The great news is that today’s layouts are designed to maximize space usage. Plus, with a little décor ingenuity, you can make your compact rooms sing with spaciousness. Here are a few suggestions.

Add some sparkle Metallics reflect light, so look at lamps and other accessories that will help with brightening your small spaces. Mirror, mirror For an instant shot of spaciousness, add a mirror to one of your walls, and the larger, the better. Some decorators suggest flanking the mirror with draperies that can be closed to hide it and create a more intimate feel. Take a risk

Keep it uncluttered

Your small space can accommodate thoughtfully chosen large-scale patterns. Vivid wallpaper, for example, can draw attention away from the space’s compact size.

Even a huge room can seem small if it’s crammed with clutter. In your small rooms, figure out ways to place objects in storage so you have some surfaces showing. Take stock of your belongings and keep only what you really want and/or need. Purge the stuff that doesn’t fit into one of those categories and lighten up your look.

Luckily, manufacturers are rising to the challenge and creating furniture pieces that can help to free up space in compact homes. I have seen ottomans that double as everything from food trays to extra seating, drop-leaf and multi-function tables, benches that have storage underneath, etc.

Consider floating shelves Far less bulky than bookcases and armoires, these keep the visual flow going and give you a place to store books, knickknacks, etc. Go neutral The use of light colours on your floors and walls will help to make the room feel larger and brighter. Keep in mind that neutral doesn’t have to me white or beige. Look at pale yellows, greens and taupes to achieve the look you want and then add pops of colour in accessories.

Think multi function

Think open and airy Shop for tables made from glass or acrylic, rather than wood, which tends to weigh down a space. The ability to see through these furniture items keeps an open, airy feeling to the décor. Use your wall space If your bedroom is tiny, how about hanging your necklaces on small hooks as a lovely and practical display? In the kitchen, perhaps you can hang implements on unused wall space to keep drawers from becoming cluttered

ENHANCE WARMTH WITH FALL/WINTER DÉCOR

h, autumn, when the leaves create a patchwork quilt of colour, and the air turns crisp enough to remind us that snow is just around the corner! This is the season when a little fall-inspired décor can lift your spirits. The great news is that you can add warmth and seasonal appeal to your surroundings with a few simple changes that will carry you through to spring. Using a little ingenuity and creativity, you may even be able to achieve a new look without emptying your wallet! Search through boxes of items you’ve packed away over the years and rediscover linens, accessories and knickknacks you can enjoy all over again. Take it room by room and come up with a plan. Front Porch • Hang a wreath made from twigs and pine cones on your front door for a welcoming effect. • Toss a plaid throw in fall colours over a rocking chair for a wonderful nostalgic look. • Place pumpkins, straw bales or greenery arrangements highlighted by tree branches on either side of your front door. • Welcome mats are inexpensive – consider purchasing a different one for each season.

• Group candles on surfaces and light them for ambience. For an autumn look, place popcorn kernels in the bottom of a glass candle holder and nestle the candle into them. Placing candles for mood works well in just about every room in your home, even the bathroom. Nothing says pampering like a hot bath in candlelight. NOTE: I caution you to keep safety in mind. My neighbor is an insurance adjustor, and he has told me that one of the major causes of fires is unattended lit candles. Light them only when you are in the room.

• Why wait for the holidays to string up lights? Add a strand of tiny white lights to a tall potted plant to brighten up a corner, or frame a window for emphasis. • Add a large floral arrangement that has weight to it, such as an umbrella stand holding stalks of dried wheat, or a floor-standing vase filled with seasonal dried blooms. • Cut and carve out gourds or squash to serve as temporary vases for fall flowers, or place one spectacular autumn leaf into a bud vase. Kitchen • Add placemats in warm colours or

On a practical note, they can also help to minimize heat loss through your windows. • Substitute your current sofa throw cushions with some in darker, solid fabrics. And if you haven’t looked for throw cushions in a while, do you ever have a treat in store! I have seen the most amazing sofa cushions in every colour and shape imaginable, from tailored styles with upholstered buttons, to intricate floral-patterned pillows with fringe.

• Place an area rug over carpeting in your family or living room for a layered look. Again, this doesn’t have to entail a major outlay of money. You can find amazing sales on smaller rugs you can roll up and stow away in a closet during other seasons of the year.

• Accessorize with copper or gold knickknacks rather than glass. These will inject richness into your décor, as well as reflect the light for a charming ambience.

In the chilly weather, there’s nothing like coming inside to a bowl of minestrone, chicken noodle or tomato heaven in a bowl. Dining Room • For a country look, throw a colourful quilt over your dining room or kitchen table as a tablecloth, or arrange it on the table diagonally for visual interest between meals. Of course, you want to be sure it’s not a priceless heirloom that can’t take a little spilled gravy or cranberry sauce. • For centerpieces, think wooden bowls filled with acorns, pine cones, fallen leaves and other natural items, or a cornucopia basket filled with fruit and gourds. • Tablecloths can be inexpensive, and there are gorgeous choices out there in plaids and leaf patterns. Corresponding or contrasting cloth napkins and fall-looking napkin rings can help you create a table setting that will wow your guests. • If you’re REALLY into seasonal décor, take a cue from one of my sisters-in-law, who owns several sets of dishes. She pulls out whichever set is appropriate for the time of year. She is always on the lookout for accessories that can accompany her dinnerware sets. From whimsical to elegant, these can help to accentuate the mood you want to evoke. Embrace the beauty of fall and celebrate the season inside your home. Warm up your décor – and have fun in the process.

I

2002 was the year that saw the most new homes ever sold in the GTA. That year there were 53,660 units sold of which 72 per cent were low-rise and 28 per cent were high-rise.

n the GTA new homes market, 2016 was a record setting year for low inventory, high prices and high-rise condo sales, the Building Industry and Land Development Association (BILD) announced in January.

“The decline in low-rise sales in 2016 was due to the lack of product available to purchase, not softer demand,” said Patricia Arsenault, Executive Vice President of Research Consulting Services at Altus Group. “The fact that new product is being quickly absorbed, despite rising prices, shows there is continued buyer interest in purchasing new ground-oriented homes in the GTA.”

There were 29,186 new high-rise units sold across the GTA in 2016, more than in any previous year on record and 30 per cent more than in 2015 according to Altus Group, BILD’s official source for new-home market intelligence. Sales were up in every region in the GTA, particular in Durham where sales were more than double those of 2015.

The number of new homes available to buyers in builders’ inventory across the GTA reached an unprecedented new low at the end of last month, while prices for all types of new homes in the GTA broke records.

Overall in 2016 there were 47,161 new homes sold in the GTA, 62 per cent were high-rise units and 38 per cent (17,975 units) were low-rise homes.

At the end of December 2016 there were 13,670 new homes available for purchase, less than half of the 30,400 homes that were available in builders’ inventories a decade ago. New high-rise supply reached a 10-year low, falling to 11,792 units last month. Meanwhile low-rise supply was 1,878 homes, of which only 742 were single-family detached homes. Ten years ago there were 12,871 high-rise units available to purchase and 17,529 low-rise units of which 11,602 were single-family detached homes. “We have a shortage of housing supply in the GTA that is approaching crisis levels,” said BILD President and CEO Bryan Tuckey. “Housing is selling as quickly as the industry can bring it to market and the lack of developable land that is serviced with infrastructure, excessive red tape, out-of-date zoning and NIMBYism are hindering our ability to bring more to the market.” The lack of supply is forcing prices up across the board. The average price of available new low-rise homes, which includes detached and semi-detached houses and townhomes, was $995,116 in December 2016, and for new single-family detached homes in the GTA the average was $1,264,604. The average price of new detached homes increased by more than $273,000 in the past 12 months.

With more than 1,450 members, BILD, formed through the merger of the Greater Toronto Home Builders’ Association and Urban Development Institute/Ontario, is the voice of the land development, home building and professional renovation industry in the Greater Toronto Area. Prices for new high-rise homes also reached an alltime high in 2016. In December the average price of condo units in the GTA was $507,128. In December 2006 it was $321,353. The average size of a condo suite in the GTA grew to 826 square feet last month while the average price per square foot increased to $614. A year ago the average price per square foot was $584 while the size of an average suite was 775 square feet.

efore you get in a huff, I’m talking about “green” as in the colour. And I’m not just talking about green. Popular colours in design and décor go in and out of trends. For a while there, neutrals were in, and certainly, these hues on the spectrum never really go out. Colour, however, comes back in a kaleidoscope of shades and intensity. Treat yourself to the website www.colormarketing.org (CMG) and you’ll find yourself in a world of designers, marketers, colour scientists, consultants, educators and artists who are members of this organization that determine what colours will keep pace with our changing demographics and times. In fact, you can use colour to create a new home interior that reflects the mood you want in any room. You can also go the trendy route and listen to those who know about what’s fresh and new. According to the 2017 COLOR ALERTS from CMG’s 2017+ World Color Forecast™, January was about “Life Spurt” – a psychology that mirrors a brand new year. The hue is the green we see when leaves open – a green that shows its inspiration year round. Introduce green into your accessories, table wear or even in your wardrobe. In my research, I learned about the flexibility of green in home décor. When you think of it, green is a basic colour in nature, so it goes with pretty well everything. It is, in fact, so infused in nature that some experts consider it a neutral colour. Let’s see – what shades can you select from: celery, mint, grass, leaf, pepper, emerald, sea, evergreen, lime, moss, olive, forest … the list goes on. Green even has an

anthropological draw, because it signifies that life-sustaining water is ample. Then again, maybe you simply like the colour green! Here are some psychological techniques you can use. Paint a cool icy green in a bedroom to evoke calmness, or use a bright, vibrant shade to open up a room, or a dark green to signify security. In a bathroom, blue-green or seagreen can make the surroundings seem like a spa, with balance and harmony as the undertones. Love sleek, modern surroundings? Go for green paired with grey. Add wood furnishing to a room with green walls and go earthy and organic. In a small powder room, introduce emerald green for a jewel box ambience. If green walls aren’t your thing, maybe add some lime green cushions on a sofa in a muted colour.

For February, CMG is touting aqua, which speaks to bodies of water from tiny streams to majestic oceans. Both of these colours are fresh, refreshing and uplifting. It’s another form of green. Never heard of colour psychology? It started 2,000 years ago when the Egyptians noticed the power of colour on mood. Nowadays, decorators and designers make use of this branch of psychology for marketing purposes, to help clients and purchasers reflect their personalities and moods in their surroundings. When you are selecting colours, remember that they can look different in natural sunlight as opposed to incandescent lighting. Purchase a small can of the colour you’re thinking of and try it on part of a wall. See how it looks at varying times of the day and evening.
