5270 Chiles Pope Valley Road is located in the Eastern section of Napa County in the Napa Valley Appellation. The property is a few miles to the northeast of Rutherford and the town of St. Helena separated from them by Howell Mountain and the Vaca range. The area is higher than Napa Valley, colder in winter, hotter in summer allowing for the creation of complex wines with mountain flavors. The area has been producing high quality grapes and wines since the turn of the century.

Structures:

Three houses, a 3674 square foot winery building, a large 3000 square foot barn and storage shed. The winery building is insulated, refrigerated and suitable for wine fermentation and storage. The building is plumbed for hot and cold water and compressed air piping. The winery building has an adjacent covered crush-pad for crushing and mobile bottling. One of the three houses has been converted to an office, conference room and lab.

Winery Site Information:

On file with the County of Napa is a special use permit (#00340-UP) for the production of 100,000 gallons of wine annually. The approval was granted in two phases. Phase I allows for the production of 15,000 gallons of wine annually using the existing winery building and converted office and lab, Phase II allows for the construction of a 12,000 square foot winery building, 12,000 square feet of caves, a covered production area and a mechanical room. Phase II could increase the production capacity to 100,000 gallons annually if all requirements are met.

Property Information The vineyard was originally developed in the 1980’s and was redeveloped again in 2000 and 2006. A total of 68+/- acres is currently planted. Sections of the vineyard can be enhanced to produce additional tonnage. The vineyards are primarily Bordeaux varietals and high in quality. The grapes were most recently sold for use in Cosentino’s CE2V and Pure Cos wines which consistently receive high scores from wine critics and authorities. The vineyards are irrigated using drip irrigation from an on-site reservoir. Frost protection is provided by overhead sprinklers in needed areas. Two wind machines further enhance frost protection.

Water: Septic:

Water for irrigation comes from an on-site 49 acre foot reservoir. Pump and Haul (winery) Standard septic for homes.

Soils:

Grape terroir known as Bressa-Dribble complex, Perkins gravelly loam, Sobrante loam, and Tehama silt loam, Clear Lake Clay and Cortina Very Stony loam.
