Whether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

If you’re planning to buy a home this spring, spend these last few weeks of winter doing some research to figure out the where, the what and the how of your purchase. Before you start shopping, visit your mortgage broker or bank to get your financing in order. This is the “how” part of the equation. Answer questions like: How much can I afford to spend on a home? How much do I have for a down payment? Will I be using my RRSPs toward my down payment? Will I be able to afford my lifestyle and still make my mortgage payments? Don’t forget to budget for closing costs and your other bills. A home works much better with electricity! With your budget defined, you can hit the streets. Location is the one thing about your home that you can’t change. It affects how much you’ll need to spend on your purchase and property taxes, your lifestyle while you live there, and the resale value when you sell the place. Drive, walk and surf the web to learn as much as you can. Map the amenities that matter most to you – schools and parks, shopping areas and banks, highways and public transit. How close do you want to be to your work, family and friends? Visit prospective locations at different times of the day and ask yourself, “Will I feel comfortable jogging early in the morning, or walking the dog alone after sunset?” Once you know how much you can spend, and have narrowed down your locations of choice, you can zero in on the “what” of your new condo. Create a list of “must-haves” and “nice-to-haves.” If you’re purchasing a condo with someone, you’ll have to take their wants and needs into consideration as well, which can make shopping a little more complicated. Getting your ducks in a row now will allow you to shop with confidence, and actually enjoy this exciting time.

very year, the home building and land development industry is tasked with the challenge of building quality, complete communities for up to 100,000 people and 50,000 jobs that choose to come to the GTA each year. It’s no small feat, especially when the industry’s biggest challenge is to ensure that these people can afford to purchase these homes without sacrificing quality. But with constrained land supply, an outdated approvals process and rising government fees and charges, it is becoming increasingly difficult to do so. In fact, building homes and businesses that people can afford is an issue that poses a significant challenge for the industry, new-home buyers and every resident in the GTA. 016 NEW CONDO GUIDE MARCH 1 - 15, 2014

The building and development industry is one of the biggest economic engines in the region, creating more than 200,000 jobs each year. At the end of 2013, sales of new homes and condominiums in the GTA totaled just 28,406 – the second-lowest in the last 10 years. It’s time for the industry, government and new-home buyers to start watching this market very carefully because today’s sales are tomorrow’s jobs. Land supply has been an issue in the GTA for several years, with land prices more than doubling in the past decade. This diminishes the amount of new products our members can introduce into the market, and with less inventory come higher prices. According to RealNet Canada Inc., the price index for a new condominium suite in the GTA is $436,564 while ground-related homes average as high as $654,147. While pricing in the highrise sector has stabilized, new lowrise homes have more than doubled in price in the last decade and continue to grow. That puts home ownership out of reach for many prospective purchasers, especially first-time buyers and new Canadians who are already struggling to save up for a down payment. According to the Altus Group, government fees and charges make up a considerable portion of the cost of a new home and are paid by new home purchasers. For a new highrise condominium, these charges can add up to more than $64,000 – just below 20 per cent of the total cost. In the lowrise sector, that number jumps to 23 per cent and more than $116,000 on average. Many of these charges are unnecessary and a result of outdated zoning bylaws across multiple municipalities. Municipalities must ensure that local Official Plans and zoning by-laws are up to date in order to help our industry implement the intensification policies set out by Places to Grow and save new-home purchasers money. This was one of many solutions put forth to the Ontario government by BILD and OHBA as part of the province’s public consultation of the land use planning system, as well as the Development Charges Act and Land Use Planning & Appeals Systems. hat are “quantitative easing” and “tapering”? Over the last couple of months, you’ve likely come across these words in any news story about the U.S. economy. What you may not have read about yet is the impact they have had on Canadian mortgage rates. Here’s a look at what’s been happening and what it could mean for mortgage rates in the future. In the midst of the financial crisis, the U.S. Federal Reserve lowered its short-term overnight interest rate all the way to zero. This effectively left them with little power to further stimulate the economy. So, the central bank essentially printed more money to buy bonds and other financial assets from banks, in a program known as “quantitative easing.”

The banks, now flush with cash, were then able to loan more money to Americans, helping the economy grow. The bond-buying spree drove up bond prices and lowered yields (which have an inverse relation with prices). Lower yields then lowered borrowing costs, which stimulated the economy further. The central bank repeated this a few times, until it eventually took its balance sheet to slightly more than $4 trillion – from roughly $800 billion prefinancial crisis. In the first half of 2013, the U.S. Federal Reserve started talking about “tapering off” the quantitative easing program. The taper was officially announced in December, with a plan to purchase only $75 billion of debt securities in January and to reduce the purchases in future months. THE EFFECT ON CANADIAN MORTGAGE RATES Under quantitative easing, the 10-year Treasury yield jumped from 1.65 per cent before any talk about tapering to 2.80 per cent in late August 2013. In January, it was sitting at 2.86 per cent. U.S. markets often act as something of a “price setter” for the Canadian market, and Canadian bond yields tend to follow U.S. bond yields. Generally speaking, higher U.S. bond yields will result in higher Canadian bond yields. Furthermore, Canadian fixed mortgage rates follow Canadian bond yields with a strong correlation. Since last May, both the five-year Canadian bond yield and average five-year fixed mortgage rate have risen substantially (shown in chart). Overwhelmingly, economists expect U.S. bond yields to keep rising in 2014, as a result of an allegedly stronger U.S. economy and further (expected) tapering by the U.S. Federal Reserve; this would, in turn, push Canadian mortgage rates up even further.

MAKE ROOM FOR SPRING. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items. Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need. HOW LONG HAVE YOU BEEN PUTTING OFF THAT RUMMAGE SALE? Have you

been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time.

JUMP-START YOUR SPRING CLEANING WITH BABY STEPS. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what your other rooms look like. HAVE YOU STORED YOUR WINTER COATS YET? If you’ve been putting off the

task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.

OWNERSHIP STRATEGIES FOR REAL ESTATE INVESTORS // BY GEORGE E. DUBE

WHEN BUYING REAL ESTATE TODAY, THINK about what your situation will be in 10, 20 and more years. Will you have adequate resources available after taxes are paid? If all goes according to plan, you will age along with your investments. Discussing the appropriate ownership structure for your family, and how it will change over time, can save untold grief and taxes. In the early stages, having the higher income spouse own properties and receive the deductions common to the early years of investment property ownership provides some tax advantages. As you earn additional income and sell properties, splitting properties between spouses may lower rates of tax within the family. But, changing property ownership can produce expensive tax consequences. Considering alternative forms of ownership now, such as corporations and family trusts, is prudent. While alternative ownership may be completely inappropriate now, from a tax perspective it may be far more effective to allow for the benefits of a structure to accrue over time. For example, creating a family trust for real estate ownership while your children are five years old may provide an excellent vehicle to pay for post-secondary education while potentially protecting assets. The more time you have to plan and implement, the more benefits are available. You just don’t want to go overboard in setting up an elaborate structure that generates additional costs and complexity to operate.

However, this is not a do-it-yourself project. While splitting income between family members is generally a good thing from a tax perspective, Canada Revenue Agency restrains certain activities with, for example, the “attribution” rules. In essence, in some situations the CRA believes that income earned by a family member truly belongs to another who contributed the funds for the investment or previously owned the investment. We like to discuss structuring real estate investments within a framework of five major categories. Your priorities within the framework mean you can make the best decision for today, and tomorrow. Often, we provide completely different recommendations for very similar situations. Ultimately, you must decide what is best for you and your family, but you need the input from your advisers to appreciate the choices and ramifications. Unfortunately, your advisers may have differences of opinion and so get them to explain why they believe in one course of action over another. Armed with this information, you can make more knowledgeable decisions. Ideally, your advisers can have a brief discussion with each other and with you to highlight areas of agreement and disagreement. Then you can weigh the choices. Generally, we consider our recommendations in the following order, allowing that priorities may differ. A quick overview of these priorities is provided. 1 Flexibility Personally, we like having as many choices as possible. Choices of how to remunerate owners, how to structure investments with co-investors without negatively affecting the co-investors, when to remunerate owners, who amongst the owners can be remunerated, how much owners should be remunerated, how properties within the portfolio may be disposed and changing the specific investors in a particular property. Corporations with joint ventures tend to provide more choices as compared to personal ownership or partnerships, for example. MARCH 1 - 15, 2014 NEW CONDO GUIDE 033


2 Legal issues While this is the domain of lawyers and their advice is paramount, liability concerns are often critical for many investors, so we offer some general comments. From our perspective, we don’t believe that anything approaching a universal opinion exists amongst the legal profession with well respected lawyers on both sides of the “should I incorporate?” question. While not generally an initial concern for investors, discussions of using family trusts in the legal context often takes place for some purchases once you own a base level of real estate. Advisers often talk about limited partnerships in the context of attracting multiple investors.

Considering alternative forms of ownership now, such as corporations and family trusts, is prudent 3 Taxation impact From a tax perspective, no one answer exists concerning forms of ownership with accountants in a similar position to lawyers regarding universality. This is further exasperated by the fact that a structure may be better or worse for you in different cases. For example, your time line for investment, objectives of your investments, nature of your investments, other business and financial activities currently and in the future, plus family situation, all play a role. For someone unconcerned with flexibility and legal issues, who earns reasonable employment income and who is interested in a “buy and hold” strategy there is little tax incentive 034 NEW CONDO GUIDE MARCH 1 - 15, 2014

to incorporate. Alternatively, someone who wants to flip or develop properties, has more family members interested in owning real estate, or currently earns business income through a corporation may be more inclined to incorporate. Further, someone wanting to attract multiple investors may prefer to remain more neutral from a tax perspective. This can be accomplished using the “flow-through” capabilities of a limited partnership because the investors can themselves decide how they prefer to own their partnership units (for example, personally or through a corporation). 4 Financing considerations With the guidance of your mortgage broker or financial institution representative, consider the impact of the potential structure on receiving financing for current and future properties. Various financing programs are often restricted to personal ownership, for example. Again, we’ve encountered a wide range of opinions from financing professionals but wish to emphasize that many legal and ethical ways exist to attract financing. 5 Professionalism and organizational issues Generally speaking, we think a corporation provides a more professional image and an ability to segregate personal from corporate activities. This level of professionalism may, however, scare off potential vendors or co-investors. Similarly some people find it much easier to understand and track their real estate portfolio when everything is basically in the same pot, or owned personally as compared to having separate little “shelves” with one or more entities. This brief synopsis shows that many choices exist, and in fact many more considerations and combinations are available, for ownership. But don’t get taken in by the sexiness of a fancy structure that you don’t understand and fails to meet your needs. You can grow into a structure when you’re ready. Changing your structure in the future may cost a little more, but you will have additional assets and cash flow to address these costs.

hen shopping for that perfect home, there is so much to think about, but location always tops the list in importance. I encourage new condo buyers to consider this key factor from many ways. For example, it’s important to take your work commute into consideration in a realistic way. Too often, people look at a map, draw lines on it and measure distances as the crow flies. This is not a good idea, because crows fly over the road twists and turns, through traffic lights and

other things you have to contend with. When you are considering specific buildings, be logical and do a little homework before you sign on the dotted line. The best way to find out whether your commute is reasonable from a particular building is to start out from that location during rush hour and actually do the drive. Then drive back to that condo after work. You may be surprised at how long – or how short – the trip is. A condominium that is farther from your workplace may, in fact, be a quicker drive, depending on its proximity to major highways, GO stations, etc. You may, for instance, find condominiums in areas such as Richmond Hill, Mississauga or Pickering that are an easier commute to Toronto than some located right in the city. Those who commute from the 905 areas may also find car-pooling an attractive solution, as they can then use the high-occupancy lanes on major highways. Shift workers who commute outside of rush hour may have a completely different outlook on location. Again, do the commute during the times when you usually drive and see just how it is. There is always the viable alternative of taking public transit. For trips in and around Toronto, whether for work or pleasure, it may make a lot more sense for you to hop onto a bus or the subway. It’s a great idea to look at the location of the condominium you’re considering in other ways as well. Start from the building and walk around. And what can you do without driving or even taking public transportation? Shop? Bank? Drop off dry cleaning? Think about the places you visit often, including the homes of family members and friends. Will those trips be a breeze? Are you taking night courses? How convenient will it be to travel to your school? There are so many things in life affected by a condominium’s location. For empty-nesters who are approaching retirement years and downsizing, a condo that enables them to stay in the residential area they know and love can be a wonderful solution. For first-timers who do not own a car, a suite in a condominium on a subway line in the hub of the city is great. And living downtown is becoming increasingly popular for families who feel that the shorter commute means more time to spend with their kids. Then again, with entrepreneurship such a popular lifestyle today, there are many condo owners who work out of their homes – and let’s face it, no commute is the best commute of all! Today’s advanced technology has even sparked some employers to have employees work from home part of the week. This means that from a work/commute perspective, they have phenomenal choice when it comes to location. Whatever your circumstances and preferences, a great condominium location is rightly at the top of your must-have list. Be optimistic and realistic, and you will make the right choices!

“ROSARIO VARACALLI” IS A NAME SYNONYMOUS WITH innovative, transformative, soaring structures – words that aptly describe both his architectural style and the highrises themselves. You’ve heard his name if you’ve been paying attention to Toronto’s architectural landscape, but if the name escapes you then his architecture has certainly made a lasting impression over the past 25 years. Among his creations, a rising star currently in the works is 1 Yorkville, developed by Bazis and Plaza – a slender, singular tower wrapped in undulating metallic ribbons running from top to bottom, playing shadow and light against each other for an ever changing, always eye-catching exterior. We chatted with the award-winning architect to get his perspective on this design, and the city around it: LYDIA MCNUTT Yorkville’s multi-faceted façade is its claim to fame. What influenced your idea for this ever-changing exterior? ROSARIO VARACALLI I am fascinated in creating patterns on buildings that are graphical and memorable. LM What public reaction are you hoping to achieve? RV I hope that people will come to realize that architecture can have an influence on the neighbourhood in which it is created. LM What was your approach to combining this ultra-modern structure with the historic Yorkville Village buildings below it – opposites in both their scale and style? RV We wanted to create a juxtaposition between the old and new that brings the historic value of the older buildings seamlessly into the elegant modern design of the new structure.

RV I look at the public realm, the culture of the neighbourhood, its uses, the skyline; essentially the context in which the building will find itself. LM What do your architectural designs say about you and your personality? RV Innovative – I am always looking for innovative solutions to the location, innovative ways in using materials, innovative shapes, etc. LM How

do you envision the future of highrise in Toronto?

RV Highrise living is becoming more and more a source of a principle residence for people living in Metro Toronto. As immigration increases and space in the city lessens, and those living in the suburbs become impatient with the commute into downtown, we are seeing an increase in the desire to live in less space in a more convenient location closer to one’s workplace and to the amenities of the city. The result is that the only direction for the city is to go up. This clearly aligns with the City of Toronto’s mandate for intensification in the downtown areas and a continued interest for builders to address that requirement.

ne distinction between buying a new home in Ontario, versus an older resale, is the mandatory warranty supplied by your builder and guaranteed by Tarion. The warranty ensures that homeowners receive a

new home that is constructed in a workmanlike manner, is free from defects in material, is fit for habitation and is constructed in accordance with the Ontario Building Code. The first chance homebuyers get to inspect their new home is during the Pre-Delivery Inspection, also known as the PDI, which takes place before you move in. Your builder is required by Tarion to conduct a PDI with you on or before the day you take possession. This is your opportunity to view your home in its entirety, learn about how to maintain it and take stock of anything that may be damaged, incomplete, missing, or not working properly. You may be excited to show it off to your friends and family, but this is not the time. The PDI is an important part of taking possession of your new home and deserves your full attention. If you are not able to attend yourself, you can ask someone you trust to be there on your behalf. During the PDI, you should carefully examine your home both inside and out. Look for things such as chips in bathtubs and sinks, scratches on countertops, damage to floors, walls, cabinetry or other finishings, and doors and windows that are not secure or do not open and close easily. Your builder’s representative will note everything down on a PDI form. Review the form carefully to make sure it’s complete. This will become the official record of the condition of your home before you moved in. In case of a disagreement between you and your builder over whether any damage occurred before or after you took possession, we will refer to the notes on your PDI form. If for any reason, the condition of the home makes it impossible to accurately assess it, for example, if there is still too much construction dust or debris covering the surfaces, you should ask the builder’s representative to reschedule the inspection until the home is cleaned. If you are unable to assess something during the PDI, simply make note of it on the PDI form. Use the PDI as an opportunity to ask questions and learn about how your home functions. Your builder will show you how to operate your home’s systems, such as heating, electrical, air conditioning and plumbing, and provide you with operating manuals. The New Home Buyer section on tarion.com has a number of resources to help you prepare for your PDI such as the PDI checklist and a guide to Getting Ready for the PDI. You’ll also find the Homeowner Information Package, or HIP, which your builder will provide on or before your inspection date. I always recommend buyers read the HIP before their inspection. Demolition starts at

ALEXANDRA PARK! THE DREAM OF A REVITALIZED ALEXANDRA PARK moved closer to becoming a reality recently, with a ceremonial demolition event that occurred on the community’s site. The sub-zero temperatures of the frosty February day did not deter the 80 or so attendees comprised of residents, special guests and project partners, who came to see the official kick-start of the 18-acre revitalization. Local City Councillor Adam Vaughan joined executives from Toronto Community Housing Corp., Atkinson Housing Co-operative, community residents, project partners and consultants and Tridel’s vice-president of planning and development, Stephen Upton, for the momentous day. Residents gathered and spoke about their connection to the community and how thrilled they were for the transformation to begin. Toronto Community Housing Corp. presented the long-standing residents with a ceremonial brick from the pre-existing townhouses as a gift, recognizing their contribution to the planning and building process of Alexandra Park. Speaking on the neighbourhood’s revitalization and Tridel’s role as the Phase One residential partner in the public-private partnership, Upton commented, “One of the most important things is that this community will create opportunity for ownership. “As a residential development, it has the power to not only change the urban landscape, but also to change lives for the people who live and who will live here; people who are proud of their community and what it means to see the start of a new community begin to grow.” The demolition officially marks the start of the first phase of the Alexandra Park revitalization. Phase One will consist of two market condominiums, including Tridel’s recently launched SQ, as well as over 60 rental townhomes which will be rebuilt. The phase will also include the construction of a new street and extension of a second street, to improve the pedestrian connection to the rest of the community and its surroundings. SQ at Alexandra Park has had an overwhelming response, selling over 50 per cent of the development at launch in less than a month. Designed by Teeple Architects, SQ will stand 14-storeys tall and will boast a contemporary façade of staggered squares on the building’s exterior. Starting

from the mid-$300,000s, suites will feature array of desirable finishes with up to 10-ft. ceiling heights. As dignitaries called for demolition to start, the crowd cheered and applause rang, marking the true beginning of a new and revitalized Alexandra Park. ALEXANDRA PARK When completed, Alexandra Park will be an 18-acre master-planned community, consisting of two new market condominiums, including SQ at Alexandra Park. The community will also consist of new and revitalized tAtkinson Co-op residences and townhomes, as well as revitalized Toronto Community Housing residences, including senior residences. The community will also improve pedestrian access, provide new public and private open space, a new public park, retail space, and expand the existing Alexandra Park Community Centre. 5 things every investor should know

1. Occupancy fees are unavoidable (with one exception...)

Occupancy fees will have to be paid to the developer every time you purchase a new condo. There is no way around it, except if you pay the full balance owing to the developer on your occupancy date. Since you can’t get a mortgage on an unregistered building, the only way to do this is with cash or other non-registered loan. re you afraid of the dreaded “phantom mortgage”? Phantom mortgage is another name for occupancy fees which are payable from the date that you take occupancy of your condo unit until final registration of the building when your mortgage kicks in. You pay for the right to occupy your unit but you don’t have a mortgage yet. There is a lot of misinformation out there about occupancy fees. Before you decide that occupancy fees are something to fear as a condo investor, here are five things to know:

2. Occupancy fees are lower if you are higher

What I mean by this is, the higher up your unit is in the building, the shorter the occupancy period will be because buildings are constructed and finished from the ground up. So, if you buy a unit on the second floor, you can expect a long occupancy period compared to someone who bought the penthouse. Consider that when choosing a floor to buy into pre-construction. Occupancy periods are typically three to six months. 3. Better developers = shorter occupancy periods

Often but not always, there is a relationship between the length of the occupancy period and the experience level of the developer. The more experienced the developer, the shorter the occupancy period. Buying from a developer with a bad reputation or little experience can sometimes result in an extended occupancy period. 4. Short occupancy period is best for you and the developer

This is the most important thing to remember. Developers want to register the building as quickly as possible and to have the occupancy period as short as possible because they don’t get their money from the banks until the building is registered and all the unit owners have their mortgages commence. 5. Occupancy fees are prescribed

Rest assured that developers can’t simply pull an amount out of the air to charge you for occupancy fees. In fact, they are simply this: interest payable on the remaining balance owing on your unit (interest rate is prescribed and based on Bank of Canada rates), plus property taxes, plus maintenance fees. Ultimately, if you are an investor and you intend to rent out your property, your occupancy fees will be paid for by your tenant – just be sure you have the developer’s permission to lease your unit during the occupancy period. Thanks to low interest rates and a stable economy, Canadians have the upper hand and the world knows it. However, home ownership in another jurisdiction means a slew of considerations that are complex and at times, overwhelming. In the U.S., for example, there are estate tax issues that come up, and you may require a specially designed Trust to avoid Uncle

There are issues of law if the country does not have a British system and if it’s run on civil or Napoleonic law – Martinique and St. Martin are examples. There may be other issues of property ownership such that foreign nationals may only be able to lease, not own. The next issues relate to the vendor. Are you purchasing from a reputable organization? If it is a brand new condo, how are you sure the developer will be around if things go wrong? What guarantees are there on your deposits if the company goes broke and does not finish the project? It sounds like a lot to think about… but it was so easy to sign up during the tour. So, really, what are you buying? Are you buying a timeshare, outright ownership or a long-term lease? More and more questions. HERE IS A LIST OF A FEW QUESTIONS THAT NEED TO BE ANSWERED ON A PRELIMINARY BASIS ON A FOREIGN RESORT OR NEW CONDO PURCHASE BEFORE YOU MAKE ANY OFFER:

1. Location – why are you choosing this location for a second home? 2. How much time will you spend in a typical year in your second home? 3. Will you typically bring friends and family? 4. What are the common fees and how are they set and controlled? 5. What are resales like for the development? 6. What is the legal structure and laws that apply in the country you are looking at purchasing in? 7. Would you rent the property out, and if yes, what are your expectations and needs on rental income? 8. What security is there for deposits and payments? HERE IS THE LITMUS TEST TO GO FORWARD:

A. How did the resort or sales centre answer those eight questions? B. Did they satisfy you with their knowledge and professionalism? C. Did they try to push you into signing something without the opportunity to consult with a lawyer? If those questions are answered to your satisfaction, then you know you are in the right place. If you have an intention to buy, make inquiries and find a lawyer, possibly a referral from your lawyer or friends at home. You need to understand the tax implications of a purchase, and more importantly, the tax impact if you sell for a profit or earn income. As an example, Barbados is a Canadian tax treaty partner and you may get favourable consideration on a capital gain or on rental income. Each country is unique and you need a lawyer or accountant to help you figure it all out. Buying a second home in a warm locale is a dream many Canadians share. If the deal is properly structured, the home you purchase can bring years and years of happy memories and quite possibly a great return down the road. Good luck.

It is critical that you view the home at different times of the day and at night. You want to ensure you made the right decision on your neighbourhood of choice – and potentially your new neighbours. 6. GIVING IN TO FEAR Yes, buying a home is a scary thing and you may not feel certain you’ve found the right place. Should you buy now? Will prices fall? Will you receive any incentives? Should you keep looking? Remember, when you’re renting you are making someone else rich and not building equity in your own home. When you become a homeowner, you have a fixed asset and you’re on your way to financial freedom. Do your homework and be ready to make the decision when you find the perfect home for you. Have confidence. 7. NOT BEING PREPARED FOR CLOSING COSTS The down payment is one thing, but there are other closing costs such as lawyer fees, land transfer taxes, utilities, insurance and others, so be prepared. You may also be eligible for government programs such as the Home Buyers’ Tax Credit and Home Buyers’ Plan, so do your research and know what your total costs will be. 8. NOT UNDERSTANDING YOUR MORTGAGE This is a complex

and often-intimidating topic, but what you learn (or don’t learn) about mortgages could save or cost you thousands of dollars. Key factors are your interest rate and amortization, but also find out what your payment privileges are, whether the mortgage is portable, your down payment requirement, insurance needs, if the mortgage is open, closed, variable or fixed. You can spend a few hundred dollars, or into the thousands.” Man caves have grown in popularity in recent years as the men in the house look for a place to call their own – a place to display their trophies, favourite collectibles and prized possessions. oving your worldly possessions involves a lot of organization, and if there’s one thing professional movers understand, it’s to expect the unexpected. In fact, that’s a major reason why many people choose to hand over the task of moving to companies that do this every day. Some do-it-yourself moves go well; others end up unnecessarily stressful because those completing the work don’t anticipate potential glitches. Checklists are great, but every

UNEXPECTED WHEN MOVING single move is different – and nothing beats experience for transferring household and other goods quickly, safely and efficiently. For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-manoeuvre corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items such as lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home? Professional movers have resources to draw upon to anticipate and handle any number of unexpected happenings. Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be as prepared as possible when the packing/moving begins. As tempting as a DIY move may be, think through the consequences. Are you prepared to deal with the possibility of friends or family members not showing up on moving day due to illness or hurting themselves trying to move heavy items? Do you have a back-up plan for extra items in case you misjudge the size of moving vehicle you need? What about plants? Hazardous liquids? Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you think you’ll save by not hiring a professional mover may end up being spent on repairs if these large and valuable pieces are not handled correctly. Worse yet, irreplaceable items may be lost forever. And have you thought through unpacking at the other end? On your first night there, you will need bedding, toiletries, towels and some kitchen items. Do you have a plan that includes being able to find those things easily and quickly? All of these considerations and more are covered in the training that Two Men and a Truck franchisees take part in at what we call Stick Men University in honour of the company logo. Among the many things they learn is how to manoeuvre, wrap, pack and load items from big-screen televisions to china cabinets filled with breakables. All builders in Ontario must be registered with Tarion Warranty Corp. and all new homes in Ontario come with a warranty that lasts seven years from the date of the first possession. That warranty is guaranteed by Tarion. The warranty ensures homeowners receive homes that are constructed in a workmanlike manner, free from defects and constructed in accordance with the Ontario Building Code. There are many reputable builders in Ontario that will freely offer this information to any potential purchaser. A buyer should be suspicious of a builder who does not want to discuss the mandatory new home warranty.

This can be done by visiting tarion.com and clicking on “Ontario Builder Directory.” Every registered builder in Ontario is listed in this database. A chargeable conciliation occurs if a builder and a homeowner disagree about whether an item is covered under the Ontario new home warranty program and, after an inspection by Tarion, the item is found to have been covered under the warranty. Claims refer to situations where the builder did not resolve a homeowner claim and Tarion stepped in to work directly with the homeowner, either by making repairs or providing a cash settlement. You may want to consider these numbers in comparison to the number of homes the builder has built over the years. The directory also shows: if a builder has been a Tarion Award of Excellence finalist or winner in the past three years; a breakdown of the types of homes built over a 10-year span into freehold homes and condominium units; and lists the names of officers and directors for each company, providing links to companies that share the same officers and directors. You will also find a list of builders who are no longer registered with Tarion. The directory will confirm whether a builder’s registration has expired or whether Tarion has revoked their registration or refused to renew it. Once you’ve confirmed that your builder is registered and checked out their listing on the directly, the next step is to ask around. You may want to go to neighbourhoods where this builder has built homes and inquire about homeowners’ experiences. You can also ask for references. Speaking to other homeowners will give you a good indication of whether the builder stands behind his/her construction and is attentive to customers. Finally, if you don’t find your builder listed in Tarion’s database, or if he or she gives you any reason not to offer the mandatory new home warranty, call Tarion at 1.877.9.TARION. NC

eng shui (or “wind and water”) is an ancient Chinese art and science developed over 4,000 years ago. Simply put, it is the practice of arranging your environment so that energy flows gently and smoothly through your home.

Initially, people wanted to come up with principles that ensured their homes (and more importantly, their tombs!) were placed in a location that offered shelter from winter storms, floods and blazing heat. The practice is based on the concept that everything in your environment has a life force or energy, called “chi.” By balancing your chi, your space just feels good, and supports what you want out of life, whether it’s a better career, better personal relationships or new romance, improved health, more income, fame and reputation, desire for more travel, or to increase your knowledge and education. Just as chi flows through your body, it also flows through your living environment. When the energy flow is slow, moves too quickly, or is obstructed and unbalanced, it is believed that chi may lead to ill health, domestic strife or financial woes. Grand Master Lin Yun introduced a Western form of feng shui to the United States in the 1970s. These days, most Westerners have at least heard of feng shui, and many are using the practice to arrange their homes for good luck and prosperity. Businesses, from Citicorp and TD Bank to Donald Trump’s companies, are integrating feng shui principles into their practices. Oprah Winfrey also practices feng shui in her homes and offices. Even the British Royal family is rumored to apply feng shui principles. FENG SHUI AND YOUR NEW CONDO

For followers of feng shui, some key principles will determine which suite and building design they choose to call “home.” But where there is a problem, there’s also a solution – and a lot of it has to do with bringing balance through nature: ›› If your condo suite is positioned at the end of a long corridor, this causes a lot of energy to rush at your front door – a feng shui no-no. To slow it down, hang a small mirror on your door facing the outside of the unit. (First, check your condo’s bylaws to make sure this is allowed!) On the other side of the door facing into the unit, hang a picture of flowers or forest – something that depicts nature. ›› If your condo suite is located next to an elevator, stairway or fire escape (another source of serious energy!), place a plant inside the front door to counteract that flow. ›› If your condo suite has a lot of sharp angles and corners, place a plant at the offending corner. Another solution is to hang a round crystal from the ceiling, which can also disperse the sharp energy. Round tables can also stop fast-moving energy, directing the energy to flow around the table to slow it down.

HOW TO GET OUT OF DEBT Really? You don’t know how much you owe? You’re just lucky that you’re not in the room with me, ‘cos I’d give you a good smack! I assume, because you’re reading this, you’re interested in getting the monkey off your back. To do that, you have to do exactly as I say… 1 START BY GATHERING every last statement you have for your debt. You’ll

need your most recent statements to get a clear picture of what’s going on. If you’ve dumped them all, just wait ‘til your next statements arrive and collect them all in one place.

here are a lot of people walking around with the debt monkey on their backs. A lot of people. And some of them can’t understand how they got roped into carrying the little beastie around with them. All of them wish they could shake the bugger off. So, why don’t they? Answer seems easy enough, doesn’t it? Just pay off the debt. But wait. To do that, one would have to admit to having debt and there are people who haven’t yet ‘fessed up to how much they owe. Some even pull out the wide eyes and Betty-Boop lips as they announce, “I don’t know how much I owe.”

8. IF RE-PAYMENT looks impossible, here are some steps to take: a. Get your interest rate down. With $5,000 on a credit card charging 25 per cent, it will cost you $521 a month to repay in one year. Get your interest down to 12 per cent using a consolidation loan and you’ll pay only $467 a month on that balance. Transfer your balance to your personal line of credit and pay just 6.5 per cent and it’ll only cost you $444 a month to pay off that $5,000 in one year. Better yet, transfer your balance to a credit card with an introductory interest rate of just 2.5 per cent and it’ll cost you $427 a month. There, you just saved $100 a month. b. Find a way to trim your budget so you can put more money towards your debt repayment. Use Gail’s Interactive Budget Worksheet to create a budget that will let you increase your debt repayment amount. Com’on now, you can trim another 10 per cent. You can do it! I know you can. c. Make more money. Yes, you may have to find a second job until you’ve made a dent in your debt. It’ll be worth it to get the monkey off your back, I promise. 9 THIS IS THE HARDEST PART: Tell someone what your

plan is. Better still tell two, five, 11 people. If you go public, the pressure will be on to stick with the plan.

Find a way to trim your budget so you can put more money towards your debt repayment. Use Gail’s Interactive Budget Worksheet to create a budget that will let you increase your debt repayment amount. 10 FOR REINFORCEMENT, find (or

borrow, but don’t buy!) a backpack and fill it with the stuff you have charged but have not yet paid for: CDs, books, those snappy shoes, that new cell phone. The idea is to make the backpack heavy. For the first week, and every time you’re feeling weak and want to go shopping, hoist that sucker onto your back and take it with you. Sound hokey? Carry that monkey around for a few weeks and you’ll see how motivated you are to get that debt off your back. Congratulations! You’re making progress. I’m proud of you. Stick with it and before you know it, you’ll be debt free and light of step.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
