History of Ricks Mountain In the late 1800’s, Fanny Jones Ricks came to the Polk County mountains from Yahoo City, Mississippi and “found what she had felt would be an ideal home for the rest of her life”. She purchased about 1,700 acres (1,300 of which are now Ricks Mountain property) to the west of Tryon Peak & first lived in a tent. This was raw mountain terrain with no access, so with a maid companion, a man from Mississippi, a mule and a wagon, the three of them built an amazing road up the mountain. Approximately 8 years of work brought them halfway up the mountain where Mrs. Ricks built a small house, known as Sunrise Cottage. After living there for several years, Mrs. Ricks decided to continue building the road to the top of the mountain, an elevation of about 3,200 feet above sea level. Upon arriving at the top of the mountain in the early 1900’s, Mrs. Ricks built a large mansion out of stone and wood found locally on the mountain. The house, known as Rickshaven, had 15 rooms with indoor plumbing and heat, rock patio with koi pond and bird bath, a glass covered greenhouse with steam heat, and a separate nearby 6 room house for live-in help. And this was in the early 1900’s, rivaling the Biltmore Mansion just a few miles up the road from Ricks Mountain! The Vanderbilt Biltmore Estate is now a very popular tourist destination. Sadly, Rickshaven House was destroyed by fire in 1977, but the stone foundation of this elegant mansion can be seen today at the top of the mountain. pictured to the left

There is much more to the story of Fanny Jones Ricks, but certainly these amazing accomplishments are sufficient to appreciate the historical significance of the Ricks Mountain property and the recognition of Mrs. Ricks as a true Renaissance woman!

Development Potential Ricks Mountain has tremendous future development potential. The southwestern area of North Carolina, particularly the Asheville area, has been recently ranked as the #1 destination for retrirement living for the Baby-boom generation within the United States. This area south and south west of Asheville features the very successful Cliffs Communities developments, which uniquely offer seven signature championship golf courses available under a membership in any one of the seven Cliff properties. • Developmental input: Accurate surveys are available and extensive work done by Land Design Inc. and LandWorks Engineering LLC to create plat plans for conservation concept coupled with 25-35 best homesites within Ricks property. • Roadway: Existing well-engineered road from bottom of land (1,800 ft. elevation) to top of land (approx. 3,000 ft. elevation).

1 RESI D E NTIA L H OME S I TE P L A N Land Design, Inc., an engineering and environmental consulting firm has worked to formulate a preliminary development layout for a 319 residential home site plan. In agreement with Polk County, the average lot size is based on a four acre average minimum. Since the purchase of the property in January 2007, Polk County has changed its zoning and subdivision ordinances to provide for a seven acre minimum zoning restriction. However, the Ricks Mountain property was “grandfathered� in perpetuity in accordance with the four acre plan. There are no time constraints or future deadlines with regard to submission of a formal plan of development. Polk County has guarenteed that the Ricks Mountain commitment adheres to & travels with the land in perpetuity, in whole or in part.

2 L A RG E E STA TE L OTS Ricks Mountain has great potential for development of large estate lots enhanced by significant conservation easement ownership. LandWorks Engineering, an Asheville land planning & civil engineering firm, has developed a detailed conceptual conservation plan coupled with 25-35 best home sites with Ricks Property. This type of development is enhanced by the unique conservation attributes found on the forest land & cliffs in Ricks Mountain. These are summarized in the Environmental section on page 20.

3 DESTINA TION P ROP E RTY Ricks Mountain has tremendous potential for development as a “destination property�, such as major resort hotel or independent spa/healthcare facility, or a combination of these. This potential is enhanced by the beauty and elevations of the property which afford long range views in all directions, by the unique environmental and biological attributes and by the unusual historical significance of the property.

The land has individualized sections which lend to the design of a family compound assuring the features of proximity while retaining the important attributes of privacy. • Conservation: Located in the Blue Ridge/Piedmont Escarpment (area of significant environmental interest). The Montane Mafic Cliff (pictured above), is unique as it is home to rare plants, lizards, rock formations, etc.. The National Nature Conservancy ranks this land in its “highest interest” category. • Prices Creek: Originates from spring at top of land & offers pure water that transits land to exit point at bottom. • Forest Management Program: Since the property was acquired in 2007 by the Logan family, there has been a selective timber management cycle to improve the health of native & timbered forests over a revolving 10 year period. The existing timber value is approximately $1,100,000. • Elevation Change: The significant elevation change from the low country provides for a 10-15 degree temperature differential from the low to high country. 20

Since the early fall of 2006 when this property was selected for purchase, extensive due diligence work has been done to confirm the investment potential of the land. This has included a range of expert input including land engineering and environmental considerations, legal zoning and land use studies, nature conservancy priorities, legal and tax considerations under Federal and North Carolina laws, timber management to enhance development of the mountain forest, and scenarios from land use planners and developers as to the most attractive and effective plans going forward.
