The chairman of Calgary-based Morrison Homes, Al Morrison, credited the homebuilder’s success to the “incredible” collaborative values of the team and their pursuit to serve their customers better.

“We’re just going to continue doing what has served us so well. To work as collaboratively as we can with our trade, supply and developer partners and stay as true as we can to the values set out by Frank,” he says.

Al Morrison’s father, Frank, founded the homebuilding company in 1961, and his son took over the reins in 1983. Al, himself, is semi-retired now, but what hasn’t changed is the honesty, hard work and integrity that is part of Morrison Homes’ DNA and goes into all the homes they build.

“We’ll continue to improve upon our product design and stay current with trends. We have some new models in the works and particularly some that will address the affordability concerns of a lot of homebuyers.”

City outlines plan to develop housing in Riverbend

In an effort to address the growing housing problem, the City of Calgary is proposing to redevelop approximately 15 acres of brownfield land in the southeast community of Riverbend to accommodate future transit-oriented development.

The proposal is to subdivide the site into four or five development sites to accommodate a variety of low and medium profile residential housing options, along with a significant open space allotment.

The development proposal is being timed with the future Green Line LRT station in the Community of South Hill, with the development being only 600m from the future train station.

The proposal is estimated to include 500-600 units within 2-3 storey grade-oriented townhouses, and 4-6 storey multi-residential buildings.The proposal would house an estimated 1,100 people within walking distance of the future South Hill LRT station.

BOOM GOES THE SMALL TOWN

Cochrane’s growth is on the fast track, as new communities continue to sprout, and new infrastructure investments are being put in place try to keep pace with the needs the quick pace of growth brings.

A 2022 development summary report by the municipal government indicates that the Western Heritage town just west of Calgary grew by about 1,404 residents, or 4.4 per cent, in 2022. The population is estimated to be at 33,453.

Housing is trying to keep pace even as more residential communities come on, including Southbow Landing by Qualico Communities which just broke ground, and Greystone by Burnswest

Properties just on the south edge of downtown that’s opening its first showhomes this September.

Even the more established communities continue to grow. Calbridge Development’s Fireside just released its latest phase with new laned and front-drive homes, and unveiled its Central Park. Heartland, now being developed by Rohit Land Development, is chugging right along; Rivercrest from Qualico and Slokker Communities is releasing its latest phase; while Sunset Ridge and Heritage Hills on the west side of town are that much closer to build out.

“We’re continuing to grow, and more people are attracted to

Cochrane because of all that the town offers. Yet connectivity and keeping the small-town spirit remains as important to us as ever,” says Drew Hyndman, the Executive Director of Development & Infrastructure Services, for the Town of Cochrane.

Cochrane, just 20 minutes west of Calgary, has become a haven for new homebuyers, taking advantage of relatively lower land costs; its wonderful recreational amenities and opportunities; and its crystal-clear views of the Rockies from almost anywhere in town.

by matching the investments it is making today with future needs and opportunities of the community.

As an example, The Station at Cochrane Crossing recently opened, a transit hub and service point that will allow residents to access amenities through COLT, the town’s local transit program, and expand their access to Calgary Universities and Downtown in partnership with On-it Regional Transit.

The Station at Cochrane Crossing is all about connection, from the pedestrian link from Historic Downtown to the Quarry, the open park space for everyone to enjoy, and the transit component, literally connecting people to our core, he adds.

The project includes a community plaza and at-grade rail crossing serving as a connection to Historic Downtown. Knowing the essential role for Cochrane will play in the future of the Rail connection from the Calgary International Airport to Banff, the Station invites the future development of a train platform for regional train service, bringing commuters to and from work or visitors to enjoy historic downtown Cochrane and connect to other local amenities.”

The town is also in the midst of improving the Highway 1A corridor through Cochrane, with construction of a new interchange along Highway 22 set to be completed by 2025. This wil enhance the town’s accessibility and smoothen traffic flow.

“The Station, which also houses the Cochrane information centre, is just one way we are improving connectivity not just for people visiting the town but for our residents, as well, as they can easily get information on what’s happening in

town,” Hyndman tells Calgary New Home + Condo Guide.

NEW COMMUNITIES

Southbow Landing broke ground in July this year and will be the biggest development by Qualico Communities Calgary in Cochrane.. Located at the corner of Highway 22 and James Walker Trail, Southbow Landing will be over 540 acres (220 hectares), the community will be built out in 15 phases, and will house roughly 3000 homes and 7,000+ residents upon completion.

Greystone, meanwhile, will be opening four new showhomes on September 23, 2023, says Josh Hagen, vice-president of development for Burnswest Properties, which he says, “marks a significant milestone for all the partners and the developer.”

WESTERN LIFESTYLE

Cochrane’s Main Street in the downtown is perhaps its most famous landmark, but for those unfamiliar with it, there is more to enjoy in this Western Heritage town than just McKay’s ice cream. There’s a vast array of charming local shops along Main Street, that is a quaint throwback to the town’s pioneering history.

Cochrane is even getting a reputation as a foodie destination, Hyndman says. “We have new Nepalese, Indian and Mexican restaurants in town, which signifies the cultural growth and diversity that we are also enjoying,”

A close connection to nature is a big draw to Cochrane, and one of its most beloved landmarks, the Glenbow Ranch, provides just that. It has 3,200 acres of native fescue grassland and is also an active cattle ranch. Enjoy stunning vistas, rolling hills, and spot

the occasional cowboy as you explore nearly 40 kms of paved and shale path.

Spray Lakes Sawmills Family Sports Centre is one of Cochrane’s partners in providing recreation to residents. Facility amenities include an aquatic, climbing, and fitness centre, indoor turf and track and multiple ice surfaces for organized and recreational skating, hockey, and curling.

For many of today’s families, the ideal home remains to be the front-drive attached-garage home. These types of homes are as ubiquitous as the suburbs they are generally found in and are at the apex of the homebuying cycle.

But in these days of higher interest rates, climbing home prices, and a tight housing market, it may also be the least affordable. And it isn’t getting easier. According to the real estate research website, wowa.ca, Calgary’s housing market is the largest and the

most expensive in Alberta, with an average home price of $539,461, up 10 per cent annually.

So how are homebuilders keeping their line of front-drive-garage (FDG) homes attainable? The key it seems is flexibility in floorplans and adding value to the home. We talk to a few Calgary homebuilders to get their insights.

RAISING VALUE, LOWERING COSTS

legal basement development options. “This option has become a lot more popular, and a lot of our communities are seeing buyers go for this, including in Belmont,” she adds.

WHAT IS AN FDG HOME?

It is the home most everyone who has lived in an apartment suite, a duplex, or a townhome, aspire to live in eventually. Especially when they have children, and they see their families grow.

FDG homes come in many forms. In Calgary, they are usually two storey homes with three-bedrooms, twoand-a-half baths, and a basement development options, and of course, a garage to fit two cars – or more.

All the builders we spoke with have showhomes of FDG homes that best explains their allure. NuVista’s Sutton showhome in the new southeast community of Hotchkiss is getting a lot of attention; Jayman BUILT has the stunning Jake 26 showhome in Seton in the southeast, and Shane Homes’ Moraine in Belmont is one of its best-sellers.

INNOVATION COMES STANDARD

NuVista Homes believes innovation is the only way to stay ahead of the game as buyers look for ways to offset the cost of owning a home.

“One way we have met the challenge, is to offer complete

legal suites for many models where community zoning regulations allow. This option can significantly help with monthly mortgage payments. We have also adapted to the growing trend of zero lot line demands in new Calgary communities by introducing several new models designed specifically for such lots,” Bishop says.

Multi-generational FDG homes are also becoming more of a norm, as many households now include extended family members.

“We are also seeing trends where extended family members often reside together, or adult children stay home longer whether it’s for education or to save for their own homes. We have made modifications to many of our models to incorporate a full bath and bedroom on the main floor for convenience and flexibility,” she adds.

“We have also responded to the preferences of many Calgarians who desire a second separate kitchen. UTILIZING ALL AVAILABLE SPACE

The basement development is gaining a lot of momentum at Shane Homes,

as more buyers look for ways to maximize living space.

“It is a way to move into your dream home, with everything you need and or desire,” Geary says. Shane Homes already provides some rough-ins for a possible legal suite in the future, but if the buyer chooses to have Shane Homes develop the basement for them, then they can avail of some financing packages that can help.

“If the client chooses to develop it with us, they can use a portion of the anticipated revenue (if they are creating the basement space as a rental) to qualify and they can start collecting rent the month they take possession,” Geary says.

The Moraine showhome in Belmont is quite popular with some very appealing features. “My favorite features in this home are the open and bright main floor, but the butler pantry is such an amazing extension to the kitchen. Also, the kids’ rooms both have generous walk-in closets, for much needed extra storage space! The main bath is oversized with a generous-sized vanity and separate toilet area. The primary suite is at the rear of the home so perfect for our green space lots.”

She points out that the Alston and Emerald models are also popular at Shane Homes. “The front attached garage product will always be relevant. Homeowners typically start with their first investment with the goal to eventually be in this style home.”

“A well-designed kitchen should not only be functional but beautiful,” says Trico Homes’ Show Home Design Coordinator, Alexandra Scott. “It is important to think about how you are going to use the kitchen on a day-to-

day basis. It should provide adequate space for you, your guests and family to maneuver without running into each other.”

Rachel Amsterdam, Show Home Decorator at Homes by Avi, says kitchen design not only adds to the personality of the home, but also reflects the owner’s personality.

“The kitchen really is the heart of the home and having a well-designed kitchen can create space that adds value to your home and lets you show your design personality. Along with those two very important reasons to have a well-designed kitchen, the most important reason is for functionality,” Amsterdam says.

Ana Wolf of Wolf Designs handles design work for the Partners Group, and she sees the kitchen as the centre of the home where people gather, and work happens. “You have a lot of work to do, and you have to look good doing it while also being set up to be efficient and functional.”

COMBINING STYLE AND FUNCTION

Combining style and function can be easier said than done sometimes. Finding balance in what looks great and what works well can sometimes be a challenge.

Amsterdam says achieving aesthetic beauty and easy practicality is made possible by carefully planning ahead.

“Style and function really go hand in hand in a kitchen. Creating a space that has ample storage, ease of access to appliances and is easy to clean is very important when designing the layout of the space as well as choosing finishes that work with these elements,” she tells NextHome.

“Some elements to consider are how easy are the finishes to keep clean? A soapstone or marble countertop might be visually appealing, but those types of materials are porous and stain very easily, which means more upkeep and cleaning.”

She also points out that materials like quartz, quartzite or granite might be better options long term. “Other elements to consider are fridge size, pantry and cabinet space. These things are hard to change after the fact, so making the right decision at design stage is very important.”

Scott says a functional and stylish kitchen can be achieved simply with lighting. “Having multi-tier lighting –pendants over the island, pot lights around perimetre and extra ambience task lighting under cabinets – really goes a long way in creating a stylish look and serves functionality too.”

She adds that having a large, oversized island would be great for

entertaining, everyday food prep, or dining.

Wolf agrees. “Think bright, open and inviting. A clean space with efficient storage where people can gather and entertain. If possible, incorporating some fun pendant lighting and a feature faucet fixture helps elevate the space.”

UPCOMING TRENDS

Kitchen design continues to evolve, and these changes can be seen in many of the new showhomes. For Homes by Avi, Amsterdam says she is noticing a lot of big changes.

“All white kitchens are gone, and we are seeing a lot more textures and visually interesting finishes being used,” Amsterdam says. “Statement island countertops are really in, with designers choosing really interesting countertops with lots of colour, variation ,and texture throughout. We are also seeing a trend towards large feature hood fans, like the one we did in this year’s Stampede Lottery Dream Home.”

She says they are also loving wood cabinets instead of painted,as well as natural stone or natural stone looking backsplash tile.

Scott says she is noticing a trend for continuity between countertops and backsplashes. “Quartz on countertops carried through to the backsplash provides great durability and wipeability for those messy cookers, while still looking beautiful and stylish.”

She says their built-in appliance package is popular. There is also a trend for natural looking materials –including lighter wood cabinets. “Earth tones, grey cabinets with green or blue undertones, and two tone cabinets are still really popular. There’s also organic hand-moulded tile backsplash where no two pieces are identical.”

Wolf thinks warmer and darker colours are coming back and that countertops and backsplashes are taking a cleaner look.

While the veined countertops are still here, the high-contrast, defined vein is being replaced with more subtle, soft, washed-out pattern. The countertop has become the turn to for kitchen brightening. A simple white countertop is going a long way to help bring more lightness into the space.

BALANCED PERSPECTIVE

Partners Group specializes in townhomes and duplexes and their newest duplex showhome in Homestead reveal this expertise.

“In many of these types of floor plans - the space isn’t unlimited, and neither are budgets,” Wolf says. “The biggest challenge is making a smaller

kitchen provide efficient functionality - making every inch count with a well thought out cabinet plan, as well as keep the flow open to adjacent rooms such as dining and living. With budgets in mind, it is always a nice feature to be able to offer a variety of finishes and colours, so the buyer can make the space truly their own.”

Both Homes by Avi and Trico Homes offer single-family homes as well as multi-family homes, particularly townhomes and duplexes (Homes by Avi also has apartment condos). The approach to designing those products vary.

At Trico, Scott says, typically, there is not a big difference, depending

on the size of townhome or singlefamily home. “Both are designed to have optimal cabinet storage and room for built-in appliances. Singlefamily customers do have the ability to customize their kitchen design and upgrades, while Trico multi-family does pre-packaged design.”

Amsterdam says at Homes by Avi it helps to keep in mind who the kitchen is being designed for and focus on that lifestyle. “Is it a young couple who wants more design features or is it a family who needs extra storage space. Is this a starter home where cost is top of mind or is this a forever home where the client wants to go all out to create their dream kitchen.”
