The Early Intervention Program (EIP) is a public program for children under the age of three who are either suspected of having or at risk for developmental delays or disabilities. Potentially eligible children must be referred to the county program (Rockland County, 845-364-2032) to receive EIP services. EIP is funded by New York State and county governments. All EIP services are provided at no cost to parents. Health insurance may be used for approved services. A child's eligibility for the program can be determined only by state-approved evaluators under contract, and all services must be authorized by the county.

UPS IS NOT USPS I want to alert Monsey residents to a common mistake that I frequently observe happening when consumers attempt to return parcels and packages to various companies. Usually, the store or company issues a pre-paid return label for the consumer to affix to the package being returned. The prepaid labels indicate which shipping agency your store or company uses for this service. Often, the label will read USPS, short for United States Postal Service. The correct drop-off location for such packages is at the post office. UPS, a private shipping company with similar initials, is not the same as United States mail. UPS has a brown colored drop-off box on Main Street, near 22 Main Street (Quality Dry Goods, Euphoria, etc.). People erroneously drop off packages intended for USPS in that box. The UPS delivery man that comes to collect the packages discards all those parcels not labeled for delivery by UPS. This causes many losses, as the packages will never reach their destination.

RESPONSE TO READER’S CONCERNS: “I CAN BE EMOTIONALLY HEALTHY AT ANY WEIGHT!” Thank you for bringing up this concern, as there might be many others out there with the same feelings who will benefit from the response. I apologize if my article came across hurtful in any way. There is definitely a possibility that the wrong words were used. There is also a possibility that the content was taken the wrong way. I hope to do my best clarifying this issue: Self-esteem is not inherently good or bad. It's just an indicator that is used to evaluate the function of a person, so people can work on changing certain behaviors which will affect the way they view and lead their lives. Self-esteem is affected by what a person values most. If health is your highest value (which will cause you to do whatever possible to preserve and enhance it), overeating will ebb at your self-esteem. self-esteem suffers. The more you sabotage your own values the lower your self-esteem will become, and vise versa. But, if health is not your highest value and you’re not bothered by your weight, then your self-esteem won’t be affected. In closing, it's not the looks that are valuable - it's how you feel and function that matters most. And from hundreds of clients that I have been working with, most agree that when they lose control over food it lowers the way they feel about themselves. The neshoma wants to live in a well-functioning body to do its best in this world; that's why doing our hishtadlus in watching our health is one of the 613 mitzvos. YOURVOICE LIKE LOOKING IN A MIRROR Several week ago, you ran a letter from a woman who wrote, with lots of detail, about life in the grips of severe allergies. The letter was so validating! I have several children who have life-threatening allergies, and we’ve been through some harrowing episodes. I was overcome with emotion as I read her words, and I actually clipped that letter out- I’m not sure why, maybe because it’s the first time I’ve come across such a mirror-description of my own reality in print. matters (traffic, garbage, etc.) Up until now, my impression of the Town Supervisor was one-dimensional, formed entirely by the passionate pre-election rhetoric of the opposing campaigns, and related exclusively to the pro/ anti-expansionist issues being hashed out by them. I, for one, was glad to read the in-depth coverage of our town supervisor, and to realize the extent of his involvement in seeking to find solutions to the myriad of everyday issues facing his constituents.

I took a much needed breather after my kids went off to school and before they returned home. I met many wonderful mommies like myself shopping and strolling in the park. TOWNSHIP SHMIRA Dear Sandy, I am writing in regards to your recent interview with our Town Supervisor. As always, the read was interesting and very intelligent. I always enjoy your features and the way you have
girls, sitting listlessly in front of their house. They were all watching the world, begging to be noticed. But the world continued to go on as if nothing is happening. But something IS happening. Something very sad is going on. These innocent neshamos witness rejection and isolation every day. It's mid November; school started in September. How can it possibly be that we still have 30 girls without a school??? These girls are on the street! Many of you may not know that this saga of schoolless girls in Monsey started a few years back. Every single year since then there have been girls out of a school. Some have been out for the complete year. And it is not by choice. Let's remember Sara Schenirer's legacy, her stoicism and perseverance despite the opinions of others. Let's tap into the mesiros
nefesh that we have from her m’mesorah to create a new revolution. Let's gather together and do whatever we can for these poor neshamos. Let's take care of this problem once and for all. THE CHANGING FACE OF MONSEY Dear Editor, I was born in Monsey, grew up in Monsey, got married in Monsey and continue to live in Monsey; in short, I LOVE Monsey! That is what makes the following all the more upsetting. Monsey has so much to offer! And yet recently, walking through the Monsey streets has become a source of angst instead of the pleasure it used to be. I loved walking in the calm streets with nature all around me. I loved the slower pace of life we had here. I loved having trees and grass and SPACE surrounding me wherever I turned. But this has changed. I know I can’t really accomplish much by just writing, but will you please at the very least not silence my voice of frustration, one that is shared by the majority of original Monsey residents? Rent prices have rocketed and so has the real estate. Traffic has increased and at times is so congested, it is

impossible! All those quaint Monsey private houses that actually had a front yard, side yard, and backyard (maybe a tenant or two discreetly placed in the side or back) are gradually disappearing. Or maybe not so gradually anymore. In fact, I’ve heard that real estate agents don’t even bother to pick up 845 area code numbers. Why bother when they have better-paying clientele from outside the community? Maybe this isn’t accurate but it well portrays the situation. My desire to share my beautiful and dear Monsey with everyone has turned into resentment. And it’s not only me. More and more, those who truly appreciate Monsey are expressing similar thoughts. I would gladly welcome every family or individual who moves to Monsey because they want what Monsey has to offer. Because they want the values, standards, and quality
of living that is synonymous with Monsey. But those who don’t- those who move to Monsey because they can have cheaper rent and then criticize Monsey for the lack of conveniences they had to leave behind, I sometimes wonder why they came. Finding decent apartments at decent prices (not according to the city standards) is nearly impossible; I hardly believe the store-owners are having an easy time with all the new competition and the new standard of advertising just to get a person’s attention! And I won’t elaborate much on those new condominium projects. I’ll suffice by saying no, it has NOT helped any Monsey person with finding apartments, only exacerbated the housing crisis; they are not what Monsey is aboutten families on a tiny property squeezed into structures not in proportion to the size of land they are built on. Perhaps beautiful for the city, but a sore for the eye in Monsey! Please let my letter appear in your magazine. By doing so you’ll allow the voice of many original Monsey residents to be heard. If you doubt my words, take a few minutes to ask a few of us and at least one person will agree with basically everything I expressed. And maybe, just maybe, something will be done. A resident who LOVES Monsey

I thought back to when riding in a car had been an adventure, one that left me vomiting and wide-eyed. Now as the van screeched dangerously and expertly on the uneven pavement, I stuck my hand out the window and let the wind blow gusts on me. “I’m thinking. I’m thinking,” he said, pushing down hard on the gas. I sat still, watched myself lurch. For early winter, it was a hot day. Letting another person process his thoughts meant letting him speed, or self-destruct, or do whatever it is that allows him to get closer to his own understanding. It also meant relaxing my shoulders more, sucking the dry air in deeper, waiting for things outside of my control. We arrived in Mattersdorf. Rachamim slowed down,

She would be a mother. Young, weak, she would make the trip to our house. Because she would need to pay the bills, bills I left her.

You don’t know the thirtyyear-old Rachamim, or the twenty-year-old.” He turned to me. “But I know you. I was you. Healing aches more than hurting. It’s not pretty. You’ll get there. I want you to know one thing. When we change, our children change with us.” He snapped “Magic.”

WELCOME NEIGHBOR CAN YOU TELL US ABOUT YOUR MOVING HISTORY? Before moving here we lived in an apartment for five years. It was the longest we had ever lived in one place. But after five years, the landlord wouldn’t renew our lease, as he was marrying off a child and needed the apartment. Other apartments we lived in included two in Eretz Yisrael, where we first got married, several in Williamsburg, followed by one that we occupied during a short stint in Bayswater when developers were attempting to set up a Chassidishe community there, one back again in Williamsburg, and finally, the one we currently reside in, here in Monsey. In total, our family has lived in ten apartments.
ARE YOU RENTING OR DID YOU PURCHASE? We’re renting. My father was a sofer in Yerushalayim, where it is the norm to buy apartments for all the children.

Feeding 13 children on a very modest income, he was delighted to hear that in the rest of the world, Jews live in bustling Jewish communities, without having to buy a house for that privilege. My three oldest brothers married Israelis and got an apartment, but my sisters and I married and settled all over the world. I continue to rent until today.
HOW DO YOU LIKE THE NEIGHBORHOOD? The first week I moved in I got visitors from up and down the block. People came over to introduce themselves and to bring some goodies, without knowing who I am. I didn’t have to go search for my neighbors and find out who they are. They did “na’aseh v’nishma”; first they came over to forge a friendship, only then finding out who moved in. It is very different from the city. In Williamsburg people live close to their family. As someone who lived without family, I really felt the lack.

Here, everyone lives far away from each other, and so the neighbors become family.
WHAT’S THE MOST DIFFICULT ASPECT OF LIVING HERE? When I got here in the winter it seemed like a very dark place. Everything was far and hard to get to. Then Pesach came, the snow melted, and the air warmed up. Everything became walking distance and the treelined streets are beautiful. I wish everyone would be able to move in the summer, but if they need to move in the winter, they should know that it only gets better from there!
HOW DO YOU FIND THE SCHOOL SYSTEM? My children are in Satmar and I’m very happy with the school. A half year before I moved I prepared myself by applying to the schools, and we, Baruch Hashem, got accepted easily.
WHAT DID YOU HAVE TO GET USED TO?
Serving breakfast before eight in the morning! Only when my children have the time, do they wash for breakfast. Otherwise, they just grab something and run out to the bus.
WHAT DO YOU MISS?
I miss my family in Eretz Yisrael, but what I’m probably missing most is the carefree nature of my childhood. I just went back to Eretz Yisroel last week for a family wedding. The atmosphere is not as terrorized as we imagine; the same Bashefer who watches over my family there watched over me as well. I was so grateful to the neighbors on North Cole who took in my children while I was away, since I don’t have local family to rely on. Coming back, I was happy to be here, happy to go back to the regular schedule,
and to my family.

THE MAGIC SPELL Debbie Friedman The kitchen and I were never friends. It was a mutual, unspoken non-relationship. With the exception of scrambled eggs, I had zero knowledge of what cooking entails. To me, the kitchen was a place where you drink, snack, and occasionally wash dishes. To my mother, it was her domain. She would stand on her feet for hours, adding her magic to the culinary world. When my mother served dinner, it was like the rabbit coming out of the magician’s hat; the mystery and magic of how the ready, delicious food emerged from her kitchen remained enigmatic to me. Not that my mother didn't try teaching me. I simply didn't want to ruin the magical experience. Learning how to do it would take the magic away, and frankly, I would never be able to compete with the superwoman that was my mother. As much as I tried learning simple cooking skills, I was completely thrown off by the mysterious “ handful of sugar" or "sprinkle some salt to cover the pot" and of course, "cook until it smells ready.”
it was done! My mother’s hands flew, unable to slow down. She would go way too fast out of habit, and whenever she tried doing it slowly so that I could follow along, it flopped - proving to me once again that my place was far, far away from the kitchen… And then I got engaged. I assumed that walking around the chuppah seven times would automatically cast the magic culinary spell upon me. Two weeks after my wedding I was put to the test. My parents and in-laws were out of town, and supper duties were all mine. I walked up and down the grocery aisle waiting for the magic to dawn upon me... And then I had my “Aha!” moment. The magic arrived in the form of a box of frozen pizza and a bag of frozen french fries. My dinner menu was complete.
Poor hubby gave one bite into a fry, and the oil spritzed across the room.
The same happened when she tried teaching me how to braid challah. "This one up, this one down, this up and this down." Voila -

I rushed home to "cook" my first dinner. I preheated my toaster oven and set the kitchen timer for ten minutes, following the directions written on the box. I kept on peeking in to watch the progress that 'my'

pizza w a s making. Next came the french fries. I was going to make them the same exact same way my mother made them; crispy on the outside and soft on the inside. I remembered my mother filling a pot with oil for frying, so I did the same. I poured and poured the oil but the 8-quart pot wouldn't fill up. I emptied the bottle of its entire contents (wow, I never knew making french fries was this expensive!), threw in the pack of fries, covered it with the lid, and turned the flame on high. I waited and waited to no avail. It still wasn't cooking. About twenty minutes later, I heard the oil sizzling in the pot almost like popcorn in the making. The sound of cooking in my very own apartment was magical, and like my mother had said regarding a different

food, “It has to smell ready.” So I sniffed, and opened the lid to find perfectly golden, well-done french fries. I turned off the flame and placed the lid back on the pot, leaving the french fries inside the oil bath to keep them warm. My husband of two weeks returned home from Kollel, eager to sample the first of his wife's culinary masterpieces. "Pizza and fries coming right up," I announced proudly. I took the pizza out of the oven and profusely apologized that by then it had reached room temperature. Next came the fries. I opened the pot to be welcomed by blackened, oilsoaked sticks that somewhat resembled french fries. I sucked in my pride and served them with a smile. I remember my husband taking a look and

Instead of focusing on the fiasco with the fries, he politely focused on the cold pizza and complimented me on how perfectly done it was. He also marveled how beautifully the tablecloth, dishes, and placemats coordinated and insisted that I shouldn't feel bad about the fries. I was dumbstruck and humiliated by my culinary skills, or lack thereof. I realized if there was any magical spell cast over me, it was an evil one and I needed to get rid of it ASAP. My good friend Mishket listened intently as I spilled the sorry tale of my first dinner. Ever being a problem solver, she offered to come over to my house and teach me the basics. She quickly realized, though, that it may take more than one quick ‘Dinner 101’ session. Mishket graciously taught me how to make mashed potatoes.
cook dinner I would make the mashed potatoes, she would make the rest - and then we’d swap. And so I was mastering the art of making perfect mashed potatoes every time. Then, she invited me to keep her company while she cooked the rest of the food. And gradually new food items were added to my menu. Fast forward a few years and I'm busy working the culinary magic in my own kitchen, sharing the mashed potatodinner swapping method with my newlywed friends. But my cooking is not confined to my own kitchen. I’m currently employed as a full-time cook, whipping up meals which feed over fifty people daily. Although I feel sorry when people call me for recipes and I find myself saying "put a handful of sugar," I secretly revel in the knowledge that the magical spell has been cast upon me as well.
I realized if there was any magical spell cast over me, it was an evil one and I needed to get rid of it ASAP.
I wrote down each step carefully in my brand-new recipe book and followed it precisely. According to Mishket, my potatoes were heavenly delicious, and so much better than hers! She offered an amazing idea that the next time I needed to

BLENDED CAULIFLOWER SOUP This is the quickest and best-tasting soup you will ever make! Sometimes I quickly put up this soup before going out to wait for my children’s buses, and by the time I come back in (especially if there was traffic and the bus was delayed) the soup is ready to be blended and served. 1/3 cup oil 1 large onion, diced 6 cloves garlic, chopped 2-lb. bag frozen cauliflower florets 4 tablespoons consommé soup mix Salt and pepper Saute onion and garlic in oil. Add the bag frozen cauliflower (no need to defrost). Add the consommé, salt and pepper. Fill the pot up with water just to cover cauliflower. Bring to a boil and then simmer until florets are soft, about 20 minutes. Blend soup with immersion blender.
BROCCOLI SOUP Tasty and easy - a perfect combination! 2 lbs. broccoli florets 1 leek, sliced 2 celery sticks, sliced ½ teaspoon salt 1/8 teaspoon pepper 1/8 teaspoon nutmeg 1 bay leaf ¼ cup consommé soup mix 8 cups water (use only 6 cups if using soy milk) 2 cups soy milk, optional Place broccoli, leek, celery, salt, pepper, nutmeg, bay leaf and soup mix into an 8-quart pot. Cover with water. Bring to a boil, and then cover the pot and let simmer on low flame for 20 minutes. Discard bay leaf and remove a few broccoli florets for garnishing. Blend soup with an immersion blender. At this point, I add the reserved broccoli florets and serve. For a creamier soup you can use the optional soy milk.
HEARTY SPLIT PEA AND VEGETABLE SOUP When I think of winter, I think of this soup. With its blend of split peas and hearty vegetables, it’s just the thing to warm you up on a cold wintery day.

3 celery sticks ½ cup yellow split peas ½ cup green split peas 4 tablespoons salt Dash black pepper
In an 8-quart pot, heat 1/3 cup oil. Add 2 diced onions, 2 cloves garlic, and 3 shredded carrots. Sauté until soft. Cut the zucchinis, parsley root, celery sticks, remaining carrots and onions in half. Place all these vegetables into a
large net bag. Add to the soup pot along with split peas, spices

and water. Cook for 3 hours or until split peas dissolve. Remove the net bag with the vegetables and empty vegetables into blender. Blend and return to pot. Stir to combine.
If you don’t want to get your blender dirty, you can just skip the net bag and blend the entire soup with an immersion blender, which will give you a smooth soup without any pieces. My personal preference is to do it the way it’s written above. That way you still have the sautéed vegetables and split peas.

As I’m writing this, it is a dreary, rainy October day. It’s early afternoon, yet it looks like night. I’m not sure I would have made it to work without an umbrella today! And even though we are bidding the month of Cheshvon farewell, our umbrellas remain our trusty companions, as together we brave the rainstorms. Enjoy this shower of umbrella facts to cheer up the rainy days!
HOW DID THE UMBRELLA COME TO BE? The umbrella, derived from Latin “umbro," which means shade or shadow, was not always a rain protector. It started out - like its name implies - as a shade from the sun. At one point in history, women took to oiling their paper sunshades, thereby creating waterproof umbrellas for use in the rain. Umbrellas had become so identified as a woman’s object that men who used it were subjected to ridicule. But all that changed in 1750, when Englishman Jonas Hanway set out to popularize the umbrella. Enduring laughter and scorn, Hanway carried an umbrella wherever he went; not only was the umbrella considered unusual for a man, it was a threat to the coachmen of England, who derived a good portion of their income from gentlemen who took cabs in order to keep dry on rainy days. Braving similar ridicule in 1778, John MacDonald, a well-known English gentlemen, carried an umbrella wherever he went. Eventually the umbrella became a common accessory - and an absolute necessity at that!

UMBRELLAS IN HALACHA It is forbidden to use an umbrella on Shabbos, as it is a violation of the melacha of “boneh,” which includes the erection of any type of structure. Even though there have been authorities in the past (such as the Chasam Sofer) who supported the use of umbrellas on Shabbos (due to it being a temporary structure and not being able to stand on its own), it is universally accepted that they are muktzah.
UMBRELLAS IN THE U.S. ARMY Male army officers below the rank of general are not allowed to carry an umbrella. The army's prohibition against men carrying umbrellas goes back so far in history that nobody remembers why the rule was issued in the first place. President Obama caused a stir in May of 2013 when he summoned over two marines to hold umbrellas over the President and the Turkish Prime Minister when it rained during a press conference. People were upset with the president at this breach of protocol.
CREATIVE USES • When you climb up to clean a chandelier, open an umbrella and hook its handle on the fixture so it hangs upside down to catch drips and dust.
• For an easy-fold, handy drying rack, strip
off the fabric from an old umbrella and hang the umbrella frame upside-down from your shower bar. Attach wet clothing with clothespins.
• Purchase matching, noticeable umbrellas for
all members of a group when being in a large crowd. In the chance that someone wanders away from the group- they only have to open the umbrella and hold it high as a signal to the group to find him.
• Shield your seedlings from an oncoming
frost by removing the umbrella's handle and driving the open umbrella into the ground over the seeds.

grey sky? Let the sunshine in! This umbrella, with an underside picturing a bright blue sky is sure to bring cheer to a rainy day.
• No need to give up
your coffee on a drizzly morning. Here’s an ingenious way of using only one hand for your coffee and your umbrella.
• Rainy days can be a lot of fun! If splashing in puddles is not your thing, how about a water fight?

QUESTION: I need help with my picky eater. More often than not, my child will turn down supper or refuse any food offered to her. She takes one look at my lovingly prepared, tasty meal, turns up her nose and says: “No. I don’t like this supper……” I am honestly concerned about her physical wellbeing, as well as fairly frustrated at the situation. I would like to know, should I be worried, and are there any recommended strategies to get a picky eater to eat?
THE PARENTING COACH RESPONDS: We all want our kids to be good eaters. It matters quite a lot to us, in fact. However, mealtime can be the most stressful time of the day when you feel that your child is not eating well. Congratulate yourself for being a great mother - just for taking the time to be so concerned! Reassure yourself that most pediatricians feel that children of average weight should not be coerced into eating. Rather, parents should remain lenient, and follow the advice that “... When they feel hungry they will eat.” Obviously, this advice is intended for the healthy child of average or above-average weight only. If a child is underweight, is losing weight, is displaying an extreme aversion to eating, or has alarming eating habits - please
don’t hesitate to seek medical advice, as your child may possibly suffer from an eating disorder. It is incumbent for us to not become overly stressed, making mealtime into a daily drama. Most kids tend to get more adventurous, and start to enjoy various food as they

grow older and more mature. Hopefully, this is just a little bump in the road which you will pass pretty soon. That being said, I will attempt to propose some strategies which may ease the daily hurdle for parents grappling with the selective eater. If the following suggestions seem overwhelming, think about implementing them in smaller, more manageable steps.

EAT WITH YOUR KIDS: This may seem like an obvious tip, but in our hectically paced world, we sometimes don’t afford ourselves this “luxury.” I understand that this may be your only time to throw in a load of laundry or unload the dryer, but eating with your child is an invaluable and worthwhile opportunity. This applies to any child; the emphasis becomes greater with regard to a poor eater. The benefits of eating with your child are enormous! When sitting together, you can more easily encourage, convince, and congratulate for tasting or taking a bite. At the same time, mealtime conversations allow us to share thoughts and feelings, exchange kind words, and discuss the day’s events. The kids also have opportunity to learn family values, but most of all, they have their parent’s attention. Parenthetically, here is the right time to model for your child how to rephrase the “Ugh! I don’t like this.” to “Thank you! But this is not my taste.”

I would suggest that you try to distract this child with a book, or fictional story, or perhaps turning the food into imaginary objects or characters. Make mealtime exciting! Try to present food in fun and unusual ways. For example: shape the vegetables into a smiley face, or cut hard cheese into different letters and shapes. Put cottage cheese in an ice cream cone topped with a cherry tomato or olive, play “shoveling the snow” with mashed potatoes or porridge, or simply place the food in a cup instead of a bowl. Use your creativity when trying to attract the fussy eater. ESTABLISH HEALTHY EATING HABITS: In a now classic study, it was found that

consume, or whether they eat at all. BE PROACTIVE: Present healthy options when your children arrive home from school, ravenous after a long day. Some suggestions include veggie sticks with an exciting dip, or fruit cups decorated with craisins. Having it ready on the table increases the likelihood of the children helping themselves with a smile. On hot days, replace freeze pops and sugarfilled slurpies with healthier ices made from juice or water. Frozen grapes or melons can also be tremendously refreshing. Most importantly, don’t forget to delight your children with those yummy gummy vitamins! With Siyata Dishmaya, we can stop those struggles before they even begin by understanding that force-feeding only creates negativity and often has the reverse effect of our original intent. By respecting the differences in our children’s eating styles and using innovative methods, we can come up with various solutions and find ways to make mealtime a pleasure! Recessed lighting is the most subtle solution for any home. Completely unobtrusive, the light source hides within the ceiling structure, making for a clean silhouette in any room. Cove lighting is a creative solution for indirect illumination. It's generally used in soffits or hidden in decorative molding. The result? Elegance and charm as well as a visually comfortable area to sit and relax. It is my preferred choice for dining or family rooms. Spotlights are the primary source of lighting in some homes; I like to use them in conjunction with accent lighting for added drama. To adequately illuminate a space, key factors such as floor specs and ceiling height must be considered for strategic placement, and to ensure both proper spacing as well as even light distribution throughout. Should they be installed in a straight line or follow a pattern? Which size and style best fit the application? To eliminate the guesswork, I shed some light (pun intended) by drawing up custom lighting plan schematics which outline the details which are so often overlooked. All technical jargon aside, let's explore the aesthetic side of the revered spotlight and the affect it has on your decor! The eyeball trim: Is generally used to direct light onto art, furniture or a focal point. The square trim: While round spots will remain in our hearts forever, the clean lines of the square trim blend seamlessly with today's decor.
The flush trim: Sleek and trimless. Need I say more? The crystal trim: features hand cut optic crystals that shimmer for added effect.

Some tips for ensuring a timely closing and dealing with new mortgage guidelines and rules KNOW BEFORE YOU OWE:
trigger a loan application and requirement to provide within three days an LE, or Loan Explanation. This replaces the old Good Faith Estimate and Truth In Lending (TIL) forms.
The new TRID guidelines are all based on the premise that a consumer has a right to know what he is borrowing and the costs involved, which all sounds great in theory. To accomplish that, this new law requires a specific disclosure and proof of receipt by the consumer, and throughout the loan process, additional consumer’s consent to all changes in material, fees, or rates that may occur. Even if there are no “changes” per se, there is at minimum three times that redisclosure is required: •
Firstly, when enough information is provided to

The second event that triggers a new disclosure is the lock in. When the client locks their rate, a new LE is disclosed.
•
The third trigger is the closing date. A new LE and CD (closing disclosure) has to be provided at least three days prior to closing if we have the client's consent to e-disclose, or seven days if we are mailing disclosures. This CD replaces the old HUD 1, or closing statement.
SOME INCONVENIENCES AND COMPLICATIONS THAT MAY OCCUR ARE: •
Client is clear to close and wants to close the next day, but that is simply not allowed anymore. The wait times are mandatory.
•
If this closing is part of a domino effect, where one closing’s proceeds are funding the seller’s purchase of another home, and sometimes there can be 3-6 different closings all contingent on each closing happening, there is a good chance that one closing in the chain of closings will not be ready or did not consent to email disclosures, and all the other closings have to wait.
•
Appraisals cannot be ordered or files sent to underwriting until the buyer signs and returns their intent to proceed. Clients must be diligent with their paperwork, otherwise there will be interminable delays in the processing and closing of their loan.
OBVIOUSLY THERE ARE MORE GUIDELINE CHANGES AND HICCUPS. I WILL OFFER A FEW TIPS
FOR A TIMELY CLOSING: •
As a buyer, be very on top of your documentation. Hand everything in right away and establish a deadline and time frame with your lender, building in an extra two weeks for new disclosures to be sent out.
•
All buyers should consent to e-disclosures. This is a must! If you don’t have an email account, set one up.
•
As a seller, expect delays, so set yourself up with a Plan B. If you need to vacate the premises and are afraid to set up a back-to-back closing because of the RID delays, possibly arrange for a POD to store your belongings etc. Just be aware, your buyer can be doing whatever they
need to do and still you may not close exactly when you want to. •
Buyers must work with a lender that understands TRID. Now is NOT the time to use an inexperienced mortgage lender.
In conclusion, buying and selling has just been thrown a few more curves. We will need to work together to ensure smooth and timely closings.

גדולים צו פארמאגן אייגענע זייטיגע בתי- מדרשים ,נאר ענדערש לאזן די רבנים און גדולי- תורה פירן זייערע בתי-מדרשים. כחסיד לפני רבו ,האט ר' יעקב אנגענומען די רייד פון זיין רבי ,זיך נישט דינגענדיג מיטן צדיק. ער איז ארויס פון דארט מיטן באשלוס צו פאלגן דעם רבי'ן און אפשפארן דאס בית-המדרש וואס ער האט נאר וואס געעפנט ביי זיך אינדערהיים. דער ערשטער זאך האט ר' יעקב אנגערופן זיין ידיד ,ר' נח וויינבערג הי"ו – ממתפללי בית- המדרש – און אים דערציילט איבער דעם שמועס וואס ער האט געהאט מיטן רבי'ן .ר' נח האט זיך נישט געקענט ברענגען דערצו אז מען וועט זיך מוזן געזעגענען פון אזא חשוב'ער בית-המדרש, האט ער געזאגט פאר ר' יעקב ,אז ער וועט אריינגיין צום קאשויער רב און דורכרעדן מיט אים פערזענליך דעם גאנצן ענין. אויפצומארגנס איז ר' נח אריינגעגאנגען צום רבי'ן ,און אים אראפגעלייגט זיינע טענות, זאגנדיג אז נאך אלע טענות פונעם רבי'ן ,האט ער אויך א טענה ,נעמליך אז דער בית-המדרש דינט פארן גאנצן געגנט און פאר אלע שכנים ,וואס צווישן זיי זענען פאראן אזעלכע אידן ,וואס אויב עס וועט נישט זיין קיין בית-המדרש אין זייער געגנט ,וועלן זיי זיך נישט צופיל מטריח זיין און ענדערש בלייבן דאווענען אינדערהיים ביחידות, ווי צו גיין לאנגע שטרעקעס צו דאווענען .ר' נח האט אויך צוגעלייגט פארן רבי'ן ,אז ער זעלבסט
איז געקומען אין דעם געגנט וואוינען ,נאר צוליב דעם וואס ער האט געוויסט אז עס איז דא דארט א בית-המדרש ,און אויב דער בית-המדרש וועט פארשפארט ווערן ,וועט דאס זיין א גרויסער ווייטאג פון זיין זייט. דער רבי האט אויסגעהערט די ווערטער פון ר' נח ,און האט אים געענטפערט אז ער פארשטייט זיינע טענות ,אבער פארט טאר מען נישט פארמישן די יוצרות און יעדער דארף וויסן וואס עס איז זיין פליכט אויף די וועלט .דער רבי האט זיך דאן אנגערופן און געזאגט "בעלי-בתים זאלן אויפשטעלן ביזנעסער און רבנים זאלן אויפשטעלן בתי-מדרשים". הערנדיג דאס האט ר' נח געענטפערט פארן רבי'ן בדרך צחות ,אז היינט זענען שוין פאראן גענוג רבנים וואס האבן אויפגעשטעלט און פירן אייגענע ביזנעסער ,דערפאר מעגן אויך זיין בעלי- בתים וואס שטעלן אויף בתי-מדרשים... דער רבי האט זיך צושמייכלט און געזאגט פאר ר' נח אז ער וועט איבערטראכטן דעם ענין, און אויף מארגן וועט ער האבן תשובה. דעם קומענדיגן טאג איז ר' נח ווידער אריינגעגאנגען צום רבי'ן ,צו הערן די תשובה פונעם רבי'ן .דער רבי האט זיך דאן אנגערופן צו ר' נח און געזאגט" :איך פארשטיי דעם נחיצות הענין פון א בית-המדרש אין יענע געגנט ,אבער איר זענט דאך א בנש"ק – אן אייניקל פון די סלאנימער רביים – דעריבער זאל עס הייסן אז איר דינגט דעם
ר' יעקב וויל נישט הערן פון מאכן א טעקס איגזעמפשען ,ער וויל נישט אז מען זאל זאגן אז ער האט געעפנט דעם בית-המדרש צוליב געלט צוועקן.
בית-המדרש פון ר' יעקב". דער קאשויער רב זצ"ל האט פארשטאנען די וויכטיגקייט פון דעם בית-המדרש אויף דעם ארט, אבער כדאי עס זאל בלייבן מיטן אמאליגן טעם און פארשטאנד ,אז א בית-המדרש איז נישט קיין זאך וואס יעדער אינווידואל קען זיך אליין אויפשטעלן, האט ער עס ברוב חכמתו אויסגעשטעלט אויף אן אופן ,אז עס זאל הייסן אז עס קומט פון א רבי'שע שטאנדפונקט. זינט דאן באצאלט ר' נח יעדן חודש איין דאלער פאר ר' יעקב ,דאס איז פאר דער אפעציעלער רענט וואס ער דארף כלומר'שט געבן פארן בית- המדרש .מידי חודש בחודשו ,יעדן ערשטן פונעם חודש ,נעמט ר' נח ארויס א דאלער און גיבט עס פאר ר' יעקב .עס מוז באמערקט ווערן ,אז די רענט איז שוין לעצטנס ארויפגעגאנגען אויף צוויי דאלער ,היינט צו טאגס באצאלט ר' נח שוין צוויי דאלער פארן בית-המדרש .דאס איז אזא סימבאלישער אקט ,אויפן באפעל פונעם רבי'ן זצוק"ל.
תפילות ושיעורי תורה ויהי כי ארכו הימים ,די צייט איז לענגער געווארן און דער היימישער עולם האט זיך גענומען ארויסציען פון מאנסי צו די ארומיגע געגנטער ,ביז מען איז אנגעקומען קיין סאפערן, צו דעם געגנט פון דעם בית-המדרש ,עס האט זיך ארויסגוויזן דעם צורך צו פארברייטערן דעם באנוץ פון דעם בית-המדרש. אין יענע תקופה האט מען אנגעהויבן צו נוצן דעם בית-המדרש אויף שבת בייטאג ,ווען שכנים און ידידים האבן זיך יעדן שבת צוזאמענגענומען אין דעם בית-המדרש אויף תפילות ולימודי תורה. ר' יעקב פון זיין זייט מאכט שטענדיג זיכער ,אז יעדער איינער זאל זיך שפירן באקוועם אין דעם בית-המדרש ,און שפירן אזוי ווי אינדערהיים. עס איז זעלטן צו זען אן ארט ,וואס טראצדעם וואס עס איז ביי יענעם אינדערהיים ,איז דאס א ציבורי'שער פלאץ וואו יעדער קען אריינגיין אהין און זיך שפירן באקוועם. מיט צוועלעף יאר צוריק ,האט מען אנגעהויבן צו נוצן דעם בית-המדרש אויך אויף אינדערוואכן, בשעת מען האט אהינגעברענגט יונגעלייט זאלן לערנען דארט פארן דאווענען ,ווי אויך האט מען געגרינדעט א שיעור אויף נאכן דאווענען. אנגעהויבן האט זיך עס ,ווען הרבני הנכבד מו"ה ר' יצחק ברוך ברוין הי"ו האט אנגעהויבן געבן שיעורים אין דף-היומי פארן דאווענען ,ווי אויך אין דעם טעגליכן חק נאכן דאווענען .דאן האט דער בית-המדרש באקומען א רוח החיים אויך אינדערוואכן ,בשעת עס איז געווארן א מקום תורה ותפילה לרבים. היינט צו טאגס איז דער באקאנטער מחנך
בית-המדרש אנשי ברייערוואד מעט הכמות – רב האיכות איינע פון די זעלטענע בתי מדרשים וואס כלל- ישראל פארמאגט ,איז בלי ספק דער באקאנטער בית-המדרש אנשי ברייערוואד ,וואס איז לאקירט אויף די ברייערוואד גאס אין סאפערן ,ניו-יארק. דער בית-המדרש איז א יחיד במינו ,אייגנארטיג און אנדערש ,און מסתמא פון די איינציגסטע פון די סארט וואס זענען פאראן אויף די וועלט בכלל און אין מאנסי בפרט. קליין איז דער בית-המדרש בכמות ,אין די היינטיגע טערמינען פון גרויסקייט וואלט זי באצייכנט געווארן אלס 'קוים א ברעקל' ,זי פארמאגט אפילו נישט קיין אייגענע בנין און געפינט זיך אין אן אונטערשטע שטאק פון א הויז. פארט איז דער שוהל א רב האיכות ,פיל מיט תוכן און קאלירפולקייט ,בשעת עס שפרודלט מיט א שמחת החיים און אין רוחניות .עס איז גאר א וואונדער ווי אזוי עס גייט אריין אזויפיל איכות אין אזא קליינער מקום.
