his might be the simplest and most confusing part of buying a home.

It is simple because virtually every local bank, and every TV and internet lender get their money from the same place. The difference is how they lend it to you. So let’s start with where your lender gets the money for home FLORIO mortgages. Ninety nine percent of them get it from “the secondary market” of investors. ALL lenders look at this market of investors, insurance companies, and pension funds; who have billions of dollars to invest in residential mortgages. The lender writes the loan to you, and then instead of waiting 30 years for you to pay it back, they sell your mortgage to the secondary market. Your lender makes his “profit” on the sale. So why aren’t all lender’s interest rates the same? That is a business decision of each lender. Some internet lenders are totally automated, you are dealing with a computer, a mathematic formula; and if you don’t fit that formula, you don’t get a loan. Some internet lenders only make loans above $150,000 or some arbitrary level. That is their business model. Some TV “lenders” aren’t even lenders, they convince you to “apply” on line; they evaluate your credit and then sell your application to some far away bank in a back room in a distant state. All local banks use the same second-

ary market, but feel that you need the option of working with a loan officer. This is where I agree with the local banks. A personal loan officer does many things a computer can’t do. First, they can help guide you through the process and help you get that perfect pre-approval letter needed to buy a home. A letter with a person’s signature from a local bank generally makes sellers feel better about you. They can help you decide if a 15, 20, or 30 year loan is best, or if you are better off putting less down and keeping a savings buffer in case of emergencies. Secondly, even people with good jobs and a perfect history of paying their bills can end up with mistakes on their credit report. Local loan officers can direct you to clear those up. Lastly, there are dozens of terms in loan documents that no computer, no dictionary will ever make sense of. Loan officers are best at helping you understand to documents and this long term commitment; so that you don’t see the imposing stack of loan documents for the first time at closing. Borrowing from local lenders does not cost more than internet or TV lenders. Both get their money from the same place. The biggest difference is in the level of service you receive. How to protect wood floors from inclement weather by MetroServices Special to The Vindicator

o od f l o or s a r e a worthwhile investment that c an improve the beauty and function of just about any room in a home. Even though wood floors are durable, and new protective treatments help seal out many of the things that may have damaged floors in the past, homeowners still need to prioritize protecting their hardwood floors. Certain seasons of the year can be more harsh on wood floors than others. For example, seasons characterized by moisture and precipitation, particularly the early spring, winter and fall, can be hard on wood floors. The experts at ServiceMaster Clean say that cold, snowy days can damage wood floors, and Lumber Liquidators agrees that winter weather can be harsh on flooring. Homeowners need not give up on

hardwood if they live in an area that sees all four seasons. They just need to take a few steps to keep floors looking beautiful. • Clean up the salt. Salt that keeps sidewalks and streets clear of snow and ice inadvertently gets tracked inside a home. Hard chunks of salt can scratch wood floors, and, if left to sit, that salt can eventually cause white marks and other stains. Routinely vacuuming and sweeping up salt is necessary to protect wood floors. • Invest in shoe storage. Wet or snowy boots can create puddles around the house. Have a special mat or tray by the front door where wet shoes can be kept. A nice bench in the entryway makes it easy for residents and guests to remove their shoes until it’s time to go back outside. • Use water-wicking mats.
