COVER STORY

GRAND CORNELL BROWNSTONES NOW UNDER CONSTRUCTION

T

he excitement continues in Markham! Construction is progressing at a great pace on Phase One at Grand Cornell Brownstones, Lindvest’s highly coveted community of condominium townhomes located on the southeast corner of Ninth Line and Highway 7. Although the presentation centre has been closed to make way for construction, residences remain for sale in both Phases One and Two (by appointment). This is great news for anyone seeking tremendous value and convenience in an established neighbourhood setting. Within blocks, residents can access the Cornell Community Centre & Library and renowned Markham Stouffville Hospital,

m a h k r a M in

as well as schools and parks. Lindvest’s future plans include a commercial development and live/work opportunities to the east of the Cornell community. “Live, work and play” is much more than a tagline here; it’s a reality. In keeping with the overall Grand Cornell neighbourhood, the stacked Grand Cornell Brownstones follow the pedestrian-friendly principles of New Urbanism. Lindvest’s design for the entire community incorporates intimate clusters of grouped buildings. Imagine a high-rise condominium turned on its side to provide street-level access. There is no need to share hallways and elevators, and the Brownstones add an alternative to the residential mix in the area.

Purchasers will be able to select from one-, two- and three-bedroom designs for these spacious residences framed by architecture inspired by New York’s iconic brownstones. Lindvest’s stone-and-brick condominium townhomes will come to life with interesting depth, colour and texture amid professional landscaped surroundings. The community has proven a hit with purchasers who appreciate freedom from exterior maintenance chores without living in a high-rise. Available choices at Phases One and Two of Grand Cornell Brownstones begin in price from the high-$200,000s. All of Lindvest’s open-concept designs contain high-quality appointments such as smooth ceilings,

Customer line for Del Ridge Homes GEM II Sales Event

Del RiDge Homes sells 181 Net ZeRo Homes iN 4.5 HouRs

I

n response to overwhelming demand, Del Ridge Homes has managed to sell all 181 condos in its GreenLife East Markham II (GEM II) project in 3.5 hours; or the equivalent of a home every 90 seconds. Prices for the 1-3 bedroom, 700-1,245 sq. ft. Net Zero homes started at $247,900 Del Ridge Homes partner Dave de Sylva attributes the company’s recordbreaking sales event, in which people began lining up two days in advance, to a compelling combination of location, competitive pricing and extremely low heating and maintenance costs, together with the fact that GEM II is one of the greenest residential projects in Canada. “There’s a real shortage of competitively priced homes in the GTA to begin with,” observes Del Ridge Homes partner Dave de Sylva. “And because the GEM II homes have a zero carbon footprint with 1/5 the heating and maintenance costs of conventional condo projects, homeowners stand to save about $170,000 in operating costs alone over a 25 year mortgage. So the numbers really do add up.” As with GEM I, GEM II achieves Net Zero thanks in large part to a combination of extremely high R Values for insulation (including using insulated concrete form construction and R70 insulation in the roof ), triple-glazed fiberglass windows, a self-contained geothermal system for heating and cooling and 400,000 watts of solar PV panels that will be installed on the roof. Other key energy-saving solutions include: enclosed garage ramps, extensive use of LED motion sensor lighting, Energy

Del Ridge Homes’ Team - including far left partner George Le Donne and fourth from right partner Dave de Sylva

Star appliances, water-saving toilets and faucets and hot water tanks with enhanced insulation. Apart from providing owners with tremendous value in a home that uses considerably less energy, Del Ridge Homes partner George Le Donne says the company genuinely cares about being a good corporate citizen and doing more to promote sustainability. “One way we’re doing this is a new partnership program with Forests Ontario, in which we’re planting 140,000 trees – which is one of the most productive ways to capture carbon and reduce the impact of global warming.” Other ways Del Ridge Homes promoted sustainability with GEM II include such visionary initiatives as a Car Share Program (small fleet of fully-electric cars for owners), a Del Ridge Homes/Nissan LEAF electric vehicle incentive program (owners are eligible for a $3,900 Nissan discount, a $3,100 Del Ridge discount and a $9,809 discount from the province for a total discount of $16,809 off the purchase of a Nissan LEAF with a MSRP of $32,698, or less than half the original price. Other attributes that embody the GreenLife way of living include: an Onsite Rapid Charging Station for electric cars, Onsite Bike Racks, close proximity to GO and TTC transit, and several nearby parks as well as the 305 acre Milne Dam Conservation area. To be the first to learn about the next Del Ridge Homes Net Zero project go to www.delridgehomes.com and complete the online registration form, or call 905-479-5448 to be added to their contact list.
