Second Half Rally

My How Things Have Changed

For 20-plus years, the second quarter has always been our best quarter for real estate closings—until this year. Both the third quarter and the fourth quarter surpassed our second quarter production (and the second quarter was excellent). According to NABOR (Naples Area Board of Realtors) there was a 22% increase in the overall sales from 2012 to 2013 (2,290 units, up from 1,882 units). During the third quarter, median

Led by the Luxury Condo Market, pending sales in the Naples coastal areas were up 14% over 2012. Overall condo sales were up 31% for the third quarter. n

FL Attracting New Business Hertz’s new world headquarters broke ground on November 26 on the $70 million project in Estero, described as the “lady in white” by the architect who designed the sleek, modern building. Governor Scott was in attendance and sees Hertz’s relocation as just the beginning of what is sure to follow; he may be right. Mark Firssora, the company’s CEO stated, “As the world’s largest airport rental brand, it’s a perfect fit to locate our world headquarters in Florida, a global tourism epicenter.” Hertz Corp has selected Turner Construction Co. to build its 20M world headquarters in Estero. Construction should start this year, at the corner of

41 and Williams Rd with completion in2015. The number of residential building permits issued in October surpassed 1 million, the highest level in five years. According to Chief Executive Magazine, Florida has become the second best state in which to do business. According to State Representative Matt Hudson, Florida is the second-best state for growing private sector jobs. A multibillion dollar deal to sell Naples based Health Management Associates Inc. to a competitor is near completion. The buyer is Community Health Systems Inc., headquartered in Franklin, Tennessee. n

Luxury Condo Inventory(Very Thin) Naples luxury high rises are skyrocketing. Luxury condos are out performing their single family counterparts. Condos priced over $2 million rose 9% in median price. Foreign buyers and retirees are credited with the surge in luxury condo sales. Foreign buyers are accustomed to

apartment living. Both buyer segments are attracted to the maintenance free lifestyle, plus security while absent. For prices above $2 million there are currently 72 condos on the market, a fraction of the inventory for single family homes, 334 in the same price range. n

Insurance Update: Citizens Sheds Customers State-backed Citizens Property Insurance is shedding policy holders and trimming its exposure to master storms—a relief for taxpayers. After peaking at 1.5 millions policies, state-subsidized Citizens is expected

to have 900,000 policies by early next year. With more private carriers participating and writing policies in Florida, Citizens will drop below the 1-million customer mark for the first time since 2006. n

Taxes Hold Steady For the 5th consecutive year, Collier County Commissioners held the line on taxes. The Commissioners unanimously passed the $887.74 Million budget for 2013-2014 without any notable change to taxes or loss of services to residents. The budget also

reduces the debt burden by about $10 Million. Lee County commissioners adopted a 2013-14 budget that is balanced without using county reserves. There will be a slight increase in the millage rate to achieve county goals. n

Vanderbilt Beach With beach renourishment completed, Vanderbilt home sales will match an exceptional 2012: 30 closed home sales. This year through 11 months there are 24 closed sales and 4 pending. There is about a year’s supply currently on the market, or 33 homes for sale. The condo market is hot in all price points and areas of Southwest

Florida. Condo sales on Vanderbilt beach are a prime example. There were 91 closed sales in 2012, this year through 11 months, 116 closed sales, with 15 pending. That represents an increase of over 40%. There are 79 currently on the market, about a 7-month supply. n

NAPLES: All this Growth and Nowhere to Go? “The City is primarily a built out community” says Paul Bollenback, building official with the City of Naples. What is undeniable is that Naples is expanding, due to demographics pressure and the influx of sun-seekers, but th ere are only so many directions where it can spread out, with West not being part of that list. Naples’ population totals nearly 20,000, though the metro-area numbers rise to about 200,000 when areas such as Golden Gate, North Naples, and East Naples are counted. The population, which has grown about 13% between 2000

and today, will increase more modestly over the next decade, according to recent figures from Collier County Planning Section. But Naples officials will keep the density low. Thus many developers will try to capitalize on the higher end of the real estate market, which has been a driver for real estate growth since the incorporation of the city. This poses a dilemma for any developer looking to take advantage of the quickly recovering Southwest Florida property market—if people are not coming to Naples to work, they must be coming for leisure. n

Putting On The Ritz The 5-star resort closed on July 25 and reopened on October 1 after a multimillion dollar renovation which including replacing and upgrading everything from the furniture and décor to the TVs and wiring for Internet access in all rooms. In the first 10 months of the year, the county collected $14,436,971 in tourist taxes—that’s compared with $12,839,802 in the same period of 2012. n

The New Capital Gain Game Chances are your capital gains taxes are going up this year—there are significant tax changes kicking in. Most notable: those on long term capital gains, or taxable income from the sale of investments held longer than a year. With a rebounding real estate market, if you aren’t careful you

In Collier County, “Spending related to visitors has been up dramatically,” said Jack Wert, Director of the Naples, Marco Island, Everglades Convention & Visitors Bureau. “We’ve been recording record months virtually every month of the year.
