We were recently lucky guests of Vermont Menucha and saw for ourselves that it really is “a jewel of nature.” The location boasts a breathtaking view of majestic mountains that leaves one in awe. The air is fresh and alive. It truly is a place to relax and refresh and is aptly named Vermont “Menucha.” Additionally, we loved the many attractions nearby, an adventure park just a 3-minute walk away, waterfalls, ATVing, alpine

I would like to open a discussion about an important issue concerning our community. As I am on the lookout to purchase a home, I watch the housing market closely. In doing so, I came to the realization that our community is at the verge of catastrophe. The purchase prices for condos already reached over $800,000$900,000, thus raising the prices to purchase houses in Monsey and surrounding area at alarming speed. The high prices to purchase houses, as the buyers need to pay their expensive mortgages, then leads to skyrocketing rent prices, which renters can barely afford to pay. In addition to the high standard cost of living going up year by year, with cost of tuition, clothing, and grocery all on the rise, people will simply break down financially. Most of us are aware of the housing crisis in Brooklyn, which brings many Brooklyn residents to Monsey every year. I feel that Monsey, too, will soon have a crisis where rent and home purchase prices will be unbearable. Something needs to be done about this. I am appealing to Askanim and Rabbanim to do something about it, the earlier the better.

Thank you for providing us with this forum, where we can respectfully voice our concerns. I read with interest the letter you printed last week of the woman whose property was ‘visited’ by a class of boys. I can relate to this upsetting scenario very well. I live on the corner of a main road, and for some reason people of all ages feel the need to cut through our lawn, walk very close by the house, and continue on to our walkway. For what? It saves them about three steps that they would have made if they would walk until the end of the sidewalk and turn the corner there. This is not a shortcut that runs between two streets. Actually, it’s not a shortcut at all. It’s just a diagonal walk through our lawn. I value the little privacy that I do still have, and it gets violated on a regular basis. This is very distressing to me. I sometimes feel as if my personal space is being invaded. We could be eating our shabbos seuda, singing, playing, or just doing homework, and suddenly there is someone passing by right under the window! If it would be only children I could try to justify this behavior due to their young age. But when it is also adults,

it reflects a serious lack of respect that is upsetting and quite frankly very sad. I would like to be dan lekaf zechus and say that it could be that because I live in an area that has predominantly multi-family homes, and some people don’t realize that not every property is a commonly shared space. If so, the responsibility lies with the parents to teach and instill their children (and themselves) to have respect for another person’s space. I hope that this letter will create an awareness of this phenomenon, and increase the respect we should have for each other in all areas. grocery after work, with four kids in tow. She hated this weekly expedition. The shame she carried as she carefully picked each item and tallied up the total. She had forty dollars. That was it! She needed to make Shabbos. And she could do it. She’d done it before. But what about the treats? She looked at her son’s hopeful eyes as he perused the nosh. She couldn’t deny him, she decided, she just couldn’t. While her face was burning with shame, her back was iron-rod with determination. Her son needed this. If the store owner insisted, she would have to take away one of her shabbos staples. But she would at least try to buy it all. Standing in line, her heart was pounding. Her children were talking to her, but she couldn’t hear a word. She was praying. “Hashem, please, see this sweet boy before you. Allow him to have some happiness. Allow us to serve you as best as we can.”

It was her turn. Her purchases rang up. $45. That was $5 too much. She handed the cashier $40, and with a shaking voice, asked her to put the remaining $5 on account. Toby held her breath, waiting for her request to be denied. But the cashier nodded, pushed a few buttons and said, “Sure, and just so you know, the balance on your account will then be $130.” Toby was stunned. That couldn’t be right. The cashier must have made a mistake and punched in someone else’s account. She had to speak up. As desperate as she was, she wasn’t going to resort to stealing! “Excuse me,” said Toby, “I think there

A little boy flees, his head down, his cheeks burning with shame. His mother sent him to purchase their week’s groceries, but he was turned away. He had no money. The store couldn’t extend any more kindness. And so, with his dignity in shreds, he fled. In 2004, when Reb Shamshon Krausz witnessed this scene, he decided that no one should have to endure such a humiliating experience and Eizer Lamuzen was born.

The words, they were so beautiful. Money. Dignity. Privacy. I just want to correct one small detail about the concern that Monsey is turning into a city. I think that in the city people don’t have the opportunity to sit outside and talk that much; it’s the country that lends itself to that type of problem.

We have received letters from readers who were concerned that contestants are using dictionaries to find the boggle words. We trust all submissions are done according to the rules. A dictionary should only be used to confirm a word found on the board and to check for proper spelling before submitting your list. I want to bring to your attention that a large family is not a reason for leaving a mess. On the contrary, it is all the more reason to keep the garbage neat.

We live next to a Chasunah hall and we never had any problems with people coming and going. It’s actually interesting to watch. I think the issue is with your neighborhood and not all of Monsey. Hatzlocha! ~ Family W.

In Jewish life, chinuch (education) is an important focus. Any child over nine years old should be taught to keep the garbage inside and outside of his/her house neat. And when those large families grow up and have families of their own, they need to train their children to keep their neighborhood clean. Otherwise in ten years this problem will be way bigger. Each year, as late August evening breezes carry a faint chill, it seems almost as though the crickets are heralding the arrival of Chodesh Elul. It is remarkable that all the trappings of the summer, from backyards to bungalows, swimming pools to hiking trails, are penetrated by the gentle, understated call of Elul. In stark contrast to the loud and publicly orchestrated color war breakouts meant to elicit animated reactions, the arrival of Elul is pointed and private, solemnly directed to the hearts and minds of the perceptive. No hype and cheering. All hope and tefilla. The call of the shofar jars Klal Yisroel out of its sleepy, summery mode, urging us out of cruise control to a state of high alert. Yidden, it’s time to take stock of our lives, ponder our positions, and calculate how we intend to reach our destinations.

Even as we prepare for the awe-inspiring month ahead, we continue to enjoy the summer blessings which Hakadosh Baruch Hu, in His infinite goodness, showered upon us. Yes, it is possible, precisely in the lap of comfort, in recognition of the bounty bestowed from Above, to turn to ‫אבינו שבשמים‬ with ‫תשובה מאהבה‬. Returning to Hakadosh Baruch Hu with hearts overflowing with humility and remorse for our wrongdoing in the year gone by, surrounded with ease and serenity, is not second-rate teshuva. Certainly, tzaddikim and tzidkanios among us represent the nobility whose model of teshuva we can strive to

at this point in our lives, we take heart. There is no benefit in chastising ourselves as we contrast our standing against what we consider ideal. Inasmuch as such comparison serves as an impetus for growth, improvement, and teshuvah, therein lies its value. Hakadosh Baruch Hu is not only our Creator and Omnipotent Ruler, but He is our Loving Father with an intimate awareness of His children’s nisyonos and efforts to overcome them. Every step forward, each small victory - as well as every setback or failure - is known to our Father, as is our trepidation as we embark on a path to teshuva.

Hamelech’s words may appear quite a paradox as he enjoins us to serve Hashem with yirah. While the word is usually translated as fear, it is also defined as awareness. Serving Hashem with awareness creates the possibility to rejoice even as we tremble before our Master. How blessed we are to be the receptacle for Hakadosh Baruch Hu’s eternal goodness and love! How fortunate is Klal Yisroel to receive the gift of Chodesh Elul, to be granted the opportunity to return with our whole hearts to our Heavenly Father, against Whom we have sinned. Our sincere, heartfelt teshuva is never spurned, our tefillos and tzedaka never rejected, and our tears will always unlock Heavely gates. Preparing for the holy month of Elul requires us to delve into our deeds of the past year and make an accounting. We must pay our debts

The Early Intervention Program (EIP) is a public program for children under the age of three who are either suspected of having or at risk for developmental delays or disabilities. Potentially eligible children must be referred to the county program (Rockland County, 845-364-2032) to receive EIP services. EIP is funded by New York State and county governments. All EIP services are provided at no cost to parents. Health insurance may be used for approved services. A child's eligibility for the program can be determined only by state-approved evaluators under contract, and all services must be authorized by the county.

If you feel overwhelmingly busy and you never have “enough” time, you might think that “someday” on your imaginary eighth day of the week will be the best time to get things done. This imaginary day could be tomorrow or any other time, but in essence it only exists for people who believe they can’t find the time to do what they want to do now. I often tell my clients when they distress about not having enough time for “eating” or “exercising,” the following: You need to decide what your highest value is. For ex: if it’s baking, you will find the time to bake. If it’s shopping you will somehow find yourself in a store. If listening to a particular shiur is important to you, you will somehow get to do that. If your highest value is not health, energy, or loosing fat, then you will find the time for everything else, but for exercising and eating well. Your highest value How can you choose to place your highest value on health? So the obvious Pasuk in the Torah “Venishmartem Meod Lenafshoseichem” is Hashem’s way of telling us: take care of your wellbeing, both physically and emotionally so you can serve Me with joy, clarity, and energy to have the most beautiful and productive life

Everything else in your life will be directly affected by the way you feel, including your spouse, children, friends and neighbors. So if you’re

The best time to actually work out is first thing in the morning, burning the most fat on an empty stomach. The energy it will give you to do other things during the day and all the health benefits for every cell and organ of your body is simply exhilarating.

Candid Photography is one of the most enjoyed photography sessions, where the child is clueless about the camera or the photographer. The child moves about in his natural elements as the camera captures his movements. Mastering candid photography takes years of practice, which may surprise you, as the best candid shots look so effortless as to be almost random. Candid photography captures all the uniqueness and natural facial expressions and has a very strong emotional impact. If you are traditional in most matters of style and substance, you will be happier with studio portraits for your upsherin boy. For those who are inclined to leap before they look, candid photography is for you. Tip: Spare the dime when it comes to upsherin photography. If your budget does not allow for such expense, do only what you can, but do it well enough in advance of the upsherin day. If it turns out that you are very unhappy with the first round of photos, this gives you enough time to plan for a second set. You won’t ever regret it. Bar Mitzvah Photography: From a designer’s point of view, a Bar Mitzvah is a favorite to work

with. It is a fairly standard celebration, and everybody is in exceptionally good spirits. The Bris and Upsherin have the tears, and the wedding has the fears. Whether you have a family member with a good camera, or you hire a photographer for the event, consider the different styles of photography suitable for the event. Share your thoughts and expectations with the photographer beforehand to be sure he can achieve the look you’re hoping for. What’s fine art to the photographer may be blurry photography to you. I have seen countless customers unhappy with what I thought was award –winning photography, and the reverse as well. Classic Photography: If you want an emphasis on portraits with a more relaxed approach, this is the style for you. Most classic photographers combine portrait photography with a candid style throughout the evening. This approach yields the most authentic and beautiful collection of finished photographs of one of the most memorable days in your son’s life. Photojournalism: Throughout the event the photographer will capture all the pride and memorable moments with an unobtrusive presence that puts everyone at ease. The

shoelace, the spilled wine, the fluttering of emotions…. The photographer does not conduct the scene, it gently unfolds as the day progresses. There is very little posing, and certainly not in the traditional sense. This style of photography tells the story through the eyes of both the children and the adults. The ability to perfectly balance the fun and the significance of the event is what will set this style photography apart from another on this special day. Fine Art Photography: Where the beauty of photojournalism is providing a casual portrayal of events, the goal of fine art photography is to render a work of art. Here, the photographer will most certainly direct the scene to accomplish that. Many fine art photographers will have had classical training in photography. Many fine art photographers also choose to use film instead of digital. True fine art photography is gorgeous, but can be somewhat abstract. It is also rare. If you want images that are works of art, and don’t look like anybody else’s, this may be the style for you. However, if you want photographs that are less unusual, you may want to consider a more traditional style. Keep in mind that some photographers who consider their style “fine art” may simply be trying

to communicate that their approach is creative or artistic. True fine art is not for the faint of heart.

Dear fellow Yidden! There are consequences for fooling around with the law! If my story inspires even one person to conduct his life and business with integrity, it will be worth the discomfort of putting my painful story in the limelight.

Life in Prison When I arrived at Fort Dix, the lieutenant barked out a warning to all the newcomers: “Should any of your new chaps [fellow inmates] here greet you, you may not answer. If you do, you go straight to the Hole. Follow me in a straight line!” I’ll describe the Hole later. First, a doctor came and gave us forms to fill out. Then a psychologist came and asked all sorts of questions. Everyone had a file opened for him and finally, after waiting for hours, they gave us something to eat. Once again, there was no kosher food. Each of us got a toothbrush, soap, shampoo, two rolls of toilet paper, a cup, two sheets, and one blanket — and each Jew got a pair of tefillin. We each also got an old pair of threadbare pants. Breakfast every day started at six o’clock. The kosher

breakfast consisted of two thin slices of whole-wheat bread, two small jelly spreads, two small packs of cereal, a coffee packet, and a sugar packet. The next day’s menu was the same. In fact, this is what we ate every single day of the week for five years. On weekends, we got a generous cupcake added to our menu! At 7:30 in the morning we began our work. Yes, we did get paid for the work; the money went into our prison accounts. The good workers got a maximum of $60 a month. My first job was to clean the bathroom. Later, chores included picking up garbage from the streets, shoveling snow on freezing days, sweeping the stairs, and other menial jobs. I got $6 a month for that!

You might prefer not to know what the Hole was like. If someone did not do his job one day, he could get a “shot,” which is a sort of ticket that later translates into a penalty.

An example of a penalty is solitary confinement in the Special Housing Unit, which everyone calls the “Hole.” The Worst Place in Prison You might prefer not to know what the Hole was like. There’s a separate building with many underground cellar rooms. Each 3-by-6foot cubicle contains a cot with a thin mattress and a lavatory. There is no room to move in this tiny space. This is where a prisoner must sit in confinement for the number of days allotted him for his penalty. He also wears special orange clothing, and of course, he is not allowed to bring anything along with him. Food is brought to the Hole. For one hour a day, the person is allowed to go to a tiny “rec” room for “fresh air” — but that means indoor prison air. At six in the morning, the guard would wake me up and ask, “Do you need breakfast today?” and, “Do you want

the rec room today?” I had to give them an answer at dawn, even if I was still half asleep, because if not, I’d have to forego my “fresh air” at midday. What do you do in the Hole? Nothing. Literally. You sit locked inside day after day, night after night, without doing anything. The monotony can drive a person insane. You sit up and lie down, sit up and lie down … that’s all. There’s no difference between one day and the next. It’s all one big blur of mind-numbing monotony. But I had plenty of time to reflect on what I had done that had gotten me here in the first place. I spent a lot of the time feeling

remorseful for my mistakes. An inmate in solitary confinement is permitted to make a phone call only once in thirty days — if he still remembers how to talk! Letters do not get delivered to the Hole, only newspapers, and I got Hamodia, which literally saved my sanity. Throughout the seven years, I was taken to the Hole four times. The maximum stretch of time I was there was eighteen days. That’s 432 hours, 25,920 minutes, in which I was by myself with only the four walls. Please forgive me, but I just can’t describe what it felt like. I don’t know how I survived it.

One day I was told that there was going to be a new hearing on my case. According to the law, starting from the transfer day, you are not allowed to use the phone anymore. But I, out of curiosity, tried to see if the phone was still working

Dark Before Dawn Meanwhile, my incredible family and friends kept up the legal battle for my freedom. They gave me the strength and willpower to continue hoping. Even when things seemed bleak, we

and got through to my brother. Speaking in Yiddish, I told him that I was probably being transferred that day, and had found that the phone was still working but would be cut off soon. I was immediately summoned to the office. “Why did you make a phone call?” they asked me. I told them the truth — that I had wanted to inform my family that I was being transferred that day. I was taken to the bull pen to await my transfer and special security agents came there to interrogate me about that phone call. They told me that they were going to have my phone call translated in order to verify that I was telling the truth. A few hours later, I watched as all the inmates who were waiting together with me were taken to board the buses while I was left behind.

When they summoned me, I saw them holding that dreaded orange jumpsuit and knew what it meant. They told me that I had indeed told the truth about my phone call, but still, what I had done was a security breach and I would not be transferred that day. Instead, I was sent to the Hole for seven days of solitary confinement, Purim included. I am grateful to the askanim who succeeded in sending me a Megillah. Apparently this was to be my yeridah letzorech aliyah, my last downfall in order to start an ascent; obviously Heaven had preordained that I suffer a bit more before my salvation appeared on the horizon.

MODERNIZATION OF LAGUARDIA AIRPORT

Esther is a fictional story based on real people and real events. Esther grew up in the Hungarian village, Selisht, surrounded by her loving family. Esther’s spirit, wit, and unending generosity, combined with the boundless love she received from her parents and grandparents stand her in good stead in this summer story. Although this story takes place in 1933, when life in the European shtetel was still peaceful, these same attributes helped her overcome the terrible trials she faced years later during the war. The author, a granddaughter of Esther, is grateful every day for the deep love she was blessed to receive from her Babby Esther, and is doing all she can to continue her kindness.

Chapter 5 The Tax Inspector Recap: While Esther hides in Tatashe’s bed, pretending to be ill, Mima Feige comes looking for her. Frightened, Esther listens as she talks to Mamashe and finally leaves.

The next morning, Esther dreaded getting out of bed, thinking that she’d have to explain what had happened to the chicken. She was saved quite unexpectedly by the hated tax inspector and his horse and wagon, as they were making their way through the village. The entire village was caught

Esther’s Family Zaidy: Zaidy Chaim cares deeply about his family, and takes great pride in providing for them. He is an honest laborer who works hard to make a living in the poor Hungarian village, Selisht. Zaidy is considered a rich man because he owns a cow and a field. However, the field is owned by several partners who can never agree on selling the property, so Zeidy’s wealth is of no practical use. Babby: Babby Malka is a queen. She grew up in the city and appreciates beauty and elegance. Babby knows nothing of milking cows, growing vegetables or whitewashing blackened walls, which are the basics of a woman’s chores in the village. However, Babby Malka knows how to embroider the most exquisite tablecloths and knit the finest silk socks. Babby’s home is always impeccably clean.

Tatashe: Tatashe is a serious Talmid Chachum, who spends his entire day and a big part of the night studying Torah. Zaidy Chaim and Babby Malka are very proud of their fine learned son-inlaw who is a true credit to the family. Esther loves Tatashe dearly. She enjoys listening to his Torah learning, and wouldn’t think of ever interrupting him. Mamashe: Mamashe is gentle and kind. She treats Tatashe, Zaidy, and Babby with boundless respect, as she works side by side with Babby to keep the household running smoothly. Having grown up in Babby’s care, Mamashe is the perfect combination of a city and village girl. She embroiders, knits, and sews clothing that is unsurpassed in elegance and style, and yet she has no fear of the cow, which she cares for with the same gentleness as she cares for her children.

Esther: The oldest of three children, Esther is surrounded by the love of her dear grandparents and parents. At age 10, Esther is a free-spirited girl who is fun loving and daring and has a heart as boundless as the village fields. Yet for all her spirit, Esther is always respectful to her elders, for that is how she was brought up. Mutche: Mutche is a good natured seven-year-old child. He spends plenty of time tagging along with Esther, whom he adores. Esther loves him too, which is why he is always welcome to join in her play. The rest of the time, he sits on a tall stool right near Tatashe who is teaching Mutche the Siddur. Ruchele: The baby Ruchele is at the center of all the activity at home. At age two, she gets into everyone’s way, except when the door is left ajar and she makes her escape. The noise of the chickens and the mooing of the cow alerts Mamashe to go search for Ruchele once again.

If a family couldn’t pay, he would fold up their pillows and quilts, tie them up with string, and pile them into his wagon. Then, he would look around the house to see if there was anything else that was valuable, and he would take that away, too. Often, he would take the sewing machine. The village women’s sewing machines were old and made a terrible racket when used; still, these machines kept the family clothed. Hopefully, the father of the household would manage to borrow enough money to pay up before night, and then he’d be allowed to collect his family’s bedding. To the village children, the inspector was entertainment; they ran after the inspector’s wagon, recognizing different families’ linens. They made fun of him as they followed the wagon around the village,

Plans are underway for a 4-billion-dollar makeover project to bring LaGuardia Airport into the 21st century. On July 27, Governor Andrew Cuomo and Vice President Joe Biden announced plans to re-haul the Queens airport built in 1939 by creating an entirely new facility. “The goal is not really to repair and rebuild a 1939 airport. We want an airport that is a state-of-the-art facility. We want a globally renowned airport for the next century that is worthy of the name New York and what we’re doing,” Cuomo said. More than 50% of the planned renovations will be privately funded. The first half of the project is expected to break ground next year. The airport will remain open and functional during the construction phase. Along with LaGuardia, Cuomo also mentioned improvements that will take place at Stewart Airport in Newburgh, New York, to accommodate more commercial flights to reduce traffic at LaGuardia and JFK airports.

However, Esther could not join the fun. Although she too followed the inspector around the village, she did so with a feeling of dread. What would happen when he reached Frimet’s family? Frimet’s father worked hard to make a living. He was a cheder rebbe and learned Torah with the village children. Still, he never had enough to feed his family and surely didn’t have anything left to give to the tax inspector. Can I Trust You? Part 2

Recap: Last week we began the conversation with the idea that people are by nature suspicious and need to be convinced that they can trust you to sell them the best price and product. We also discussed the two ways to build trust; time - a lengthy process, or honesty - the fast way. This week we’ll talk about some practical applications of Trust-Based Marketing. Honesty, though the fast way, is brutal. It means you are ready to put yourself out there. You’re ready to be torn down, and you’re ready to stick to what you believe in. When you’re honest, people feel they can trust you. Here are two questions you need to address honestly: Who am I? The first thing we always want to know is, “Who are you?” By nature, our curious side kicks in every time we meet someone new. The more background information we have about a person, the less threatened we feel. Do your consumers know who you are? Is there a face to your company? How much information about you is readily available to them? Company profiles, interviews, and appearances make your business feel approachable. Can I trust you? Once they feel as if they know you and are comfortable with your name, they want to know if they can trust you. In essence they’re asking whether they can trust that you will supply them with the best price and product,

so that they’re not cheated or misinformed. Three ways to make trust come across in your advertising: Information: Informational marketing is more powerful than anything. When you give people information about your product, service, or related topics that help them make educated purchasing decisions, they feel you’re not hiding from them. They feel you’re not keeping anything from them - because you have nothing to hide. They feel that you are giving them the chance to make an informed choice. Transparency: Sometimesas business owners, we can make mistakes; we may overlook something. When you can be transparent about your changes, improvements, and difficulties, consumers sense the heart behind the business-like façade. In public companies, transparency is key: if you cannot access financial reports or updates, no one will buy their stocks.

Presidential Elections 2016 was officially taken to the next level when the ten top polling republicans running for office (there are 17 Republican candidates in total) faced off against each other in the most watched Presidential Debate in history last Thursday.

The candidates were businessman Donald Trump, former Florida Governor Jeb Bush, Wisconsin Governor Scott Walker, former Arkansas Governor Mike Huckabee, retired neurosurgeon Ben Carson, Texas Senator Ted Cruz, Florida Senator Marco Rubio, Kentucky Senator Rand Paul, New Jersey Governor Chris Christie, and Ohio Governor John Kasich.

The big shocker of the night came when the moderator asked if any of the candidates would consider running for office as a third-party candidate if they lost the republican nomination and Donald Trump raised his hand. A third-party candidate always gives one party a better chance at winning and a Republican leaning third-party candidate would give the Democrats the upper hand. A declaration like that from a Republican candidate might cost Trump voter support.

HOW YOUR INCOME AFFECTS YOUR MORTGAGE APPROVAL by Ann Zeilingold There are three basic factors that lenders and mortgage companies verify, analyze, and use as the determining factor as to whether to approve or deny a mortgage application. Those three factors are Credit, Income, and Assets/ Collateral. Borrowers all seem to know that they must have a good credit score, although they don’t always know what the minimum score required is. Despite this knowledge, borrowers ask regularly as to whether they can apply for a loan and get approved for a mortgage without showing income, although they are quick to tell me that they have a lot of assets, either money in the bank or ownership in property with a lot of equity. Is equity, or even liquid assets, enough to get approved for a mortgage? The answer is a resounding NO for the normal, conventional mortgage loan – which is the typical loan for a regular borrower looking to get a purchase mortgage or even

looking to refinance. Even when refinancing, sometimes people may be lowering their monthly payment, may have never been late, and may have liquid assets in the bank, but notwithstanding, rules are rules, and even common sense does not prevail. If you cannot show the proper amount of income, demonstrating the ability to repay the mortgage loan even in a refinance situation, the loan will be denied. Questions that often come are the following: •

What happens if I get a new job?

What happens if I am leaving my job and starting a new one in a few weeks?

There are more questions that arise when it comes to income, and while some are easier than others to answer - because they are basic guideline questions - others are gray, and the answers are determined by underwriter discretion. What is underwriter discretion? An underwriter is the individual employed by the lender who makes a determination whether a loan should be approved or denied. It goes without saying that every file has to initially be approved through an automatic (computer

generated) approval, and only after that basic requirement is met, is the file reviewed by a human underwriter. And besides for the file qualifying strictly on ratios and assets, they have to make a decision if the employment seems stable - likely to continue and if the credit and income and general stability of the file is one that should be approved or not.

Because the answers to the above questions are not clear-cut, they can’t be answered succinctly. Over the coming months, we will be touching on these ideas and exploring options, but this is precisely why it is so important to work with an experienced and skilled mortgage loan originator. The guidance that he will offer is unparalleled, and it

could make the difference between getting an approval or a denial.
