his house needs a lot of help but not to worry. I’ll get right on it as soon as we get settled in.” These words have been uttered many, many times. But what actually happens? Maybe we don’t get to it as quickly as we said we would and before you know it, we get accustomed to the lima green shag carpet and the pink tub. We no longer notice that our undeveloped basement smells like mould. We gradually forget about the problem areas in our home. The same problem areas that we originally swore we would take care of as soon as we moved in. Ok, so we’ve established that something needs to be done. The problem is that for many, embarking on a renovation can be a scary prospect. For those who are tentative, remember that if you hire professionals, that scared look on your face will instantly change to a great big smile. The purpose of this magazine is to direct you, the homeowner, to professionals you can trust and who will supply your home with a major wow factor. ngoing professional development is a key piece of what differentiates a Manitoba Home Builders’ Association member from other residential construction companies in Manitoba. MHBA builder and renovator members keep up to date with the newest information and trends, the latest best practices, and newest building technologies that help ensure their work is of the highest quality. The MHBA’s annual Housing Forum and Building Trade Show provides MHBA members with a full day of education and training sessions. This year’s Forum took place on November 9, 2023 and provided MHBA members with the latest information and best practices regarding residential construction. Building low energy, high performance homes was the focus of the technical session stream at this year’s Housing Forum. Business basics for renovators and sub-trades, education sessions on chemical hazard awareness, safety solutions for working from heights, and marketing sessions aimed to help MHBA members create social media sales strategies were just some of the highlights of the outstanding programming offered to MHBA members at this year’s event. Through the Building Trade Show, MHBA members also experience cutting edge building technology and the newest in building materials. The

Building Trade Show also provided MHBA members the opportunity to see new safety awareness and training products and services from our training partners, the Professional Home Builders’ Institute (PHBI), the Construction Safety Association of Manitoba (CSAM) and the Manitoba Construction Sector Council (MCSC). In addition to the annual Housing Forum, the MHBA provides ongoing education sessions throughout the year and continually shares the latest in industry best practices and information with our membership. The Housing Forum and our educational sessions are a key component of our Master Builder and Master Renovator certification programs. The MHBA Master Builder and Master Renovator certification programs allow builders and renovators to demonstrate compliance with high standards established by a credible third party. The program ensures an ongoing commitment to continuing education by requiring all certified builders and renovators to enroll in suitable courses related to building and business practice, so you can have peace of mind that your new home or renovations are in the best hands. A minimum number of hours of

professional development must be completed every year to keep the designation current. Credit for professional development can be earned either through attending seminars offered in the MHBA’s continuing education calendar and attending other approved business sessions. MHBA builders and renovators are committed to ongoing professional development and being up to date with the latest trends in residential construction. Our members build to the highest standards and are continually integrating the latest industry standards and best practices into their work. A feng shui kitchen design that embodies holistic harmony

In the world of interior design, the creation of a genuinely extraordinary space relies on the effortless fusion of aesthetics and practicality. In this latest kitchen project from Sansa Interiors, designer Jude Kamal and her team drew inspiration from nature and its elements to create a luxuriously organic space.

Harmonious design Feng shui philosophy played a key role in achieving harmony within the kitchen. The cooktop and hood were positioned to create a balanced energy flow. The holistic approach is evident in the selection of materials, which represent the five elements of feng shui – earth, wood, fire, water and metal. The natural stone represents earth; wood cabinets and white and onyx cabinets with a wood core for wood; the Pitt Cooking unit embodies fire; the sink and faucet for water; and the hardware, fixtures and

appliance handles for the metal element.

Luxurious material palette The primary materials that contribute to this kitchen’s luxe look are natural

stone, a combination of Nuit Violette granite for the island and Calacatta Monet marble for counters and backsplashes. This unexpected pairing of stone varieties defies convention, delivering a breathtaking “wow” factor that proves a bold palette can be unique and inviting.

Cooking + entertaining “The kitchen design meticulously caters to both cooking enthusiasts and those who revel in hosting guests,” says Kamal. PITT gas burners integrated into the countertop enable multi-tasking when cooking, providing ample space for pots and pans and easy maintenance. The strategic

positioning of the freezer and fridge side-by-side, concealed for a minimalist look, offers substantial storage for food and sauces, an ideal setup for preparing for large gatherings. The dishwasher, garbage and recycling stations are cleverly situated between the sink and cooktop, facilitating efficient meal preparation, disposal and clean-up. n a recent project, designer Victoria McKenney of Enviable Designs set out to create a stunning whole home transformation for clients who desired a departure from their previous, more traditional residence. Guided by a want for a more masculine, modern look, McKenney and her team embarked on a design journey to balance functionality and aesthetics in a smaller living space. “With 3,200 sq. ft. spread across

three levels to work with, this called for space planning to accommodate four bedrooms with ensuites on the upper floor and a gym, guest room, bar and flex space/media room in the basement,” explains McKenney. The project’s material and colour palette drew inspiration from the stately elegance of New York brownstones. “Warm, inviting shades, rich wood accents and brass and metal elements added a touch of grandeur and sophistication to the entire space,” she says.

Visual interest One stand-out feature of this project is the rich walnut wood panelling in the main floor sitting area and living room. This striking addition provides a focal point when entering into the room, while at the same time, infuses warmth and character into the cosy sitting area. The juxtaposition of the wood panelling with the modern gridpatterned, paint-grade wall panelling brings another level of visual interest to the space.

Unified, yet distinct look To ensure cohesion and flow between rooms while maintaining individuality, McKenney employed consistent base materials throughout the house, such as flooring, paint colours and mouldings. The selection of light fittings in various styles helped create distinction, while accent colours in adjoining rooms added diversity without compromising unity.

Luxe touches Custom and bespoke designs were pivotal in shaping the home’s character. A customized gold metal sink, imported from California, graces the kitchen. At the same time, a custom-designed marble fireplace mantel and a dramatic wine collection showcase in the basement bar add distinct touches of luxury living. The lighting strategy in this project was carefully curated to enhance the home’s ambience. Various fixtures, including large pendants, sculptural foyer lighting and functional pot lights, were crucial in creating a dramatic and comfortable atmosphere. “Ultimately, our goal was to evoke a sense of comfort, luxury, and familiarity that would enable the homeowners to see their home as a space for growth and making cherished memories,” says McKenney. renoanddecor.com

hen it comes to our homes, we rarely need more space; we just need to put the space we have to better use. Oftentimes, the basement gets overlooked as a viable option for living and entertaining, but when it’s done right, it can rival the upper floors in terms of style and function. This was the challenge presented by our long-time clients, who had already finished the upper floors of their home and were ready to 44 RENO + DECOR |

tackle the lower level, with high hopes and even higher standards. One of my objectives as a designer is to always accentuate the positive, and in that regard, this unfinished basement had a lot to offer. It was bright, open and airy – qualities that are hard to come by in a below-grade space – with plenty of natural light and great views through the walk-out. We designed a fully self-sufficient, multi-purpose area for entertaining and lounging, with aesthetic appeal and comfort to boot.

Zoned-out When working with a vast, open area, I start by dividing the space into “zones.” Yes, this seems contradictory to the open-concept trend that’s gained so much traction in the design world, however, defining different functional areas gives them purpose within the broader context of the space, and will help to guide the overall floorplan. And yes, there’s a way to divide and conquer, without compromising the open concept aesthetic.

Defining moments

Pleasing palette

A common challenge with openconcept floorplans is that furniture can float aimlessly. Once you’ve identified each functional zone in the space, define it with its own dedicated furniture, lighting and an area rug, almost as if it were a room of its own. These staple elements frame each zone and allow it to stand on its own – no walls required!

The right colour palette goes a long way in both an open-concept area and a basement for successful results. Using a continuous colour scheme helped to blur the boundaries between the various zones in the space, resulting in a seamless, harmonious look throughout. Light, neutral and subtle hues are warm and earthy, accented by muted golds and complementary hints of blue.

Entertaining thoughts

I start the process by identifying my clients’ functional needs for the space. In this case, entertaining was key. Thus, the space needed to accommodate a lounge area with a custom espresso bar where the

A dated kitchen and laundry room enter the 21st century

ur clients were a lovely couple, recent empty nesters who wanted to update their 23-year-old kitchen and laundry room. The laundry room also operated as a mudroom, shoe and coat area, while the kitchen was poorly designed and lacked a “wow” factor. The goal was to upgrade the laundry room and include a dog bath for the couple’s two-year-old golden retriever, Brooklyn, and a spot to fold laundry and hang delicate garments. As for the kitchen, they wanted it to be beautiful, functional and chic.

A dysfunctional space The kitchen dated from the original builder and although it was spacious, a large awkwardly angled island divided the kitchen in half, hampering the flow of the space. As well, the counter on the island was small, the kitchen lighting was outdated and not welldesigned and a large window on one wall faced a neighbour’s window, so the shutters were constantly closed for privacy. 46

To increase functionality and give a boost to the overall aesthetic, the kitchen was completely gutted and reconfigured. For a modern classic look, a warm white paint (Benjamin Moore Steam AF-15) was used for the bulk of the millwork, and contrasted with a black-brown (Benjamin Moore Black Beauty 2128-10) finish on the base of the 10-ft. island,

which became the main prep and eating area. Ceiling bulkheads were removed to allow full-height upper cabinets, the window was filled in and a coffee bar was added with floating shelves above the lower cabinets that extend across the entire wall space. This created a lot more storage and counter space, along with a beautiful custom glass-fronted

cupboard to display decorative dishes. A bump-out that housed mechanical was strategically hidden inside the glass cabinet, originally taking approximately three feet of width in the bump-out, now allowing for a well-used space. A wall of cabinetry houses an integrated fridge and a customdesigned pantry with warm walnut shelves to store baking appliances and pull-out baskets for produce. All appliances were integrated except

for the focal piece of the kitchen, the La Cornue 36-in. induction range. A suede-finish quartz countertop and backsplash were used for a sleek and seamless look. Since the overall colour palette was black and white, warmth was added to the kitchen through undertones of the quartz countertop, walnut shelves and brass finishes in the lighting, counter stools and hardware, bringing a fresh, modern and timeless look to a once dated and dreary kitchen. renoanddecor.com

The laundry/mud room A small multi-functional space located at the back of the house is used daily to enter from the garage or exit when walking the dog. Updates included removing a redundant closet and using that area for the new washer and dryer, along with upper cabinets and a countertop for folding clothes. A dog bath was designed beside the new sink, as well as a closet for seasonal storage. Opposite this, a small mudroom seating area was added, and to counter the bold look of the kitchen, light pink cabinetry with gold accents was used. The lighting fixture and backsplash reminiscent

of the Art Deco era provided a final touch of glam.

Worth the wait This project began with an initial design consultation in Sept. 2021. Because the pandemic was still a factor, there were delays receiving appliances, and the originally approved flooring was suddenly unavailable, so an option from a different supplier was found. Most successful renovations have their share of challenges, and this project was no exception. Nonetheless, with patience and flexibility, solutions were found, with stunning results.

Original brick fireplace gets torn out for an upgrade. A long 74” electric fireplace was used for it’s modern aesthetic as well as the functionality of being able to turn it on with and without heat. The linear fireplace is complemented with a dramatic large format porcelain tile. Shiplap siding was used strategically around the basement to create natural niches for artwork. Shiplap was also added to the ceiling for extra effect. Large TV with sound system, perfect for watching the game. Entertainment devices and sound system components hidden away from the TV as not to clutter the clean look. TV is slightly recessed so you can’t see any cords no matter what angle you look at it. Huge sectional with dual chaise ends, perfect to sprawl out and relax.

Their kitchen was still serviceable, showing the inevitable signs of wear and tear that the years inflict, but the couple knew it was time to seek out a contemporary style as

well as incorporate some functional improvements within the space. Weighing their options, Don and Jennifer did the research – on the one hand, a full-scale renovation that would likely involve 3 months of major family upheaval including higher material and construction costs versus a cabinet refacing taking just one week.

Jennifer comments that friends had worked with Nu-Life Kitchens the year before and were so pleased with the result. “That clinched it for us!” Sheri Anderson, co-owner of NuLife Kitchens, explains how the kitchen transformation was accomplished. “We replaced the doors and drawer fronts with new fronts; Shaker-style was chosen. We refaced cabinet sides

could make these items more accessible. If you like to hide your clutter or like to keep your countertops as empty as possible, measure your tallest mug or appliance to determine how

large your drawers need to be. This will help ensure that your kitchen design is catered to your needs and requirements.

Do you have specific items that will stay on your counters? Measure the height of your tallest appliance to ensure it can tuck under your upper cabinets. Even if you do not plan to keep appliances on your counter, consider its height so that when you do use it, there is enough space for it!

Plan for efficiency How do you want to use your kitchen? If there are issues with your current layout, now is the time to figure out your flow in the kitchen and where you want things to be positioned. For example, keep your mugs near your kettle or coffee machine, and your utensils and dishes near your dishwasher for ease of unloading.

Utilize as much space as you can for your kitchen! If you have narrow spaces, consider using spice pull outs to store smaller items like oil and spices. If you do not need spice pull outs, narrow spaces could be used to store other items like baking sheets or even a step stool. If you’re someone who doesn’t like lazy susan corner cabinets, try to see if you have enough space to fit a magic corner cabinet or something similar. These are cabinet hardware designed to increase functionality in those tight corners by having trays that slide or swivel out. No more bending and twisting to reach the back of the cabinet!

Your plumbing fixtures are just as important as your appliances Are you someone who loves to cook, bake or both? Your plumbing fixtures are just as important as your appliances. If you cannot decide whether or not a single or double sink will suit your needs best, a smart divide sink could be something to consider. It is a large single basin sink that can handle your baking sheets and has a small divider at the bottom of the sink so you can still soak dishes and cutlery. Speaking of faucets, do you find turning the faucet on a nuisance when you have dirty hands? A touch activated faucet can eliminate that as it turns on and off with a touch of your hand. Just make sure you plan for the electrical requirements.6 Many of these faucets can be battery operated or hardwired. Also consider a pot filler faucet on the wall behind your cooktop! It is a great solution if you don’t like to have to carry heavy pots back and forth to the sink to fill up with water.

It is a time where food and drinks bring us together, where stories are told, memories are made and glasses are raised to our years successes, accomplishments or simply celebrating being together. A home bar can really become the place at which these gatherings happen, but it is so much more than a place to make and serve drinks. A successful bar design will be sure to

evoke an eye catching and inspiring environment that sets it apart from any other room in the home. Quite often a thoughtful bar design is overlooked when it should actually be treated no differently than other impactful spaces in your home like your kitchen or ensuite. Think of your bar as an opportunity to tell a story. Are you inspired by any bars or places you have come across in your travels? What elements of a bar catch your eye? A well designed home bar can capture these past experiences and design elements, becoming a true escape right in the comfort of your own home.

While being inspired by past experiences or places, it is important to still have continuity throughout your home. Repeat textures or materials in your bar that are found in the rest of your home. Perhaps you are repeating shapes or lines such as an arch or maybe you bring in natural stone that complements your fireplace. A bar is an opportunity to have a little bit more fun, be a little bit more edgy and make some bold and vibrant moves! I really enjoy layering when designing a bar - mixing in old and new, multiple textures, mixing metals, pops of colour, and of course

moody, dimmed lighting to highlight all of these elements. You may not want too much on display in your kitchen and I get it. It’s nice to be able to tuck away your mismatched glassware or colourful cereal boxes but allow yourself to plan for display with your home bar. Designate open shelving or counter space to show off your fun cocktail glasses and bottles, barware, or your favourite cocktail books. If you’re reluctant in having too much on display, opt for cabinetry with obscure glass or antique mirroring. It adds another layer of interest while hiding away your stash! Depending on size and budget, you may consider installing a sink and faucet or appliances. If you can squeeze in a sink, go for it! Trust me, you won’t regret it. Often times I am asked, “should I put in a fridge? Build in an ice maker?” Ultimately these accessories should be tailored to your drinking and entertaining routines. What are you lacking now and how can you improve your experience? These are important questions to ask yourself while designing your custom home bar. Lastly, don’t be discouraged by small spaces because after all, a home bar is not defined by size! In fact, a small space such as an unoccupied niche or closet is the perfect
