NEW COMMUNITIES, NEW GROWTH

I’ve worked this job charting Calgary’s new home growth for the past 15 years, and I don’t think I’ve ever seen it this hot. I’ve been to so many community launches and showhome openings over the past couple of months that my car’s mileage has climbed up to needs-to-be-replaced levels. It’s not going to let up soon, either.

Calgary’s population has ballooned past 1.6 million and can only increase as immigration numbers to the province continue to rise. The need for new housing is imperative and we are a helpful guide to newcomers to the city on the best places to find a new home.

This month, we start with the brand-new community of Silver Spruce in the southwest. This latest from Apex Developments offers a new boutique community surrounded by already existing amenities in the well-established neighbourhood of Silverado. You get to experience the joys of owning a new home without having to wait years for the muchneeded schools and groceries and commercial centres to catch up.

The story of Calgary’s southwest continues to unfold, and the next exciting chapter of its growth begins with the introduction of Silver Spruce.

Silver Spruce is coming up in a well-established corner of the southwest that is seeing some of the biggest new homeowning potential in the city, and its developer, Apex Developments, is making sure that this promise is realized.

Excel Homes front drive garage homes here will range from 1,775 to 2,274 square feet with up to four bedrooms. They will have seven models and start from the high $600,000’s. Showhomes will be available to view by late fall 2023.

Norris House affordable homes unveiled

On September 13, the latest development in Calgary’s groundbreaking RESOLVE Campaign against Homelessness opened with the unveiling of Norris House in Seton.

Named after one of the founding members of the RESOLVE Campaign and it’s moving spirit, Alan Norris, this new complex of 45 affordable stacked townhouses in this dynamic southeast neighborhood will help some of the city’s most vulnerable find a home.

The $15.6M Norris House project was made possible due to the contributions of several partners including the Government of Canada (CMHC), The City of Calgary, the campaign formerly known as RESOLVE including Brookfield

Residential and Albi Homes. HomeSpace will own and operate the property, with social supports for residents provided by Closer to Home. Many families have already moved in to the complex with the final building open for occupancy this fall.

New showhomes open in Rivercrest

This past September, Qualico Communities Calgary and Slokker Communities opened new showhomes in Rivercrest, a young, family-friendly community in Cochrane.

BIG ROCK TOWN HITS THE BIG TIME

The summer may be over, but Okotoks’ new home market remains hot, as fresh opportunities to find the dream life in the Big Rock town continues to grow.

The town just south of Calgary already delivers on breath-taking views of the Rockies, a close-tonature lifestyle enhanced by natural reserves and winding trails by the Sheep River, and a prevailing smalltown culture that persists in spite of the town’s continued growth. “Okotoks provides a charming, small-town feel that residents can’t find anywhere else,” says Cale Marklund, Marketing Manager for Partners Development Group.

“From the frequent festivals and celebrations in the town center, to all the locally owned and operated

Partners is also building popular bungalow townhomes in Okotoks. In fact, they have been so popular that they are all but sold out in D’Arcy, but, by popular demand, are making it available in nearby Wedderburn.

“There’s a lot of great hiking trails nearby, the Sheep River is a great spot to fish and just to enjoy a walk,” says long-time Okotoks resident, Lukas Wolfe.

Residents get to enjoy 94 kilometres of interconnected pathway systems that can get you through various parts of town. There are 110 parks, 72 playgrounds; 36 sports fields; 3 tennis cous and 6 pickleball courts; 14 outdoor skating rinks; six toboggan hills; three locations of outdoor fitness equipment; one multi-use sport court; a BMX track; as well as a water spray park, skateboard park and two community gardens.

Okotoks is a modern prairie town and now there’s more to love with the variety of dining, shopping and entertainment options.

“For a small town, Okotoks offers an abundance of amenities,” Marklund says. “There are schools nearby every community, and more coming as newer communities such as D’Arcy and Wedderburn continue to grow.”

The Okotoks Recreation Center offers fitness, swimming, court sports and more. D’Arcy Ranch golf club and Crystal Ridge golf club and River’s Edge golf club are approachable golf courses for all skill levels.

For Shopping, Marklund notes that Okotoks offers ample charming locally owned shops downtown for clothing, games, toys and locally farmed food.

“New communities, like D’Arcy, also offer larger commercial retailers

for groceries, pet care, restaurants and more. We’re excited to have D’Arcy Crossing, Okotoks’ newest retail hub, opening right across the street from Lawrie Park, so our condo owners don’t have to go far for groceries, food, medical, or any other important necessity,” he adds. DINING AND SHOPPING

As Okotoks continues to grow, there’s no shortage of chain restaurants that that a hungry resident can choose from, but it’s the smaller local spots that really shine if you’re looking to eat in town. “Some of our favourites include the Heartland Café & Restaurant, Big Beaver Brewing and Hub Town Brewing, and Home Ground Café,” Marklund says.

Big Sky BBQ just outside D’Arcy’s gates offer an authentic taste of a Texas barbecue. They smoke only the freshest meat every single day, as they claim to sell out every single day.

The British Chippy is an institution in town serving the best fish and chips this side of the UK. But Mr. Spud next door might give it a run for its money with its own brand of fish and chips.

New is the Yooneek Bookstore, the town’s first bookstore in a long while on McRae Street. It is a family-run business that hopes to bring a local and independent bookstore back in the Foothills.

The Hidden Gems market is the place to find local artisan crafts and unique gift items along Fisher Crescent. It has around 3,500 squarefeet of space with over 100 vendors and is still growing. It has its very own record store – another Okotoks first – selling collectible vinyl records.

A bathroom transformation with a light and airy touch

Designer Charlene Threatful and her team at Lush Interiors embarked on a mission to transform a dim, cluttered bathroom into a serene, storagesmart haven. The project’s muse? An

enchanting aqua artisan tile, which helped inspire the project’s overall material and colour palette.

The shower and tub layout were revamped to optimize the limited space while maintaining openness. “The shower now runs along the back wall of the ensuite, allowing us to provide

“Because the client requested lowmaintenance finishes, we used a large format tile that we wrapped around the bottom half of the shower and

extended into the tub surround. We kept the details calm and quiet, so that the aqua tile could take centre stage.”

Grout lines were kept minimal and by using the same quartz material on the ledges and bench in the shower, cleanup is a breeze. The glossy hex chosen for the shower floor is also easy to clean, and the grout provides enough anti-slip grip for the large shower.

“We opted for a micro shaker cabinet in a rift oak to keep it from feeling too feminine, and it grounds the vanity and adds a touch of warmth and texture,” says Threatful. The large, floated vanity illuminates the floor with under-cabinet lighting, keeping the feeling of openness. Luxurious gold details and fixtures were used to harmonize with the cabinets, patinarich floor tiles, and crystal ceiling light, giving a sophisticated look.

When it came to keeping items organized, a balance of functionality

and elegance was achieved through different storage solutions. “We utilized drawers with organizers rather than doors, which provided ample storage without the use of upper cabinetry, also keeping it light and airy,” says Threatful. Towel hooks were incorporated into the shower glass for easy access, eliminating the need for towel bars.

Lighting is paramount in any bathroom renovation, so the goal was to harness as much natural light as possible. The shower’s redesign allowed daylight to stream through its large, opaque window, emitting a welcoming warmth. Essential vanity lighting was created with three grand sconces, and a dimmable chandelier over the bathtub sporting eight candelabra bulbs sets any desired mood. On gloomy days, two shower pot lights step in, ensuring radiance without the need of bright window light.
