I

write about condominiums a lot, especially as condos have become such an indemand form of homeownership across the GTA. Condominium developers have responded to the desire for financially accessible new homes by making suites smaller in square footage. The open-concept designs are beautiful and efficient, with every square foot usable. Linear kitchens, floor-to-ceiling windows, sliding barn doors separating rooms … brilliant design focal points such as these maximize space and allow natural light to permeate the rooms to enhance their spaciousness. A little clever decorating advice can also help condo owners make their suites “live” much larger than their square footage might suggest. To expand the visual “space” in a compact condo suite, here are a few tips. • Select whites or light colours for

your walls and flooring. Even pale blues and creams can lend a light, airy feel to the surroundings. • Keep down the clutter. The more you can see surfaces throughout each room, the cleaner and more spacious the look. If you add accessories, fewer larger items look better than numerous small items. • In your main living area, consider glass surfaces and mirrors to reflect the light and make the room seem larger. • Add punches of colour in throw cushions, area rugs and accessories to add vibrancy to your soft palette. • Use area rugs and intimate furniture groupings to delineate living areas, such as the dining space, living room space, etc. Placing furniture away from the walls also creates visual space. And when you select items such as sofas or arm chairs, remember that those with exposed legs allow ambient light to flow from underneath, again accentuating spaciousness. • Shop for multi-purpose furnishings that can eliminate crowding your spaces. For example, coffee tables today come in a variety of styles, many with storage area in them, and other with tops that hinge up to create dining surfaces. Even smaller items such as decorative boxes can serve as storage. • At your colour selection appointment, if glass fronts on some of the upper kitchen

cabinet doors are available, consider this, even if it is an upgrade. It can help to make the kitchen look larger. • Think about adding a shelf close to the ceiling and lining it with knickknacks or books. This will draw the eye upward as people enter the room. • If your shower requires a curtain, check out the cool clear styles available today. • Make your window treatments light in both colour and weight. In many condos, simple sheers will do the trick. • Play with shades of colour to make your

room seem larger, and remember the ceiling. Use a lighter wall shade overhead and a slightly darker tint for baseboards. This continuity of colour tricks the eye into seeing the space as bigger. • Speaking of tricking the eye, how about a trompe l’oeuil mural of an outdoor scene on one wall? When it comes to decorating a compact condo suite, a little ingenuity goes a long way. Oh, and it’s fun, too!

trong demand for new homes in the GTA resulted in the third-highest sales year in the past decade, the Building Industry and Land Development Association (BILD) announced in January. In 2015 there were 41,295 new homes purchased in the GTA according to RealNet Canada Inc., BILD’s official source for new-home market intelligence; that is a 2 per cent increase from 2014 when 40,324 new homes were purchased. Total new-home sales in 2015 were up 13 per cent from the 10-year average of 36,543. Over the last decade, only 2011 and 2007 recorded more new-home sales.
