Planning ahead for a property move is essential in this market, with sales taking longer to reach an exchange of contracts than I can recall. The complexities of conveyancing and mortgage applications have certainly kept our in-house sales progressors busy but productive.
Their goal is to work alongside our sellers and buyers (and any chains) to open up channels of communication to keep our sales on track.
Communication is key. Over the winter months, we introduced award-winning new technology to all our sales offices. This speeds up the time in which a home can be launched to the market, helps us match people to property, and automates behindthe-scenes tasks. All this allows us to spend more time with you, finding out what you’re looking for and understanding your property plans.
Early results are promising. Our offices across the region report viewing levels in April were up by over 30% against the same time last year. Sales also increased by 25% compared to the same period in 2023.
With more properties coming to the market this Spring, and the strong potential for further reductions in interest rates, early Summer looks set to be busier as well.
Much of the uncertainty usually created by an impending General Election is likely to be less impactful this time. For many, a change of
government is already factored into the market through sensible pricing strategies. Property investment demands a medium or long-term view, lasting well beyond whatever the next few months bring on the political scene.
