Can somebody with knowledge about insurance tell me how much insurance I should get on my homeowners insurance? My home recently appraised at approx. $230,000, I owe approx. $170,000 on my mortgage, and the cost to rebuild is approx. $175,000.

My home is a townhouse, so rebuilding is not entirely up to me (if the neighbors don't rebuild, I guess I can't rebuild either since I'm inbetween two other units). My concern is that I'm out of my $60,000 equity if I insure for $175,000 rebuilding cost as is recommended, but then it turns out that rebuilding is not an option.

My fiance owns an old home in northern Ohio and was paying over $1,300 a year for homeowner's insurance until last year. She can't afford over $100 a month in premiums so I looked into trying to get a lower rate. All three agents that I contacted about the matter assumed a replacement cost for her house of around $157,000 which resulted in premiums of exactly what she had last year. The very idea of insuring her house for $157,000 is absurd for two reasons. The first is that I personally built a house in an upscale neighborhood which was almost three times as large and also had an attached garage. I sold that home for around $150,000 and made about $40,000 profit. The second reason that $157,000 is absurd is that any day of the week you can buy a much better house in the neighborhood for less than $60,000. I was able to find a lower rate of around $600 a year through the Ohio Fair Plan website by assuming a realistic replacement cost of $60,000 and not including such things as jewelry coverage (she has no valuable jewelry), and other coverages that don't make sense. Unfortunately, and after contacting several insurance agencies, not a one will write the coverage as specified. The gave me the flimsiest of excuses. It appears to me as if all the insurance companies doing business in our area may have colluded to lock in homeowner insurance rates far higher than is justified. I hope someone out there can tell me if there are laws that require some insurance company to issue a policy as specified by Ohio Fair Plan. Thanks in advance..."

Sued for Auto Accident Above Insurance Limit in NJ?

One year ago my wife was taking our daughter to pre-school turning left out the end of our road in to traffic, this road has a speed limit of 35 mph. Traffic had to stop to let her cross the first lane since it was solid cars, vans and small trucks. As she approached half-way, before getting a good view of oncoming traffic, another car took off the front bumper. Note that the center line is interuppted at the cross-junction. The bumper was torn from the front of the car with damage more evident on the non-impact side of the car than where initially hit, hence my wife had not initiated a turn, just edging forward to see. The radiator was in-tact, but damaged, still mounted to the front of the car. I walked to the site with our other child and took my daughter home; she is fine and I took her to school but still talks of the incident today. My wife stayed at the incident, and was fine (no later issues) keeping real calm and cooperating with police. It took about 2 hrs with police debating which town the incident took place (middle of the road is the divide) and the other driver was concerned about getting home to take a pot off the stove, but seemed medically fine. The driver asked me and the police to drive them home to get the pot off the stove and used my wifes cell phone more than once.

They also wanted to drive their car home and leave the scene with a flat tire at one point I presume to attend to the pot. No tickets were issued, no air bags deployed. The other car had a flat front left tire and side damage so the drivers door was stuck shut.

Both cars were old, so written off. Over a year later we received a court summons from their attorney and we are being sued for $750,000. Our limit is $100,000 on insurance. The plaintiff is claiming herniated discs and loss of bowel control. We have a 2006 no money down mortgage, so total equity is very much in the red since our home value plummeted. I have no umbrella policy. I am sole income, but was owner of the car my wife was driving. My wife is stay-at-home mom. The remaining $650,000 would be a big problem. Interestingly, we heard that the other driver called our insurance and asked for a >100-fold lower amount of money to just go away! Our insurer recalls this very clearly and did not pay. Questions: Should I invest in an attorney to work with our insurers attorney to cover the $650K over our limit? Do we have any case given the car the other driver may have been in a rush (as all were aware of the pot on the stove), would have settled for far less, and in reported safety tests should avoid an obstacle at 55mph let alone at the speed limit of 35 mph? Their case, as I understand, is to actually prove my wife was negligent, she was just trying to see. Reality and the law are complicated I understand. Our insurer is looking in to the validity of their medical claims. I believe for spinal and neck injuries plaintiffs have to follow careful insurance approved treatment plans in NJ. I know that such a condition may not be permanent with curative surgery possible to release the nerves that may be causing the bowel issue. The plaintiff has claimed the injury as permanent, do they need to prove this? Should we ask experts? The plaintiff lives in our town and their house is on my running route every other day. I have not noted anything at all and plan to stay away from all other parties. Should I change my running route? Thanks for any advice. Our 30 day clock is ticking."

Can somebody with knowledge about insurance tell me how much insurance I should get on my homeowners insurance? My home recently appraised at approx. $230,000, I owe approx. $170,000 on my mortgage, and the cost to rebuild is approx. $175,000.

My home is a townhouse, so rebuilding is not entirely up to me (if the neighbors don't rebuild, I guess I can't rebuild either since I'm inbetween two other units). My concern is that I'm out of my $60,000 equity if I insure for $175,000 rebuilding cost as is recommended, but then it turns out that rebuilding is not an option.

Dental Insurance Company Denying Authorization for Covered Plan Services.?

Anthem Blue Cross Dental Net I was referred to an oral surgeon by my primary care dentist since I have to have 6 teeth and 2 residual root tips extracted in advance of getting a full upper denture. All the extractions including the root tips have to be done during one visit, which necessitates the use of IV sedation. My general dentist cannot perform any of this work. Anthem Blue Cross Dental Net denied the original pre-authorization request, and subsequent appeal stating that my general dentist can perform the services being referred. Which is absolutely not the case. I even spoke with a customer service rep who indicated that the extraction of residual root tips is definitely a referable service and it clearly states that in their Dental Net Provider Contract. She has no explanation for why the appeal was denied. My primary care dentist has even provided Anthem Blue Cross Dental Net with his specific reasons for referring this work to an oral surgeon and I still can't get anyone at Anthem Blue Cross to re-evaluate the original denial and the appeal and authorize the necessary work. I have filed a complaint with the California Department of Insurance, although I don't hold out much hope for any results from that effort. HELP... what are my options?
