WELCOME HOME TO THE WARMTH OF

HEARTHSTONE

The Hearth of the home is where loved ones draw near, sharing warmth and comfort together. It is this welcoming ambience that the new community of Hearthstone embraces. This young community along the northeast corner of Sherwood Park celebrated its grand opening in January 2023 and is now welcoming its first residents. “The first phase of the construction of the park – one of the community’s major amenities – will be completed this year,” says Careen Chrusch, Director of Marketing for Mattamy Homes, the developer and exclusive builder of Hearthstone. The event itself was a big hit, as crowds of visitors were delighted by the family-friendly fun event that encapsulated what living in such a 8

New Home + Condo Guide | Feb. 16–March 15, 2024

close-knit community will be like. “Our first residents already love their new homes.” Chrusch says. “Hearthstone’s Farmhouse Aesthetic makes the community feel so cozy and timeless, and our signature Widelot design of the single-family homes here creates a very pleasing streetscape.” The timeless vision for Hearthstone is enhanced by its close-to-nature location that makes it a haven for active and recreation-minded families. “We have the Oldman Creek Ravine as our backyard with 37 kilometres of walking trails and a wildlife corridor,” Chrusch says. Hearthstone offers a wide range of choices for homes to suit different budgets, and include single-family homes, duplexes, and townhomes.

The community covers a total of 320 acres and will have over 1,750 homes on buildout. Six showhomes are now open to visit and display the wide array of home styles and lifestyles available in Hearthstone. Among the most popular is The Armstrong, it is Hearthstone’s largest single-family showhome at 2,864 square-feet. It features four bedrooms, two-and-a-half baths above grade, a finished walkout basement, and double attached garage. “This home is striking because it has a very unique floor plan spanning several levels with a split-level loft in between the main and upper floor. It has a dog wash station and a spice kitchen, which is something you don’t always see. It has a soft,

understated colour scheme accented by unique lighting and textures,” says Tarilyn Shaw, Mattamy’s marketing coordinator. The Whistler front-drive garage, single-family home is at 2,224 square-feet, has four bedrooms and two-and-a-half baths above grade. “This home has a gorgeous main floor that features wall to wall kitchen cabinetry and a stunning blue onyx fireplace. Blue and gold accents weave throughout the home and make it a standout design. One of the most interesting rooms is the primary ensuite, which has a standalone tub and chandelier,” Shaw points out. The Fullerton is at 2,043 squarefeet, with three beds, and two-anda-half baths above grade; it features a finished basement, and a double attached garage. “This home has a moody feel, with earthy colour scheme and a gorgeous entertaining space. All three bedrooms have walkin closets. The walkout basement has a very cool lounge area and a music room.” In the duplex line is The Palliser, a finalist at the 2024 CHBA-Edmonton Region Awards of Excellence in the Best Multi-Family over $450,000 category. makes brilliant use of its 1,725 squarefeet of living space. It has three bedrooms, two-and-a-half baths and a double attached garage. “This home is so interesting and does not feel like a duplex. It has a gorgeous kitchen with tons of cabinet space, really unique lighting, and it really leans into a green jewel-toned colour scheme. It has a beautiful statement fireplace and a lot of space for entertaining. It is perfect for those who want a bit of green space but not a ton of maintenance as it has a side courtyard rather than a full yard.” The Ripley End townhome is at 1,458 square-feet, with three beds, and two-and-a-half baths, with double attached garage. “This townhome has lots of charm and is nicely finished with a unique mosaic kitchen nexthome.ca 9

backsplash and warm, earthy tones. It has a loft upstairs, which is not common in townhomes, as well as a large bath oasis in the primary suite.” While The Fisher townhome is at 1,380 square-feet, with three beds, and two-and-a-half baths, and double attached garage. “Many love this home for its pink accents and cozy fireplace feature. It has a really great mudroom with lots of built in shelving, and the upper level is designed with a large walk-in closet and balcony off of the primary bedroom.” Shaw says. There are 27 floorplans available altogether in Hearthstone to make sure that it is a community for everyone. “The buyers are local with a mix of first-time buyers, move-up buyers and retirees,” she adds. There are also several quick move-in homes available currently. Not lost on buyers is Hearthstone’s convenient location in the northeast corner of Sherwood Park. “The family-oriented feel of Sherwood Park is appealing. A lot of people buying so far have family that already live in Sherwood Park, relatives closeby! People like that they can have something exciting and new very close to the things they know and love.” 10

New Home + Condo Guide | Feb. 16–March 15, 2024

Hearthstone is as family-friendly as they come, with the makings of a community that embraces work-life balance. “It is a close commute to Edmonton, yet without the busy pace of the city. It is conveniently located to commercial amenities, including the nearby Emerald Hills Shopping Centre. The Italian Centre is a great place to shop, and L’OCA is slated to open in April 2024 we hear (it’s the Disney World for foodies!)” Living in Sherwood Park has its own set of perks as well. “Sherwood Park has a tight-knit small community feeling with a variety of experiences

close at hand. It feels safe and welcoming and is a great place for families to put down roots.” Sherwood Park also has great amenities like a large rec centre, a hub for festivals and events, and lots of beautiful outdoor spaces. “Property taxes are also certainly lower than Edmonton and home prices are typically a little lower here as well. Sherwood Park has all amenities you need with close access to downtown Edmonton for concerts and festivals.” Find out more at mattamyhomes.com.

New Home + Condo Guide | Feb. 16–March 15, 2024

Did you know that Sherwood has its own biosphere? Did you know Sherwood Park has its own winery? Did you know Sherwood Park is not even a city or a town? There may still be a lot to know about this pleasant Alberta hamlet, but what has always been known is it remains one of the best places to live in the Edmonton region. Sherwood Park is, in fact, the largest hamlet in the world with a population of over 73,000 people, according to the 2022 census. It is

the largest urban area of Strathcona County which has a total population of 100,362 people. It was granted specialized status by the Government of Alberta in 1996 as an Urban Service Area. Growth is the abiding promise in Sherwood Park, with the population growing 2.3 per cent from 2018 to 2022. And it’s bound to grow even more, as there are several ongoing residential developments that make it the perfect place to put down roots in. Mattamy Homes’ Hearthstone and

Rohit Communities’ Cambrian are two of the latest and both focus on the easy living appeal of live here. ATTRACTING NEWCOMERS

FAMILY FRIENDLY

But why will people want to live in Sherwood Park? Well, for one thing, there is no shortage of amenities, including boutique shops, delicious diners and various points of interests that make it a great place to live. PHOTO: GOVERNMENT OF ALBERTA

Hearthstone

Festival Place has always been the centre for enjoying live music in the past and into the future. It is a vibrant multi-use centre for the arts, community and business that informs the cultural and social life in the county. There is a lively art and culture scene as well with Gallery@501, and the historic, 100-year-old Smeltzer House offers art and culture programs that keeps the artistic legacy alive. Sherwood Park has a multitude of recreational opportunities within its borders by just a 20-minute drive east is the Beaver Hills Biodiversity Trail and a little further on to Elk Island Park and all the outdoor fun they offer, including stargazing as part of Alberta’s Dark Sky preserve.

Barr Estate Winery

There are a lot of unique restaurants and diners to quell any foodie craving in Sherwood Park, but La Patrona is a particular favourite among locals. Serving authentic Mexican food, it’s humble beginnings as a food truck grew from a dedicated following that seems to multiply every year. Their tortas and tacos are some of the best this side of the border. “There is also the Italian Centre, and the Emerald Hills commercial centre is very close by,” Chrusch adds. “L’OCA is slated to open in April 2024, we hear, it’s like Disney World for foodies!” There is even a local winery. Barr Estate Winery produces fruit wines from locally-sourced raspberries, strawberries, and rhubarb, and is open to the public for private tours.

Both developments from Mattamy and Rohit are attracting younger families, who are now becoming more prominent in the hamlet that used to mostly attract seniors and retirees. Diverse housing types, plentiful amenities and easy-living lifestyle Sherwood Park offers make it irresistible to many newcomers. Careen Chrusch, marketing director at Mattamy Homes, tells Edmonton New Home + Condo Guide that Sherwood Park is relatively more affordable, which is a big reason for its continued growth, but that’s not all there is to it. “Property taxes are certainly lower than Edmonton and home prices are typically a little lower here as well. Sherwood Park has all amenities you need, and its connection to nature is amazing with the Old Man ravine nearby. Yet, it has quick access to downtown Edmonton,” she says. “It is a tight-knit, small community feel with a variety of experiences close at hand. It feels safe and welcoming and is a great place for families to put down roots.”

NEW RESIDENTIAL AREAS

Hearthstone by Mattamy Homes is on the northeast corner of Sherwood Park and has seen strong demand since it opened last year. “Hearthstone’s Farmhouse Aesthetic makes the community feel so cozy and timeless, and our signature Widelot design of the single-family homes here creates a very pleasing streetscape,” Chrusch says. The timeless vision for Hearthstone is enhanced by its close-to-nature location that makes it a haven for active and recreation-minded families. “We have the Oldman Creek Ravine as our backyard with 37 kilometres of walking trails and a wildlife corridor,” she adds. Hearthstone offers a wide range of choices for homes to suit different budgets, and include single-family homes, duplexes, and townhomes. The community covers a total of 320 acres and will have over 1,750 homes on buildout. Mattamy is the exclusive builder and developer of Hearthstone, and there are six showhomes now open to visit displaying the wide array of home styles and lifestyles available. Cambrian by Rohit Communities prides itself as one of the most

exclusive enclaves in Sherwood Park, where homes offer an escape from the urban jungle into an urbane, peaceful residential neighborhood that works with nature rather than against it. “Cambrian is a ravine community where you find everything in one place,” says Scott Rudman, Senior Project Manager, Rohit Communities. “This master-planned community has a variety of home styles to choose from with future commercial sites, a school, multifamily apartments, parks, and open spaces, and more. There are mixed-use trails that meander along the Oldman Creek Ravine and through the neighbourhood’s rolling landscape connecting the parks and other amenities.” Residents get to choose among award-winning builders, including ART Homes (which will be building their biggest showhome yet), Bedrock Homes, Gill Built Homes, Rohit Communities, San Rufo Homes, and Victory Homes. There are a variety of home styles offered to suit every lifestyle, including single-family frontattached garage homes, Zero Lot Line front and rear detached garage

homes; as well as duplexes (FrontBack Duplexes) and townhomes. Sherwood Park also boasts the affluent Sherwood Golf and Country Cub Estates community. Developed by Landrex, it offers some of the most luxurious homes this side of Edmonton. Homebuyers also get a terrific amount of choice for front drive, laned and duplex homes in Qualico Communities’ Summerwood. SummerWood is conveniently located near grocery stores, shopping, restaurants, and recreation facilities. For ease of access, the Yellowhead Highway and Highway 21 are just minutes away. Residents have a wide choice of housing options to choose from, including multi-family housing, single-family, and executive estate homes. The largest growth of structure type between 2011 and 2016 continues to be singledetached homes with 1,265 new homes added. The second largest growth in structure types was in low-rise apartment buildings (fewer than five storeys) and semidetached homes. It really doesn’t matter whether it’s a city, town, or hamlet, Sherwood Park has something for everyone to like.

Brookfield Residential

EDMONTON LEADS THE WAY IN ALBERTA’S

NET ZERO HOMES REVOLUTION by PEPPER RODRIGUEZ Net zero homes may seem to be just the latest buzz word in the new home industry these days, but it’s certainly become serious business. Given the fact that cost of utilities continues to rise and the added burden of the carbon tax, many are now taking into consideration the new ways to make new home living more sustainable. Recently, more new home builders are turning to net zero homes as climate change continues to factor into our daily lives and reducing greenhouse gas emissions has become central in how businesses and lives are conducted today. Edmonton has always been a leader in this revolution and now the rest of Alberta is catching up, as more 20 New Home + Condo Guide | Feb. 16–March 15, 2024

net zero homes, and Net Zero-ready homes, become available. Net zero refers to a home producing as much energy as it uses in a year. There are three components that make your home net zero: building envelope, mechanical system and

a renewable energy source. Solar panels, multi-pane windows, even efficient building processes contribute to make an energy-efficient home The following are a few of Edmonton’s most popular new home builders that are offering net zero homes. Brookfield Residential

BROOKFIELD RESIDENTIAL

Brookfield Residential has been studying how to efficiently build net zero homes for the better part of a decade and they are opening new showhomes in Edmonton and Calgary that display all that they have learned so far. Their first attempt in building an energy efficient home was with the passive house they completed in 2019, says Brookfield Residential’s Lindsey Wachowicz, Business Strategies Manager, Land & Housing Development for Alberta. She says what they had learned in building the passive house was that the resulting costs didn’t make sense for production housing at that time. “Since then, there have been a lot of new innovation introduced that may change the outcome we saw back then.” Today, Brookfield Residential’s net zero home is far different from that passive house, because there are different requirements for modeling and construction details required, and now the multi-national homebuilder and land developer feels more confident in how to efficiently build Net Zero homes. “Later this year, we will look to introduce Energy Efficient packages that include a limited net zero and net zero ready offering,” she says. “Net zero is important for future homebuyers to consider because it is an 80 per cent more efficient home,” she says. “With a thicker wall assembly, and an ASHP (air source heat pump) for your mechanical system – the home runs more efficiently and the energy used can be offset from the solar panels – this can help futureproof your home of any electrical rate increases.” With the advanced construction methods and materials, a new net zero home is a more comfortable with more even temperatures throughout. “The additional benefit of a tightly built home is it is a quieter home. Last, ultimately knowing you are helping support the environment, our net zero home saves 14 tonnes GHG emissions/year.” That is equivalent to getting 11 gas powered vehicles off the road per year.”

Jayman Edmonton Net Zero Showhomes

Jayman Edmonton Net Zero Showhomes

In Edmonton, Brookfield Residential has the Belvedere 4, a rear lane single family showhome in Edgemont. This home features three bedrooms, a bonus room, and a luxurious curved staircase. “For net zero, the home features an ASHP with a natural gas furnace as the back-up heat source. It also features a net zero wall assembly, high efficiency triple pane windows, electric appliances, and fireplace, as well 24 solar panels – just to name a few features.” Although there is an added price component in building a Net Zero home from 10 to 15 per cent more than a regular home, Wachowicz says to keep in mind the savings and peace of mind that a sustainable home design can provide. Go to alberta.brookfieldresidential.com for more information.

JAYMAN BUILT

Jayman BUILT has prided itself in being at the cutting edge of home design innovation in Alberta, and their hit line of advanced, energysaving home models have proven that environmental sustainability and good business can go hand in hand. “Our Jayman BUILT net zero certified homes – known, as the Quantum Performance Ultra E-Homes, prevent 10.37 tonnes of greenhouse gases from entering the atmosphere, and can save homeowners up to $2,850 on their energy costs,” says Dave Krasman, Director, Corporate Purchasing, Jayman BUILT. “Not only is this home good for the environment, but good for homeowners’ pocketbook. As building code is requiring Net Zero Ready by 2030, it was important for us to ensure we can meet these advancements in code requirements today, not some time in the future.” nexthome.ca 21

Jayman introduced the Quantum Performance Ultra-E home in 2021 and expanded its offering in 2022, with the Path to Net Zero. “They have been well received by the market, with a handful sold each year,” Krasman says. Today, buyers can build a Jayman Net Zero home in every community they build in, as long as the homesite has 200-amp servicing. “A mix of laned and front-attached showhomes are available to tour with our net zero offering, which includes 30 or more solar panels, a proprietary wall system with Net Zero building envelope and triple pane R-8 windows with argon fill and an air source electric heat pump mechanical system. There is no noticeable change to the design, layout or functionality of the home. We have 12 Quantum Performance Ultra E-Showhomes in Calgary and eight in Edmonton available to tour.” Building a Net Zero certified home does add approximately $80,000 to $100,000 to the home’s purchase price, he points out. “However, these prices do vary based on the ‘step’ you choose along the process. Every Jayman BUILT home we build comes with what we call our Core Performance – this is a set of standard, energy efficient inclusions like 10 solar panels, tankless hot water heater, high efficiency furnace, triple pane windows, and more. They come standard on all Jayman BUILT homes and save our homeowners up to $1,300 annually on their energy bills.” For more information, visit jayman.com. LANDMARK HOMES

Landmark Homes has been at the forefront of the sustainable home movement in Edmonton, having built their first Net Zero home back in 2012. Between then and 2017 they have built 25 more net-zero homes, refining the process and technology to introduce Canada’s first affordable net zero home. 22

New Home + Condo Guide | Feb. 16–March 15, 2024

Landmark Homes

Moheb Habashy, Digital Marketing Manager at Landmark Homes tells Edmonton New Home + Condo Guide that it took the builder 5 years of research and development to introduce Canada’s first affordable net zero home in 2017. “The Pisa was built in the Maple Crest community of Edmonton and was just under $400,000 that met an attainable price point for the average family, giving Landmark Homes international recognition to successfully deliver an affordable net zero home to the market.” Today, Landmark Homes is an industry leader in producing not just net zero homes, but all types of homes. “We have our own R&D department and part of what they do is that they research everything that entails energy efficiency and energy conservation and practically apply it to our net-zero homes and all of our products, following best practices and 12 years of experience building net-zero and net-zero-ready have made us experts in building highperformance, energy efficient and Landmark Homes

healthier homes that fit all budgets,” Habashy says. Landmark’s CEO and founder, Reza Nasseri, he points out, has always been passionate about innovation and sustainability, which led him to streamline the home building process and move construction indoors. “Reza revolutionized the home building process by bringing cuttingedge technology for building homes indoors which was and still key to Landmark Homes leadership in sustainability and success in building net-zero homes,” he says. Landmark Homes can build netzero and net-zero ready homes in any of the communities they are found in where 150 amps lots are available. One at Keswick, Rivers Edge, Aster, Blatchford and more. “We currently have our Net-Zero show home open on weekends in Blatchford, and we would love to welcome you to experience the difference and to learn more about our net-zero product” he says. INFILL COMMUNITIES MAY HOLD KEY IN EDMONTON’S SEARCH FOR

HOUSING AFFORDABILITY by PEPPER RODRIGUEZ

Mature neighbourhoods closer to the downtown have all the advantages – tons of amenities, better commute times to work 24

or school, lots of entertainment opportunities nearby, and more. The one thing these infill-city communities doesn’t have is

affordability. But the City of Edmonton is taking steps to fix that. As of January 1, 2024, Edmonton is implementing Zoning Bylaw 20001,

As of January 1, 2024, Edmonton is implementing Zoning Bylaw 20001, which sets the stage in increasing affordability in these neighbourhoods

Rheubottom says these were much needed changes that can work with other affordable housing programs, such as CMHC’s MLI Select financing tool, that can present opportunities for developers to pursue projects like purpose-built rentals and mixed-use developments. He says this goes a long way in “enhancing housing affordability and community amenities that benefit all residents whether they rent or own.” The new bylaw is part of Edmonton’s Infill Roadmap that supports residential infill in established neighbourhoods to maintain their vitality and make the best use of existing infrastructure. IDEA is very much supportive of the roadmap, saying this is an important way to help everyone find the right homes in the right communities. IMPROVING EDMONTON’S INFILL COMMUNITIES

which sets the stage in increasing affordability in these neighbourhoods. One of the changes the bylaw makes is streamlining residential zones from 16 to six categories. “This simplification offers greater housing diversity without the need for rezoning, allowing developers to expedite housing projects and reduce associated costs,” says Nicholas Rheubottom, Executive Director of Infill Development in Edmonton Association (IDEA), and organization advocating for the improvement of these communities around Edmonton’s core.

The massive, contemporary developments of Village at Griesbach and Blatchford are considered infill communities, as are the other more mature communities around the city’s central core – including its downtown, as well as neighbourhoods within the five former municipalities that Edmonton absorbed between 1912 and 1964. Most new traditional infill development these days are centred around Southeast Edmonton in the Strathearn, Holyrood, and Bonnie Doon communities, and also West of Downtown Edmonton, in Westmount, Crestwood, Glenora, and Laurier Heights.

Rheubottom says IDEA plays a pivotal role in advocating for the benefits of living in these mature neighbourhoods. “Through engagement with community leagues and other organizations, IDEA raises awareness of the unique advantages these areas offer. By hosting events showcasing commercial infill spaces and local vendors, IDEA highlights the vibrancy and appeal of living near the core. The organization’s advocacy efforts, including involvement in zoning bylaw initiatives and district planning, contribute to making mature neighbourhoods more functional, desirable, and affordable for Edmontonians, aligning with the vision of creating 15-minute communities outlined in Edmonton’s City Plan.” “Our purpose is to drive change toward people-centred communities, and we do so through a committed volunteer board and diverse membership, including builders, developers, consultants and community members,” says Chelsey Jersak, IDEA’s past president and founder and principal of Edmontonbased Situate urban planning firm. INFILL LIFESTYLE

Edmonton’s infill neighbourhoods offer a wealth of amenities that attract residents. These areas boast convenient access to shopping, restaurants, medical services, schools, and recreational facilities. With more developed green spaces and larger tree canopies, mature neighbourhoods provide a picturesque environment. nexthome.ca 25

“ “Additionally, transit options are superior, with frequent and direct routes catering to a well-connected community,” Rheubottom says. “The densification brought about by infill projects enhances these advantages, facilitating even better access to amenities and promoting healthier lifestyles through increased walkability and cycling opportunities.” Jersak says people usually attracted to this lifestyle include those looking for a balance between urban living and a residential feel. “These buyers typically value proximity to amenities, work, and cultural venues,” she says. “They appreciate having a modern living space in an established neighborhood with mature trees. Walkability, reduced commute times, and a sense of community are also significant attractions.” The biggest infill developments today are found in the Village of Griesbach and Blatchford. Both located close to the downtown, they may not be the traditional infill community the way some people think, but the repurposing of the land - the former used to be a military base and the latter was the city’s 26

first airport – follow the tenets of sustainability and Edmonton’s vision PLANNING TO BUILD IN AN INFILL COMMUNITY

Rheubottom does point to the fact that the cost to build a new infill home comes at a higher price. “When considering purchasing a home in Edmonton’s infill communities, prospective buyers should be mindful of affordability. Infill properties typically come with a premium price tag of around $125,000 more compared to their suburban counterparts,” he says. “This higher cost stems from various factors, including the expense of construction, land value, demolition, abatement, and infrastructure upgrades. Moreover, there are invisible costs associated with inefficiencies in approval and inspection processes, which can further inflate the market price of an infill home.” Situate’s Jersak says it’s important to find and engage with a specialized team when considering building in the core. “Find a designer and builder that you trust and that has experience

with infill builds. If you’re interested in maximizing your redevelopment potential with secondary suites or row housing, consider working upfront with a consultant like Situate, who will help you explore and select the optimal redevelopment option. She adds that a steady hand in navigating regulations is also essential. “You will need to deal with specific zoning and bylaw considerations. Infill development can be complex, requiring a clear understanding of the rules.” Also keeping communication lines open with neighbours. “Be prepared to talk to the community. Successful infill projects involve communication with neighbors and community leagues to ensure that they know what’s going on,” Jersak says.

THE NEW HOMEOWNER’S GUIDE

TO ORGANIZING by PEPPER RODRIGUEZ

Clutter control is one aspect of buying a new home that doesn’t always come up frequently in conversation. But it’s a reality one immediately faces in a new home. It’s an important aspect in keeping your dream home from turning into a nightmare, and we have some expert advice from one of the best in the business to prepare us. Clutter isn’t one of the biggest concerns when you take possession of a new home, but it can quickly overtake your life when it is allowed to accumulate. How many garages have you seen filled with clutter instead of cars? How quickly do spare bedrooms become no-space-to-spare rooms? So, how to prevent clutter from happening in the first place? According to organizing guru, Megan Golightly, a mindful approach is the best way to prevent clutter. “To prevent clutter, adopt a mindful approach to possessions by regularly assessing what you truly need and use. Implement systems like the one-inone-out rule, where for every new item brought into your home, one item is donated or discarded,” she says. “Also, make use of organizational tools and storage solutions to ensure everything has a designated place.” Megan, who is appearing at the Edmonton Home + Garden Show from March 21 to 24, says items should prove their worth before entering your home. “Clutter has a way of accumulating, so understanding what it is and how it forms is key.” Megan Golightly is the driving force behind Simplified Inc. As the founder and CEO, she leads a team dedicated to empowering Edmontonians to declutter, organize, and embrace simplicity. Here are here tips to stay organized in your new home. 30 New Home + Condo Guide | Feb. 16–March 15, 2024

Megan Golightly

1. Any other organizing tips for someone moving into their first new-build home? For someone moving into their first new-build home, my advice is to start slow and be intentional about what you bring into your space. Take the time to plan each room’s function and aesthetic before filling it with furniture and decorations. This proactive approach helps prevent clutter and ensures that your home reflects your personal style and meets your practical needs. 2. What should new homeowners organize first? Especially for firsttime homeowners moving into a new-built home. For new homeowners, especially first-timers in a new-build home, the

priority should be organizing spaces that will immediately affect your daily routine, such as the bedroom, bathroom, and kitchen. These areas are essential for your day-to-day comfort and functionality, setting a foundation for a well-structured home life. Keep in mind, the size of your home is set, and to truly love your space from the get-go, it’s key not to clutter it up. Honor the boundaries of what your home can hold, or you’ll find yourself in a constant battle of stress and fighting it. From the very first day, be mindful about what you allow to enter your space. 3. Why is organizing the household important? Organizing your home is crucial not just for the aesthetic and functional benefits, but also for your mental well-being. A well-organized space reduces stress, saves time, and enhances your home’s overall energy. Equally important is decluttering; knowing and respecting your clutter threshold is vital. If you consistently exceed this limit, no house will ever feel big enough. An organized and decluttered home contributes to a more peaceful and productive environment, ensuring that your living space supports rather than hinders your daily life.

4. What types of organizers should they invest in? Invest in versatile and scalable organizers that can adapt to changing needs, such as modular shelving units, drawer dividers, and clear storage bins. Choose quality over quantity to ensure longevity and choose organizers that complement the aesthetic of your home to maintain a cohesive look. Keep in mind, the purpose of containers is to set boundaries, ensuring you don’t constantly keep adding. It’s more about making steady progress than achieving perfection, and in my view, functionality takes precedence over aesthetics. It doesn’t need to look flawless; just respect the dimensions of the designated container for each item and stay to its capacity. 5. What will you be talking about at the show? At the show, I’ll be discussing strategies for maintaining a decluttered and organized home that supports mental health and enhances daily living. Topics will include practical decluttering tips, the psychology behind attachment to objects, and how to create functional, peaceful spaces within your home. nexthome.ca 31
