reaming about what songs you’ll add to your playlist for the unveiling of your newly renovated kitchen? Don’t get ahead of yourself, says Mark. The key to any great work is preparation. Renovating a home is real proof of this. He recommends homeowners get ready by doing a little homework, understanding something about the process and staying involved along the way. Know what you want: Add more space? Reconfigure to fit changing family? Be sure your urge to build is channelled into what is going to truly benefit you now and into the future. Create ideabooks on Houzz, tear out pages with illustrations of things you like and make notes on them. If you’re planning to add a deck or redo the exterior of your house, a camera and a little bit of driving can capture ideas about the look you want to see at your place. Yes, there will be dust. Solutions Mark advises are taping drawers shut and sealing sensitive electronic equipment in bags. Neighbours are another issue. You can’t seal them in bags. The best you can do is inform them in advance, and

anticipate there will be ugly stages before beauty. And if you’re wondering which projects other than the typical kitchen upgrade or bathroom revamp add value to your home, definitely consider installing surround sound throughout the house and even a dedicated TV/media area/room, says Mark. High-tech homes stand out and will impress buyers. Your best bet is to centrally wire a sound system in your home, and put a speaker in virtually every room, so you can control music from anywhere in the house with a remote or even your smart phone. You can even have separate types of music playing in different parts of the home. “It’s very cost effective to wire your home for sound while you’re doing a major renovation,” says Mark. “I’m amazed how many families have music playing when I visit them once the reno is complete. I love seeing people enjoy their new space. Music creates that full expression as you step in and see the new open plan, the new furniture, new colour and tones and location of windows that capture a peek-a-boo view from a quaint breakfast nook.”

P

laying on one of Shakespeare’s most famous quotes, Mark says he’s often asked by homeowners: “To Build or Renovate, that is the question.” To that he quips back, “Do you love where you live, are there schools nearby, easy access to work . . . or can you absolutely not stand the people next door?” While your relationship with neighbours carries some weight, the big issues are location and of course, cost. Mark sincerely advises homeowners to consider paying for a detailed written estimate as it will save homeowners money in the long run.

A good contractor will want the estimate to be a joint venture. You will collaborate to assign realistic prices to the work that’s going to be done and create budgets for fixtures, cabinets and flooring. Having a trade meeting and paying for a detailed written estimate is by far the best route. This will give you a more accurate budget and more realistic completion price. A final element Mark adds to the discussion is eco-friendliness. “There’s nothing greener than working with what you already have, doing a reno to upgrade it to what you want using sensible materials.” The team at Shakespeare Homes live and build on the North Shore, and have a broad understanding of its uniqueness – slopes and soils, creekside and streamside development, view and permit requirements.

t’s rare to find Mark Cooper sitting idle. One day he’s perched on a rooftop scouting the view potential if his crew were to add a second floor to a bungalow, the next he’s on the sidelines cheering and coaching the local kids whose soccer teams he sponsors. “Life is really short. It’s all about what you leave behind,” says Mark. “For me, it’s about leaving a memory. I want people to remember our trades, the laughter, the tears and the unfolding story of achieving the home of their dreams.” Mark has accepted a nomination to stand for election to the GVHBA board for 2014-15. He acknowledges he’s a type-A personality, but being hard-driven and honest has kept him in the business as he’s just as passionate about each project as his clients. “To find the right builder, I suggest you imagine whether they could make this person a friend and invite him or her for dinner when the work is done,” says Mark. “Sure there will be some arm wrestling and frustrating moments along the way as some things don't always go as planned. But in the end, a project with a great design, professional, qualified and established contractor, a realistic budget and an understanding relationship, will result in a wonderful living space for which all can be proud.”

Fresh from taking on a rustic cabin in Ontario, Colin McAllister and Justin Ryan are storming the main stage at this year’s Vancouver Home + Design Show. We got to catch up with them and ask them a few important questions about everything from design casualties to corsages.

Since you’ve probably had a sneak peek at what the public will able to see at the 2014 Home & Design Show, is there anything you’re particularly excited about?

You’ve been credited with introducing laminate flooring to the UK, what do you think the next revolutionary material for interior design will be?

We always love to see what other designers are up to so we’re very excited to check out the three finalists of the Urban Barn’s Next Top Designer: Reloaded competition and the eco-chic design of the BC Hydro Power Smart Bachelorette Pad. Cottage living is all about making the most of your outdoor space, so we’re interested in checking out the Demi Digs display, which features stylish 100 sq. ft. micro homes for the backyard.

Our big thing at the moment is glass, glass and more glass – we’re currently renovating a cottage in Haliburton, Ontario, and removing the rear walls of two bedrooms and replacing them with floor-to-ceiling glazed sections. It’s all about connectivity to the great outdoors…

You quite famously spent this winter restoring and upgrading a Muskoka cottage on your show “Cabin Pressure” on Cottage Life network. Did you actually get a chance to sit back and relax in the cottage this summer?

Yikes – there’s no chance of relaxation as we’ve just bought another cottage (the Haliburton one in the previous answer) to film season 2!!! Double yikes! This time we’re on our own – just two wee Scots in a collapsing cabin so in need, we call it the ‘slanty shanty’

Is there any design in particular that either of you look back on with regret? What do you think are some of the design principles that you’ve learned as a result of designs that didn’t really work out?

Now there’s a question… We once added a wall of sawn birch branches from the floor to the ceiling of a small, city home (it was our ‘bringing the outdoors in’ phase…) and was perhaps just a step too far!

I’ve heard you mention that you were interested in doing a design show that incorporates relationships as well as design as a focus. Is this happening? Most people agree that being in a relationship for over 25 years is a big accomplishment in itself, but can you mention a couple of ways that design can influence a healthy relationship (besides living in a 20,000 square foot house)?

It’s still on our wish list. While we’ve been sidetracked into cabins and cottages lately, we still intend to revisit this. As a couple of 29 years — and as home renovators for 25 years — we’re perfectly positioned to introduce home design that instils home harmony. Maybe we should come to Vancouver to make it!

Here are some tips we’ve learned over the years: › Design can influence your home, so make decisions based on creating pleasure for both parties. › Share in the decision process. Communication is key, if you can share a life, you can share a sofa decision! › Provide for each party – good lighting and bedside tables on both sides of the bed. › Incorporate each other’s tastes. Look at home décor like a child you’ve made together – it shares both your features to create one new, unique look. › Create sharing spaces – a great comfortable sofa to cuddle up in is perfect. › Have as large a bed as your room with allow – great for space when you need it, roll room when you don’t!

What do you find are the most common mistakes people make when they decorate? What’s the worst example of this mistake that you have encountered? (The insane Scottish house of 1,000 wallpapers comes to mind from Home Heist).

Like the man who built his house on sand, most people live with negatives that they don’t like and try to design around – this wastes time and effort. If that 1970s big brick fireplace dominates your room, then reach for the sledgehammer and start again – don’t think you can just paint around it!

Who were your earliest design influences and who inspires you now?

Our earliest influences come from holidays to France (Paris, Bordeaux, Biarritz) and from the music we loved as teenagers – Adam Ant, Duran Duran and the New Romantics – it was all about the glamour! Now our influences come from hotel style – your home should be a five star experience – and from movies like The Hunger Games and The Cook, The Thief and His Wife & Her Lover. Oh and from holiday destinations: we’ve just spent a month in Australia – it has an amazing design scene and some wonderful architecture. 16 HOME DECOR AND RENOVATIONS SEP - OCT 2014

Did you get a chance to see the Commonwealth Games in Glasgow?

Funnily enough, one of Justin’s fave corsages was a black and sheer silk flower from Holt Renfrew!

We did – and it was amazing! Glasgow, The Dear Green Place, was alive with visitors, the weather was mostly fantastic and our city shone like a polished jewel. Our two home countries (Scotland & Canada) did us proud, as did the people of Glasgow who supported the event wholeheartedly. It’s true to say that “people make Glasgow”.

What’s in the future for the Colin and Justin line of products and where can we find them here in Canada?

We’re always at the drawing board, exploring new home looks for Colin & Justin Home (or home decor and furniture line) – black metal and blond timber is a mix to watch out for, as is mid century modern with a colourful twist. Get your mind out of the trailerpark‌ PREFABRICATED HOMES HAVE STYLE AND MAKE SENSE by JEFF LEUNG WHEN YOU THINK OF A PREFAB HOME, THE FIRST THING THAT MAY COME TO

mind is Ricky and Bubble’s home in the Sunnyvale Trailer Park, but prefabricated home packages have been ordered and built for over a century. Originating as early as 1908, plans for prefabricated homes could be ordered through the Sears & Roebuck Company, better known in modern times as the Sears Catalogue. Why this building process fell off standard build practices for the early part of the 21st Century is a mystery, but with more focus on affordability, efficiency and more sustainable ways of building unique homes, there has recently been a welldeserved resurgence of the prefab home building process. So, what exactly is the difference between traditional stick and frame construction and the prefabricated construction process? Although it sounds like they are two very different methods, the building materials and skilled labour used to build homes are the same, it is just the process of the build that is different. Traditional building methods bring bulk lumber and materials to the job site and begin construction from a set of building plans. Commonly, job sites have waste material, saw dust, left over unused building materials, and general clutter. Not to mention the noise of constant saws cutting and fitting lumber over the course of approximately six weeks in the open environment. (It is important to mention that lumber is an absorbent material). The Prefabrication process brings traditional building methods into a weather controlled environment in a large shop. Wall and roof sections are constructed on large carpenter tables and pre-assembled to ensure everything fits correctly before being stacked into sections and coded to an assembly drawing. The entire exterior of the house can be built with this method as well as windows, doors, 18 HOME DECOR AND RENOVATIONS SEP - OCT 2014

interior walls, stairs, siding, railings and decking, ordered and fitted and ready to be shipped to the job site in four-to-six weeks. The most important benefit is time savings, as traditional builds on jobsites are restricted to begin construction until building permits are approved by the city, municipality or district. This approval process can take up to eight weeks. Through prefabrication, the house is already completely built and ready for shipping to the job site once the permit is issued and the ease of assembly is as simple as putting together a large piece of furniture, following a set of assembly drawings. Whether building in a rainforest climate like the west coast or the long harsh winter climate of the east coast of Canada, building a home outside with traditional framing methods exposes building materials to the destructive effects of weather. In a prefab construction, the climate controlled facility protects all materials from destructive weather effects like rain. Prefab also means completely custom. Working with a custom prefabrication company means everything is done under one roof. Designers and builders work together with the customer to create their home to suits their needs and wants And, a prefabricated home goes up faster than traditional construction. Since all the construction is prefabricated and built in the facility, there is a shorter build time on the site. Ultimately, prefabricated homes are not only better built, they save money and create less waste. This is the building system everyone will use in the future.

CANADIANS LOVE THEIR HOME-IMPROVEMENT PROJECTS. Canada has experienced an amazing

15 consecutive years of annual spending increases on home improvements, according to a recent housing report by Altus Group, a Toronto-based global real estate consultant. Among the factors for the 15-year climb are: a growing, aging housing stock; changing consumer preferences; and media exposure which has exploded in that time. Another factor, especially for the GTA, is a lack of land supply which has been driving up prices for ground-related housing. That has led a number of homeowners and renters to stay in their homes and renovate. For those who aren’t comfortable moving out, they improve their surroundings. The report said that the rise in spending will continue. Altus said it’s expecting about three-per-cent growth for this year and 2015 both nationally and in Ontario. There are a growing number of homeowners spending more each year on renovation projects. During the past five years, the average annual renovation cost per occupied housing unit (rental and owned homes) was about $4,600 per year, up from $2,500 between 1994 and 1998. About $63.4 billion was spent on the residential renovation industry last year. That’s more than was spent across Canada on new residential construction. In fact, that figure represents about 3.7 per cent of total gross domestic product. Renovations can add value to a home when they’re made by the right professional. instructions spoken by homeowner Guy Linden when he first met with TQ (Top Quality) Construction, the professional design-build renovation company responsible for his total home transformation. From commercials to new recipes, the “wow-factor” is that unscripted reaction that causes surprise, awe and excitement. For Guy, his once ahead-of-its-time Burnaby home was no longer delivering the impact which had initially drawn him to buy it almost 25 years ago. “I’d say about seven years ago, I walked inside the front door, and it had a different type of wow-factor. It was more like, wow; this place really needs some updating!” said Guy.

The house had good bones, along with a great lot and location: tucked into an established neighbourhood surrounded by forest, near Burnaby Lake and a mere 20 minutes from Downtown Vancouver. Initially he toyed with moving to avoid renovating, yet the pristine location of his 4,800 square-foot home was enough to resolve this retired bachelor to stay. “It was the worn carpets, boxy rooms, and massive onyx fireplace that had to go, not me,” said Guy. “I wanted a clean, simple and masculine look.” 22 HOME DECOR AND RENOVATIONS SEP - OCT 2014

So Guy started talking to contractors to figure out how they could update his home for modern living. “I had this huge house but really only used three rooms – I’d go from the bedroom, to the kitchen to the den. I wanted to bring my home up to 2014, make better use of the house and open it up so that all rooms in the back of the house could utilize this great view.” For TQ Construction President, Ralph Belisle, a renovation professional since 1985 and past President of both the Canadian Home Builders Association of British Columbia and Greater Vancouver Home Builders’ Association, being selected by Guy to be the design-build company of choice to reinstate the “wow-factor,” was a definite compliment. “We’ve won numerous Georgie Awards over the years but to have a new client tell us he had taken seven years to compare contractors,

Ralph and his team of designers, carpenters and trades people collaborated to improve the home’s “flow.” They envisioned a masculine space and incorporated cool elements like ebony floors etched in white, an indoor garage door to conceal laundry at the push of a button and an oversized ensuite that rivals any men’s locker room with its opulent shower, standalone tub, heated floors and dual sink basins. “At TQ we are known for being good listeners and delivering the unique lifestyle that each client is seeking,” explained Ralph. “He wanted his home to feel individualistic, yet be easy to care for and durable.” Along the way there were decisions to make. What would stay and what would go? “A successful renovation isn’t simply about tearing down and starting over,” said Ralph. “It’s about retaining materials and labour which have value and history. The existing planked ceiling lent well to the contemporary West Coast feel of this home. While preserving it would be a challenge, TQ’s crew strategically worked overhead to update wiring while the roof was replaced. Where there was once a bulky dark wood staircase, there is now a stunning set of risers with glass guard rail and a custom stained wood balustrade. Two new skylights fill the kitchen in natural 23

light. As walls came down, rooms were shuffled; a new front door with glass sidelights installed and modern lighting integrated, the space began to take on a new life. The existing dark kitchen was straight out of an ‘80s sitcom, with linoleum floors, dark cabinetry and vintage coloured appliances. A rather boxy space sandwiched in the middle of the home, it didn’t live up to its owner’s expectations of being a place where friends could hang out together. Construction. “The original home was the wife’s parents’ home.” Stewart explains that the build was very much a collaboration. The owners had a lot of input every step of the way, with a clear idea of what they wanted from the beginning. Stewart, along with his team of experienced tradesmen and project manager, John Campbell, worked on the home for two years — from inception to completion. Kerrisdale neighbourhood attracts home buyers from all over the Lower Mainland. Nestled in the heart of this upscale residential Westside enclave is a mix of unique heritage and character homes. For one couple drawn by their love of the neighbourhood, two years ago they decide to stay and build a new home. Keen on many of the design features of the Craftsman style architecture the owners had the existing home torn down in order to build their dream home. The home owners approached Multiple Georgie Gold award-winning renovators, RJR Construction, which worked closely with the couple to realize their vision. This wasn’t the first time this team had worked together. “We had done some renovations on a home the couple owned in Point Grey and the client was so pleased with our work that they offered us the opportunity to build this custom home in Kerrisdale,” says Shawn Stewart, principal of RJR 26 HOME DECOR AND RENOVATIONS SEP - OCT 2014

The architecturally-designed, custom built-home blends in perfectly with its surroundings. Giving this home its unique appeal are some intricate Craftsman architectural detailing. From real stone front stairs and veranda, to the intricate post and beam timber and wrought iron railings on the front and rear porch, capped by the copper roof detailing above both rear and front bay windows, this executive-style home really stands out. “The rest of the roof was clad with long lasting Duroid laminated shingles,” says Campbell, adding all of the wrought iron railings inside and out were custom made by the awardwinning Iron Age Manufacturing. In order to achieve that aged/ natural look that fits in seamlessly with the other homes on the block, RJR Construction used cedar siding rather than Hardie siding. Meanwhile, all the outdoor living space is surrounded by natural rocky landscape that is in perfect harmony with the home. The husband handpicked all of the vividly coloured granite from a quarry in Squamish that adds warmth and sophistication to the front yard. There is also a separate stone garage in the back of the home framed by fir window and door casings that also take full advantage of the beauty outdoors. Although the exterior kept true to the Craftsman classic style, inside the house emerged as a fresh, contemporary incarnation of what the couple had imagined, with oversized European terra cotta tiles throughout the main floor hallways and kitchen; while local fir millwork and beams, stone and plenty of glass highlight this beautiful home. “Inside, everything, from the baseboards, window casings, staircase and all of the millwork was custom made,” says Campbell, a three-decade veteran of the industry. The centerpiece around which this stunning home radiates is a dramatic custom designed three-storey staircase highlighted by vaulted pine ceilings. “After the foundation was poured, Kettle River Timberworks built the Douglas fir staircase the same fir which was also used on all the exterior SEP - OCT 2014 HOME DECOR AND RENOVATIONS 27


window trims,” says Stewart. “All of the space in the open floor plan is directed to the central staircase. In addition, that staircase is an integral part of the structure of the upper roof.” The layout of the home maintains that mid-century modern architecture with its contemporary enhancements. It’s a 4,650 square foot home that boasts vaulted pine ceilings, four bedrooms, 3 ½ bathrooms, which includes a luxurious master bathroom overlooking the backyard gardens, office/den and a country courtyard on the lower level. The home also features three fireplaces – two electric and a wood-burning - to keep the home warm in the cool winter months. On the lower floor, there is a large media room complete with a sink and bar fridge perfect for entertaining, as well as a bedroom, full bathroom and laundry facilities. The residence also incorporates many unique amenities and design elements. Among these are the heat recovery system (HVAC), air to liquid heat pump and a high end boiler with radiant in floor baseboards. The home also features low voltage lighting in key areas and a fully monitored sensored security system. The home is equipped with the air exchange unit that greatly reduces the noise levels from the bathroom fans and transfers that noise to the basement unit. “Every fan in each bathroom is self controlled,” explains Campbell. “When you turn on the fan, a vent pops down from the ceiling. Because the fan motor is located in the mechanical room in the basement, there is no noise.” In the end, the homeowners have the home they always envisioned. And, like the rest of the pieces and materials used within this home, RJR Construction transforms what could have been a stark, modern design into an exceptionally inviting space that marries the best of both contemporary and classic design. 28 HOME DECOR AND RENOVATIONS SEP - OCT 2014

Turning Your “Kitchen Nightmare” into a Dream by JAMIE BANFIELD

LET’S FACE IT, RENOVATIONS don’t always come easy. It’s a daunting task for even the coolest of cucumbers — between sourcing the qualified pro’s to get the job done to keeping to a budget and timeline, it is not always seamless, but it should be. On that note, if there is one room in your house that can give you the most return for your investment, it’s the kitchen. It is for this reason that renovations to the epicenter of your home should be well planned and executed to avoid a “Kitchen Nightmare”. 30 HOME DECOR AND RENOVATIONS SEP - OCT 2014

WHAT DO YOU NEED?

As with any renovation you need to come up with a goal for the space as a finished product. Style is important but with the kitchen being the hub of the action in a home it also needs to be functional. Consider what you’d like the outcome of the renovation to be – Do you need more storage? Does the floor plan accommodate more than one cook in the kitchen? Do you have an adequate amount of counter space for appliances (coffee makers, toasters, etc.)? Function is of the utmost of importance when planning your kitchen transformation so keep this in mind during the planning phase of your project. NAME YOUR PRICE

Okay, so you’ve decided what you need out of your soon-to-be space, now what? Now is the time for some good ol’ research and planning to come up with a preliminary budget. In order to come up with a realistic budget, you need to educate yourself on the costs one can expect for a kitchen renovation. Use your


design vision as a guide for what you need to account for. For example, if you plan on replacing your existing flooring, what medium will you chose and what is the cost per square foot? Planning on going “stone” with your countertops? There are a wide variety of styles and textures of stone – narrow down which type suits your needs most and get a quote. No matter how big or small your budget is, you will have a few questions to answer in order to come up with one. FINDING A PRO

Unless you’re doing your own plumbing and electrical, DIY style, professionals are just something you can’t avoid. If you’re a newbie to the renovation scene and don’t know where to start, ask around. Chances are good that someone you know has had to call on a pro a time or two, and hey, maybe they even did a good job! Co-workers, family and friends are a good resource for unbiased referrals to the right professional, professionals. Short of that, online research can give you a good feel for who you can trust as almost everything can be “reviewed” these days, even trades people and designers. If online research is a little out of your comfort zone, try visiting a big-box store (Home Depot, Rona) to get a feel for what level of service you can expect from one of their in-house pros. PREP, PREP AND MORE PREP

A kitchen renovation, big or small, will likely disrupt your food preparation to a degree. It is important to make the necessary preparations to ensure your existing appliances, furniture and

personal touches (pictures, wall hangings, mirrors, etc.) are protected from the renovation to avoid any damage. Most importantly, how will this affect meal time? It is a kitchen after all. If you won’t have access to your stove/oven (and don’t want to rely on take-out), you may want to prepare and precook your meals in advance to eliminate added stress and cost. Temporarily move your daily essentials (coffee makers, dishes and utensils) to another room to offset any disruption to both you as the home owner, and any professionals who will need uninterrupted access to your space. You’ll realize that we take our forks, plates and most importantly coffee makers for granted only when we don’t have access to them, so prepare as best you can! Long story short, there is no such thing as too much preparation. You will save yourself time, energy and headache if you take the necessary steps prior to the start of your renovation. No detail is too small.

Find a renovator you can trust and are comfortable with. This is crucial to a good renovation experience. You need to check out the renovator thoroughly. Ask lots of questions when you meet. Talk with previous customers. Visit past or current projects – you want to feel that “if the renovator did something like that in my home, I’d be very happy.” You also need to be confident that the company is financially stable and will be around in the future. Take an active role throughout the project. “It’s your investment and your home, so you want to follow things closely and know what’s going on at all times.” The best results come from good communication and a good working relationship between you and your renovator. A good renovator provides regular, if not daily, updates and is easy to get hold of if you have questions or concerns. You should be prepared to spend time going over drawings, monitoring the progress of your project, and discussing decisions with your renovator.

IT’S THAT TIME OF YEAR AGAIN. Who cares if summer

is over when we have the Home + Design Show to look forward to? The Vancouver Home + Design Show is the ultimate authority on all things design, entertaining and home improvement. With big names like Colin McAllister & Justin Ryan, stars of Cottage Life TV’s Colin & Justin’s Cabin Pressure, Bryan Baeumler, host of HGTV’s Leave it to Bryan, and culinary master Chef Corbin Tomaszeski, plus local design and foodie favourites, more than 325 exhibitors and a slew of sensational new features, there’s expert insight, innovation and inspiration for living well at every turn. To find out more about this exciting event, we turned to show organizer Jill Kivett. 1. What is the biggest difference (apart from the lack of gardens) between the Home & Garden Show in the spring and the Home + Design show in the autumn? This show focuses more on the interior of the home. As temperatures cool, Vancouverites start planning for holiday visitors and entertaining. But this year we will also showcase a garden display that demonstrates how to make the most of your outdoor space all year long! Square footage is at such a premium in the real estate market, and many exhibits provide tips, inspiration and premium product for maximizing your home’s livable space from season to season. 2. How do you decide which speakers to bring into the event? We want to speak to as wide an audience as possible, so we opt for a good balance between home, garden and food celebrities that have the biggest following — like Colin McAllister & Justin Ryan, Bryan Baeumler and Chef Corbin Tomaszeski — and local talent. Colin & Justin not only have a new show on Cottage Life TV (Colin & Justin’s Cabin Pressure) but they also have a fabulous line of home decor and furniture at HomeSense. We are thrilled to have them back after a three-year hiatus!

3. What will be at this upcoming show for foodies to get excited about? The popularity of the Vancouver Magazine Cooking Stage just keeps growing, and with good reason! We’re very fortunate to be working with some incredible chefs including Chef Hamid Salimian from Earls and Chef David Robertson from The Dirty Apron (and Chef Corbin, of course!), so audience members are in for a real treat. October is the time of year when we start thinking about holiday entertaining, so why not learn a few tips from the experts themselves? 4. Can you tells about a couple of the new exhibitors that we may not have seen or heard about yet? We have over 100 new exhibitors this year but two stand out for me. One is A Taste of Tuscany, a company that sells authentic Italian pizza ovens (always a great way to use your outdoor space!) The second is ShelfGenie, a company that offers a ton of great custom storage and organization solutions including glide out shelves so you can maximize cabinet space! GOING GREEN CAN BE A BAFFLING EXPERIENCE WITH ALL THE NEW terminology that gets tossed around. But what does it really mean? To start with, if a house is considered “green” it doesn’t necessarily mean it doesn’t have a “carbon footprint,” just that it is an improvement upon the current state of the art. As technology improves and building codes progress to higher standards, all houses get greener as they utilize resource-efficient, environmentally friendly, construction practices and products. So for those of you who want to get really green and seek out a builder or renovator to help you make it happen, the following definitions should give you a better understanding of four of the most common energy-efficient home terminologies:

(NET) POSITIVE ENERGY HOME (N.):

a home that produces a surplus of energy that isn’t needed for the operation of the home. These are homes that can receive credit for the excess energy returned to the grid that is produced by the energy technologies and saved by energy-efficiency measures. Getting past the words, going green means saving money. It’s the ultimate in doing good for the environment while doing well for ourselves. ENERGY-EFFICIENT HOME: A home that consumes less energy than older,

Note that energy efficiency and energy conservation are different in that conservation efforts reduce or eliminate services to save energy. Energy production, perhaps most commonly addressed through home solar panel installation, must be equal to the family’s needs. To help achieve net zero energy, the home should be designed using a holistic, whole-house approach that strives for efficiency and reduces energy consumption without sacrificing service or comfort. grown children’s pocket, but wanted to live close by their family and grandchildren. Rather than renovate a home or move into a condominium, the couple opted to have a custom-built laneway home behind the main house belonging to their children.They hired Novell Design Build – a boutique designbuild firm with fully integrated systems. “It’s like a handmade suit … It just fits. It’s home to a variety of requirements including plumbing, electrical, venting and heating, not to mention a myriad of finishes all living in harmony in one small space. Although most of these elements meet practical functional needs, don’t overlook the opportunity to showcase materials that offer a little bit of indulgence and invoke a feeling of luxury. After all it is the place where we rejuvenate and reset daily, so why not. This project was a heritage home and we wanted to maintain it’s architectural history but also give it the feeling that it had evolved over time. Adding the custom shaker linen cabinet and shaker wainscotting to the walls instilled the traditional heritage to the bones of the space and provided continuity to the shaker detailing throughout the house. The contemporary walnut vanity is a custom piece, and injects a current feel to the traditional canvas of the space. Floating vanities or vanities with legs visually have less weight, making a small space feel larger. Walls are painted an ethereal light blue to give a fresh and airy coastal feeling to the bathroom, and the neutral cool palette and white cabinetry and countertops are warmed up by the wood counterparts found in the vanity, mirror and

A silver graphic pattern roman shade modernizes the space. An art collection of three vintage ladies by a local Vancouver artist adds deep rich hues, layering the interest to a light and serene ambiance. A custom over scaled mirror was installed all the way to the ceiling to add grandeur and expansion to the space. The custom linen cabinet was also installed to the ceiling taking the eye upward to a colourful art niche and offering as much storage as possible. Extra long porcelain plank tiles were installed with a wood grain mimicking driftwood. When planning your bathroom design, take inventory and access the current layout. Ask yourself if the plumbing fixtures are in the ideal location to maximize space. Moving plumbing locations can be expensive, so access wisely and discuss with your designer or contractor the benefits and costs associated. Good lighting is often underestimated, especially if the square footage is small. Invest in layering your lighting, choosing different types of lighting for interest. Wash your walls with recessed lights, which expand space and add sparkle to plumbing fixtures. Hanging pendants or wall sconces adds functional lighting but also feature the vanity area. Wire your switches to connect all the lights to a dimmer, leaving an independent switch for the accent lights. This gives you the flexibility to have ample light or to create a more relaxed atmosphere leaving you feeling a little more balanced and tranquil at the end of the day.

Preventative maintenance Investing some time and effort now will save you hassle and expense in the long run by SHELL BUSEY

PREVENTATIVE MAINTENANCE CAN SAVE A LOT OF TIME and

money and fall is a good time to begin assessing your home for any damage or repairs that may need attending to. Conducting a regular home inspection will help keep your house in good condition and maintain its value. Here is a list of maintenance items that can help you identify areas where work may be needed to ensure that minor repairs don’t turn into major expenses. WINDOW AND DOOR MAINTENANCE Old caulking, missing weather stripping and poorly installed windows will increase your utility bills through lost energy and make your heating system work longer than needed. Check for leaks around your windows and doors, especially near the corners. Check caulking and weather stripping on windows and doors for damage and replace as necessary. Remove the old caulking and clean out the opening. Apply a full even bead of caulking around all of the doors and windows. BATHROOM Check caulking around sinks, bathtubs, and

showers. Caulking can become brittle and therefore useless as a water seal. After removing the old caulking use a resilient silicone bathroom grade caulking, and do not forget the edge of the tub at the floor and wall. If neglected, a tub enclosure with water damage can be a costly repair. DRAINAGE Ensure that the ground around your home slopes

away from the foundation wall, so that water cannot seep towards the basement. Examine the foundation walls for cracks, leaks or signs of moisture, and repair as required. The gutter and downspout system should keep water from pooling around the foundation. Be sure gutters and downspouts are kept open and in good repair and if necessary use downspout extensions. HEATING SYSTEMS Have your furnace or heating system

serviced by a qualified service company once a year. It is wise to have this done during the off season when heating contractors aren’t as busy. Check your furnace filter. If the filter accumulates household dust and is not replaced regularly, your furnace has to work harder to pull the air through the duct system. Clean or replace filters monthly during the heating season. Have your chimney checked each fall before you use it. ATTIC VENTILATION Provide adequate attic ventilation so that the underside of the roof and outside air is at the same temperature. Check to make sure attic insulation is not blocking the roof ventilation. Blocked soffit areas can create moisture build-up. on the roof surface could be caused by a lack of proper ventilation in your attic or air leakage from your home’s living space into the attic area. A qualified energy advisor could perform an energy audit to indicate these deficiencies that can be remedied with proper insulation upgrades and draft sealing. a closet from the magazines, but confused how to balance style and organization? My latest makeover project was to create the perfect walk-in closet. I brought in organizing guru Clare Kumar (clarekumar.com) to help with this makeover. Together we created a space that was both stylish and functional. For a bold statement when you first walk in the closet, I chose bright, fun wallpaper from HomeSense (homesense.ca). The pink pattern adds drama to the room and gives the walkin closet a boutique-look.

ANOTHER SIMPLE (AND STYLISH) TIP CLARE PASSED ALONG IS TO COLOUR BLOCK YOUR CLOTHES. THIS TRICK STREAMLINES YOUR CLOSET AND MAKES IT EASY TO REACH FOR CLOTHES IN THE MORNING.

To maximize the space, I decided a galley style closet would be most functional. For closet hanging and storage, I found units from the Cutler Modern Living line. They offer sleek, open, and fully customizable designs to fit any space. As an added bonus, it’s a Canadian company (cutlermodernliving.com). Clare had some great tips to share on how to maximize space and keep the closet looking clean and organized. First, we separated the clothing. We used hanging space for all work and evening clothes. We unified hangers by using only two types in a single colour palette to make clothing easy to view. We chose Neatfreak’s black and silver flocked hangers, ideal for tops, pants and dresses (neatfreak.com). Hangers with easy-to-open clips were perfect for hanging skirts and dress shorts. Another simple (and stylish) tip Clare passed along is to colour block your clothes. This trick streamlines your closet and makes it easy to reach for clothes in the morning. To complete the look, we created an accessory wall to display all the gorgeous shoes, bags, jewellery and sunglasses. Don’t keep all those gorgeous accessories hidden away. The accessory wall adds visual interest and doubles as easy access storage. Space Solutions installed the system in under a day (spacesolutions.ca). Cubbies were also added to house clutches, scarves and hats. To display jewellery, purses and other hanging accessories, I added hooks to the wall at eye-level. The accessory collection is now easy to access and won’t get lost or tangled in your drawers. Regular hooks were purchased at Canadian Tire and a simple chair was added next to it (canadiantire.ca). After all, every girl needs somewhere to take off her shoes after a night out on the town. Mirrors are essential to any closet. We added two in the space. One in the middle of the closet, which makes modeling outfits easy. A second was added right by the

jewellery display, which makes choosing the right accessory a breeze. Mirrors also help make your room look larger. Lighting is often overlooked, but a crucial element of any walk-in closet. It can add drama and make all your clothes visible. I added track lighting and a funky, affordable, floor lamp from Canadian Tire to add brightness to the space. A creative rug can take your walk-in closet from blah to brilliant. The closet was an odd shape, so I worked on a little DIY project. I bought a shag rug and cut it to the size I wanted. Voila! The shaggy edge disguises the cut edges. Follow these simple and stylish tips to create your dream closet. You too can have a functional closet without sacrificing fashion.
