Appraisal: In the next couple of weeks the appraiser will schedule to appraise your home. This typically will last about an hour and you do not need to leave the home while the appraiser is there. Once the appraisal is complete it will take approximately one week before we know the results of the appraisal. Our Transaction Coordinator makes weekly calls to the buyer’s lender for status updates. As soon as our office hears that your home has met sales price we will send you an update. While we always ask what price the home appraised for, most lenders will not release this information as it is considered confidential information and only for the buyer’s knowledge. Repairs/Receipts: We’ve included a list of frequently called vendors. Please know that you do not have to use one on the list, but make sure they are licensed in their field. Please be sure to save all repair receipts. You can forward them to us and we will send them to the title company if you want them to be paid out of closing. The buyer will schedule their walk through 1-2 days prior to closing to make sure all requested repairs have been completed. We will also share copies of the receipts with the buyer at closing. HOA Violations (if applicable): We will receive a copy of the HOA Resale Certificate on or before the date specified in your contract. We will review the Resale Certificate and let you know if there are any violations that need to be resolved prior to closing. While most HOA companies will tell you that these repairs can be done by the buyer when they move into the home, buyers typically will not agree to take on the seller’s violation. We ask that all of our sellers resolve HOA violations prior to closing so we can present a clear Resale Certificate to the buyers at closing. Closing Times: Our closing time depends mostly on the schedule of the title company. If you have a preference, please let us know as soon as possible so we can request that time. Our office will send you the date, time and location for your closing approximately 7 days prior to closing. HUD Settlement Statement: Your HUD Settlement Statement will be prepared by the title company and approved by the lender sometime the day before closing. Lockbox & Sign: We have found that it is best to leave the lockbox and sign on the property for access to the home by the appraiser and for the final walk through.
