looking for a spot open enough to be able to install all my painting equipment, I notice this clearing. From here I have my desired viewpoint. To my right, sunlight flashes against the rocks. On the horizon the island of Marie Galante floats on the French Blue sea (bleu français), and at my feet the waves crash against the rocks in a milky froth that retreats into turquoise depths.

One of the things that attract many to Dominica is that the island is still largely an undiscovered gem. The same can be said for several of its talented artists. For a population of around 70,000, Dominica has an impressive number of gifted individuals, but a lack of resources can mean the work of many goes unseen. Hilroy Fingal, born in Roseau, is an immensely gifted local artist, who began drawing at the age of 4. Encouraged by his mother, he started to develop his skill in earnest around the age of 21, when he returned to Dominica after studying in the US. Seeing his talent first and foremost as a gift from the Creator, Hilroy was initially inspired by famous artists such as Vincent van Gogh and well known Dominican artist Earl Etienne. The immense natural beauty of his surroundings is also a source of constant inspiration and motivation. As with many local artisans, Hilroy is very versatile. He utilises his art to transform the appearance of household objects such as bottles and vases and to create attractive but functional decorative pieces from local materials such as wood, bamboo and the calabash gourd. His extensive range includes canvas paintings, intricate charcoal & pencil drawings, jewellery, lampshades and a variety of decorated holders. He also designs and hand-paints outfits and one of his costumes was worn by the 2007 Carnival Queen Leander Landra at a regional show. Acrylic-on-Canvas paintings are Hilroy’s main focus. As well as being

impressive colourful works of art, many are extremely symbolic, spiritual and

very detailed. One glance is never enough to fully appreciate the depth of his work. You are enticed by the huge haunting eyes of the girl in “Rainbow Country” or made curious by the multi-layered imagery in “Jahko” and “John the Baptist” and are left to draw your own conclusions to the myriad of possible meanings behind each unique piece. Hilroy laments that the importance of art and creativity in general is not always recognised in Dominica and sometimes not enough value placed on the work of the artisan. He adds that he would like to see more artists working together to re-establish a local arts guild and to have an art gallery. Artist info@CaribbeanHotProperty.com

Dominica has a strong reputation as the island of rugged natural adventure. Yet in recent years it has also emerged as a place for therapeutic and relaxing healing. Our Priceless View

“Many people dream of moving to the Caribbean; and after some research and a visit to Dominica in February 2007 my wife and I decided to make our dream a reality.” says Andy Sawers as he recounts his family’s relocation to Dominica, The Nature Isle. There were many reasons for our relocation from our posting in

The financial benefit of not relocating at that time was the main reason we decided to buy, design and build a property remotely. It was a proposition with financial risks but we were very comfortable with Tina’s ability and integrity. Also with today’s modern technology, building long distance is very feasible.

Process Buying property can be daunting under any circumstance but having an understanding of the process and the roles of some of the key people involved can help to ensure things go smoothly. After moving back to Dominica in 2005, my dream of owning my own home recently began with the purchase of land. DOMINICA

The International Ecotourism Society (TIES) has defined Eco-tourism as “Responsible travel to natural areas that

conserves the environment and improves the well-being of local people”. Prescribed as the antidote to mass tourism, it is “about uniting conservation, communities, and sustainable travel”. Community tourism comes under the eco-tourism umbrella. The aim is to highlight local resources and talent and empower communities to run facilities which provide visitors with an authentic experience of local culture and environment. The focus is on the sustainable development of communities and, because they directly benefit, individuals are made more aware of the commercial and social value placed on their natural and cultural heritage through tourism, and are thereby encouraged to conserve these resources. Although a welcome initiative, community tourism projects are not always successful and can face challenges such as lower than projected numbers of visitors patronising the projects, locals not consulted on their needs and unwanted or inappropriate projects imposed and visitors themselves may indicate a desire to experience community tourism, but may have an unrealistic perception of the standards to expect. In August 2002, Dominica embarked on an Eco-Tourism Development Project (ETDP), an EU-funded project worth EUR 6 million aimed at developing sustainable tourism as a key strategy for diversification of Dominica’s economy. Community Tourism development was one of the project components and active communities and village associations were encouraged Above Left: Giraudel Flower House

the impact on environment, surroundings and neighbours. The use of local building materials was also encouraged. He describes 3 successful community projects and highlights some of the architectural considerations.

Giraudel Flower House As Dominica boasts more inland nature sites than beaches, it follows that many community projects are at entry points to rivers, waterfalls, or trails into the The Trois Pitons National Park, a UNESCO world heritage site. The hillside village info@CaribbeanHotProperty.com

of Giraudel has long been known for its annual flower show and small organic farms. A group of flower growers, in conjunction with a chef from nearby eco-cottages, had previously been successful in packaging and selling an ‘Organic farm tour’ to cruise ships. There was even a communal plot of land that was cultivated for this purpose but there was no shelter large enough to accommodate large groups. ETDP was able to provide the funds to implement plans that had already been designed for an interpretation center, washroom and refreshment stop. Careful consideration was given to keep the building in wood as much as possible, save for a ‘wet’ weather. Set next to the garden, most of the space remains open as a large verandah where visitors can enjoy sea and mountain views.

Set along the spectacular North-Eastern coast with access to numerous white-sand beaches, Calibishie has enjoyed tourists more than many other villages. That said, many of the local providers didn’t have much access to or visibility of the visiting market. A community group was able to fulfill the criteria for a grant, and plans were developed for a small building that would act as a tourist information center, a central point for crafts sales and for computer access. Meanwhile, a partnership was established with a branch of the Fair Trade Association leading to the second storey office which was added at their expense. The more typical Dominican house architecture was transformed as it stretched upwards on a small plot of land. Colour and traditional elements, such as wooden verandahs, railings and hurricane shutters, highlight this active community information center.

Mero Beach Cabanas Relatively close to the main town of Roseau, the beach at Mero village was already popular with both locals at weekends and tourists, especially on cruise ship days. Despite a few good

local snackette/bars the site lacked public conveniences and a recognizable focal point to attract visitors, so a Mero village improvement committee requested a centralized shelter where people could enjoy a shower and a lounge chair for a minimal Considering the narrow strip of land available and the range of requirements, a number of small ‘cabanas’ were created and divided into even smaller usable parts. The mix of traditional and contemporary materials, together with vibrant colours, created an attractive, functional and flexible structure able to provide various services and revenue generation for the villagers. Firesky COTTAGE

Scotts Hill Renovation Project

So, we have reaffirmed, building takes a little longer in the Caribbean. However, it really is worth it when you can sit back and enjoy the results (so we have heard!). Our Scott’s Hill renovation project has found its name ‘Firesky Cottage’, at night it is truly a view to behold. Since the beginning of the renovation project (featured edition 6) we are joined by two new members of the team, their names are Blaze and Pyro and their work is security. At eight months old they are already invaluable assets, no building materials have been lost except those that have been eaten. As for the project itself the interior is now complete with furnishings. The craftsmanship in terms of carpentry, tiling and electrical work has been of a high standard, albeit after many false starts and the weeding out of (let’s put this politely) ‘jokers’. Knowing who can do what will save you a lot of time and money. We have not put the prices of the works and items purchased but you can rest assured everything purchased or contracted has been reasonable (we’re on a budget!). Please see below a pictorial story outlining those we found to be reputable and recommended. It’s truly surprising what bargains can be found on Island if you know where to look.

became a Governor General of Antigua & Barbuda. Peter decided to relocate to Antigua and CariLab Dental Laboratories was born. The laboratory thrived. Peter travelled to all the islands on a regular basis, serving customers between Trinidad, Jamaica and even the Bahamas. During this time he met a lot of people, some of whom became friends, and with whom he is still in contact. It was also during these travels that he first began to take notice of architecture around the Caribbean. After twenty (20) years of successfully managing the business, Peter retired at the beginning of the new millennium. To this day CariLab still exists but with a new owner. “It’s a good feeling to see a business that you’ve started still running after a quarter of a century, it’s a very gratifying feeling”. When Peter bought his house in Antigua in 1985, his goal was to recapture the essence he experienced while travelling through the Caribbean islands, “I was intrigued by the fact that each island had its own unique cultural heritage, reflected in the environment, the spirit of its people and also their architecture. Houses in Barbados looked different from houses in Antigua, St. Lucia, Dominica and so on. However, I must say that Creole styled houses, old and new, paired with lush tropical gardens impressed me the most”. Friends encouraged Peter to grow more plants, create gardens, build pools & as a result he eventually carved his way into construction and landscaping. Peter has gained a lot of experience over the last few years working on gardens at Friar’s Hill Development and on projects on Jumby Bay and Hodges Bay Club. However, his favoured work areas are small intimate gardens and pools with a difference (using materials like washed river rock and real limestone boulders), “pools that have a soul”. Coco Cottage, a pilot project, is a remodeled guest cottage in Peter’s garden. It is also named after his favorite hotel in Dominica. Using materials sourced locally (some recycled), he has created the most intimate of havens. Extensive lush tropical landscaping, stone features inspired by Dominican waterfalls, an Al Fresco tropical shower courtyard, pool area, and tastefully done interiors all capture the “Island Spirit”. The path leading to the cottage seems to have been designed to give a feeling of quietude and indeed it does. Upon entering the cottage this sense of calmness is extended and as if by magic, for the moments spent on the inside, the outside world ceases to exist. At present a formula is being developed to build Caribbean-Style cottages and homes with a true “Island Spirit” in Antigua. The cottages will be customdrawn up and Peter and his team are more than happy to share these with interested persons at their Hodges Bay Showroom. The cottages are extremely affordable and will take approximately 12 – 16 weeks to install (depending on foundation). They can be customized with more ornate decorations such as fretwork, wooden shingle windows, louvre shutters and more. The Coco Cottage pilot home can be viewed at Peter Reitz’ home and office in Hodges Bay. For further information on costings, customised designs and plans contact Peter Reitz. CHANGCHUN China Invites Caribbean Artists to Create Sculptures for the World’s Largest Urban Sculpture Park

WORLD SCULPTURE PARK

Through the lens of her camera Sallie Harker, an invited sculptor from Antigua, documented the Ninth International Sculpture Symposium and Conference. With her camera she followed the making of her own ‘Calypso’ goat sculpture, ‘Survival’, the sculpture by Jacob Frederick from Dominica and Nevisian sculptor Marvin Chapman’s sculpture entitled ‘Friendship, Peace, Spring’. The historic event was held in Changchun, North Eastern China. Changchun, the Capital of Jilin Province is one of the largest cities in the world with 7.45 million citizens. The event lasted 40 days and took place from late July to early September, culminating in an international sculpture conference. Changchun is making great strides towards being the sculpture capital of the world. The world sculpture Park covers 92 hectares of beautifully landscaped sculpture gardens. A purpose built sculpture gallery is set within the park. The Sculpture Symposium and Conference is an International event promoting cultural exchange. This year 50 sculptors from around the world were invited to participate, including 9 sculptors from the Caribbean Region. Each sculptor was required to create a sculpture of approximately 2 metres in height in either bronze, wood or stone. The bronze sculptures were first made in clay then cast into fiberglass for the exhibition. They will later be sent to a bronze foundry in Dalian. Once cast in bronze they will be placed with the other sculptures on permanent display in the world sculpture park. The theme of the event was “Friendship, Peace and Spring”. The sculptors were required to produce work significant to their country. Each sculptor was provided with an interpreter and sculpture assistants to help make the sculptures. All the sculptors were provided with round trip flight tickets, accommodation in Changchun, necessary sculpture tools and machines for realizing the sculptures and an allowance. At the Opening Ceremony of the conference each sculptor was awarded with an honorary certificate. The conference was held on the 6th and 7th of September. Lectures and seminars were given by sculptural dignitaries, university lecturers and presidents of sculpture societies from as far a field as China, Korea,

Representing Antigua, Sallie Harker chose the humble goat as her subject matter. In her creation she has represented the goat as an iconic figure, challenging our perception of domestic animals. The sculpture entitled Calypso is to be cast in bronze.

Sallie Harker is British born, but has lived and worked in Antigua for over twenty years. She studied Fine Art (sculpture) in England before moving to Antigua. She is well known for her large elegant sculptures of birds and fish using local materials such as mahogany, bamboo and driftwood.

Representing St. Kitts & Nevis, Marvin Chapman’s sculpture in stone represents the five faces of humanity and the unity of all people. The sculpture entitled ‘Friendship, Peace, Spring’ is a symbol for “One world, One people” .

Marvin Chapman, a Nevisian by birth started stone carving in 1992. He studied sculpture techniques in Jamaica and traveled to Canada to exhibit his work. Chapman carefully selects rocks from throughout the island; each piece chosen for its potential to be carved into an ingenious and beautiful sculpture. His integrity and creativity have earned him many local awards and recognition as a highly respected artist.

Jacob Frederick, a Kalinago Indian from Dominica created a piece in bronze called “Survival. This sculpture expresses the bitter struggle for survival and the suffering endured by his people.

Jacob Frederick is a well-known artist and craft maker from the Carib territory in Dominica. His work is mainly concerned with representing the culture of the Kalinago people. He has initiated many projects and educational programmes for the benefit of the Kalinago people including the Carib Canoe Gli Gli Project and

SANTANA Life’s Road

by Claudia E. R. Francis

“Common sense among men of fortune is rare” by Juvenal For Santana and his wife Maria, common sense abounds.

CaribbeanHotProperty.com

In June 1989 Santana arrived in Antigua from the Dominican Republic. Skilled in engineering and mechanical work he was determined to carve a better life for himself and his family. In November of that same year, Maria and their baby-daughter Leidy-Carolyn joined him.

86

I met Santana 8 years ago when he came to my home to fix my tractor mower. He had been recommended as the man to fix and service garden equipment Upon completion of the job, I was thoroughly impressed, particularly with his attention to detail. To this day, I along with many colleagues and family members happily patronize Santana’s services. From humble beginnings, Santana now enjoys the luxury of his customers visiting him at his busy repair shop and new power tools and landscaping equipment showroom. Leidy-Carolyn, now twenty, manages reception, while Maria is hands-on from their home at the rear of the compound.

Santana’s caters to the needs of everyone. His clientele ranges from John Doe to Government Departments to major hotels on the island. Customer service is top priority. If he does not have an item in stock, he will source it. However, if you leave your repaired job at the shop for more than 3 months, he reserves the right to sell. On a recent visit, I witnessed a bemused customer stumble across a piece of machinery his father has been looking for, for 3 years. “We reserve the right to sell items not collected” smiled the busy Leidy-Carolyn. The customer left happily with his find. Santana and Maria have, over a 19 year period, worked relentlessly to achieve their personal success story. Diligence and sterling customer care have proven key in ensuring that clients will return for more. We salute them both.

Do It Yourself... from the ground up.

The White Family sailed from England to self-build their beachfront Caribbean home. Their Jolly Harbour villa was built using the Nudura Building System. The villa is almost complete and they’ve all moved in, but how easy was it to get to this point? The Whites give us the lowdown and their feedback on the building system.

Why did you choose to live in Antigua? We were looking for a place to semi-retire to. We were hoping to find a safe, warm environment with a beach. We also needed

CaribbeanHotProperty.com

somewhere to dock our sailboat. Our search started in the Canary Islands, we then made our way over to the Caribbean. Our journey

88

took us up through the islands where we came across an advertisement for Jolly Harbour, and so we sailed directly here. As soon as we saw Jolly Harbour we knew this was it, but we soon realised that the pre-existing beachfront homes for sale were out of our price range. In order to afford a beachfront house, we recognised that we had to build. ReMax (real estate agent) was very helpful in finding a lot to build on, with a beautiful view of Jolly Harbour, the rolling mountains behind, and a stunning Caribbean Sea sunset. Why did you choose to build your home using the Nudura System? We had seen a similar product featured on a television show called ‘Grand Designs’ back in the UK and were already very interested in working with it. We then met Chris Chapman at Aeon and were delighted to find out that Nudura was available here in Antigua. We also wanted this to be a family project, getting the entire family involved with the construction. Building out of timber was not an option and concrete blocks would have been too difficult to work with, it would have taken forever to finish. Nudura gave us the info@CaribbeanHotProperty.com

Welcome to the Future of Construction. Aeon is at the cutting edge of building innovation, bringing clients the latest materials to enable them to build with ease and to the highest standards, in environments that need to stand up to the elements.

solution in one step; a way of building insulated concrete walls which are stronger than concrete block, and easy for the entire family to work with. Did you find building with Nudura faster? Yes! Black & White Construction helped us with driving the piles and building the foundation and the pool. Once the slab was finished, My wife Paula, our daughter Kimberly (14), our son Alex (20) and I were able to build all the walls including pouring the concrete in 10 days. We thought that was extremely fast considering it is a 5,000 sq ft. home. Neither of our kids had any construction experience, but we just found it so easy to build with Nudura. Now that you have moved into your Nudura Home, how are you finding it? We knew from other homes we have built that insulation is extremely important in keeping a home cool, and saving money on energy costs, but we are amazed at just how effective the Nudura system is. Each of our rooms has a 22,000 BTU air-conditioning unit in it, but on the first night we moved in we realsied that just one unit would cool the entire 5,000 sq ft. of living space in a matter of minutes. The next day we called in Chris to experience our coolness! He arrived at midday and the air-con had been off for 6 hrs, but he still got goose bumps when he entered the main room, which has two full walls of floor to ceiling windows facing direct sunlight. Amazing! Just what we wanted a home that would stay significantly cooler in the hot sun, with reduced energy costs. Would

friends? We definitely would, and already have! Honestly everything worked out as promised, if not better. We plan on using Nudura on more projects in the UK, and we have recommended the system to friends in the UK and Antigua. Cades

Bay renovation property

The Williams come from the county town of Ipswich in the East of England. Ipswich has a thriving Caribbean community made up of a diverse population from various West Indian islands. Christine is a native ‘Ipswichian’ and her husband Eddie was born in Antigua, but once their children had flown the coop the decision was made to live out their better years in the sunshine. Eddie & Christine have been spending holidays in Antigua since their children were small. “We used to stay in Jolly Harbour, which was fantastic for family holidays – it gave us everything we needed. But it wasn’t somewhere we wanted to live full-time”. Eddie was brought up in Christian Hill, a small rural community near Antigua’s South East coast, so it had been Eddie’s vision that he would come home to live somewhere near his childhood village. Eddie said, excitedly, “Moira Stuart (Britain’s first Black newsreader) has ancestors from that area too!” Moira found out more about her Antiguan roots when she appeared in the BBC television genealogy documentary series “Who do you think you are?”. Originally the couple started looking for land in Falmouth and English Harbour areas, but each time they found something they wanted the deal fell through and nothing worked out.

Eddie & Christine bought the house at Cades Bay at the end of 2005 after seeing it advertised in the first edition of Caribbean Homes & Lifestyle magazine. It was Eddie’s niece who drew his attention to the house in the magazine. Eddie said, “We came in from the UK on the Wednesday and my niece Michelle set up the appointment to see the house on the Friday. That weekend we spent time driving around the area, hanging out and getting a feel for the place”. Within a week they had put in a firm offer and sales procedures were put into action. Christine says, “As soon as we stepped into the house we could visualise the completed home. It had loads of potential, we could see exactly what was needed to finish the house and convert it into our home”. The original house was built around 2002. It consisted of a one storey building, with 2 double bedrooms, a main bathroom and an ensuite bathroom adjacent to the main bedroom. An open-planned living and dining room area lead through to the compact kitchen. The original structure was built with a flat uncompleted roof, as the plan was to build a first floor creating two apartments. All the electrical and plumbing fixtures were carried up through to the existing roof in order to continue the build above. Once they had renovated the original ground floor of the house and landscaped the

garden their thoughts turned to the unfinished first floor of the house. Christine gave me a little background on how the first floor renovation got started; “As the roof wasn’t properly finished water had started to seep down the walls of the house and we knew that we couldn’t leave it any longer. We got various quotes for the work, but they were well beyond our budget. We thought as the water and electrical infrastructure were already in place, it would bring the costs down, but it

the front garden. Above Right: Eddie & Christine’s colourful and maturing garden.

The Black & White construction team moved in and began the first floor. “Once the roof went on it made such a difference to the look of the house”, Christine reflected. “The workmen were reliable and the build went smoothly, but once the main construction was out of the way we had to learn to do a lot of things ourselves to get the final touches done. Eddie is a handy man and can paint and decorate,

They are already discussing what they want to achieve next time around. They are just about to move into the first floor apartment and rent out the ground floor as a holiday rental apartment. This is a great accomplishment for Eddie & Christine and a motivating story for Caribbean Homes & Lifestyle, following the success and transformation of one of the first properties marketed through the magazine. info@CaribbeanHotProperty.com

MAHOGANY

105

David & Jacqueline Warne have built a house in Antigua.

CaribbeanHotProperty.com

They made the decision to relocate from the UK in 2005. This is how it happened.

106

“We were visiting friends in Antigua, we liked the island and we were staying in the Blue Waters hotel when we saw an advert for a real estate agent. The first piece of land we looked at we liked and within half an hour we made a mental decision to purchase. It sounds crazy, but that’s actually what happened. We may have just been lucky, as nearly five years later we have not seen a preferred location. Hodges Bay is such a nice location. Our land has a row of six beautiful Mahogany trees which may be near a hundred years old; the road itself is quiet and tree lined. info@CaribbeanHotProperty.com

It took eight months to formally complete the purchase process for the land, including an Alien Land Holders License. During this time we talked with architects and searched for contractors. We cut ground in January 2007. The contractor was chosen via a combination of interviews, recommendations and the fact that we wanted a Fixed Price Contract. Throughout the process we were supported by an Antiguan friend who had built here before, local knowledge is invaluable and our friends help was key to our success. The Contractors, (Sam’s Engineering), basically stuck to the Fixed Price Contract except for some deviations we had to make from the original architectural designs. Once the building process began it took one year and eleven months to complete. It was twelve months later than originally agreed. This was due to the fact that we were not on site all the time and the contractor had conflicting priorities. But things move slower out

here and the saving grace is that the build quality is fantastic. You can see from the pictures!! Our first and most important design consideration were the windows. The architect did the basic window schedule, number and sizes. But, the finished product was a result of sitting down with the window and door manufacturers in St. Martin. It took two trips. The

The tiles were chosen in the UK but we ended up purchasing in Miami. We used the contractors sourcing agent to handle shipping and procurement. The same agent sourced the kitchen and bathroom fittings; again both were identified in the UK but purchased in Miami. Near to completion we brought a 40ft container full of our furniture and clothing across from the UK. This was problem free until we tried to deliver the container to the house. The street could not accommodate a forty-foot container. We now have a beautiful house in a lovely area in one of the best parts of the world. From our experience our advice would be to remember quality control is ultimately down to you; remote management does not work, especially in the Caribbean! So make sure you are on site when building – Lastly, it must be said we would do it again and hopefully it would be a little easier now we are wiser. A fixed price contract is a very good idea.

internal design of the house seemed to flow from there.

ST. KITTS FOOD & DRINK REVIEW Intro by Gulliver Johnson In 2008 the St. Kitts & Nevis Food & Drink Guide was a resounding success. A popular little handbook it was the largest showcase of the islands culinary heritage and eateries. The guide has without doubt, changed the standard with which St. Kitts & Nevis promote their culinary experience. For the next issues of CH&L magazine we will feature delicious pages from St. Kitts & Nevis’ best Food & Drink establishments, recipes and chefs. Before we begin I must tell you about an interesting evening I had at the restaurant, Rock Lobster. If you have

FOOD& DRINK GUIDE

been there, you’ll know that this is the ‘place to be’ and it’s popular for all the right reasons. Whenever I’m in St. Kitts, I try to visit Rock Lobster and on this occasion I had stopped off for some fish ‘n’ chips and a glass of wine. However, before I found a seat the proprietor Debbie asked who I was with, “No one” I answered. “Good,” she said, “Tonight you are serving behind the bar”. The tone of Debbie’s voice did not allow for any argument. Rock Lobster was bursting at the seams, and the busy staff were rushing around. Unfortunately, my bar tending skills start and end with serving beers; cocktails are not my forte. Once my absent skills were discovered, I was briskly moved on to another job – waiting tables. Another virgin experience, but this came more naturally; I simply drew on my pool of experience of dining around the Caribbean, smiled and started serving! What fun, I met guests from around the world; exchanged stories and thoroughly enjoyed the evening. At the end of the night, I’d made some good tips and got my fish ‘n’ chips on the house, having survived one of the busiest restaurant floors in the island. Then I quickly made my excuses and rushed off before the washing up commenced!

Celebrity Chef Austin

Chef Gregory Austin, Fisherman’s Wharf Restaurant at Ocean Terrace Inn, St. Kitts

Chef Austin was voted Chef of the Year for St. Kitts & Nevis 2007, and he has had a career with a difference, being something of a celebrity chef. He was born in Barbados and entered the industry through the Barbados Hotel School, which he attended for 2 years in 1989. However, his chef-acting career began when invited by Caribbean Airlines (formally BWIA) to star in an in-flight Christmas Season presentation. The in-flight show presented travellers with ideas to spice up a traditional Christmas menu. Recently, Chef Austin has starred in “Cooking made Easy” culinary TV series, produced by the local ZIZ TV Channel. Chef Austin may be a celebrity chef, but he’s a hands on guy when it comes to catching the freshest fish to serve at Fisherman’s Wharf.

fungee & fish

Chef Garry, Sunset Café, Timothy Beach Resort, Frigate Bay, St. Kitts 8 oz. Local Pot Fish or Sliced Fish

2 oz. Okra (topped, tailed and sliced)

4 oz. Cornmeal (soak for 5 mins. in cold water; just covering cornmeal)

Butter or Margarine to grease bowl

2 oz. Onion

Mixed Local Vegetables

2 oz. Green Pepper

2 Green Figs/Bananas (boiled in salted water)

1 tsp. Hot Sauce

1 Lime (cut into wedges)

2 oz. Local Herbs & Thyme

Salt & Pepper to Taste

In a saucepan boil the okra pieces in a little water until tender. Set aside. Mix all of the seasoning ingredients with one cup boiling water then add the fish to boil for 10 minutes. Add enough water to a saucepan to cover the soaked cornmeal and bring to the boil. Add the soaked cornmeal to boiling water and stir continuously. Once slightly thickened fold in the okra. The mixture is then covered and “double boiled” for 5 minutes in a saucepan, stirring often. Take a serving size portion of the fungi and transfer to a greased bowl and rock the bowl until the fungi is formed as a ball. Serve with green figs, local vegetables and a wedge of lime.

Pride of India Building No. 14, Port Zante, Basseterre, St. Kitts T: (869) 668 5411 & 557 7911 Within less than a year of opening, Pride of India has established itself as a leading eatery in St. Kitts. During lunchtime it attracts a local clientele of business people and cruise ship passengers and during the evenings it transforms into a busy take-away and a la carte restaurant, popular with everyone from students to tourists. It is interesting to note that this restaurant is frequently visited by many of the island’s other restaurateurs, which is not a small boast. The successful formula is simple, quality food at affordable prices. Food can be consumed in the convenient yet unpretentious venue upstairs in Port Zante or you can take your Indian away with you. The passion for this business can be tasted in the food. Authentic Indian cuisine is created from a mix of traditional spices and herbs. You will find all your classic Indian favourites served here, along with a few unique dishes for you to try. Recommended dishes are the Murgh Tikka Masala (barbequed chicken cooked in a medium spicy red sauce) and the Shrimp Coconut (shrimps cooked in a mild coconut flavoured sauce).

Elfredo’s Bay Road, Newtown, Basseterre, St. Kitts T: (869) 764 9228 T/F: (869) 466 8871

Just moments away from St. Kitts’ bustling capital and within eye shot of the cruise ships docked in Port Zante, you will find Elfredo’s Restaurant & Bar. A simple courtyard setting provides cool relief from the Caribbean sun and classic ‘old school’ reggae and soca music create the background vibes. What more could you ask for? Elfredo’s is owned and run by husband and wife team Ken & Jasmine, returnee nationals of St. Kitts, who opened the restaurant in 2007 when they arrived home from living in the UK. The restaurant is named after Ken’s dad Alfred and his aunt Freda who he had inherited the land from. The causal Caribbean restaurant is a popular lunchtime venue and serves a range of wholesome local lunches. From BBQ chicken & ribs to grilled shrimp or steak; everything is tasty. But Elfredo’s chart topper is the wide variety of fresh fish served. The fish is all locally caught and dishes are served either steamed, fried or in a delicious Creole sauce. Take you pick! When your food arrives at the table add a few drops of homemade pepper sauce to spice it up. The sauce is a secret recipe prepared by Jasmine’s mum. You can even buy it in bottles to take away with you. Open Monday-Thursday and Saturdays 12-6pm and Fridays 12-until.

ROCK LOBSTER St. Christopher Club Complex, Frigate Bay, St. Kitts Tel: (869) 466 1092

For an unforgettable evening dining out, make a trip to Rock Lobster. There you will enjoy the relaxed atmosphere of this friendly restaurant, conveniently located a stones throw away from the Marriott Hotel Resort and within short walking distance from Frigate Bay beach. Patio dining at the Rock Lobster is a popular event with both locals and tourists -and for very good reason. Since opening in December 2005, Giles and Debbie Lines have built a casual, but pleasurable venue that serves FRESH food, which is definitely value for money. Lobster is the staple favourite and nothing short of delicious! This venue is renown for serving some of the best lobster dishes on Island. A comprehensive à la carte menu is available for appetizers and entrees. The escargot, scallops and Prosciutto di Parma and the Black Angus Fillet Mignon with peppercorn sauce and mash are all well worth trying. There is an additional air-conditioned dining room and a spacious bar area to relax among friends. At the bar, specialty tapas dishes, alongside a quality bar menu, are served with your drink of choice. Refreshing cocktails, wine and beers (including Stella Artois, Leffe and Hoegaarden Draught) are all readily available. We challenge you not to have an evening of fun at this great place to dine. Every night is an ‘unmissable’ affair; there’s a live band on Sundays, but fortunaely the friendly service is available everyday. The bar at Rock Lobster opens at 3.00pm and dinner is served from 5.00pm. Closed on Wednesdays.

Ceramist Cheryl Liburd & her family joined a midnight turtle watching expedition to Lover’s Beach in Nevis. That night, they recorded their turtle sightings & tagged a young female that had just completed her egg laying duties. This was the same beach she had hatched on years ago. During the night the group were educated about turtles being an endangered species, the importance of the program & what roles we can play in their preservation. Having been inspired, Cheryl is playing her part by raising public awareness of the turtles majestic fight for survival. Turtles are featured in her new range of ceramics. Each piece lets people know that we can all do a little to help the turtles.

The Hermitage NICHE in Nevis suffered a set back this year due to Hurricane Omar, which literally blew the event off the calendar. But in true West Indian fashion parts of the event re-scheduled and continued regardless. I arrived with the team at the Hermitage Plantation on Friday, ahead of Saturday’s scheduled events, and was ecstatically surprised when our evening began with an impromptu Rum tasting event, followed by a roast suckling pig supper. Before we got down to the serious business of swilling exotic rums, our host and self-taught expert Richie ‘Rummer’ Lupinacci gave us an interesting background to the host venue. The Hermitage happens to be a personal favourite of mine; it’s an intimate plantation house surrounded by ‘chocolate box’ Caribbean cottages set in 3 acres of beautifully landscaped grounds. During Richie’s historical summary he explained, “the the Main House is built from the Lignum Vitae or ’tree of life’ as it’s known in Jamaica, where it is our national tree. The name derives from the tree’s strength and medicinal uses. Lignum Vitae is the densest trade wood and an extremely hard wood. In colonial days this was an invaluable construction material as it was resistant to rot caused by insects or moisture.” The integrity of the structure actual lies in the steep pitched roof which was constructed by shipwrights. Richie draws our attention to the fact that the roof actually resembles an upside down ship. The house is planted to the ground using a construction method called Earthfast, (a method of building in which a timberframed structure is supported by posts that have been sunk into the ground, rather than supported by a foundation). The Main House comprises less than 2,000 square feet and is in the shape of a cross, aligned on the points of a compass. The house was originally the Main House of a crop plantation, which was built around 1680 and is believed to be one of the oldest surviving wooden houses in the Caribbean. Preceding sugar farming in Nevis the estate would have produced a variety of crops including cocoa, spices and tobacco. Richie was full of interesting facts about the plantation, for example; “The round water cistern on the east side of the house had a limestone drip filter attached to it.” Ingenious I thought, Brita filter eat your heart out! Scattered in the lush grounds and encircling the Main House is an assortment of Gable cottages, from a bygone era. Although some are original buildings, which

belong on the estate, several are restored old wooden houses, which were rescued and brought from elsewhere in Nevis by Richard Lupinacci (Richie’s dad). With a strong interest in the traditional local architecture, Richard put the rescued cottages to use as guest rooms. He also commissioned local carpenters from the village to copy or remodel older buildings to add to the estate. Each cottage now serves the purpose of housing the Hermitage’s guests in period elegance. Some of the cottages are ‘twin gabled’. When asked if the history of the twin gabled cottages was something native to Nevis, Richard said, “No, I don’t think so, traditionally a twin gabled cottage would have been two small houses put together to create extra space.” One of my favourite features of the Hermitage is the countless ‘antique knick knacks’ that furnish and decorate the estate, or have simply become part of the intriguing environment over the years. I have a real affiliation with the Hermitage cutlery, which I know hails from the UK. As a child our school cutlery was the same make. But where in fact did all the antiques and collectables come from I ask Richie? “My parents collected the antiques throughout their 35 years in the Caribbean travelling from St Croix, to St Kitts, Barbados and Nevis. A lot of things also come from Portobello Road Market in London. That’s where the cutlery you like comes from. We also have a collection of ashtrays acquired from various European hotels that were contributed to the Hermitage by my great auntie. She’s not with us at the moment, but is eligible for parole on her 80th birthday.” I laugh hard! Richie has an infectious, off key sense of humour that gels with the quirky Hermitage. It is as distinctive as he is. The Hermitage is steeped in history and is a magical hideaway 800 feet above sea level. But I’m not sure it’s just the mountain air that produces the restorative aid. What do you think Richie? “Like in an old musical, we invite you ‘to consider

yourself at home’. I think the authenticity of being in a real home helps create a

130

village like experience, coupled with the peaceful, zen-like gardens. The old trees, and the old stone walls also lend a tranquil energy. We also drink a lot; our favourite is rum punch with copious amounts of nutmeg, from early in the morning.”

Barack Obama’s historical run for the White House has inspired people the world over to hope and reach for their dreams. It is the dream of artist Isiah Parry to present his sculpture to Barack Obama! This Nevisian mahogany carving embodies the strength, endurance and struggle of those who have paved the way to this momentous time in our people’s history. The symbolic tree-rings indicate that the felled mahogany tree was over 350 years old. Who would have thought it would become the image of the President Elect (or President Obama as he will be by the time you read this article)? Who could have imagined that we will have a black president in 2009? Isiah Parry for one did. The self-taught artist is innately gifted with the ability to carve anything from just a picture. The Obama bust was carved from the October 23rd, 2006 cover photograph that graced the front of the infamous TIME Magazine. (View the original cover at www.time.com/time/covers/0,16641,20061023,00.html). The Barack Obama sculpture, completed on November 1st, 2008, was totally handcrafted with few tools over 6 months, from a single piece of wood. Once fully cured, this rich mahogany sculpture will characteristically darken and is guaranteed to last years to come. Like Obama, it exudes a personality of calm strength, emerging a leader that has been long awaited. The artist will accept commissions for life size carvings or ornamental pieces to your customized specifications.

His

collection of works includes life size busts of Oprah Winfrey, Michael Jordon, David Beckham & Sir Allen Stanford. Within the Caribbean, primarily heads of governments, entertainment artists & sports celebrities have commissioned him. Insured works can be shipped anywhere in the world. If you wish to commission a sculpture, please contact us with a picture. Together we UNITED to elect President Obama. Now let’s work together to present this sculpture to President Barack Obama at 1600 Pennsylvania Avenue on Inauguration day! Caribbean photography & text by Jane Costello-Ebbitt, PWarner Enterprises photography by Hedda Wienpahl

My first glimpse of Caribbean paradise was when I sailed into Freeman’s Harbour in Antigua on a 45ft. wooden ketch having braved the stormy Atlantic in January in my quest to escape from the European winter. After all that had been hurled at us on our way across, sailing into the calm blue waters of a palm fringed tropical bay was all that I dreamed the Caribbean would be.

living

I have sailed up and down the Caribbean island chain many times and remarked on each island’s individuality. The simplicity of life in the spice island of Grenada and the neighbouring islands of St. Vincent and Bequia contrast with the colonial architectural elegance of Barbados and the lively buzz of St. Maarten. The tranquility and ‘back to nature’ charm in the islands of Dominica and Nevis are completely different to the vibrant, but nicely paced lifestyle in the islands of Antigua, St. Lucia and St. Kitts. The French islands too stand out proudly with their fanciful fretwork houses and undiminished Creole culture. But what ties together all these individual islands throughout the Caribbean basin and influences island life? The climate. The virtually 365 days a year of sunshine in steady temperatures between 24 to 28°C. This, interspersed with the odd tropical rainstorm, reminds us there is more to Caribbean life than lying on white sand beaches all day when there are a myriad of different rum punches to audition (each with their own ‘secret’ recipe) at the local bars or rum shacks. Despite difficult financial times, the Caribbean is still one of the top holiday destinations in the world, easily accessed by Europeans as well as North Americans through the global network of scheduled airlines and charter flights from both sides of the Atlantic. The combination of stunning locations, warm sunshine and a carefree, laidback lifestyle has tempted many a ‘limey’ to consider spending more than a fleeting 2 week vacation in the turquoise waters and gentle breezes of the Caribbean. So, have you considered investing in your own piece of the Caribbean? Believe it or not, with so much doom and gloom hanging over the world’s economies, there has never been a better time to invest in the Caribbean.

Despite the crashing of property markets in America and in the UK and downturns slowly filtering into the European markets, the Caribbean and Latin American economies have continued to expand strongly, recently completing 5 consecutive years of growth and on track to continue that trend for the immediate future. In the Caribbean real estate markets we may have seen a slowing in some of the bigger developer projects as investors diverted their focus away from second homes to the dire straights of the financial markets. But many smaller developments and individual properties have not been affected, and in some cases have even seen growth in recent months. In paying close attention to current trends and news coming out of Wall Street and the London Stock Exchange, investors, taking note of the plummeting values of their portfolios are understandably looking for safe havens and are looking over the horizon to offshore opportunities. Their gaze once more is returning to the investment potentials offered by the stable Caribbean democracies with their established and growing tourist markets. Reports show that over 120 billion US dollars worth of managed stocks and funds have been pulled from the markets amid much hand wringing of the banking and investment communities, and claims of “not my fault guv”.

For those of us working in professional yachting, there are ever more regulations applied to our industry and more in the offing as the British and French governments have been busying themselves in trying to find a way to bring home all that’s lost. In their eyes – Revenue, to their respective Treasuries. Working on a British flagged vessel? Don’t be surprised if, in the future, that British flagged yacht is deemed to be UK territory. All who sail on her shall be obliged to pay their coin to Her Majesty’s Inland Revenue Service. The French see it differently, of course. Working on a yacht in a French port, for example Antibes? The French Fisc would like to designate you as a resident in France and therefore social charges and income tax must be paid. The Tax Man Cometh! So, how best to protect yourself and your hard earned cash? A second passport, maybe? In the Caribbean there are two islands that offer ‘Economic Citizenship’, namely the island of Dominica and the two-island Federation of St Kitts and Nevis. The Caribbean Economic Citizenship programme offers zero taxation on foreign earnings, capital gains, wealth, gift and inheritance tax.

Image Coppyright © Hedda Wienpahl, 2009

As governments point the fingers of blame and make much noise about tighter regulations and more oversight of the world’s financial markets, you can be sure that these tighter regulations will result in higher taxes, less liberty to move your money around and the closing of loopholes that have allowed tax havens to protect our savings from the avaricious appetites of central governments. Indeed in France recently, the prime minister, Francois Fillon announced that he wished to wipe out tax havens altogether and flush out all offshore accounts of tax-avoiding French residents.

CaribbeanHotProperty.com 138

In St. Kitts and Nevis the most favoured route to economic citizenship and a second passport, for a minimum investment amount of $350,000USD is to purchase a property in an approved economic zone such as Frigate Bay in St. Kitts. There are several developments and properties in this price bracket which once purchased can be used as a holiday home and /or placed in the rental market where costs are offset by the income generated. In addition to the investment, there is an application fee of 35,000 USD for a single applicant plus background

checks but upon approval the applicant is deemed not only a resident but a citizen, with full voting and citizenship rights.

amazing properties and land available for those eco warriors who love the unbridled nature of the Dominican rainforest and large open spaces of land with a river running through it or breathtaking ocean views.

managed by the resort for absent owners, gated communities, golf courses and gourmet restaurants. But in addition to those high-end developments, we now find a growing number of smaller resorts, which are composed of a variety of different products including affordable studios, two bedroom apartments, townhouses or beachfront villas and condos. These all result in an opening up of the Caribbean market to a wider range of buyers with different budgets.

Many factors contribute to the decision to buy a second home; a desire for regular vacations, a place to retire, investment potential or finding a tax haven. The Caribbean retains its cache of being a luxury destination with a wide choice of islands. Additionally, today, there is a larger diversity of homes and investment opportunities for the would-be buyer than ever before. Every other week there is an announcement by a developer offering the latest tried and tested cocktail of, luxury hotel with spa facilities and individually owned villas,

In Dominica the system is different in that there is no requirement to invest in infrastructure / buy a property. The application fees costs $75,000 USD for a single applicant. There are stringent background checks and due diligence checks can cost up to $5000 USD in fees. In Dominica there is income tax, but no capital gains nor inheritance taxes and there are still some

Whatever you decide, take your time and do your research on the different islands. Decide which islands best suit your criteria? Nevis Events

2008

The Nevis International Culinary Heritage Exposition (NICHE); is a weekend celebration of food, wine, and Caribbean culture, set in the tranquil beauty of the island of Nevis.

NICHE celebrates the best chefs from Nevis and throughout the Caribbean in an event catered to the culture and traditions of the West Indies hidden treasures. In its fourth year, NICHE blends gourmet cuisine, Caribbean specialties and a dash of Nevisian culture into the right mix of ingredients for a well-balanced and full-bodied culinary experience. The 2008 NICHE events were scheduled for October 17th to 19th. Unfortunately this had to be postponed as hurricane Omar had other plans for that weekend. The full programme of activities had included tours, cooking demonstrations and gourmet lunches and dinners prepared by leading Caribbean and International chefs. The event was rescheduled for December 6th and the proceedings on the day did not disappoint. Helen Kidd, President of Kidd & Associates, a Consultant for the Nevis Tourism Authority and this year’s NICHE Organizer, explained “We have selected the two most outstanding events in the program and will produce a one-day epicurean extravaganza that will showcase the chefs of Nevis as well as exquisite wine, champagne, rum and chocolate from around the world.” The main events began with an afternoon dedicated to utter indulgence. Rum connoisseurs enjoyed an artisanal rum and chocolate pairing affair conducted by well-known Puerto Rican broadcaster and former marketing director at Bacardi, Josue Merced-Reyes.

The evening’s entertainment came underway with a sparkling Veuve Clicquot champagne reception and gala at the Nisbet Plantation Beach Club The fun continued as guests made their way to Coconuts, the poolside restaurant at Nisbet where splendid displays of gourmet delights prepared by the NICHE team of 12 international chefs were served. Each chef’s station tantalized even the most discriminating palate and the cuisine prepared was paired with a fine wine from Spain, France, Italy or the New World. The wines were specially selected by Driftwood Duty Free to complement each dish. With dinner completed fine cigars were coupled with a tasting of superb aged rums compliments of Rhum Clement Martinique. And, of course, no evening in the Caribbean would be complete without music so the night ended with the melodic sounds of the ever-popular Nevisian band, Kasanova. “The Caribbean is home to some brilliant culinary talents and we’re pleased that NICHE provides the venue to celebrate them,” said Helen. “As we say, ‘Great food is our NICHE’ here in Nevis and the success of this festival has made it a centrepiece of the region’s culinary scene. It is a foodie’s fantasy.”
