RISING HOME PRICES HURTING MILLENNIALS

M

any millennials are finding themselves priced out of the housing market as they search for their first homes. Millennials are those born between the early 1980s and the late 1990s and who will have come of age in the new millennium. They are a fast-growing segment of our population and play an increasingly important role in our housing market.

for just over 40 per cent of new homes sold so far according to Altus Group, BILD’s official source for new home market intelligence.

Bryan Tuckey President of the Building Industry and Land Development Association (BILD) inventories. There were just 1,604 low-rise homes for sales across the GTA at the end of September, about one-tenth of what was available in June 2006.

At the beginning of the millennium, about 70 per cent of new homes sold in the GTA were low-rise. This year such homes account

Condominiums are becoming the only option for a growing number of millennials. Many new condo developments feature amenities geared towards families and larger suites. The average price of condominiums remained stable for much of the last decade because unit sizes were getting smaller. Now average condo sizes are increasing and so are the prices. The average price of high-rise homes in the GTA reached a record high of $486,605 in September.

More millennials are starting families every year, and that is causing a shift in their housing needs. Contrary to popular belief, most millennials don’t want to raise their children in high-rise condominiums. A recent survey by the Toronto Real Estate Board found that 75 per cent of millennials are looking to buy low-rise detached and semi-detached home and townhomes. In today’s market, that’s not easy. While demand for low-rise homes is rising, there are far fewer of them being built. In accordance with provincial growth policy, the GTA’s home building and land development industry is building a lot less ground-related homes, particularly single family detached homes, than a decade ago.

detached homes reached an average price of $1,194,771.

We need to work together and find a solutions-oriented approach to improving housing supply and affordability so that our communities are home to millennials. I say this as both an industry professional and a father of millennial children.

Low-rise sales have decreased because there are fewer of them on the market. Over the last decade, we have seen a major decline in the amount of ground-related homes available for purchase in builders’

While supply of low-rise homes has dropped, demand hasn’t and the result is prices grow every month. In September, the average price of a new low-rise home in the GTA was $992,231. Meanwhile single family

ork Region is a great place to live – and to shop for a new home. You will find homes and condominiums available for just about anyone, from first-time buyers looking for a value-packed home in an urban area with public transportation, to parents seeking a great place to raise a family, busy professionals and empty-nesters longing for lowmaintenance living, and move-up buyers searching for ultraluxury. Across the region, there are communities of townhomes, semis, detached homes, estate homes and condos being offered by some of Ontario’s finest builders and developers. As the saying goes, it’s about location, location, location – but also lifestyle. All of the potential purchasers in these diverse markets want to make the most of the time spent at home, whatever their concept of “home” involves.

For example, over the past few years, a major lifestyle trend across the Greater Toronto Area involves condominiums. Nowadays, most everyone experiences a frantic pace of life, and leisure time is scarce. It’s understandable that many buyers choose to eliminate time-consuming home maintenance. And after some of the winters we’ve had, who wouldn’t want to leave the snow shoveling to someone else?

Many of today’s lifestyle communities appeal to all ages.

In addition, condos provide resort-style amenities that suite owners can access without leaving home. With the breadth of suite sizes available, everyone from singles to families with children can find a condominium that satisfies their needs. No longer do people have to live in the City of Toronto to enjoy this way of life. York Region is home to several beautiful condominium communities, so you can have your location and lifestyle as well.

For some people, owning two low-rise residences – a home and a cottage – is a must. These are people for whom the phrase “Go jump in the lake” is music

As you shop for your new home, think location, location, location – and lifestyle, lifestyle, lifestyle!

to their ears. Some buyers who have limited time to spend at a cottage are opting for fractional ownership of recreational residences. This involves the shared ownership of vacation properties, usually including everything from the land to the dishes, and maintenance is typically handled by an association formed among owners who pay a yearly fee.

Other home buyers consider resort-style living a year-round necessity. Over the past decade, we’ve seen more “lifestyle” communities emerging, offering the ability to live on a golf course, next to a lake or the like. And notice, I didn’t write “adult lifestyle” – although there are still home collections aimed at the over-40 crowd. Many of today’s lifestyle communities appeal to all ages. Those who love the sport of golf find the idea of living within walking distance or a short drive of a course the epitome of lifestyle. Water lovers discover ample opportunities to choose a new home near a lake in York Region, so their everyday lives can include gorgeous sunsets on a tranquil horizon, as well as boating, swimming, fishing, etc. Whichever home style you choose, it’s fun to live in a community with like-minded individuals. As you shop for your new home, think location, location, location – and lifestyle, lifestyle, lifestyle!
