Home Décor and Renovations talks TV, renovations and working together with twin brothers Drew and Jonathan Scott of Property Brothers By sara dUcK

PROPERTY BROTHERS (PRODUCED BY CINEFLEX IN ASSOCIATION WITH W NETWORK)

is a show that follows real estate agent Drew Scott and his twin brother, contractor Jonathan Scott , as they help couples fi nd, buy and transform extreme fi xer-uppers into the ultimate dream home. With the help of CGI technology, the brothers are able to show buyers the underlying potential in rundown properties. With a background in entertainment, these brothers bring a fi ne balance of fun and strong talent to the show, which make it incredibly amusing to watch. Recently we sat down with the brothers to fi nd out more. home décor and renovations You both bring an interesting dynamic to the show; did you always know you wanted to work together? dreW | We have always worked together. It’s actually quite odd, I know when most people spend this much time together they really get on each other’s nerves. We don’t. I think it helps that we’re very outspoken – if something is bugging us we just say it and deal with it, then move on. Jonathan | We rarely argue on a project because as soon as the work starts, Drew disappears! Honestly, it’s nice working with somebody who understands exactly what I can do and has the same level of creativity to see the potential in a property. The brotherly competition still exists and adds a litt le humour to the show.

hd&r Describe working closely with your twin brother. d | It’s great. Jonathan is as driven and motivated as I am. We have the same loft y aspirations and goals. So being able to have someone with the same interests and that you know you can rely on is invaluable. It’s like I’ve cloned myself and now have the ability to cram twice as much work into each day. J | We actually do know what the other is thinking a lot of the time and that makes decision-making a lot quicker and easier. Granted, I was born fi rst and everybody knows nothing is as good as the original, but Drew gets by. hd&r What is the biggest challenge working on a TV series?

D | You would think it would be balancing

our day-to-day operations with our real estate company. Spending so much time on the series doesn’t leave a lot for other endeavours; however, Jonathan and I are extremely organized and have great time-management skills. Th is allows us to take on a lot without burning out. We also have a strong network of people behind us to ensure our clients are taken care of and our company can function at the high level of excellence that we expect. J | On Property Brothers, I’d say the biggest challenge is convincing homeowners that we can actually make a dilapidated home look as good as we say we can. No matter how long we do this and no matter how many success stories we’ve had, homeowners are still skeptical. Some homeowners think we’re just hosts and don’t have the knowledge and real estate experience to achieve the dream make-overs. But, in the end, I love it when I see those jaws drop. HD&R Take us through the process of how you make a client’s dream a reality. D | It actually starts off with a litt le shock factor. Most of the homeowners are dreaming with what they think they can get on their budget. So I take them through a beautiful, spacious, luxury home that is move-in ready. It’s way out of their budget but has everything they want. Yet they actually think they can afford it. Once I drop the list price on them they are devastated. There is method to my madness; I believe you need to break them down before you can build them back up. They’ve lived too

long in a fantasy and this is the best way to pull them back into reality. At this point we take them through extreme fi xer uppers that they can afford, and then show them what we can do to turn it into their dream home. J | Th is is the point where I generally take over. Ninety-nine per cent of our couples do not see any potential in these run-down nightmares. The funny thing is, we’ve all heard the saying, “Location, location, location.” Get the ugliest house on the nicest street – that’s what we aim for. I’m going to build equity into these homes for the family and transform it into the nicest place on the block. The only way I seem to be able to convince buyers of my ideas, is by using the amazing 3D imaging soft ware that we designed with Neezo Renders specifically for the show. You won’t fi nd this soft ware in any other residential application; however, it makes the difference in painting that picture for the clients. When clients go into our design presentation we use the 3D imaging to help them choose one of two properties to write an offer on; they generally feel both contenders are a waste of time – but when they leave after seeing our designs, they can’t decide which one they want to buy. The soft ware is that good! HD&R Do you have a favourite project? Why? D | I love the extremes. When people walk into a house they think has no potential and we

say, “Well hold on, check this out!” I also love seeing the transformation of a master suite. In one of the episodes, the buyers had a cramped master bedroom with a tiny closet and no ensuite bathroom. The reason they decided to go with the space was because of our 3D visual: it showed them they could take the fourth bedroom, which was small and useless, and turn it into a beautiful walk-through closet and ensuite. In the end it was a spa-like master suite that they’d never want to leave. J | I love custom, which is the biggest benefit of doing your own reno. We had a couple on the show and the husband was really tall. He was always hitt ing his head on things, found shelving shallow or short and all around just not functional for a big guy. Well, I’m over 6’4” so I felt his pain. I built him this unbelievable walk-in closet and ensuite with nine-ft . doors, extended shelves and a vaulted ceiling with a rain-drop showerhead. He loved it and I was a litt le jealous! HD&R What misconceptions do people have about doing a reno? D | A lot of people think that no matter how hard they try they could never make an older

home look as good as a new build. Th is is just simply not true. It just depends on your budget and how much work you want to do yourself. To get a solid fi nished project though, there are several areas that you should use a professional. For example, if you have never done drywall mudding, bring in a pro. It may seem expensive at fi rst but when you calculate the value of your time and the value of a properly fi nished project, the skilled trade is worth it. Also, if you are thinking of resale value, you want to ensure everything is done right and looks professionally fi nished.

J | A lot of people think it’s cheaper and all-around easier not to get permits. Th is is not the case. In fact, when you resell a home these days and do not disclose renovations without permits, it can be considered a latent defect and you can make yourself liable. The City is generally great to work with, they just want to make sure updates are done to code. As a homeowner, I’d be very concerned if your contractor suggests you don’t get a permit. Th is process is there for a reason. HD&R What advice can you offer to someone who is embarking on a reno? D | Get organized before you start. Have your plans sketched, a checklist

written and set a budget. Also think of resale value. You may love a shower instead of a bathtub but if you renovate and don’t leave at least one bathtub in the house, then you are greatly reducing the resale value in the sense that most families would want a house with a tub for kids. Look at your renovations and think of what the average person would think when walking through the house. It’s better to convert a cramped four-bedroom/one-bathroom home into a spacious three-bedroom/ two-bathroom house, instead of just updating the original floor plan. More bedrooms are not always better. Be sure to figure out which of your “wish list” items are things you must have and which are things you can live without. Usually buying a less expensive house that needs work will give you more flexibility to transform the property into the home of your dreams. J | Value your own time. Renovations can be very stressful on a family and can drag on for years. Take on some of the projects yourself but hire a professional contractor to do any major jobs. Also, be realistic with your needs and wants. Can you afford to do everything right now? Maybe concentrate on the main floor if your budget is tight and do the basement down the road when you have a litt le extra cash. HD&R What do you think the difference is between a house and a home? D | Th is is something we hear from buyers all the time. A house is simply walls, a roof

and some flooring. But a home is somewhere they can actually see their family living. I’ve never heard someone say, “Th is feels like house.” J | Perhaps it isn’t something you can express through words. None of our families have ever walked into a house prior to our renovation and shown any kind of emotion. However, when our renovation is complete and we reveal the fi nished product, many couples cannot hold back the tears and the joy. That’s when I know, I’ve turned it into a home.

DREAM HOME, DREAM JOB…

Imagine being given the opportunity to design a dream home for no specific client at all, working with a generous budget and at the same time - while being able to support a local worthy cause; The HSC Foundation Home Lottery. Thanks to A&S Homes, Fenwick & Company was given this opportunity when asked to participate in the design of 121 Autumnview Drive, located in Winnipeg’s new development, South Pointe, Waverly West.

Our “couple” loves to entertain; have dinner parties, football games, celebratory soirees – the intimate ones and the not so much - and they want to do this everywhere in their new home. They value luxury and the fi ner things in life, but insist that their home be comfortable and unpretentious. Th is entertaining mandate became the strategy - what we designers refer to as the “concept” behind the creation of this year’s Lottery Home design. PROGRAMMING: CLIENT HOME NEEDS AND A STAGE FOR THE PARTY…

REVEALING THE DESIGN PROCESS…

Have you ever wondered about the design process a Professional Interior Designer works through when creating a new home or doing a renovation? Where do they come up with the fresh ideas or use the “has been dones” in a brand new way? Or, how did the designer capture your personal taste and elevate your vision so greatly that it improves the way you live in your home? We are going to reveal some of those integral design steps and how they guided us in the design of this year’s HSC Lottery Home. DEFINING OUR “CLIENT”…

Clearly, for this dream home scenario we did not have a specific client to interview and get to know - so, we made one up! We imagined our lucky home winner to be a dual income couple, without kids, or with children on the way out (otherwise known as Dinks).

We began by making a list of all the things that were important to our couple and identified the must - have’s for being that perfect home entertainment destination. We outlined the key spaces and began to play with how they would unfold naturally as you moved through the space to reveal the personality of our clients. PLANNING AND DETAILING WITH CONCEPT AND CONSISTENCY…

First came spatial zoning – what goes where? We began at the entrance. As you enter the home you are welcomed by an enlarged, centralized foyer for greetings and goodbyes. Soft neutral colours are used and a tall wall, detailed with metallic fused Plexiglas panels that allow the more vibrant happenings of the spaces beyond to flow through. It was important to “our client” that we provide a litt le mystery and excitement of what’s to come! So we did.

As you move around the gently curved spiral stairwell that leads to the walkout lower level, you are drawn into the kitchen and great room spaces that open up towards each other. The kitchen comfortably accommodates two chefs to work in, and is detailed to the nines for that essential kitchen party backdrop. The great room is just that - dramatic with 12 foot high ceilings that showcase a full wall entertainment unit, detailed with chunky, backlit stainless steel shelves and lime green Plexiglas. Hidden is a retractable flat screen TV which allows our clients to change the great room’s function and mood with the fl ick of a switch. Parties can be impulsive. Also situated on the main level is a quaint and fi nely detailed powder room reminiscent of one you would fi nd in a high-end restaurant. On the main floor, there is a tucked away laundry room, an intimate dining space and a master bedroom with ensuite, which evokes the feeling of escapism to a boutique hotel. On this level is where we anticipate and have planned for more formal entertaining to take place. ONTO THE MORE CASUAL…

As you travel down the floating stepped spiral staircase to the lower level, you realize the party atmosphere takes on a different feel. You pass an enlarged bar area that is perfect for catering, serving, sipping and displaying everything that is “bar.” The bar is oriented so it interacts seamlessly with the adjacent ribbon fireplace seating area and over into the home theatre centre. Entertaining for large groups is easily done here, but also lends itself nicely to intimate gatherings as points of interest change in orientation, eliciting a more private feel. Tucked away are two generously sized bedrooms and a full bathroom for overnight visitors or the children who’ve claimed to have outgrown their parents. MATERIALS AND FINISHES…

Seeing as our clients are well travelled, and value quality materials, we wanted to provide them with a home that felt edgy, but not overstated. We introduced leather flooring tiles into the kitchen and great room spaces, a fi nishing touch just like the perfect pair of pumps adds to a dress. They also realize the trend towards using mid tone wood fi nishes and appreciate the juxtaposing play between materiality. Lacquer framing textured wood, glossy coloured glass meeting brushed stainless steel and pairing multi scaled tiles within a singular space – such play is implemented consistently throughout the home. FINAL TOUCHES…

Colour, comfort, and the freedom for personalization was a must. Grey became our new beige – providing high contrast and drama to bold focal points we deliberately placed throughout. Our couple expects this home to behave as an oasis from the uncertainties of the daily grind, and they remind us that they don’t take themselves too seriously. They insist on having moments of whimsy and surprise, within the context of a mature home. We also translated this into our details; a sculpturally skewed lighting fi xture, leather floors, over scaled hardware and countertop surfaces of Vetrazzo – a recycled glass and concrete mix, a visually textured Avonite and an elegant crystal infused quartz (Cambria) to name a few.

equivalent of the Canadian Home Builders’ Association. The coveted award honours outstanding performance by new home builders, renovators, residential developers and new home marketing professionals. This year it was Manitoba’s time in the spotlight as Oswald Construction and Harwood Design Builders brought home the gold in their respective categories. On Feb. 26th in Banff, AB, Ralph Oswald received the SAM for top place in the additions category and Wayne Sage received the SAM for the best kitchen renovations for 2011, the first time that Manitoba companies have captured No. 1 status among the national competition. Ralph comments, “When I heard my name called, I was pretty ecstatic and real happy for everyone involved. We knew that the project we had in there was pretty unique and having looked at the past years’ winners when I was deciding to enter, I never came across anything quite like what we did.” Ralph is referring to the 100 year old character home on Winnipeg’s South Drive. “The original 5500 square foot house was a Dutch Revival style with a gambrel roof and the couple’s vision was to add a family room with the same barn- shaped profile over the garage, bringing the total square footage to around 8500

square feet. It had a lot of size and square footage going for it and I thought our chances would be fairly good, but you never know.” “All my guys who worked on it really enjoyed the project. They were ecstatic when they heard we actually won. Right now they’re taking turns bringing the award home with them.” “I’ve got to say the clients were really great to work for. They really wanted to match the new addition to look like the old house. They were so passionate about the house, the shape of it, the age of it, and were willing to go the extra mile to have us do that. That was special as well.” Wayne Sage, owner of Harwood Design Builders garnered first place in the kitchen renovations category. “Winning this award is a credit to my staff and the people who work for me because they’re the ones who did it. Last year we made the top 5 in Canada in this category and this year we are No. 1. We take a lot of pride in this accomplishment and we know this means we’re going in the right direction.” Speaking of the winning kitchen renovation, Wayne says, “I put some of my own inspiration to it. I restructured the roof rafters and put an inverted vault up to house a big light fixture. It also features a huge Italian granite island, lots of specialty touches and it was all built with environmentally friendly products including eco-wood cabinets and natural

granite and tile floors.” “While I had a couple of definite ideas on what I wanted to do, we retained Lisa Duxbury for the design development and product selections to pull it all together and we couldn’t have been more happy with what she came up with!” Wayne adds, “Winning this award separates Harwood as a solid, high-end renovation firm. We do this because we love it! It’s very satisfying that our 30 years experience of doing this is recognized. We have every intention of being back at the SAM awards next year!” Mike Moore, president of the Manitoba Home Builders’ Association, gives full kudos to Oswald Construction and Harwood Design Builders for their prestigious SAM status. “We’re very proud of them here in Manitoba for what these two renovators have accomplished. We’ve been telling people that we’re the best in Canada and now we have proof of it.” Commenting on Manitoba’s first top prize wins at the CHBA, Mike says, “It’s not from being beaten out in the past. Traditionally, Manitobans haven’t done a lot of entering. We’ve always known that we have superior work here; every bit as good as what’s going on in BC, Ontario and Atlantic Canada. consulting with their interior designer about launching into a full-scale renovation of the family kitchen, Vanessa recalls how close they came to traveling down the well-trodden path to traditional darkstained shaker style cabinetry and all the usual décor elements that go along with. “I’m more conservative by nature,” says Vanessa, “but our designer said that it was time to catch the new wave in kitchen design and create a space that was lighter and more contemporary. She recommended bamboo cabinets and with that suggestion we moved in an entirely different direction.” The previous kitchen was a 90’s update to the nearly 40 year old home and the floor plan; a kitchen/family room amalgam didn’t meet the needs of this family of four with two school-age children. “We didn’t really have a place to eat in the kitchen. The kids came home from school, but there was no place for them. So we decided to make it all kitchen.” The couple called on Accord Cabinets to create their new family-oriented space. SPRING IS JUST HERE, WHICH MEANS SPRING CLEANING is on the brain. Here are some tips to help the process go smoothly:

» Eliminate your clutter hotspots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hotspots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you’re having a dinner party. Th is will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong – either in the garbage or recycling box, or store them elsewhere in your house. If they don’t have a proper home, create one.

» Create a storage closet If your office supplies are accumulating but you don’t have a closet to store them in, consider purchasing a pantry unit with shelves. Sub-divide the shelves using dividers, baskets and bins. I like to keep a literature sorter on my closet shelf to keep stationery flat. Label all your containers clearly and always store like items together.

» Use catch-alls to contain the clutter Use baskets, large bowls and trays throughout your home as catch-alls for the litt le things that tend to accumulate on the kitchen counter, hallway table and dressers. Visually, your home will appear less cluttered. Sort through them on a weekly basis during your down time (perhaps when you are on hold on the phone or waiting for the kett le to boil). Encourage family members to use these containers too. » How to de-clutter your pantry Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a separate pantry, keeping these areas organized will save you time, money and frustration. Before going grocery shopping, take inventory of everything you have and plan your meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, get into the habit of planning your weekly

» Simplify your fi ling One of the most common mistakes people make when it comes to fi ling is creating too many categories. It’s easier to fi le and retrieve papers when you have fewer folders. Cut down on the amount of fi les by keeping your categories broad. Pull out all the folders that have fewer than five pages inside and incorporate them into existing fi les or consolidate them with others to create new, but broader categories. » Out with the old Believe it or not, an Inbox full of old emails adds clutter in your mind. Spend just 15 minutes a day this week cleaning up your Inbox. Delete all spam and junk emails. Act on any urgent messages and organize the rest in appropriate fi les. Holmes delivers goods at Home expressions By miKe moore, President, MANITOBA HOME BUILDERS’ ASSOCIATION MIKE HOLMES, STAR OF HOLMES ON HOMES AND HOLMES

Inspection on HGTV, spoke to sold out audiences on the Friday and Saturday of the Manitoba Home Builders’ Association annual Home Expressions Home and Garden Show at the Winnipeg Convention Centre. Expectations were high and Mike did not disappoint as the enthusiastic crowds hung on every word. He was in fi ne form and shared his own personal history and philosophy with the crowd. He told us how and why he got into this business and what keeps him going. His philanthropic activities are often underrated but extremely laudable. As expected, he tore into bad contractor practices and tried to steer the crowd towards responsible renovations. When one strips away all of the bluster and excitement of the moment, Mike Holmes’ message was consistent with what this magazine has espoused for years. For bigger or more complex jobs, he stressed the importance of hiring a professional. Just as one wouldn’t DIY surgery, they also shouldn’t DIY home renovation jobs that require the skill of a professional trade. Just because a person has a hammer and a truck, that doesn’t make him a contractor. Mike warned that if construction is not their fulltime job, run away. If they don’t pull all the necessary permits and use licensed trades, run away. Another strong message was to check references. All true professional contractors will have a list of clients from previous jobs. Call them and ask what they liked and didn’t like about the work that was done on their house. Take your time and make the right choice. Don’t be afraid to ask a lot of questions. When you’ve decided on who will be doing your work, get everything in writing. He stressed a contract with detailed pricing and one that outlined the work to be done and assorted responsibilities. There may well be changes that you want along the way, but it all starts with gett ing it in writing. After all, if there is nothing in writing, in the event of complications, there is no record that the requested changes ever existed. As stated earlier, Mike stressed the importance of having your contractor take out all of the necessary permits in their name. They need to have liability insurance, a GST number, Workers Compensation and safe work practices. If not, then

all of the liability fallout becomes your responsibility. Although his presentations were fi lled with examples of good and bad construction, right and wrong business practices and adequate and inadequate building standards, he devoted a considerable amount of time to the various responsibilities of the homeowner. He stressed the importance of doing one’s homework in advance, knowing what you want, seeing what your various options are (for instance, by attending the Parade of Homes, the Kitchen Bath and Renovation Show or the Home Expressions Show), taking notes, making your own initial conceptual sketches and preparing a budget of what you can afford to spend. He really emphasized the importance of consumer education prior to a job. For example, he talked quite a bit about knowing the various nuances associated with renovating an older house. He noted that many of these houses would have lead paint, asbestos and mould present. They may be minimal levels and they may be lying fairly dormant, but they could still be there. The DIY or non-professional contractor may just tear down a wall with no thought towards the release of millions of spores from these three toxins into the air. The professional is more fully aware of the potential and can take steps to minimize such exposure. In summary, Mike Holmes stayed consistent with his message about “Making it Right” and the crowd loved him for it. He shot from the hip during question and answer period and young and old alike were delighted with his colourful style. Two shows later, 1,400 people left entertained, educated and better prepared to have a new home built or a renovation project done on their home. Q

I’m putting wood mulch and wood chips in my shrub beds and around my trees. How thick does it need to be to keep weeds from coming through? Wood chips and wood mulches are popular ways to spruce up your yard. A wide variety of colours and sizes are now available. Some are more expensive and exotic than others. Wood chips help to retain soil moisture and keep the soil from becoming compacted. As the wood product decomposes over time it will continue to release organic nutrients to the soil as well. Regardless of price or type of wood product you invest in, your number one priority should be that your time and money are not wasted. Removing the wood mulch or chips and redoing it if you did it wrong can be a big and messy undertaking. When hiring a landscaper, don’t be afraid to make stipulations. In the case of wood mulch or chips, a minimum depth of 10cm for heavier material is sufficient, or 16cm of lighter, fluffier wood products. In any case, for maximum effectiveness in keeping weeds out of the bed, a geotextile weed barrier, or weed cloth should be installed between the soil and the wood mulch. Weed barriers allow water through to the soil below, and help to prevent sunlight from reaching weed seeds. It is a common misconception that wood chips or wood mulch releases acids into the soil to keep weeds in check. In fact, the wood mulch simply keeps sunlight from reaching weed seeds, thus preventing them from germinating. Check the depth of your wood chips or mulch after a few months. You will likely need to top it up due to compaction and sett ling that takes place in the weeks after installation. Keep in mind that your wood chips will likely fade in colour as they decompose and will need to be topped up every few years as they decompose.

How long should a lawn last? I always like to think of the lawn like a human body. Eat your veggies, get lots of exercise, take your vitamins, take medicines when you get sick and so on and you will likely lead a long healthy life. Spend your life drinking, smoking, and doing drugs and your body will probably pay for it. A well-cared-for lawn should be expected to last anywhere from 30 to 40 years. Most lawns will likely start to show their age at about 25 years and will likely need to be “renovated” at least once or twice by adding a few layers of soil, seed, and by aerating annually in order to extend its life.

How can I tell if my lawn needs to be aerated? Aerating is a process that involves pulling small fi nger-like cores out of the lawn. The cores should ideally be 2.5-3 inches long. The length of the cores is dependent on how hard or compact the lawn is. Aerating is performed to correct compacted soil, improve drainage, improve water and fertilizer penetration and

absorption, improve heat and drought tolerance, and improve the effectiveness of weed control. If you have heavily compacted soil, aerating every year, or even twice a year for a couple of years will dramatically improve your situation. If you want to realize the full value of watering or want to maximize the effectiveness of your fertilizer and weed control applications, aeration will certainly improve the response that your lawn will have. Ultimately, aeration is a good idea if you have a lawn that isn’t in the best shape. Alternatively, if you have a great looking lawn and want to keep it that way, make an annual aeration part of your regimen. Golf courses aerate their lawns several times each year.

The motor on my lawn mower just died. Is there somewhere I can take my lawn mower to have it recycled? Before you buy a brand new lawn mower, consider simply replacing the motor. New lawn mower motors are a fraction of the cost of a whole new mower. If there isn’t anything wrong with the rest of the mower, your local small engine repair shop can simply replace the motor and your mower will be good as new. If your mower has outlived its use, you can take it to a metal recycler. You will have to remove the motor and all plastic parts before doing so.

Wherever I put my grey water hose my lawn becomes pale and even dies in some spots. I don’t have any standing water. What’s happening? Grey water is water that has entered the weeping tiles around the base of your home as it percolates through the soil. It needs to be pumped away from your home so that your basement remains dry and water does not build up against the exterior walls of your foundation. During construction, the weeping tile is placed against the foundation and is then buried with gravel to prevent dirt and debris from plugging the holes in the weeping tile. If your homebuilder used limestone to protect your weeping tiles, your grey water will be laced with lime which is changing the pH of the soil as it is being pumped onto your lawn. In order to grow vigorously, your lawn should have a pH level of about 6.5 to 7. Water has a pH of 7, or neutral. Therefore, ideal growing conditions are slightly acidic. In order to reverse the effect, you must rebalance the pH in your soil. To do so, you can add nitrogen which will increase the acidity of the soil. Continue moving your grey water hose frequently and monitor the effect of the nitrogen. Start by adding a liquid fertilizer with a moderate level (15 – 20%) of nitrogen. Increase the frequency of applications before considering a higher nitrogen fertilizer. Stronger is not necessarily better. A pH meter is inexpensive and can be purchased at many local nurseries and garden centres.

future retirement home in Winnipeg from a distance of nearly 1000 kilometres, while fi nishing up work obligations in Edmonton. Hailing originally from New Brunswick, the couple spent over 20 years in rural Manitoba communities as well as Winnipeg, so they have no illusions about weathering Manitoba winters. But in spite of that, the couple has decided that Winnipeg will be the place that they will call ‘home’ when their retirement years begin in earnest. “We so enjoyed the people here,” says Marcel, “our neighbours, the community and our children who have sett led here, so there are many reasons to call Winnipeg home once again.” But before Claire and Marcel return to stay, the couple has been keeping tabs on the progress of the major addition they decided to add to their 1100 square foot house that dates back to the 1950’s. Claire and Marcel enlisted Roger Brodeur of Renovations Plus to handle their project based on a referral that the company did top-quality work.

An arched entry is where the new structure merges with the old. “The arch we created used to be the main back door entrance leading up to the kitchen and down to the basement, “ says Roger. “We created a new set of stairs directly into the addition while retaining the original stairs leading to the kitchen.” Claire and Marcel have visited the fi nished product on a recent trip back to Winnipeg in February for Festival du Voyageur. “Before that, we had a lot of virtual tours over the computer,” laughs Marcel. “We’re really pleased with the renovations that Roger did for us. It all flows from the original living room to the kitchen to this new addition and it’s very much in harmony with the rest of the house. We wanted to respect that because if the house was able to speak, we wanted to make sure that it would say, ‘I’m pleased with this. Th is is who I am.’ It’s an addition that will accommodate more people in the future, hopefully grandchildren.”

T

he thing about a good idea is that it never fades into oblivion. In fact, it usually gets better with time. Bath Fitter is one of those good ideas. L

etting in the light while still preserving privacy is the challenge for homeowners who have an abundance of windows and glass entry doors so favored by today’s leading designers and architects. Covering up these fine architectural features with blinds and curtains seems to run contrary to the entire concept of allowing in natural light that is so desirable within a home’s interior. Fortunately, since 1990, MPD Glass

and Vinyl Graphics located at 857 Marion Street, has been providing decorative glass films and sandblasting options that resolve the natural light/privacy issue while also adding distinctive aesthetic flourishes to both the exterior and interior of the home. The company slogan “everything from simple glass cutting, to breathtaking works of art” indicates the scope and skill that MPD provides to it clients. Decorative glass film is a strong favorite for on-site projects, says Philippe Robin, co-owner of MPD. “There’s very little set-up and very little mess. Also, it can be done very quickly. A simple door would take about 1/2 hour to 45 minutes for the application.” Phil adds that decorative glass film should not be confused with the craft store variety. “It’s a commercially made product that is designed for glass application. AS FOR COST, PHIL INFORMS THAT PATTERNS START AROUND THE HUNDRED DOLLAR MARK AND AT THESE LEVELS THEY ARE MORE COSTEFFICIENT THAN BLINDS. “The adhesive is built into the system, and we apply the film with non-toxic chemicals. You can remove it if you want, but it’s designed to stay on. It takes some effort to take it off, using a razor blade for example,” says Phil, “but it does come off. So if you want a change of design five years down the road, it can be done.” “Manufacturers warranties on these products are usually 7 to 10 years but we can honestly say that since 1990, when we started doing this, we’ve never made a warranty claim on any of the products we’ve used and we’ve done thousands of jobs in the city.” As for design ideas, Chris Kaleta, one of MPD’s two artists refers to the MPD website that highlights 40 standard patterns that have been used in the past and our popular choices. “But we have the ability here to do custom patterns or a modification on these designs. We have done designs that incorporated a customer’s address or monogram on the front door. Everything can be personalized.” “Once the customer has chosen a design, the process goes very quickly,” says Chris. “The design is cut on the film and brought to the customer’s home where we peel and prepare it for installation on the chosen surface. The set-up is minimal and once it’s applied, we remove the transfer tape, clean and squeegee the glass and it’s done.” There are many areas in the house that can benefit from decorative glass film applications including bathrooms. “We do lots of bathroom windows where people want to ensure their privacy while still letting in natural light,” says Phil. “We do a lot of pantry doors as well. It seems that every new home now has a stand-alone pantry.” Other uses for decorative glass film include staircase railings, showers, steam rooms and wall dividers. As for cost, Phil informs that patterns start around the hundred dollar mark and at these levels they are more cost-efficient than blinds. MPD also does commercial jobs applying decorative glass film to board rooms where the glass is already in place. “It’s an elegant solution since it solves privacy issues and brings decorative elements to the office setting,” says Phil. TRIKOR BUILDERS WORKED TO MEET A DIFFERENT SORT OF TIME SCHEDULE

for the renovation to a 1950’s vintage home in Frasers’ Grove; the reason being that homeowners Erin and Willem were pregnant with their fi rst child and the delivery date was fast approaching. “Planning for a new family member spurred our renovation process,” says Willem, “including our decision to stay in our house for the foreseeable future instead of moving to a new area. To do that, we wanted to update the kitchen and the upstairs bathroom since they were the two rooms that were showing the most wear and tear.” The main floor kitchen renovation involved dismantling the wall between the kitchen and the dining room to widen the standard size opening to 6 feet to achieve more of an open concept effect. “It was done to facilitate the flow and also to accommodate the addition of an island in the kitchen and to generally give us more space to get around,” says Willem. Removing the wall revealed some major ductwork leading to the upstairs that needed attention to make it work properly. Brian Arnold of Trikor says, “The wall was an issue since it was a 2-storey home and there was ductwork running through the space up to the second floor. That’s always a challenge because as soon as you put too many curves and bends into ducting, you’re not gett ing proper airflow.” Willem and Erin chose maple cabinets with Espresso stain in the classic Shaker style in combination with a special order laminate “Rock Around the Clock” that exudes an uncanny resemblance to quartz. Pot lights overhead and stainless steel appliances give the space lots of light and sheen. The spacious layout now includes a central island that houses the dishwasher, provides loads of storage and additional seating at the counter. When it came to replacing the kitchen tile, it became obvious that the years had taken their toll on the floor which was uneven and slanted. “We had some concerns,” says Willem, “because we had chosen 1 ft by 2 ft tiles and there was some doubt about whether we could use them, but the crew was able to float everything out so that the floor was even. They were able to adapt and make things work for us.” The upstairs bathroom underwent a space reconfiguration that produced big dividends in functionality. “The toilet is in the same space, but the bathtub has been moved against the back wall and the vanity has been moved beside the toilet and the tub on the left hand side,” says Willem. “The remainder of the bathroom is open floor space so it’s a lot easier to get around.” The bathroom floor surface is linoleum that mimics tile, the tile/tub surround is fi nished with 5” x 13” vertically stacked tiles and the cabinets are Shaker style and stained Espresso as in the kitchen. The bathroom window was reduced to half its original size with the tiles applied right up to the edge. With no outside frame around it, the window has an inset appearance and the glass is speckled for privacy. Brian adds, “Because it is in the shower and so as not to have any moisture issues, we were able to seal the tiles right up to the PVC window. No casing around the window gives it a very clean look.” Willem and Erin are very happy they chose Trikor Builders to handle their time-sensitive renovation. Erin says, “At the beginning of the project, they made their in-house interior decorator, Robin Stamler, available so we could hash out some different floor plans, designs, colour and lighting schemes. They are very good at communicating and very easy to talk to. Their estimate was very accurate. We ended up going a litt le over budget but that was due to our choices. We would highly recommend Trikor to anyone!”

PINK Pink is an interesting colour because it still bears the cultural associations of femininity. However, take it from us – it’s a fantastically relaxing shade that we reckon men are now happier to embrace. In fact, many British shirt manufacturers and retailers (most notably one that is actually called Pink) have noted a massive upturn in demand for pink shirts and ties. In some stores, pink actually outsells white and blue alternatives! But let’s get back to the relaxing connotations of pink. Research shows that pink-painted rooms can reduce angry behaviour (at least while subjects are contained therein), which has led some prisons to select pink in their attempts to control aggressive inmates. blue is not just for boys. It’s now considered a colour that appeals to both sexes in equal measure. When a child is still a baby or toddler, a litt le genderspecific scheming can often appeal, but as girls mature, their fondness for pink is often balanced by a yearning for blue. Depending on the intensity of shade, blue can soothe and relax, making you feel more spiritual and centred, which is great news if you fancy experimenting with this palette in the bedroom. What’s more, it’s reported to have educational benefits! So if you want to help your kids sail through their homework, opt for blue as it has been shown to improve concentration and therefore output! Blue is also perceived as a refreshing and invigorating tone, making it a particularly relevant choice for bathrooms and laundry areas.

GREEN Greens represent a wide range of natural colours and so they appeal to many homeowners. Like blue, the colour green tends to be calming and possesses relaxing tendencies. For home decorating, regardless of the room, olive and sage green are generally winners as they are a lovely neutral character, and a lighter shade of both are easy to live with for a long time. Each combines well with many other colours such as cream and soft yellow. Dark greens are favoured as traditional decorating shades (along with colours such as burgundy and deep blue) and that’s why you see these tones used frequently in libraries and restaurants. Hazy yellow-green (and darker muddy greens) are relatively unpopular, whereas zesty lime greens can be fabulous. And take a tip from us – team forest greens with rich wood tones and the results will be amazing!

YELLOW Yellow is a shade that tends to cause more eye

RED Red is considered by many to have the opposite effect to

fatigue than any other colour. In its sunniest tones, it can increase metabolism and is said to upset babies – which is why we tend to avoid using it in nurseries. Colour research has shown that some people, when they are in yellow rooms, can lose their temper, but we like to think we know how to play this colour safely. Balance yellow with either white or black, and you can take this vibrant shade in two distinct directions. If you like yellow but remain scared of its brighter shades, think about spreading more buttery tones around your home. The range of yellows is huge, and of course some homes lend themselves better to decorating than others. Th ink, too, of golden yellows, ochres, and sandy tones to help familiarize yourself with a decorating palette we adore.

Red, like all colours, have variant levels, each of which can create very different moods. Shades such as orangered and brown-red (clearly much more muted than typical cherry red or berry tones) are very comforting, as are earth tones such as cinnamon and brick red.

AFTER ALMOST 20 YEARS IN THE

industry I can honestly say that I can’t distinctly recall anyone who was really, really excited about the prospect of searching for a new lawn maintenance company. It’s just not something anyone looks forward to. At fi rst you feel great about the idea of not having to mow the lawn every week but that soon turns into the anxiety that goes with trying to fi nd someone you can trust to do it. There are ways to minimize the risk and improve your odds of gett ing a reputable company that you can depend on. Your worst fear is fi nding yourself stuck with a contract you can’t get out of in the middle of the summer, wasting your money on a company that you thought would do a good job. To get started, call as many companies as you can. There is no such thing as having too many estimates and most companies can provide an estimate for you even though you may not be home. Make sure you are clear about what you want from all companies. If some companies offer additional services than others, ask that these services be listed with a separate price. Be sure you are comparing apples to apples. Next, a litt le due diligence will go a long way toward narrowing the field.

Most notably, it will tell you right off which companies take pride in their work to the extent they document it. Ask if you can cancel the service at any time. No company should want to service an angry customer. If they show notable resistance to this question, odds are, customers trying to leave mid season has been an issue for them. Respectable companies will have a waiting list of customers waiting to get on board. Ask if the company is insured. As a homeowner, you are liable for accidents on your property but the company you hire should be protecting its staff as well. Ask if they are paying Workers Compensation. Lawn maintenance companies are now required to pay Workers Compensation though many are still unaware of this recent regulation. You can also place a call to the Workers Compensation Board to fi nd out if the company is in good standing.

Companies focused on making a quick buck by offering lowball prices won’t typically offer extras or extend themselves. » Ask how a problem would be dealt with. Is there someone you can reach directly and in a reasonable time frame? How quickly will they address the problem? If you’re looking toward next year, go for a walk, bike ride, or drive through some of Winnipeg’s more affluent neighbourhoods on a Thursday or Friday and see which companies are maintaining the nicer properties. Don’t be shy about knocking on a few doors. People love to hear that you think their property looks great and they’d be all too happy to let you know what they think of their lawn maintenance company. Never let price be the determining factor. High quality service is going to cost more but in the long run, will save you grief and aggravation and will ultimately be worth the long term investment. Are you willing to risk constant nuisance just to save a couple of dollars a month? What you get depends mainly upon what you look for. It is behaviour that builds trust, not intentions. Look for the company that can best prove, not just in their words, but in their actions and behaviour, that they are the kind of service you’re looking for.

division for rural areas, reps for the city and large projects. “Our Main Street retail showroom displays most of our products,” says Nick, “and salespeople are on hand to make the shopping experience easy and informative.” The entire DWD Company has a staff of 50 to 60 employees in various specialty departments based on seasonal demands. “Our sales staff is highly trained by our suppliers and myself,” says Nick who has been with DWD for 20 years. “Schooling is done on a yearly basis to keep our staff up to date with what’s new in the market.” Nick adds that sales staff receives factory-training which results in hands-on learning. The DWD service department consists of 4 people who deal with window and door problems like seal unit failures, defective hardware, or door adjustment. “We are currently working to bring a 10-point inspection policy to our customers so that their windows are always operating to their

fullest capacity,” says Nick. An important part of the company is the 2 dozen installers with high-retention employment histories spanning 4 to 15 years each. “There’s a great deal of stability and knowledge within this department,” says Nick. DWD manufacturing processes embrace the move towards ‘green’ technology in terms of factory equipment. “We’ve invested money in technology for equipment that actually saves us a lot on wasted material on the factory floor,” says Aurele. Aurele and Nick remind customers about their solid 25-year warranty that stands behind all DWD products as well as their standard free estimate procedure. Retail hours for the 1924 Main Street showroom are 8 am to 5 pm Monday to Friday. Nick adds, “Our sales staff have access to the showroom after regular business hours and are always willing to make appointments with customers in the evening for their greater convenience.”

THE ADAGE SEEMS TO BE “YOU CAN always find me in the kitchen at parties,” but what do you do if you really don’t want the whole party to be stuck in the kitchen, or the kitchen isn’t suited for entertaining guests? Creating a space that will be more appealing for a party scene seems like the best way to go, but what makes the kitchen the one place where people always seem to gather? It is usually the room that is the source of drinks, food and maybe most importantly, the host! The owner of this Mississauga loft was hoping for a space that would work well for all of the parties that they like to host.

Coming from a large family myself, I know that having a good space for extended family gatherings is very important. They seem to work best if the space is open concept, allowing for everyone to sit in the groups that they are interested in. In this space, we started with a conversation area that also focused on the entertainment unit. This area is perfect for sitting with smaller or larger groups as the combination of sofa, love seat and chairs allow everyone to focus on the conversation. On the other hand, if the big game is on, then the group is able to focus on that. This is also where the music is centred. If you don’t have a sound system in the house, you want to be able to access the music easily to be able to control the party and the way it happens. In the area adjacent to the conversation space is a large table where food can be displayed and enjoyed. It seems that people will go to where the food is. Chairs can be moved out of the way to create a buffet setting for larger parties, or the chairs can stay in place for a casual sitting of eight. The table also does double duty as the top can be removed to reveal a classic poker table. This works well for the guys’ poker night (or the ladies’ poker night for that matter!). good part of entertaining. Allowing your guests a variety of surfaces to place food and drinks is important to ensure that the flow and the fun of the party continues to roll. Naturally, the party space needs to have a bar area. We have equipped this one with a beer tap, a dishwasher, a fully stocked bar and a wine fridge. The advent of the single-drawer dishwasher means that it is no longer necessary to take all of the dishes to the kitchen to be washed and replaced behind the bar. The various trips to and from the kitchen are the ones that encourage guests to “give you a hand” and before you know it, everyone is back in the kitchen. There is also additional seating around the front of the bar so guests can visit with each other or with the host as they make drinks. Each of the windows in the dormers of the house has additional seating built into the space. This actually serves a double function in that it allows two people to sit together to have a conversation or share a laugh. The other function to these window seats is that they act as storage to the room. As the whole room was conceived as a party space, it was clear that decorations were always going be needed in this area, either for the holiday season or for the various birthdays and anniversaries to be celebrated here. The area under the seats houses all of the decorations required to transform the room for any festive occasion. It also allows storage for board games and a selection of children’s toys. While there are no children living here, a couple of toys can change a bored and irritating kid into an occupied and entertained child, leaving his or her parents to enjoy the party. In the back corner of the room are a couple of chairs near a very small library. This is a great space in the room when no one is around where you can curl up with a book and some quiet time; when the party is in full swing, it allows a place for a couple of people to have a somewhat private conversation or to reconnect after a year of not seeing each other. The other great thing about this space is that it can be used for older people who are a little less interested in being in the thick of things or perhaps just need to have a quick nap before they jump back into a rousing game on the Wii! Creating a space for food, beverages and entertainment, and at the same time creating various zones where your guests can find the level of party that most suits them, is the ideal way to create an area that will become “party central” and finally you can have the kitchen back, all to yourself! Of course, the most important part of the party is the people who you spend your time with – enjoy them! Conquer clutter 8 tips from organizing guru Laura Wittmann of Clutter Rehab to get you inspired for spring cleaning and clearing

A S K C L U T T E R QU E S T I O N S As you face each clutter decision, ask yourself the questions below. You can do this in two ways. One is to evaluate each item by asking all the questions about it at once. If the thought of that seems too overwhelming, you can ask them in stages. For example, evaluate each item by going through and only asking the fi rst question. Then take that same pile and go through the items again asking the second question, and so on. By the time you answer all five questions, your pile should be considerably smaller (if you’ve been honest, that is!). QU E S T I O N S: ›› Do I love it? ›› How long ago did I last use it? (More than a year ago? Toss it!) ›› Do I have the room to store it without it affecting my efficiency and stress levels? ›› Am I willing to give up something else in order to make room for it? ›› Can I imagine myself or anyone else in my family ever loving it or using it in the foreseeable future?

Th is is a shelf near my entryway that I use for all the things that don’t belong in my house but need to go somewhere else: items that need to be returned to the store, a friend’s plate left over from the last dinner party, magazines I want to pass along to someone else, letters to be mailed, etc. The trick is to get into two habits: to put stuff on the shelf that has to go out and to actually check the shelf before leaving the house to see if there’s an errand that can be run on your route. I’ve made it part of my beforebed 10-minute routine to round-up these misplaced items and add them to the shelf so they’re ready and waiting for me the next day when I head out to do my errands.

miscellaneous documentation, a communication centre for the goings-on of life. Perfect for things such as important telephone numbers, birthday party invitations, receipts for items needing to be returned, school papers with specific information on an upcoming event, papers that need to be referenced routinely, or bills to be paid. Ideally, you want to choose a central location in your home, that you can’t help but see every day and that is accessible by all members of the family. It should include a central calendar, a message centre, and fi le holders or bins for each of your children’s school papers. And don’t forget the chore charts!

K e e P Yo U r v e h i c L e s t o c K e d W i t h e s s e n t i a L s You never know what’s going to happen when you’re out and about. Organization helps you to prepare for whatever life throws at you. While we can’t control the traffic, weather or even sick kids, we can keep our vehicles stocked to help us in these situations, should they happen. Grab a container and fi ll it with a fi rst-aid kit, wipes, a change of clothes if you have litt le ones, extra diapers, Ziploc bags, tissues, receiving blankets (these work at any age for quick cleanups!), activity kits for traffic-stalling boredom, and of course, snacks and water. Don’t forget to keep a trash bag in your car at all times. You wouldn’t throw garbage on your floor at home, so don’t do it in the vehicle, either. Every time you get gas, get in the habit of dumping the garbage. Just a litt le advance planning can make a huge difference to how your day will end up playing out.

Do you have projects that don’t interest you anymore, that have been cluttering up your space for years, yet you feel some sort of obligation to complete them? It might be time to let them go and feel the weight lift from your shoulders as a result. Go ahead! What are you waiting for? Th ink about whether or not the space you have given your clutter permission to take over could be put to better use. Are you really willing to give up square footage of usable space in your home for stuff you “might” use or need one day? Really stop and think about the power you’re putt ing in your clutter’s hands. What kind of hold does it have on you and why are you allowing it to happen?

U s e v i s Ua L c U e s t o c U t c L U t t e r Sometimes with everything else going on, we can’t remember what we’ve used and what we haven’t. It’s time for some visual cues. For instance, turn the hangers around in your closet to face the opposite direction; as you wear something, turn the hanger back around. At the end of the

season, you’ll know exactly what you’ve worn and what needs to be purged. Alternatively, place small stickers on your clothing, and when you wear something remove the sticker. Anything remaining with a sticker after a year is ready to leave the nest.

You can literally double the amount of closet space you have by adding an organizer to it, and I’m not talking an expensive one, either. You can get perfectly wonderful, inexpensive closet organizers at most department stores. I like the ones that provide the cubbies in the middle – they make my heart sing!

Thankfully, many organizing tasks can be completed in short bursts of attention. Once you see how easy and rewarding it is to tackle one small task or space at a time, the impact of those results will make you want to do it over and over and over again, until you become an addict like me!

Use Greener Building Materials Building or renovating your home with non-toxic and renewable materials ensures better air quality and reduces damage to the environment caused when goods are produced and resources are harvested. Choosing materials produced closer to home means they travel shorter distances – and that means fewer greenhouse gas emissions. Install Energy-Efficient Features and Appliances Installing energyefficient lighting, heating, cooling and water-heating systems can dramatically reduce energy use and cost. Selecting high-efficiency appliances with ENERGY STAR® ratings, and quality exterior doors and windows will further reduce your home’s energy consumption.
