Coquitlam Town Centre is the main commercial and retail neighbourhood for the city of Coquitlam and covers 723 hectares. Bounded on the north by David Avenue, the eastern edge follows Lincoln Avenue from the Coquitlam River to Westwood Street, then heads south along Westwood Street to the CP Railway line. The southern boundary follows the railway line, just north of Lougheed and Barnet highways. The Town Centre also contains the

highest concentration of highrise condominiums in the Tri-Cities and northeastern Metro Vancouver.

THE VIBE

Downtown Coquitlam, the Coquitlam Town Centre, is a study in contrasts: On one side of the street, there’s a typical suburban mall, Coquitlam Centre, and on the other side of the street, there is a 100-acre park with trails, greenspace and a lake that locals can fish in. Buffering the two is

PLANES, TRAINS & AUTOMOBILES

This area is perfectly positioned for getting around. The West Coast Express picks up downtown commuters in the morning and drops them off in the evening; buses going in every direction connect to the neighbourhood and the SkyTrain Evergreen Line connects the area to Metro Vancouver’s rapid transit system. For those needing to get farther out, Hwy. 1 makes it a breeze.

THE GOOD, THE BAD & THE REST

More than 30 years ago, a gravel pit was at the centre of Coquitlam Town Centre. It has since been transformed into an urban park, representing positive changes in the neighbourhood. But some residents are still feeling the growing pains of a new urban centre, including heavy traffic and construction.

REAL ESTATE

Condo towers are fast popping up in Coquitlam Town Centre. The rest of the neighbourhood has mainly older, three-storey walkup apartments and townhouses, and to the eastern side behind the Town Centre, single-family homes.

There’s no need for Coquitlam Town Centre residents to go to Vancouver to have a taste of arts and entertainment – they can walk here to watch live theatre, take in a show or browse the art gallery.

CITY CENTRE AQUATIC COMPLEX

The wave pool at the City Centre Aquatic Complex is always a hit with kids, but the pool offers swimming lessons and leisure swim for residents of any age. The centre also includes a fitness gym.

WHAT IS A PORTABLE OPTION

IN A MORTGAGE?

Selling your home and moving into a new one can be a stressful experience. Why make it worse by worrying if you can carry your current mortgage over to your new home?

Having a portable option in your mortgage enables you to move to another property without losing your existing interest rate, mortgage balance and terms. The ability to port also allows you to increase your mortgage amount without paying a penalty. However, it’s important to note that not all mortgages are portable.

If you have a fixed-rate mortgage, it usually has a portability option. If you require additional funds, there are two ways lenders do this. Some lenders will do a blend and extend. They will look at the interest rate you have, compare it to the rate that is currently available, and then blend both rates. This will be the interest rate you will have for the new term. The amortization period might increase or remain the same.

Some lenders, most often banks, will allow your mortgage to remain in place and if you require more funds, they will give you another mortgage with the current interest rate, a new amortization period, and a new maturity date. The challenge here is that you will have two different mortgages renewing at different times and with different amortization periods. If you ever decide to move your mortgage to a new lender, you will have to pay a penalty because of the different renewal times.

If you have a variable-rate mortgage, porting is usually not available. As such, upon breaking your existing mortgage, a three-month interest penalty will be charged. This charge may or may not be reimbursed with your new mortgage. While porting typically ensures no penalty will be charged when you sell your existing property and buy a new one, some conditions that may apply include:

• Some lenders allow you to port your mortgage, but the sale of your current home and the purchase of your new home must happen on the same day. Other lenders offer a week to do this, some a month, and others up to three months.

• Some lenders don’t allow a changed term or force you into a longer term as part of agreeing to port your mortgage.

• Some lenders will, in fact, reimburse your entire penalty, fixed or variable,

if you simply get a new mortgage with the same lender – replacing the one being discharged. Additionally, some lenders will even allow you to move into a brand-new term of your choice and start fresh.

• There are instances where it’s better to pay a penalty at the time of selling and get into a new term at a brand-new rate that could save back your penalty over the course of the new term.

What you’ll see is the pre-sale project as a whole, individual sample

GATHERING INFORMATION

Knowing what to ask is key to establishing better peace of mind as a potential homebuyer. Here are some questions to help you get the information you need.

1. WHAT’S INCLUDED IN THE STARTING PRICE?

You probably have a budget in mind before stepping into the presentation centre, so don’t be afraid to ask about pricing right off the bat. When it comes to starting prices, you also need to know which features and finishes your new home will come with. There’s a good chance the sales centre will have a model suite or suite vignettes, or it may actually be located in a model home. If you have the opportunity to tour a model,

ask whether the finishes seen are upgrades or standard.

2. WHAT FLOORPLANS ARE AVAILABLE?

If you’re at a relatively new presentation centre opening, the answer will likely be “all of them.” However, it’s still a good idea to inquire, especially if you have a certain plan in mind or are a novice homebuyer. This information will help you determine whether or not you need to stick around at the site. If what you’re looking for is available, then jump on it. If not, continue your home hunt.

3. WHAT COLOUR SCHEMES ARE AVAILABLE?

Nine times out of 10, you have a colour scheme in mind before you even step foot inside a presentation centre, so again, go ahead and ask what’s available. Although it may seem like a relatively easy change,

homebuyers can be particularly sensitive to colour scheme selections. Purchasing a pre-sale home has many benefits, including colour scheme options, customizations, the possibility to spread out deposits and much more. Pre-sale also provides you the opportunity to plan ahead, allowing you the time to budget.

4. WHAT DOES THE DEPOSIT SCHEDULE LOOK LIKE?

Generally speaking, you need a deposit to secure your unit. The good news is your deposit structure is paid out over time, so you won’t need to have it all available up front. Before you sign an agreement to purchase, ask if you’re able to rescind your offer with no fear of penalties. If a timeline is given, most people take this time to have their lawyer review the contract and to get pre-approval from a mortgage lender, which is usually a requirement from the builder.

5. WHAT ARE THE STRATA FEES?

Your monthly strata fee is an amount that the strata corporation uses to pay the common expenses of the development. Your individual fee is assessed by taking the total cost of the strata’s expenses and dividing that by the unit entitlement of your strata lot. Be sure to inquire, so you’re able to budget effectively for your new home.

PINK! IT’S NOT JUST FOR BARBIE!

Every room tells a story… and for the moment, the story is pink. With the popularity of Barbie this summer, we are seeing all shades of this fantastic colour everywhere. Pink is not necessarily a hue that many would turn to in decorating, and it’s not always the easiest to mix and match, but it is a happy colour that can be both calming or a bold statement. Most shades of pink can complement, highlight or pair well

with just about any colour scheme or design esthetic. A bold fuchsia or deep cerise pink works well with an ashy chocolate brown, as does a soft pale pink. In turn, a soft pale pink blended with a rich ochre can create a very warm and relaxed palette. Pretty dusty salmon or coral pinks look lovely with greyish blue tones. Deep greens and blues with varying shades of pink can denote a slightly more traditional vibe, while a vibrant

chartreuse blended with softer pinks can be more modern or edgy. Pale pinks and warm grey tones work if you’re feeling a bit retro, while more muted hues and deep eggplant purples can create a relaxing nostalgic vibe… the versality of pink is endless.

try easing into it with some light accessories or throw cushions. Or if you’re ready for just a tad more, then try creating a feature wall with a great wallpaper pattern or bold shade of pink. There are so many possibilities that would allow you to inject a bit of this fun trend into your home — beautiful fabric and wall covering patterns in wonderful shades to please any mood, style and room.

SOME DECOR TIPS

If you’re looking to incorporate multiple patterns and textures into your space, there are a few things to keep in mind to achieve that “designer look” in your own home. Balance is key. Remember to vary the scale of the patterns from small to large and maintain the same depth or magnitude of colour to avoid an imbalance in the space. Start by blending together a minimum of three fabric patterns for a solid base to expand on. Your first pattern should be the most impactful. The second pattern should be completely different, about half the scale of the first one and should incorporate some similar hues and tones. The third pattern can be smaller scale and similar in pattern to either of the first two, with at least two to three of the colours found in the other patterns. So, for example, if you have selected a large-scale floral as your first pattern, the second could be a bold stripe or a geometric fretwork pattern. Then blend in another small-scale floral or an alternative geometric for the third. You can still add another pattern or two or three, if you wish; maybe a small check, dot or something in a solid small-scale texture. If you’re more adventurous, consider throwing an animal print into the mix for a bit of fun. There are a lot of fabulous pink animal prints available today that can spice up a room –and remember to maintain balance throughout your space.
