I don’t know if there’s another family that waits for The Monsey View each Wednesday like ours. The Boggle game is an especially exciting feature that the entire family is involved in — especially my nine-year-old son! He spends hours sitting over the Boggle page and is getting a better English education than he gets in school! I was wondering if you would be able to institute some guidelines as to how often one can be a winner within a certain time frame. There are the pros who win again and again and then there are others who spend so much time and try so hard but don’t stand a chance against them! If there was a rule that each contestant can only win a limited amount of times within a certain amount of time, then many others would get a chance at being the winner. A SCHOOL BUS IS NOT A TAXI Thank you for your recent article regarding Operation Safe Stop for school buses (Issue #97). It is certainly very important to follow the safety rules for the sake of our precious children. However, the article isn’t really complete without mentioning one other aspect of the issue. There are many bus drivers who actually abuse the power of their flashing lights. Quite often, I find the bus picking up or dropping off a route of teachers, some with babies, some without, to take them to their job at school or to the babysitter, flashing the red lights to stop all traffic to save time at the pick up. You may want to argue that teachers and babies also need safety, which is true, but so do all the other people and babies traveling in a private car or taxi. They should be careful and patient. Bus drivers don’t own the road to do as they wish. They must only do as much as the law requires. (I actually have a letter from DMV that states that the law is for buses transporting school children to and from school only) The drivers who do this are not only wasting our time by forcing us to wait where we don’t have to, but also make our school buses less safe, as some car drivers try to pass the bus with flashing lights when they see it is not a legal stop, and at times, even make mistakes thinking

The UPS truck driver behind the bus stuck out his head saying, “I never knew this was a school, and that school kids are so old.” So it even caused a chillul hashem. A school bus at any other time is only a taxi! A Monsey Resident THE BUS MANAGER RESPONDS: Thank you for your letter. Your frustration at drivers who “abuse” the system is misplaced. According to law, a bus driver is required to turn on his flashing red lights any time a passenger boards or disembarks. This applies to teachers as well as to students. According to law, any adult that serves in capacity as a teacher or supervisor may ride the bus and is required to be provided with the same safety precautions as children. These teachers (or rebbis) are legitimately allowed to travel on the school bus to do their jobs and get off where’d they like when finished — even if it is a medical center. Please see the following excerpts from the Vehicle and Traffic Law: Section 1174: (b) The driver of such school bus, when receiving or discharging passengers who must cross a public highway, street or private road, shall instruct such passengers to cross in front of the bus and the driver thereof shall keep such school bus halted with red signal lights flashing until such passengers have reached the opposite side of such highway, street or private road. Whether such passengers are crossing such highway street or private road or discharging to the same side of such highway, street or private road, the driver of such bus shall keep such school bus halted with red signal lights flashing until such passengers are at least fifteen feet from the bus and either off the highway, street or private road or on a sidewalk. (d) For the purposes of this section, the term “passengers” shall mean those persons designated in paragraph (d) of subdivision twenty of section three hundred seventy-five of this chapter. The definition of passengers in section 375:20: Every omnibus having a seating capacity of more than seven passengers, used exclusively to transport pupils, teachers and other persons acting in a supervisory capacity to and from school or school activities….

I wrote last week about the shailos concerning the correct bracha for the energy bars featured in Food and Family #96. I am happy to inform the readers that the original recipes of the energy bars have been discussed by prominent dayanim, and the final ruling is as follows: The proper bracha for the chocolate-peanut bars is Mezonos. The bracha for the peanut butter-honey bars is Shehakol. The bracha for the energy fiber bars are dependent on the bracha one recites on rice; those who recite three brachos before they consume rice consider these Shehakol, and those who make Mezonos on rice, make a Ha’adamah. I would like to thank a very esteemed Monsey dayan for giving much of his precious time to clarify this issue l’ziku harabim. On the same note, I’d like to mention that granola cereal is an extremely controversial issue still mentioned in the times of Gemara, and according to most poskim, it should only be consumed during a meal. MY SON WAS HEADED BACK to his yeshiva in Eretz Yisroel. In what seemed to be an unfortunate twist, we left for the airport later than we had planned. My nephew was going to travel with him, and I knew we would meet my brotherin-law, sister-in-law and nephew at the airport. As we were driving down the highway, my husband’s cell phone rang. The caller ID showed that it was my brother-in-law calling. I picked up to hear my sister-in-law letting us know that there was traffic. We both put the phone on speaker as the two brothers started to speak with one another. My brother-in-law was telling my husband the back-road route he decided to take. My husband interrupted him to understand why he was taking that route to JFK. My brother-in-law said they weren’t going to JFK but to Newark. My sister-inlaw quickly checked the ticket and saw that they were going to the correct airport. But we weren’t! This phone call had saved us from going to the wrong airport. It turned out to be a good thing that we had been running late, that my brotherin-law hit traffic, and that he was thoughtful enough to call us.

Becoming Weigh Smarter Spring Forward! AS A YOUNG KID, every year I would dream of locking up the chometz and moving into a new home for Pesach. As I got older, this turned into “When I’ll have big closets, things will be more organized!” or I kept thinking all the things I would do when the kids got older. Now that I’ve started marrying off my kids, guess what? I have a huge coat closet and my children are grown (I don’t have a separate Pesach home, though). However, things haven’t changed that much. If we keep waiting for the “right moment,” well, when will that be? The right moment is now — wherever you are in your life — because you can always make small changes that help you move toward the goal you’ve always dreamed of. The time is now. So, spring forward with these quotes! They’re worth reading many times over, even if you only get motivated in your heart and mind. Eventually, you will spring into action. As I was sifting through the quotes, writing and typing them, it definitely made a difference in my mind — not only for weight loss, but for so many other things! You see, I often find myself waiting for the right time to start. And if you start now, you don’t have to wait anymore! Who likes waiting, anyway? Sit back and relax; I hope you enjoy the inspiration, and some humor thrown in for good measure. • Weight loss is like driving — if you veer off the road, just make a U-turn and head back in the right direction. • Discipline is choosing between what you want at the moment and what you want most (that kokosh cake or losing 30 pounds). • My favorite exercise is a cross between a lunge and a crunch — I call it “lunch.” • You are too smart to be the only thing standing in your way! • I’m allergic to food — everything I eat turns into fat. • Snaccident (noun): eating six slices of fresh potato kugel and a bag of chips by mistake. • You can feel sore or sorry tomorrow — the choice is

Statewide School Bus Safety Program Sees Impressive Results in Ramapo MEMBERS OF THE RAMAPO POLICE Department took to the streets on Thursday, April 27th as part of Operation Safe Stop, a statewide initiative designed to ensure the safety of our most precious resource, our children, as they are transported to and from school, by ticketing drivers who pass stopped school buses. A project of Governor Andrew Cuomo’s Traffic Safety Committee and the New York Association for Pupil Transportation, Operation Safe Stop has been conducted annually since 2013 with a goal of educating drivers about the inherent dangers of passing a stopped school bus, an action that can have lethal consequences. While the governor’s office has yet to release the results of this year’s campaign, the number of violations issued statewide on the program’s annual enforcement day has decreased steadily in recent years, falling from 1,186 in 2015 to 859 in 2016. According to Sergeant Anthony Giardina of the Ramapo Police Department, this year’s program was hugely successful. The six police officers assigned to the project wrote just
six tickets for drivers who passed stopped school buses during the enforcement, down from 92 last year. Among the locations that have logged the most complaints about cars passing stopped buses include the intersection of Route 306 and 2nd Street in Monsey and 440 Viola Road in Spring Valley. Sergeant Giardina said that it is typically bus companies and concerned parents who call the Ramapo Police Department to let them know when they have seen cars passing stopped school busses. “We take those complaints very seriously,” said Sergeant Giardina. “A lot of the time drivers are distracted and don’t even realize that they’ve passed a stopped bus.” Sergeant Giardina said that he hopes that the statewide effort will be a reminder to drivers to pay more attention on the road, especially when they see the flashing red lights of a stopped school bus. “We really hope that people learn from this experience,” said Sergeant Giardina.
Rockland Ranks #2 in State Health Survey THE FIGURES ARE IN for New York State’s county-by-county health survey and, once again, Rockland County is near the top of the pack. Rockland, the smallest county in the state by geographic measurements, ranked number two this year, reported The Journal News. It has made the top five every year since 2011, earning the top spot in 2015. The Robert Wood Johnson survey measures several factors including diet and exercise, access to medical care, education, income, employment opportunities, community safety, air and water quality, and housing and transit. Rockland was tops in the state in length of life, and also

earned high marks for high school graduation rates and ability to find a primary care doctor. The county pulled only average scores in obesity, smoking and excessive alcohol consumption. “Health is not just about you having a good doctor or you being personally responsible,” said Jerry Spegman, a spokesman for the report. “It matters whether you have good sidewalks. It matters whether you have well-lit parks. It matters whether you have good schools or access to good jobs or healthy food in the supermarket. There are a lot of things that we at the community level can do to impact people’s health.” The Bronx came in dead last in the survey for the seventh year in a row.

They went back to decimating cherries. “The birds,” Zelda enthused. “We are so fortunate. So fortunate. I was so unsure how we would raise ehrliche kinder in the filthy, teeming, city streets.” Her toddler was getting filthy as the young mother spoke, mud sticking to his knees, his hands, now his left eyebrow. “And now we have this.” Her voice quivered with happiness, a mama bird, as she gestured in the general direction of everything. There was nothing where she pointed, save the horizon, which had turned colors, getting fiercer as the day wore on and nothing was yet done. “What happened to Bianca?” Henya’s voice was louder than she expected, urgent and scared; it woke all the woman from where they were bloodying their fingers in the cherries’ life-giving juice. “Nerven.” A woman next to her bent close to

Forward her ear and told her quietly. Henya narrowed her eyes, not quite comprehending. Only a short time had passed, what was it, was it three months already? Definitely no more than that, but yes, how the year disappeared, a dream. It was more like four or five months that she’d been here, cooped up in the dictates of the seasons, watching. Well, not a half a year had passed since she’d seen her best friend. What had changed? “Bianca?” They reluctantly handed her the facts. Bianca, her grief had rent her apart, a paper submerged in water, blotted first, smeared, torn, the fibers of the paper finally turning to pulp. “It’s because she has no children. One needs children. Children do for us what we do for them, only more. We set them up, they hold us up.” “Not because of children. She was already undone,” Blima Malka insisted. “Yes, of course, but the children. They would have held her together.” There needs to be a reason for the terribleness. Otherwise, what was there to keep the horror from stealing into all their lives, what was there to keep one of them, holding on to sanity through a bite of lips on teeth, from falling apart, just like Bianca? Elegant Bianca, undone. An untied shoelace, sudden loosening, a slipping out of the tie that fastens it, and the lace dangles dangerously beneath the footstep and one misstep brings her down, all the way down, on rubbed shins. It could happen to anyone. A double knot is needed. Understanding it. Defining it, however inaccurately. Giving it shape so it can be held, put away, organized in the brain’s twisting cavern. “It’s not the children, it’s not the children.” Zelda repeated. “Not everyone is blessed. Easy Salmon Suppers By Draizy Wercberger
Baked salmon is a once-aweek staple in many homes. In addition to its many health benefits, salmon also adds diversity to the typical chicken and meat suppers. The following three salmon dishes are a cinch to prepare and taste delicious. For a special Shabbos treat, they can all be prepared as close to the zman as possible on Friday and served at the Friday night meal at room temperature.

BAKED SALMON IN TERIYAKI MARINADE INGREDIENTS: 4 slices salmon fillet 6 tablespoons soy sauce 1 tablespoon teriyaki sauce ¼ cup lemon juice ½ cup brown sugar 1 lemon, cut into wedges
DIRECTIONS: 1. Place cleaned salmon fillet in a large bowl. Pour marinade ingredients over salmon slices. Let marinate for at least 3 hours. 2. Place salmon fillet in baking pan. Discard rest of marinade. 3. Bake for 18 minutes on 350°. 4. Serve warm or at room temperature. Garnish with lemon wedges.

SALMON WITH MUSTARD-DILL SAUCE INGREDIENTS: 4 slices salmon fillet Salt and pepper 2 tablespoons mustard 2 tablespoons Dijon mustard 1 teaspoon brown sugar 1 tablespoon water 2 tablespoons chopped fresh dill
DIRECTIONS: 1. Preheat oven to 450°. 2. Place salmon slices on a rimmed baking sheet, season with salt and pepper. Bake until salmon is baked through, about 8â&#x20AC;&#x201C;10 minutes. 3. Meanwhile, in a small bowl, stir together the mustards, sugar and water until smooth. Stir in dill. Serve salmon with sauce over it.

SALMON FILLETS WITH CRUNCHY COATING INGREDIENTS: 4 slices salmon fillet 4 tablespoons mayonnaise ¼ cup flavored bread crumbs ½ cup shelled pistachios, crushed ½ cup French fried onions Lemon slices, for serving
DIRECTIONS: 1. Preheat oven to 350°. 2. Place salmon slices in a baking sheet and spread 1 tablespoon mayonnaise over each salmon slice. 3. In a small bowl, combine breadcrumbs, crushed pistachios and French fried onions. Generously cover each salmon slice with this mixture, pressing down so that it sticks to the mayonnaise. 4. Bake for about 18–20 minutes. Serve room temperature with lemon slices on the side.

In one study, areas of the brain that are in charge of motor function have been shown through brain imaging to be active even when a listener is calmly relaxing, leading researchers to believe that music and movement are intrinsically connected, with music being a preparatory element of movement. In fact, upward movement in music, i.e. notes that rise in tempo or scale, appear to be processed through the brain in the same manner as upward physical movements like jumping. Hence the reason high-pitched, rapidly moving music often inspires one to “jump for joy” and feel lighthearted. Deep, slow-beated music, on the other hand, induces a meditative state which causes decreased heart rate and slows bodily movement. Using these principles of how music has a physical effect on the body, a team of musicians collaborated with the British Academy of Sound Therapy in 2011 to create what they believed to be the world’s most relaxing song. Women who listened to the music had a 65% decrease in overall anxiety levels while listening to the tune, and their resting heart rates slowed by 35%. In fact, while listening to the song which begins at 60 beats per minute and drops to 50 beats per minute, the listeners’ heart beats dropped to match that exact speed. The song is so calming that doctors warn against driving while listening to it. And it’s not just individuals that can be affected; rhythmic sounds such as drum beats have been shown to cause synchronization in movement, heart rate and thought pattern in groups of people, hinting as to why groups like Native American and

THE ART OF THE LEVIIM The inherent power of music has confounded cultures throughout the ages, with every group of people acknowledging that music is an undisputable chochmah. In every society, in every generation, people have delved into its mysteries, seeking to impact the world through its influence. In the Jewish world, the Leviim were those who devoted their lives to the study of music. By understanding the ruchniyus elements of music, the Leviim were able to formulate niggunim that nurtured the ideal emotions to spur human spiritual growth. Take, for instance, the korban chatos. When a person sinned and was required to bring an offering, the Leviim would sing songs while the korban was being prepared. What are your most popular instruments? Music is not a business for people, but an enjoyment; people love music and people love to share music. The most popular instruments are the ones that are easy to learn, among them the guitar, keyboard, drums and band instruments that young children and hobbyists can play. Is it very costly to start out in music? Music is not such a big investment in money, but it is an investment in time, and that is something that we don’t sell. Most beginning instruments are affordable, and if you invest the time and practice religiously, the reward is tremendous. What age is ideal to start playing an instrument? There’s no specific age when one should start learning music. One should start whenever he has the chance. I’ve heard of many people who started out after thirty, who have gone on to be very successful. All that is needed is the time and commitment, and that is something hard to come by in adults who are juggling their families, jobs and myriad responsibilities. But even if you’re only devoting a half hour a day, music is an incredible therapy, and not despite, but because, of the hectic life an adult leads it is so beneficial to pause for a while and just enjoy music. When do you recommend a new instrument? As a musician moves up in level, he will want to upgrade his instrument, both where the quality of the material is concerned, as well as the quality of the sound it produces. We have instruments for all likes and styles, giving our clients many choices as they move up the path in music. What’s your busiest season? AS I WAS LEARNING about the marvelous body that Hashem created and the unfortunate effects of a malfunctioning one, I was very disturbed. What saddened me was the general ignorance when it comes to many conditions. It became very clear to me why no prescription, pill, cream or miracle medication would entirely heal Shiffy’s condition. It also, sadly, became apparent to me why various types of conditions are constantly worsening and becoming more prevalent, even with all the technological and medical advances. The biggest eye-opener was learning that many of these conditions are closely related, often overlap, and — according to Dr. Natasha CampbellMcBride, the founder of the GAPS diet — have one main cause. What underlying problem are we all missing, which makes kids and adults susceptible to such affliction?
The Rambam already told us, hundreds of years ago, that the root of all sickness starts in the gut. And yet, the last thing any modern medical practitioner would pay attention to is the patient’s digestive system. While it is beyond the scope of this article to explain why medical professionals won’t expend more effort on exploring the gut and its effect on the body, hopefully, future clinical experi-
ence and more research will shed some light on its importance. For now, familiarize yourself with a proposed name for all these conditions that are believed to share a common denominator, such as eczema, psoriasis, allergies/food sensitivities, celiac disease, heartburn, chronic constipation or diarrhea, depression or anxiety, obesity, asthma, ADD/ADHD, OCD, dyslexia or learning disabilities; we call it GAPS, or Gut and Psychology Syndrome. UNDERSTANDING THE GUT The gut is an often overlooked part of our body. Many people don’t even know they have a gut, never mind know where in the body it’s located. But the gut is amazingly important! The gut is the place where our food is digested and is proud host to the largest colony of microbes living in our system. A healthy adult carries approximately five pounds of bacteria in their gut! These are trillions of friendly, helpful flora whose job it is to protect our digestive system and gut wall against undigested food, harmful bacteria and parasites. In addition, they get the immune system out and onto its feet to fight invaders. So, if the beneficial bacteria in the gut are damaged, or they are not functioning as they should, then the “walls of the city” are not protected very well, which is the typical situation in a GAPS patient’s gut. good bacteria — are weak and can’t fight properly, allowing the gut to be overrun by pathogenic bacteria which wreak havoc on the entire digestive system. To make the situation even worse, the wall not only becomes unprotected, but also malnourished. The good bacteria have the honorary job of helping with food digestion by converting it into nourishing substance for the gut. When they are not working correctly, we are unable to pull the nutrients needed from our food. So a person can be eating the healthiest, nutrientdense meals (kasha, anyone?) and taking vitamins by the bottle-full, and yet the body still isn’t able to use them properly. When tested, the person might actually show a deficiency in these vitamins and nutrients! Another important function of the gut is to get wastes out of our body. But if the gut isn’t working properly, the wastes aren’t being expelled as efficiently as they could be, so an overload of harmful substances can occur. The overload of waste by-product (called toxins in GAPS terminology) and undigested food particles, leak through the unprotected pores of the gut wall and into the bloodstream. Once in the bloodstream, these toxins get to every part of the body, affecting every system it will come in contact with. According to Dr. Campbell-McBride, they can reach the brain and get comfortably seated there, potentially causing “brain fog” and headaches at best, and untold misery at worst. The body, desperately trying to rid itself of its growing, toxic overload, throws it at the skin resulting in all types of painful and uncomfortable skin conditions. In short, the body of a GAPS patient has turned into a toxic waste site. So, what could I do to help my Shiffy? By learning how the gut works and what it needs to be happy and function well, we got to write a new ending, Baruch Hashem. With new resolve I got ready to clean up the gut, seal it and heal it, so Shiffy could thrive the way she’s meant to. Position the child at a comfortable working height.

Place a towel on the child’s shoulder to absorb the water.
Comb through hair.
Work with one side at a time. Using a spray bottle filled with water, saturate the right payeh. If there’s any gel in the hair, make it very wet, wipe it down well with a towel to remove gel, and then saturate it again with water.

Separate the payeh into a few thin strands.
The amount of rollers that you will use depends on the amount of hair. Average is 5–6 rollers. A young boy or one with very thin payos may require only 2–3 rollers, and the very most rollers Mrs. Froschowitz ever used was 11 (!) rollers per side. Separate the first thin strand of hair and brush it out to the side.

While holding the hair out to the side, put an end paper over it, fold it in half, and then move it to the very end of the hair.

Place the roller over the end paper, and while stretching it gently, roll the strand of hair inward.
Click the rubber into place. If a child complains the hair is rolled too tightly, loosen it a bit to make him comfortable.

Move on to the next thin strands of hair, and roll each in the same manner as the first one, until all the hair is in rollers.

Secure a sandwich bag under the right payeh to catch drips.

13. Tie the bag well, and repeat on the left side.
Remove the bags and wash off the solution on either side very well. Wipe payos.
Pour solution over all the hair.
Be very careful that the solution should not go into the childâ&#x20AC;&#x2122;s eyes, as it has harsh chemicals. If it gets into the eye, flush well with water.

Wrap the towel around the childâ&#x20AC;&#x2122;s left shoulder and repeat the instructions on the left side.
Allow the solution to sit for one hour.
Thinner hair may need a little less time, and thicker hair may need a few minutes longer. Be careful not to leave the solution on for too long because the strong chemicals can burn the hair.

Working with one side at a time, liberally pour the neutralizer over the hair. This is a very important step that will remove all the chemicals. Wash the hair well.
When the entire payeh is unrolled, dry it somewhat and then curl it all into one beautiful payeh.

Open one roller at a time and carefully unroll it in the direction of how it was curled.
Open the rollers and unroll the strands on the left side, wipe and curl into one payeh.
If you see the area around the permed hair is red, there’s no reason to worry. Sensitive skin can get irritated from the chemicals, and it won’t last long.

A resident of Monsey for 23 years, Shimon Afergan, proprietor of Shimon the Barber, has been cutting hair for 36 years. As a fifteen-year-old secular Israeli, Shimon found that he had quite the talent for haircutting, and he spent the next nine years running several salons in Israel that he owned. Eventually Shimon moved from Eretz Yisroel where he continued in his chosen profession working in the Five Towns, but his life changed one day when a local Chabad shaliach walked into the salon where he worked and invited him to an upcoming shiur he’d be giving. “At first I wasn’t planning on going,” recalled Shimon. “But then I decided that I would go although I had no interest in becoming more religious. Still, the shiur was very powerful. It was all about not talking or listening to lashon hara.” Despite his complete lack of interest in reconnecting with his religious roots, Shimon found that the rabbi’s message resonated with him and he decided that from then on,

there would be no more lashon hara in his life. The next day, Shimon went back to work and found himself surrounded by gossip. Sticking to his newfound commitment, Shimon quit his job and ultimately became a baal teshuvah.

Black is the most common hair color in the world. Blondes make up just 2% of the world’s population, with redheads trailing close behind at 1%. Both colors come from a pigment called pheomelanin, which produces red hair at higher concentrations and blond hair at lower concentrations. The average person has between 100,000 to 150,000 strands of hair on their head and loses about 100 hairs per day. Typically, a person’s hair grows approximately half an inch each month. And, yes, in case you were wondering, hair really does grow faster in the summer!
Hair is the second fastest growing tissue in the human body, with only bone marrow regenerating more quickly. It is made up mostly of a protein called keratin which is also present in your skin, nails, and in rhinoceros horns and hedgehog spikes. A Chinese woman holds the world record for the longest hair ever measured on a female head, coming in at a shocking 18 feet, 5.54 inches long.
The shape of your hair follicles determines whether your hair is curly or straight. People with round hair follicles have straight hair, while those with oval hair follicles have curly or wavy hair. The flatter the oval, the curlier the hair. Cowlicks are sections of hair that grows in a spiral pattern instead of straight. Real Estate Even Loans Need Quality Control UNLIKE OTHER INDUSTRIES, mortgage banking quality control is not just a suggestion or even a recommendation. To be allowed to process any mortgage loans, all agencies (Fannie Mae, Freddi Mac and FHA) require a formal mortgage quality control plan (QC) to be submitted that conforms to agency guidelines. Mortgage banking quality control plans are an extremely important to a mortgage lender. In fact, the agency approval of the mortgage lender depends upon their written mortgage QC plan. QC plans are vital to the survival of any mortgage company. An additional reason that mortgage companies are so concerned about quality control prior to closing a loan is because once a loan closes, mortgage bankers sell their loans either directly to Fannie Mae and Freddie Mac and FHA or to mortgage investors who purchase loans. These investors and the agencies do a quality control review on all loans that close and a mortgage company must be prepared to explain why they closed a loan that failed a QC review, at any stage of the process, prior to closing or even post-closing. And it can be months post-closing before a review is performed and there is a possibility that the borrower won’t be as responsive to respond, explain, write letters and submit documentation at that point. QC touches all parts of the mortgage file, the credit, the income and the assets. Some common QC red flags that I see and look out for on a regular basis: OCCUPANCY: Mortgage documents have an occupancy affidavit. If one is not moving into the house within 60 days, technically the loan should be considered an investment. We had a mortgage that was QC-reviewed four months post-closing by Fannie Mae. It was determined that the client hadn’t moved

into the property. The loan was rejected as not eligible, and this was post-closing! The loan had to be paid in full within 30 days. INCOME: There are a lot of young people newly entering the workforce or I see many people working at nominal figures and suddenly they get very large increases in income, sometimes a new position, or a new company, or simply their income goes up. While these all may be legitimate, it does raise a red flag and the QC department will review, verify and determine whether this increase in income makes sense and whether the lender is willing to approve a loan based on this income history. This is one of the reasons that an experienced loan officer is key in a mortgage getting approved. ASSETS: A common occurrence in a mortgage is gifts of cash given for the down payment. Some mortgage programs only allow a family member give a gift. QC will question the relationship if it is not clear. Example: If someone gives a gift, the gift letter asks about the relationship. If “cousin” is written, QC may question the relationship, as to how the donor is a cousin. Since QC is a crucial factor, it is important for your loan officer to know all the facts so that the loan can be presented properly in order to get approved. The loan officer needs to recognize the potential QC red flags and address them. Most loans that get denied today or have a difficult time getting approved are not because the income and debt ratios don’t work or because the credit is not good and no one realized it leading to a denial, but because there are serious red flags that haven’t been addressed satisfactorily and the lenders QC department fails the QC scan causing a denial.
