About Our Director Since the day Karan Sharma turned 18, he read an abundance of real estate investment books as he had a great aspiration to be a millionaire. After reading a steady stream of success stories, he decided to wander down the path of property to achieve his dream. In 2008, Karan purchased his first property in Australia and has been actively buying and selling since. “Real estate is, in my opinion, a safe investment as everyone works to earn food and shelter,” he says. “Therefore, investing in property was an ideal way for me to achieve both cash flow and capital growth.” Karan’s current portfolio is roughly worth $4m ($4.8m including overseas) and, if he was to go and sell tomorrow, his bank loans would be $2.7m. However, at present, the net cash flow a year is positive at $6,000 ($11,000 including overseas). Raised in a middle class family, and with a father who worked as a banker, Karan was always told about the real estate opportunities his father had missed out on. With his father’s regrets in mind, Karan went on to do well in school and obtained a bachelor’s degree in business, majoring in accounting and finance, from the University of Western Sydney. “To learn more about the real estate market, I studied for the full real estate licence,” he says. “My childhood was really basic, and this always motivated me to be rich so my kids can enjoy a lavish lifestyle when they grow up. While I don’t have any children yet, I am confident in my strategy of setting up a successful portfolio before settling down and getting married.” Looking abroad Living in Australia, Karan decided to kick-start his portfolio in a market close to home, but once he began to accumulate decent equity in India he decided to invest in Australia and India both and take advantage of the rapid growth both the markets were experiencing. “I believe in the numbers game – the more you buy, the more growth you can make per investment,” he says. “These opportunities came up via a network of Indian investors I knew here in Sydney so I decided to give it a crack. Networking has definitely been a positive influence on my decisions.” With experience in both markets, Karan has deemed Australia as the much safer country to invest in due to the highly regulated legal system. “Builders, developers and real estate agents are monitored constantly, so I definitely feel safer buying in Australia,” he says. “But that doesn’t stop me from investing small and short-term in overseas markets. The builders in India often take longer than promised to finish a project, but in my case it worked as a blessing in disguise, as it gave me 2 more time to pay off the property without borrowing from the banks.”

HOW DO HOUSE AND LAND PACKAGES WORK?

STAGE 01

Initial Deposit Week 0 • Congratulations! You’ve made the decision to purchase a high quality, Castlehaven House and Land Package. • You’ll need to provide our sales team your full legal name, address, phone number, email and copy of your Photo ID. • We’ll also need the details of your Legal Representative. If you don’t already have one sorted out, let our sales team know, and we can recommend a trusted expert representative for you. • You’ll also need to pay an initial holding deposit for your house and land package. Your sales agent will notify you how much to pay, and the account to deposit into. You can pay by Credit Card (fees apply), Bank Transfer or Cheque.

STAGE 02

Legal Documents 1st Week • You will receive firstly the Land Contract from the land vendor’s solicitors. • Shortly after, you will receive the build contract from us, via the builder. Please note, the build contract can sometimes take a little longer, as more documents, procedures, plans and conditions need to be met to dispatch a build contract. • Halfway through the holding period, you will receive an email prompt from our team, checking in with you, giving you a chance to ask any pressing questions and to help you with the contract stage.

STAGE 03

Finalising the Documents 2nd Week • By this point, you will have hopefully met with their legal representatives and had a few discussions with a finance broker as to the level of finance you can get your hands on for the purchase! • Your legal representative will have made arrangements with you to sign your land contract, which they will hang on to. You will also have to sign both copies of the build contract. • The build contract must be mailed to our mailing address (PO Box) or dropped to our physical address in Castle Hill.

STAGE 04

Week after signing contract! 2nd - 4th Week • Once the contracts have been counter-signed by the vendor, and the builder, you’ll have to pay the balance of the deposit into the sales trust accounts that provide for you.

• The deposit amount varies between 5-10% for land, and 5% - $25,000 for initial deposits for the build, but don’t worry. Your sales agent, or our customer service team will clarify how much is required!


STAGE 05

The Wait 6 Weeks – 18 Months • The wait begins! This can take anywhere from 6 weeks to 18 months, but don’t worry – when you’ve made a purchase you’ll know beforehand how long this wait will likely be. • Don’t be too worried if it feels like it’s going to be delayed. Developments are extremely complex things, and the delays are generally extra checks and protections from council, the State Government, and the developer’s consultants to make sure everything is done correctly and to the expected standard. Can’t hurt to be sure right? • If you have any questions about the waiting period, you can get in touch with your Sales Agent, or one of our specialist Customer Service Representatives.

STAGE 06

Land Registration 6 Weeks – 18 Months • Once the land is registered, you will usually settle within 14-21 days. You should use this time to finalise and complete any finance applications and sort out any legal paperwork that is required to finalise the purchase. • When you end up settling, you (or your bank) will pay the balance of the land. The building contract will automatically come into play, and the construction process begins.

STAGE 07

Construction Commencement 8-12 Weeks After Land Settlement • Generally, the construction team will start requesting off the developer to ensure and confirm the land’s ownership, condition and works as completed. We will be asking you for some documents from you, called a ‘Proof of Funds’. This is usually a letter from the bank showing the pre-approved number, and confirmation of the contract. It may also be a bank statement showing the amount in a security account ready for commencement.

STAGE 08

Construction Underway! 28-48 Weeks After Land Settlement • Depending on the size of the property, construction generally takes around 7 months to complete, however check with your sale agent for your particular design. • There are several stages of construction, and this will have been outlined in your build contract. There are generally six but can differ between 4-8 stages. Banks can often amend schedules, and some builders require additional stages for certain designs.
