uring periods of market fluctuation and uncertainly, people may be hesitant to move or buy a home, saying they are waiting for “better times.” The issue with this approach is that better times usually become evident only after prices and interest rates have already risen. Potential homebuyers who have been sitting on the fence soon find they have missed a valuable opportunity to participate in a ripe marketplace. Before you shop for a new home or condo, do your homework. Take the time to get pre-approved for a mortgage so you can shop with confidence. Not

only does being armed with a preapproved mortgage define what you can afford, it locks you into today’s excellent mortgage rates for up to 90 days or more. Locking in means you don’t have to worry about rising mortgage rates and if rates drop, your rate should too. Be sure to get your home-buying team together well before you shop and choose an experienced builder/developer who is building ina neighbourhood you love, along with a specialized real estate lawyerand mortgage expert. Having these key people in place will make your transaction easier and less stressful, regardless of market conditions.

qually attractive to hipsters practicing urban homesteading and downsizers who miss getting their hands dirty, community gardens are more popular than ever. Becoming part of a community garden is a great way for people who don’t have access to their own land to grow their own food, but the positive effects of community gardening go so far beyond that. One key benefit to gardening within a community is the exchange of information between gardeners from different cultures, generations, and levels of experience. Developers are also in on this movement, as they see more people downsizing from homes with gardens

to a more maintenance-limited lifestyle. Though they may be sick of mowing a big lawn, moving into a townhome means less space for a garden too. A couple of developments that are offering residents the chance to garden their own plot include The Ridge at Bose Farms, which has a communal potting shed with shared tools and herb garden as well as beds that people can plant in, and Dawson + Sawyer On the Course, whose community garden allows residents to connect with the earth. The easy-going sense of community I’ve always enjoyed in this neighbourhood just keeps getting stronger. So when I see the possibilities today in home automation, it’s pretty exciting, because seemingly anyone now can have their very own fully tech-enabled bat cave or secret agent hangout. Say what? Home automation is tremendously popular right now, and it’s easy to see why — by taking advantage of the newest technology, homeowners can enjoy tremendous advantages that in previous years would have cost tens of thousands of dollars. Now, home automation systems are readily available and provide numerous features, for a fraction of the cost. To find out what people are choosing to modernize their homes, GVHBA member Shawn Moran is an excellent resource, as he is a Residential Products Specialist for Coquitlam’s Graytek Automation. According to Shawn, here are the top five home automation choices, in no particular order: » lighting Control: the ability to customize home lighting to save energy or simply set the mood » whole house audio: connecting of devices onto a network to enable customized entertainment zones in a single living space » surveillance cameras: keeping track of your “irreplaceables” » Motorized shades: for releasing or capturing energy, or in preparation for take off » remote access: the ability to control all of this remotely on a computer, smartphone or tablet

The first step is to be clear on what’s needed in an automation system. Start by determining how much automation you want in a minimum installation. Rule of thumb: the cooler the solution, the more you’ll pay. Most first-timers will choose a minimum installation focused on energy conservation where the value equation is obvious. Those who go for entertainment-oriented installations tend to end up with larger bills. But hey, we only live once, right? After deciding what type of system or functionality is necessary, decide whether you need a professional’s assistance. Unless the solution is truly “out of the box” ready, it’s highly recommended to get help. I don’t know about you, but DIY projects that involve ZigBee standards and potential rewiring can be a bit daunting and possibly dangerous. To find a professional, go to: www.gvhba.org. Make sure you ask for, and check, references of previous work. Decide between monitored or unmonitored. Some home automation systems allow for monitoring by a professional company, similar to a traditional alarm system, while other consumers may opt to monitor the system themselves, frequently through the use of a tablet or smartphone.

Spring is the season of new beginnings. But it can be hard to appreciate it if you’re stuck indoors trying to sift through the accumulation of winter clutter. Fortunately there are some easy techniques to help you get a jump-start on spring cleaning. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free: » Start by sorting and organizing closets. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants. » Sort out items no longer used or worn. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. » Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. » Think Green. Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. » Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. » Concentrate on disinfecting spaces. Change air filters, rotate mattresses and vacuum under furniture.

Your credit score (also known as your beacon score) is a three-digit number that lenders use to predict your creditworthiness. Credit scores range from 300 to 900 points. The higher the score the better. Credit reporting agencies calculate your score based on your payment history, how much you owe, how long you have had credit and how often you apply for new credit. In general, the higher your score, the lower the risk for the lender and the less likely you are to become delinquent on credit. Because your credit score and credit report are constantly changing, it’s important to review them on a regular basis, at least once a year. Since there are two main credit reporting agencies in Canada; Equifax and TransUnion, it’s a good idea to check your records with both companies. When you request your own credit report, it won’t affect your credit score. By checking it, it will help you identify and correct any inaccurate information, detect any fraudulent activity and gauge your overall credit health. If you are planning on applying for a mortgage or a loan, it’s especially important to check your report a few months in advance. In order to maintain a good credit score or if your score is lower than you would like, here is how to raise it. ›› Pay all your bills on time. Paying late or going into collection can reduce your score. ›› Make sure your credit limit appears. If your credit card limits aren’t listed, you cards are assumed to be maxed out, which damages your credit score. Staying below 65% to 75% of your limit is best to maintain a higher score.

›› Pay past due accounts. Delinquent accounts reduce your score more than anything else. Pay these accounts first. ›› Don’t close credit cards. Credit score software totals your available credit limits across all your cards. If you close an old card, suddenly you have a lower total limit which means your credit to debt ratio is higher. This drives down your score. Only close old cards if you have no self-control. ›› Keep old credit cards active. The longer you have had an account open, the less likely you are to default on it, and the higher your credit score. But it’s not enough to simply keep old accounts open, you have to use the card, even if it’s only once every six months. ›› Don’t apply for credit you don’t need. Too many inquires over a short period can reduce your score. When using a Mortgage Broker, only one credit report will be downloaded and it can be used to go to various lenders. ›› Correct any negative inaccuracies on your credit report. This can increase your score. If you have any questions about your credit score or how you can improve it talk to a Mortgage Broker. They will be happy to help.

Spring has finally arrived and you may feel the urge to purge! When it comes to cleaning and getting organized, it’s usually not a matter of needing more storage space, it’s about needing better storage, as well as organization that works for you. It’s also about having a good plan, which includes getting rid of things you don’t need. So get into those storage spaces, drawers and corners, give everything the good old spring clean and get organized, permanently. Start by making room for Spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces for storing out-of-season items. Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter returns, you won’t have to rely on your memory to find what you need.

Jump-Start your Spring cleaning with baby StepS. If you don’t know where to begin, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to as you tackle the next room.

This provides you with a cooling-off period, making it easier to detach.

Smart Storage. You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. For example, keep keys by the exit door, coffee and filters in the cupboard above the coffee maker, and magazines in a basket beside the chair where you do most of your reading. Not only will this make it easier to find what you need quickly, it will also cut down on steps and save you time. When trying to find a home for something, instead of asking ‘where should I put it’, ask ‘where would I use it’.

When sorting through piles of paperwork, there is a tendency to skip a step, and this can lead to feelings of overwhelm and stop the process before any progress is made. Before attempting to organize your papers, you need to separate them. Label 4 piles/bins/boxes/trays: 1. Shred, 2. Action, 3. File, and 4. Recycle. Do not try to organize at this time – just separate. Only once the papers are separated should you then begin shredding, filing and creating a list of action steps that stem from the paperwork you sort.

let go of ‘obligation clutter’ ‘Obligation clutter’ refers to the stuff we are holding on to because we feel a sense of duty. It can be gifts we’ve received, heirlooms we’ve inherited, or things we are saving for our kids. If you are holding on to any of these types of things, I’m giving you permission to let them go, and here’s why: You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to be a burden. If a gift you gave were unused, wouldn’t you be happier if it were donated, so someone else could enjoy it?

» Go through your collection of

the giveaway box. Keep a “giveaway” box in or near your closet. Any time you try on clothing that you don’t feel comfortable in or that you don’t look fabulous wearing, drop it in the box. Do the same for items that you discover you no longer like or need. Once the box is full, put it in your vehicle and deliver it to the nearest donation depot or thrift shop. This is what I call painless purging! clean out the garage. If your garage is cluttered, it’s a good time to tackle it. Empty out the entire garage, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). Place like items together in

memorabilia without meSS. If you have bits and pieces of memorabilia piling up all over your home, it’s time to create a memory box. Purchase or repurpose one container for each family member. Choose plastic bins, photo boxes, hat boxes, vintage suitcases or old-fashioned picnic baskets to store precious mementos. Be selective about what goes inside, and when the containers are full, remove one item before putting another item inside.

» Clean out your wallet/purse: toss gum wrappers, scraps of paper and old tissues; file receipts and business cards.

» Toss out any spoiled food from the refrigerator. the pantry.

» Take excess shoes out of the hall closet or front hall and place them in the bedroom closets. Each family member should only keep one or two pairs of shoes (depending on space) by the door or hall closet.

» Sort through three to five file folders and shred what you don’t need. Keep a coloured folder upright in your filing cabinet to mark where you leave off. coupons and toss the expired ones. Put the others in your purse or glove compartment of your car and use them next time you go shopping.

» Clear out one ‘junk drawer’ and toss anything you don’t need or recognize. Divide the drawer by using old cheque book boxes or small plastic containers to keep similar items together.

» Go through your sock drawer and give up any socks without partners. If you haven’t worn panty hose since 2008, it’s time to toss those too!

» Gather all the wire hangers in your closet and put them in your car. Next time you go to the dry-cleaners, you can take them in for recycling.

» Scan the emails in your junk folder (to make sure nothing important ended up there) and then delete them.

It was a sunny Sunday, and although they didn’t know it yet, Brett and Sabrina had a serendipitous date with destiny. The couple had been searching for a new home for about a year, and their hearts were set on a house in Coquitlam’s Burke Mountain neighbourhood. Not just any house, though. They wanted a brand new, south-facing home with an open kitchen, a large backyard, and a covered patio they could use year round. By chance, they saw a sign announcing the third phase of Burke Mountain Heights, stopped in for a look, and suddenly they were home. “We’d seen a lot of showhomes, so we knew this was it.” Brett’s enthusiasm is contagious. “It had the most thought put into the design by far, and it’s going to be a great place to entertain — something we love doing.”

Buying a new home is exciting, especially for first-time buyers signing their Agreement of Purchase and Sale. For developers, however, the journey started years before, when they purchased the land and had it zoned residential. Negotiations with the municipality and province for subdivision agreements spell out where roads and amenities will be, the lot sizes, which types of housing are appropriate, and where they will be placed. The process can take years. Here’s a snapshot of how your beautiful new home will take shape. Once we start selling and a buyer chooses a design and lot, the engineer and surveyor plot the home on the land to make sure it complies with the subdivision agreement and advise the excavator where and how deep to dig the foundation hole. Then the surveyor places pins for the exact location of the house. The carpenter puts in the columns, concrete is poured on the footings, and the forming contractor sets up foundation walls. When the foundation is poured, the forming is removed, a waterproofing and drainage layer is installed on top, and storm water sewers are added. Steel is then delivered to carry the load-bearing walls, and stone is placed into the basement to establish the base for the floor. The carpenters continue with the installation of walls and window frames. The house is ready for the roof trusses, and the shingles can be placed and windows installed. Heating and plumbing contractors can come in to rough in fixtures and install piping and duct work. After this is complete, the electricians can prepare the wiring so the electrical meter can be installed. This requires a mandatory electrical inspection, and the framing and plumbing have to be approved by a building inspector. The builder now concentrates on the exterior of the home. Once the home is prepped, bricks and/or siding is installed, and details such as soffit, fascia, eaves troughs and downspouts can go in, porches can be prepared and poured, and railings put in. We can now go back inside to begin finishing the interior. Insulation involves two types – foam in the garage, and fibreglass inside. Once these materials are installed, the vapour barrier is added. This clear plastic sheet nailed to the studs surrounding the insulation is a critical component of the home, and is applied in all the rooms. Both the insulation and vapour barrier have to be approved by the building inspector before we begin to apply drywall. Drywall taping takes studs, insulation and plastic sheeting to a beautiful, seamless expanse of walls. While this is going on, the furnace can be installed, the hot water tank and all the plumbing

connections can be completed, and the electrician can work on the panel to make sure everything is safe. Then the garage can be finished. Inside, workers are sanding the subfloors, and the electrician finishes off the home’s electrical system. The temporary barriers for safety on the stairs can be removed, and the railing, interior trim and doors, flooring, kitchens and vanities installed. Once finished, the builder arranges for the ducts and house to be cleaned and for the mandatory inspections, all in preparation for the PDI walkthrough and the Certificate of Completion and Possession. We’re excited to hand over the home, but this can happen only after the lawyer has completed the paperwork at the Land Registry Office. Once we get the official go-ahead, we notify the sales office to release the keys. Realize that when you choose a new home for your first home, you benefit from years of planning, the latest in technology and construction techniques, and a system of checks and balances that ensure top quality. ack in 1900, Steveston was a Wild West town - a hotspot for iniquity, housing brothels, opium dens and gambling rooms catering primarily to the thousands of fishermen. Although it’s not what it used to be, Steveston is still home to Canada’s largest commercial fishing fleet, with more than 600 vessels. Certainly a lot has changed since the gamblers, brothels and opium dens called this place home. The tides of change have even whipped through Steveston since I moved here more than a dozen years ago. Today, visitors flock here for Canada’s biggest birthday bash, the Steveston Salmon Festival, stroll the boardwalk of the busiest fishing port in the world to purchase the catch of day, or to pick up some of Steveston’s trademark fish ‘n’ chips, at Pajo’s at The Wharf or Dave’s Fish ‘n’ Chips on Moncton Street. Steveston blends the best of urban sophistication with rural charm. It is a mixed bag of small independent shops, trendy restaurants, bistros and coffee shops, all within about eight square blocks. The main drags, besides No. 1 Road, include Moncton and Bayview and several side streets as well. 74 METRO VANCOUVER NEW HOME GUIDE | MAY 30 - JUN 13, 2014

With its waterfront location, proximity to good elementary and high schools, kilometers of dyke trails, plus amenities such as a library, community centre with children’s waterpark and Steveston Judo Club, sports fields and parks, Steveston attracts young and old. Hollywood has also discovered our village. If you are a fan of ABC’s hit television series, Once Upon a Time, you might just recognize The Steveston Cannery Café. Once an old bunk house for cannery workers in the late 19th century, it now stars as Granny’s Diner on the hit ABC television show. And during filming, the Steveston Post Office and Visitor’s Centre transforms into the Storybrooke Post Office and the Steveston Coffee Company changes it’s signage to Storybrooke Coffee Co. You

might even be lucky enough to spot some of the show’s big stars like Ginnifer Goodwin (Snow White) and Robert Carlyle (Rumpelstiltskin). This historic village still retains a good portion of its history. Although most of the original buildings were destroyed in the fire of 1918, there are many left standing. The Steveston Museum used to be Steveston’s first bank in the 1890’s. Now it’s a museum, functioning post office and tourism centre. Located inside another of the surviving buildings, a red, brick structure on Moncton and 2nd Avenue, are two local gift shops: Pieces and Nikaido Gifts. Whenever I’m on the quest for distinctive gifts, I shop regularly at Pieces Giftware, which is a treasure trove for home décor. Proprietor David Gordon has an eye

for choosing unique, creative, vintage and rustic pieces of furniture. My favourite garden and gift store is Prickly Pear Garden Centre. Owners and fellow Stevestonites Brian Gilmore and Patti Maskall source out an amazing collection of wares and have stocked the store with hard-to-find and unusual items, as well as gifts that keep on blooming. For vintage finds, I’ve unearthed two newer boutiques - Lenny’s Vintage Vault and The Fab Pad. Housed in two heritage buildings on Moncton Street, they are separated by a beautifully restored courtyard. The Vintage Vault specializes in clothing, purses, hats, accessories, and antique collectibles, while the Fab Pad offers restored mid century vintage furniture and decor. The different eras

featured - primarily 1930s-1960s for the Vintage Vault, and 1950s to 1970s for the Fab Pad – compliment each other perfectly. When it comes to fashion, we have it here as well: for fashion-forward footwear, bags and clothing by some top designer labels, head over to Stepin’ Out Shoes & Accessories Boutique. When I’m looking for that “dress” I go to Violet Hill Clothing (think stylish and feminine), or Bon Retour Consignment Clothing for fabulous “gently-used” designer clothes and accessories. For culinary adventures there are more than 50 dining options to choose from. The Steveston Seafood House is a landmark fine dining restaurant that serves up succulent Oceanwise seafood; the Blue Canoe Waterfront Restaurant on the pier will

remind you of a classic Hampton-style seaport cottage and its mouth-watering seafood make for a great dining experience; and for really good and well-priced Greek fare head over to Kisamos. Other food-lovers attractions include the landmark Steveston Bakery, a popular stop for many Vancouver cyclists; Heringers Olde Fashioned Quality Meats, a deli featuring an amazing selection of meats, artisan cheeses, pasta, condiments, homemade dips and much more; Tapenade Bistro, a Mediterranean-influenced restaurant famous for its homemade gnocchi and fish dishes; and Papi’s Market, which serves Italian pastas, sauces and more. Village living at its best Single-family contemporary homes, townhomes and condos co-exist alongside charming character residences. The village has witnessed exploding growth in high-density condos, apartments and townhomes that lure young, urban, professional couples. Described as “Richmond’s Kitsilano”, homes in Steveston are half the price. With sweeping views of the Fraser River, the Gulf Islands and Shady Island, many people are attracted to life here — one that at times seems caught between its rich, sometimes bawdy past and its ever-evolving present. Waterfront condos and apartments along Andrews Road start at around $250,000, while a typical two-bedroom and den townhome in the heart of Steveston Village starts at just under $600,000. Steveston is still buzzing with construction. One of the newest is Oris’ The Pier at London Landing. The Pier’s smallest homes start from $389,900, with a larger, two-bedroom priced from $499,900. For those looking for a grandeur home with private two-car garage and rooftop deck, look to spend $759,900 and up. Another new development underway at the foot of No. 2 Road is Cape Construction’s Harbour Walk, which will include a collection of penthouses, condominiums and city homes. These start in the high $300,000s for a one-bedroom and den.

Or if you prefer a more reasonable priced but equally delicious pizza, may I suggest the “Margarite Two” for $20? Then head to Garry Point Park for a leisurely picnic. Bring a blanket and watch the boats sail by, or take in the multitude of kites flying high. Meanwhile, nothing tastes better than ice cream or frozen yogurt from Timothy’s Frozen Yogurt at Steveston Landing on those sweltering summer nights. If anyone is an ambassador for our village it’s certainly Jacinta Meehan. Having lived here since 1987, she has witnessed the village morph from a sleeping fishing village into: “into a groovy, happening urban Mecca which is dog, bike and kid friendly.” “It is truly is one of those rare places where everyone knows each other. Last summer, I was in the market for a cruiser bike and headed to Village Bikes. The owner, Brett Martyniuk, is a third generation Stevestonite. His parents used to own the Cannery Row Cafe back when village was still a bit of a Sleepy Hollow town. If you want to spend the day cycling through the village or along the waterfront, you can rent bikes for $10/hour or $30 for the day. Brett’s father, Ray Martyniuk, has also seen many changes over the last five decades. The proprietor of Steveston Water Taxi says probably the most significant change is the waterfront development. “About 30 years ago, nobody really wanted to live in Steveston because of the smell from BC Packers canneries, especially during the herring season,” he recalls. “In the beginning of the nineties, the plant shut down (after nearly 100 years of operation).” The closing of the canneries began a boom in residential development that continues to this day.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
