THE FINAL PURCHASE PRICE

Upgrades and options can make or break your budget

W

hen walking through a builder’s model home, remember – the actual purchase price consists of the base price as well as other associated costs, such as upgrades and options. Since upgrades are determined by you, the purchaser, they can add up to as much or as little as you like, depending on your final selections. If your buying decision is based on a builder’s model home, the model likely has upgrades and options that are not included in the base price. If you are uncertain what’s included, ask the sales representative to walk through the model to clarify the standard items as well as the upgrades and options. Once you decide on the model you like best, you’ll have an opportunity to select all the upgrades, colours and options you want for your home. These items should be listed and described in detail (such as brand, model name, product number, colour and cost) as part of your final agreement. Some builders ask you to choose selections right away, but more commonly, you will choose them at a later date. You can either pay for the cost of these extras at the time of closing, or opt to roll them into your mortgage. Either way, it’s important to know what’s included up front, so when you’re making your final selections you can be sure to stay within your budget. SUSAN LEGGE EDITOR-IN-CHIEF

GOING WEST, YOUNG MAN?

There’s no need to pack up just yet

I

t’s a phrase often attributed to American newspaper editor Horace Greeley (as well as, at least in my opinion, a bad Genesis song): “Go west, young man.” In this case, it could be young woman, young new Canadian or young prospective homebuyer of any stripe. The 2011 Census was released recently, and much of the sentiment, as reported by major media outlets, was that Ontario was slowing in population and economic growth, and that “the west” was the place to be. While it’s great to see other parts of Canada enjoying their prosperity – much of it based on a wealth of natural resources – Ontario, and more specifically the GTA, are still holding their own, thank you very much. The Toronto census metropolitan area – the downtown core, surrounding communities and many outlying areas in southwestern Ontario – are all still top choices for immigrants coming to Canada, if at a slightly slowing clip. All of that bodes well for the areas’ new-home markets, and numerous reports bear that out – be they from major realtors, home building associations or Canada Mortgage and Housing Corp. Ontario’s overall population growth may be slowing, but Toronto’s is well above both the provincial and national averages. For those in the GTA and surrounding areas, there’s no need to pack up just yet.

Green builders awarded for excellence — By Paul Golini Jr. —

I

was recently in beautiful Collingwood for the Ontario Home Builders’ Association builder and renovator forum — an annual event that is jam-packed with energy efficiency training organized by the organization’s training partner, EnerQuality, and there were 210 of us from all facets of the industry soaking it all in. Session topics ranged from changes to the regulatory landscape to building science basics and new green technologies tried, tested and true. In a room full of builders, renovators and suppliers, it was no surprise that the recent changes to the Ontario Building Code in relation to energy efficiency dominated the question periods in most sessions. On Jan. 1 of this year, new regulations came into play that require a higher standard of energy efficiency for new residential buildings. To be honest, the industry — and BILD as its voice in the GTA — has been involved in the discussion around these changes for years and many of our members have already started designing and building their projects to meet and even exceed the new standards. During the forum, some of those members were recognized for doing just that during the annual 2011 EnerQuality Awards of Excellence. The Awards of Excellence recognize leaders in construction who have demonstrated an exceptional commitment to building high-performance, energy-efficient, sustainable new housing. Minto Communities captured top honours when it was named 2011 Green Builder of the Year and 2011 Leader of the Year. In 2009, the honour of being named Leader of the Year was bestowed upon BILD for its measurable impact on Green building practices by providing members with education opportunities and training by EnerQuality.

BILD also has a Green Policy and walks the walk by incorporating initiatives like installing a solar PV array on the building’s roof and motion sensors throughout the building. I’m proud to say that Empire Communities was presented with EnerQuality’s Energy Star for New Homes Builder of the Year award, recognizing our commitment to energy efficiency by labeling homes under the Energy Star for New Homes program. One of our employees, Gary Botelho was also honoured as EnerQuality’s Energy Star for New Homes Champion of the Year recognizing his initiative, strong support and enthusiasm for the program. Another BILD member, Mason Homes was the winner of EnerQuality’s Best Green Marketing Campaign award for its work in successfully integrating energy efficiency and a green message into their overall marketing program. The 2012 forum wrapped up with a keynote address by Gord Cooke, who has been a passionate educator and advocate for better building practices for 25 years, and closing remarks from OHBA President Doug Tarry. Every year this forum grows in attendance and in educational scope. As well, the competition for the Awards becomes fiercer every year, but I take that as a good sign that the education is working and that new homes across the GTA are becoming more and more energy efficient.

Your step by step guide — By Jayson Schwarz LL.M. —

H

ere you are getting ready to embark on your new life and ready to make what may be the largest single purchase that you will ever make when you are confronted by daily doses of economic doom. “What do I do?” you ask yourself. Don’t be afraid, take your time, do the research you should in order to identify the area you like, the services available to you and ensure that there are no hidden matters that could affect your decisions. What do I mean? No old dumps, train tracks, commercial malls to be built next door; what are the amenities of your condo, if you’re looking to buy such a unit? Go to the local municipal offices and check with planning and zoning to ensure you know exactly what your neighbour and neighbourhood will be. Next, take a hard look at your job, speak with your supervisor, research how the company is doing and make sure you, and, if appropriate, your significant other, feel secure. Once you have done that, speak to the mortgage specialists at the bank you deal with, and at the same time meet with a reputable mortgage broker. Companies such as the Mortgage Centre in Mississauga and Mortgage Providers in Toronto have the experience and integrity to get you the best deal. Find out how much money you are entitled to borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can afford. Get a pre-approval in writing so you have something to rely on, because today especially, it is critically important that you do not get caught up in the rush of buying a house that is beyond your budget. Nothing is worse than living for the house, not living in your home. Once you identify how much you can spend, determine if you want condo or freehold. Condo living provides a carefree lifestyle – someone else cuts the grass – but you pay common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want, but maintenance and upkeep fall on your shoulders. The choices are boundless. Lawyers are next. Look around for one by starting with media and look in magazines, newspapers, listen to radio and watch real estate television (Inside Real Estate). Go online and check out the websites of different real estate lawyers. Look to see whether they give good, valuable, information; whether they give you pricing up front and whether they make you feel comfortable. Call the Law Society of Upper Canada, Lawyer Referral Service, which can be found in the telephone book. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. However, this just gets you someone in your area. You need to really check

them out when referred. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted. Call our office. CREA UNVEILS NEW

Home price index T

he Canadian Real Estate Association has introduced what it says is the most current, detailed and accurate gauge for monitoring home prices – the Home Price Index (HPI). “The introduction of the MLS HPI will provide clients and realtors a more timely and accurate gauge of home values in a number of major markets across Canada,” says Gary Morse, CREA president. The initial launch of HPI involves statistics of participating CREA member boards, the Greater Vancouver Real Estate Board, Fraser Valley Real Estate Board, Calgary Real Estate Board, Toronto Real Estate Board and the Greater Montreal Real Estate Board. These markets account for roughly half of the national real estate activity. Another eight boards will join later this year, and the remaining eight in 2013, CREA says. In each of the five markets included in the index, HPI data will be available for: single family homes, which are further split into one- and two-storey single-family homes; townhouse/row units; and condo apartment units. Data for these housing types are also available along detailed neighbourhood lines (areas and sub-areas) for each market tracked by the index. Indices for each of these housing types are used to calculate a Composite (overall) HPI in each market tracked by the index, which reflects the general price trend in each market. HPI data for each market are also used to calculate Aggregate HPI data for each housing type tracked by the index. The data are also used to calculate an Aggregate Composite HPI index, which gauges general (overall) price trends for the collection of Metropolitan markets tracked by the index. THE HPI WILL TAKE INTO ACCOUNT CONTRIBUTIONS MADE BY VARIOUS QUANTITATIVE AND QUALITATIVE HOUSING FEATURES TOWARD THE HOME PRICE, INCLUDING BUT NOT LIMITED TO: » Number of rooms above the basement level » Number of bathrooms and half-bathrooms » Square footage for main living and basement areas » Whether it has a fireplace and/or finished basement

» Lot size » Age of the property » Parking » How the home is heated » Foundation, flooring, siding and roofing types » Whether the property has waterfront or panoramic view » Whether the property has been sold previously (newly constructed and previously unsold, or repeat sale) » Proximity to shopping, schools, hospitals, police stations, churches, sports centres, golf courses, parks and transportation (including the train station, railways and airports) “Changes in average and median home prices are open to misinterpretation, since they can swing dramatically based changes in the mix of home sales,” says Gregory Klump, CREA’s chief economist. “The MLS HPI overcomes this shortcoming, and does a better job of tracking Canadian home price trends than any other measure.” HOME PRICES RISE IN JANUARY Using the new measure, CREA says home prices rose in January. The MLS Home Price Index rebounded following monthly declines in each of the two previous months. HIGHLIGHTS: » The Aggregate Composite Home Price Index rose 0.27 per cent on a month-over-month basis in January 2012, after having declined by 0.20 per cent in December and by 0.07 per cent in November. » The rebound was led by increases in Montreal (0.68 per cent), Toronto (0.28 per cent) and Vancouver (0.06 per cent). » Prices were up on a month-over-month basis for oneand two-storey single family homes, rising 0.47 per cent and 0.53 per cent respectively. » The index remains up from year-ago levels in all five of the markets tracked, led by Toronto (7.6 per cent). » It also remains above year-ago levels in all housing categories tracked, led by two-storey single-family homes (6.7 per cent).

ith the busy spring house hunting season only weeks away, BMO Bank of Montreal is recommending house hunters get a head start on planning by getting pre-approved for a mortgage before setting out to lock down the perfect home. “Whether it’s a buyer’s first mortgage or fifth, getting pre-approved for a mortgage is one of the first things you should do when you decide to buy a home - even before you start your search,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “This will give you a better idea of how much you can borrow, how much home you can afford and what your monthly payments will be. When it comes time to make an offer, you’ll be able to act more quickly knowing that your financing is already in place.” Parsons added that if you choose a fixed interest rate, you are guaranteed that rate during the 90-day pre-approval period – keeping you protected if interest rates rise. Furthermore, she advises prospective homebuyers to choose a 25-year amortization, which can save Canadians thousands of dollars in interest rate costs over the life of the mortgage.

Two years ago, I purchased a new home from a builder in north Toronto. Occupancy is this November and expects to complete transaction in March of next year. My sale price was $40,000 more than the initial purchase price. I have never lived in the property. Thus far, it has all been handled by my lawyer. Will I have to pay capital gains tax on this? How much and can I claim the lifetime exemption? Brian, Scarborough

A.

Capital gains tax is charged on the profit realized from the sale of non-inventory assets. Most common assets are stocks, bonds and real estate. Currently, the income inclusion rate is 50 per cent. The taxable inclusion rate has bounced from inception 50 to 75 per cent, to 66 per cent, to its current rate. Therefore, an individual with capital gains must include in his/her personal tax return, 50 per cent of the capital gain. Yes, this can add up to be a large chunk of change and reduces your actual after tax rate of return on your investment. Where did this tax come from? You say, many countries do not have this! Canadians were first introduced to capital gain tax in 1972. The Canadian government claims this was necessary to finance our social security programs and create a more equitable taxation system. Almost 40 years since and it is still around. Don’t you feel more secure about your social security and equality in our tax system? Some countries such as Belize, Barbados, Cayman Islands, Egypt, and Hong Kong have no capital gains tax. On the other hand, there are many countries with similar taxation to Canada’s such as Bulgaria, Denmark, France, Finland and Iceland. Regardless, if you actually move in or not, you will be subject to capital gains tax on your sale in the year the transaction is completed. Individuals that purchase new or resale homes are treated no differently. Mr. Harper wants his share of the profit.

An individual that disposes of qualified farm or fishing property and small business corporation shares may claim an exemption up to $750,000. Canadian housing market TO REMAIN STEADY

H

ousing markets are expected to remain steady in 2012 and 2013, according to Canada Mortgage and Housing Corp.’s (CMHC) first quarter 2012 Housing Market Outlook, Canada Edition. “With the Canadian economy set to expand at a moderate pace and mortgage rates expected to remain low, activity levels in 2012 in both new home construction and sales of existing homes will stay close to levels seen in 2011,” says Mathieu Laberge, deputy chief economist for CMHC. Housing starts will be in the range of 164,000 to 212,700 units in 2012, with a point forecast of 190,000 units. In 2013, housing starts will be in the range of 168,900 to 219,300 units, with a point forecast of 193,800 units. Existing home sales will be in the range of 406,000 to 504,500 units in 2012, with a point forecast of 457,300

units. In 2013, MLS sales are expected to move up in the range of 417,600 to 517,400 units, with a point forecast of 468,200 units. The average MLS price is forecast to be between $330,000 and $410,000 in 2012 and between $335,000 and $430,000 in 2013. CMHC’s point forecast for the average MLS price is $368,900 for 2012 and $379,000 for 2013. The moderate increases in the average MLS price are consistent with the balanced market conditions that occurred in 2011, and that are expected to continue in 2012 and 2013.

s the credit system continues to evolve in Canada, consumers are getting increasingly confused with a greater variety of credit products from a greater variety of financial institutions. In fact, the average Canadian gets more correspondence from financial institutions than they do from family and friends combined (what have we come to?). To complicate matters further, institutions are granting credit to consumers at a pace never seen before. The combination of increasingly sophisticated marketing techniques to consumers coupled with more and more available credit truly becomes too much temptation for many people to bear. Consumer debt is a major crisis in North America. The concept of keeping up with the Jones has destroyed both people’s financial health and their personal lives. What I am here to tell you is that you don’t need to fall into this trap!

HELPFUL TIP: Think carefully before using purchase

HERE ARE SOME SIMPLE GUIDELINES THAT WILL PREVENT YOU FROM BECOMING YET ANOTHER CONSUMER CREDIT VICTIM:

While these rules seem fairly simple, they are a little like a diet – easy to start but tough to follow through. Despite popular opinion, material items will not bring you happiness. While it may not seem like it today, forgoing that purchase to save for your child’s education (or your retirement) may make you feel a lot better in the long run (despite what the commercials may lead you to believe). Until next time – happy home and mortgage hunting.

1. Control spending by knowing exactly where every dollar spent goes. Tracking your spending habits in detail periodically will enlighten you in ways that you never considered. While doing this on a monthly basis is not realistic, try to do this in detail for at least one month a year. HELPFUL TIP: If you and your spouse spend $3 per day on coffee, this totals $1,095 per year. Depending on your tax bracket, this amount could represent over $2,000 in pre-tax income. Is the free coffee at your office that bad? 2. Watch your liquidity closely. Liquidity refers to your or your family’s ability to pay its short-term debt obligations. Watching what available funds you have to pay upcoming debt obligations is fundamental to avoiding credit problems.

Working with Emergency Medical Services, Two Men and a Truck Canadian franchisees, their drivers and staffs have been trained to use a “Mikey.” The Mikey Network, a registered Canadian charity, is committed to helping people who experience Sudden Cardiac Arrest (SCA) get a second chance at life. To date, there are more than 1,200 Mikeys placed in high-risk locations across Canada by The Mikey Network, and 12 lives have been saved. SCA is the leading killer of Canadians. More than 10 per cent of occurrences happen in public, and victims who are not revived within three to five minutes usually die. The use of a public-access defibrillator by a trained “target responder” within the first moments can improve the victim’s survival rate by up to 75 per cent. Having Mikeys on Two Men and a Truck vehicles increases the chances of making one accessible when the unexpected happens. Two Men and a Truck franchises are located in Barrie and central Ontario, Brampton, Etobicoke, Halton, Hamilton, Kingston, London, Mississauga north, Mississauga south, Newmarket and Aurora, North Toronto and Thornhill, Oshawa, Ottawa, Richmond Hill and Markham, Toronto midtown, Toronto east and Vaughan-Woodbridge.

There are currently 63 Two Men and a Truck – Canada-branded vehicles on the road. Each moving truck has special logo signage indicating there is a Mikey-on-Board. Says Two Men and a Truck – Canada Chief Operating Officer Dan Hopkins: “We hope we never have to use these Mikeys, but when you consider the physical nature of moving, it makes sense to have defibrillators on our trucks, in case our movers or families involved in a move have a problem. And, there is always the possibility of someone going into sudden cardiac arrest walking down the street, or perhaps being in a car accident. So, with our trucks on the road, we are now in a position to be able to respond should someone need help.” Mikey Network Chairman and President of Heathwood Homes, Hugh Heron, adds, “These moving trucks with their EMS-trained personnel circulate throughout their communities every day and by carrying a Mikey, they carry a second chance at life for people who might be affected by sudden cardiac arrest. This program is a tremendous venture and for Two Men and a Truck in Canada , it’s an industry first. “We challenge other companies with vehicles on the road to follow suit and install Mikeys and have their staff trained in CPR/AED,” says Heron.

SEEK A BALANCED APPROACH Once you have agreed on the lifestyle you would like to have, you can draw up your budget to obtain an overview of your total income, your essential and non-essential expenses and your ability to save. You may not particularly enjoy drawing up a budget, but simply setting objectives, such as purchasing a house or condo and saving for your children’s education if planning to have a family, will motivate you to draw up your budget and, more importantly, to stick to it. orty-three per cent of Canadians between the ages of 18 and 34 now hold RRSPs, representing a shift from last year when the number of younger Canadians holding RRSPs dropped to its lowest point in almost a decade (39 per cent), according to the 22nd Annual RBC RRSP Poll. In addition, retirement savings has moved up to fourth place on the list of financial priorities for this age group, compared to its seventh place position last year. What has slipped significantly for the 2011 tax year is the percentage of younger Canadians who plan to contribute the maximum to their RRSPs. In the 2010 tax year, young Canadians were the most likely agegroup to maximize their RRSP contribution (33 per cent); for the 2011 tax year, they are the least likely to do so at 16 per cent (compared to 25 per cent of all Canadians). “Younger Canadians have any number of competing ‘here and now’ financial needs, in addition to trying to save for their future goals,” says Jason Round, head, financial planning support, RBC Financial Planning. “We want to ensure young Canadians know all the options available to help them. The tax-sheltering benefits of RRSPs

can help to buy your first home and grow your money for future goals. Contributing to an RRSP also helps to reduce your taxable income today.” The RBC RRSP poll indicates that financial priorities are shifting among younger Canadians. Compared to 2010, more young Canadians are focusing on homeownership (49 per cent compared to 44 per cent) and retirement savings (35 per cent compared to 26 per cent). A lower priority is being placed on regular payments to reduce or eliminate debt (48 per cent compared to 56 per cent) and general savings for a rainy day (39 per cent compared to 45 per cent). “Trying to take care of day-to-day expenses, save up for that first home and put aside money for future goals, such as retirement, may feel overwhelming, but it can be done if you set your priorities and make informed decisions,” adds Round. “It doesn’t cost anything to go online and check out some of the resources available for saving and investing or first time home buying, or to meet with an advisor who can help you achieve your financial goals.”

The Home Buyers’ Plan (HBP) can be of great assistance for the first-time homebuyer! a liTTle biT abouT The hbp:

The RRSP HBP plan is a program that allows first-time homebuyers to withdraw up to $25,000 from their RRSP and apply it toward their first home, tax free. If you are married, your spouse can also withdraw $25,000 from their RRSP, tax free!

Nothing is free, right? You do have to pay the money back into your RRSP. The good news is, you have 15 years to pay it back – 1/15 of the amount you borrowed is to be paid back starting the year after it’s borrowed. So, for example, if you withdrew $15,000 from your RRSP, you must pay back $1,000 each year for the next 15 years into your RRSP. You will not receive an income tax deduction/refund on this contribution, as it’s no longer eligible for that. You already got your tax break once before when you first contributed that money. The government doesn’t believe in double dipping!

There is a lot of misconception about putting the funds back in. Know these three things:

» If you don’t repay the minimum required back in a year, the worst that happens is that in the above example, $1,000 is included in your income for that year, and you will be taxed. » It’s not always wise to pay back the funds every year. Your income may be lower, perhaps when you’re on mat leave, out of work, or if for any reason your income is lower. Don’t worry about it. » This is an interest-free debt to you. There is no reason to pay off the entire amount before the 15 years is up. There are no tax advantages in doing so. If you want to put more money in your RRSP than the required amount, by all means continue to invest in your RRSPs – just don’t allocate it the entire contribution to the HBP repayment. There is no need or tax benefit in doing so. And of course there are a few rules!

» You must be a first-time homebuyer. » You must purchase/build a home before Oct. 1 after the year of withdrawal. » RRSP contributions of up to 90 days before can be used toward the HBP. » You must be a resident of Canada at the time of withdrawal. A few other little things to consider:

Why should I do this?

» If your plan is to maximize the HBP, make sure the institution that you are investing is aware that you will be withdrawing RRSP funds in the near future. You must make sure your investment risk profile matches your plan and that you are not going to be charged any fees for leaving the investment. » You don’t have to withdraw the full $25,000. Most firsttime homebuyers don’t have that much saved. However, that is ideal to max out the program. If a purchase is in your near future, you may want to consider a RRSP catch-up loan. Let’s take Ashley’s example: 28 years old. She takes out a RRSP loan for $10,000, and gets a tax refund of $4,300. She pays off her high-interest credit card. Her RRSP loan is at prime, making her monthly payments that much lower. She pays off the RRSP loan, and a year and a bit later, with her work RRSP, she is ready to take advantage of the HBP. » The withdrawal must be made with the rules and fine print above. However, it doesn’t have to be applied to a down payment. Perhaps you have that but need some extra funds for closing costs, renovations, appliances, furniture or paying off debt. The choice is yours to make!

Other then the Life Long Learning plan, this is one of the only ways to withdraw from your RRSP tax-free, and a great way to get into a home a little sooner. Interest rates on mortgages are at historic all-time-low rates. It’s a perfect time to buy. Talk to your Realtor, banker, and financial planner and get organized. Condo ownership may be easier then you think. Many have the puzzle pieces to put things together – just work with the pros to flip them around and put them in place. Whether you are a first-time homebuyer or not, RRSP season is a great time to get organized with your taxes and financial planning. This year’s deadline for RRSPs is Feb. 29, 2012 at midnight. new CIBC poll conducted by Harris/ Decima shows that many Canadians across a wide range of ages say they do not feel financially prepared for their retirement, including baby boomers who named retirement planning their top financial priority for 2012. However, there is cause for optimism, as the poll also reveals Canadians who are actively planning for their retirement are much more likely to feel financially prepared to take that step versus those without a plan.

“Planning for retirement is something almost every Canadian thinks about at this time of year, and our poll results show that many would like to be further ahead when it comes to their retirement plans,” says Christina Kramer, executive vice-president, retail distribution and channel strategy, CIBC. “Our poll results reveal a split in the country when it comes to retirement, with those who are actively planning ahead are about three times more likely to feel prepared for their future retirement than those who have not yet mapped out their retirement strategy.” While some baby boomers without a plan in place may feel time is running out to establish a long term investment plan for retirement, previous CIBC research indicates that 69 per cent of all Canadians plan to continue working in retirement in some form, meaning the traditional retirement age of 65 that many Canadians use as a deadline for their savings plans may be somewhat flexible. “Regardless of what stage of life you’re currently in, you can benefit from having a discussion with a financial advisor who can help you establish a plan that works to meet your goals. The key is to take action today and not wait for another year to go by,” says Kramer. “We’re all busy, and some Canadians have fallen into the habit of making their RRSP contribution just before the deadline without taking the time to sit down and understand where they are versus their goals, and what they might need to change to keep making progress,” says Kramer. “We encourage Canadians to make this the year you use the time before the contribution deadline to look at your broader financial picture, particularly given the difference we see it making in the confidence people have in their retirement plans.”

CIBC offers the following tips for Canadians looking to make further progress towards their retirement goals: » Meet with an advisor and build or review your retirement strategy: An advisor can help you determine the income you need in retirement. An advisor can also help to identify opportunities to build savings and structure a repayment plan that allows for debt reduction, both key elements of a long-term retirement strategy. » Contribute regularly: Making regular contributions to your retirement plan is often easier than coming up with on lump sum before the RRSP contribution deadline. Start making regular contributions now so that next year, you won’t need to come up with a lump sum contribution. » Manage and track day-to-day spending: Managing cash flow effectively is a key element in both retirement savings and in making the most of your retirement income. Keeping track of spending can be accomplished through simple pen and paper budgeting, or using new tools such as CIBC Mobile Banking to keep on top your account, or CIBC CreditSmart to stay on budget with your credit card spending. » Prepare for the unexpected: Whether you plan to continue working in retirement or dream of spending time in a tropical climate, Canadians should be prepared for unexpected life events when building their plan. Meeting with an advisor on an annual basis will ensure you are on track to meet your particular goals, and can help you plan for potential obstacles.

You love the home see what you can afford!

Use this rule-of-thumb to see if you’ll qualify for a mortgage on your dream home 1. Calculate the combined monthly before-tax income of you and your spouse. 2. Divide by three. This figure is the monthly payment you can afford to make on your house. 3. Take the total price of the house and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow. 4. Look to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization. 5. Multiply this figure by the amount you need to borrow. Divide by 1,000. 6. Add to this your estimated monthly heating costs and monthly property taxes. 7. If this figure is equal to or less than one third of your gross monthly income, (calculated in Step 2) you’ll qualify for a mortgage on your dream home. The table on the opposite page shows the monthly payment of principal and interest for each $1,000 of mortgage.

Bear in mind this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford, is to go to the lending institution of your choice and get pre-qualified.

Example: The monthly principal and interest payment for a $300,000 mortgage with a 25-year amortization period at 5% is as follows: ($300,000 ÷ 1,000) X 5.82 = $1,746 At current rates you can get a three-year mortgage for 4.15%, and a one-year mortgage at 3.90% (correct as of February 6th, 2011).

GTA still a top destination FOR NEW CANADIANS — By Wayne Karl —

F

or something that was supposed to be phased out due to its supposedly limited value these days, the Census – with 2011 data released in early February – sure received a lot of attention. You may have seen the news reports over the last couple weeks, based on the release from Statistics Canada, on how certain parts of the country were growing in population, and therefore enjoying prosperity. Much of the coverage was on how strong the west was becoming, and how immigration to the east, namely Ontario, was slowing. Reading some of these reports, you might have been wondering if you should pull up stakes and head west to the promised land.

Why does any of this matter to new-home buyers? It matters because immigration drives growth, as “new Canadians” enter the country in pursuit of employment. If immigration is down, it’s likely because job prospects are as well. In the context of the housing market, a strong and growing economy leads to GDP and job growth, which contributes to population growth (a big part of that being immigration). This leads to increased demand for – at first – rental properties, and then eventually home purchases, which then leads to housing starts and increasing property values. All of this takes place over the course of many months, usually between one and two years. So, when he 2011 Census reports that immigration to Ontario is slowing, you understand why it’s reported as not great news for the province. However, a little perspective is also necessary.

First, let’s pause for some facts – straight from StatsCan. » Ontario’s rate of population growth is slowing. In fact, Ontario, Northwest Territories and Nunavut were the only provinces/territories where population growth did not increase.

Toronto doesn’t seem so bad off, does it? Drilling down a little deeper, the GTA picture brightens even further. The population of Milton grew by 56.5 per cent, Whitchurch-Stouffville by 54.3 per cent, Ajax by 21.6 per cent, Brampton by 20.8 per cent, Vaughan by 20.7 per cent and Markham by 15.3 per cent. At this micro level, different factors come into play; people are not necessarily moving into these areas for local employment, but improvements in infrastructure and transit make buying a home and living in these areas, and commuting into the city, a more viable option.

» The rate of Ontario’s population growth did decline slightly in the past five years to 5.7 per cent, its lowest level since the period between the 1981 and 1986 censuses, and slightly lower than the growth of 6.6 per cent between 2001 and 2006. » In 2011, the enumerated population of Ontario was 12,851,821, which represents a change of 5.7 per cent from 2006. This compares to the national average of 5.9 per cent.

Let’s look at this market – the GTA. The population of the Toronto census metropolitan area (CMA) was 5.5 million in 2011 – up 9.2 per cent from 2006. Remember, the national average was up 5.9 per cent and the Ontario average up 5.7 per cent. Also, compare this to other population growth rates for 2006 to 2011: 9.1 per cent in Ottawa, 5.7 per cent in Kitchener-Waterloo-Cambridge and 4.1 per cent in Hamilton.

Within the City of Toronto itself, some census tracts experienced strong population growth between 2006 and 2011, StatsCan says. This was particularly the case for some downtown areas, especially those along the shore of Lake Ontario. So, staying with the actuarial vernacular, the bottom line is this: the GTA has long been and still is a top destination for new Canadians. There’s no need to pack up and head west just yet.
