observations and conversations The good news is that when a retailer’s stupidity creates a lion’s share of vacant stores, the brokers stay busy releasing the space. Ann O’Neal Welcome to The Dealmakers special pre-show edition for the ICSC New York National Conference in New York City. It’s a wonderful time of the year to be in New York and the buzz about the convention is getting loud. I think attendance will be high and throw in the number of people without badges working in the lobby of the hotels; this show could be the catalyst to filling new store pipelines for a lot of retailers. Last year the convention was busy and the Hilton bar was crazy. Even while the bar was closed, every table was covered with leasing plans. My only complaint with the Hilton is when it’s at the peak of attendance, the exhibit area is so jam packed that you have to weave your way in and out of people to get to a booth and often it’s so loud that you can barely hear what people are saying. Then I kick myself for complaining, because it sure as heck beats having no business and a dead show. This year’s New York show is extra exciting for me. Stan Glantz of Katz Properties asked me to co-chair the Retail Runway with him. I also heard that Jim Aries of Urstadt Biddle Properties and Frank Zuckerbrot of Sholom & Zuckerbrot Realty, the co-chairs of the planning committee for this year’s show, have a great key note speaker lined up too. To help you make the most of the convention, The Dealmakers pre-show issue is a good way to get a preview of our advertisers’ opportunities and to set up appointments in advance. Keep a look out for The Dealmakers “A List” in your inbox as well. The “A List” is another excellent way to get a heads up on what opportunities are available and who you should talk to and where their booths are located. To help you maneuver the show, we also have a floor plan of the exhibit space with our advertisers highlighted so you can easily find their booths. Okay, enough hype about the show. In my last column, I wrote that too many CEO’s of retail chains don’t get the real estate aspect of their business. I’m also surprised by retailers that don’t know their customers. Luckily, I was part of the generation that was able to watch the Sam Waltons and Al Boscovs of the world grow their chains. Years ago, the people running retail companies were actually merchants and they spent time talking to customers and watching how people shopped their stores. AND they didn’t just spend their time in the high volume stores; they also spent time at problem locations learning what mistakes not to repeat. After thirty years in this business, I’ve surmised that when a retail store fails because of its real estate the factors leading to its demise boils down to either lack of access or amenities such as parking or safety, lack of a retail nucleus to create cross shopping, or the demographics of the market shifted due to gentrification or shopping patterns changed as traffic was rerouted towards new competition. In my humble opinion, if none of the above factors can be blamed for a poorly preforming store, then the problem sits squarely on bad store management or the merchandise in the store doesn’t meet the needs of the customers that it serves and top management is too out of touch to notice. Not too long ago, I had a heated argument with a CEO of a chain over the fact that a number of their high volume locations serve an ethnic clientele. It all started to fall apart when I used a few of his high volume stores as an example to project store volume for several sites that I was leasing with similar demographics. He turned me down because he was steadfast on the notion that his stores never cater to a Page 6 | November 29, 2013

lower income ethnic customer and refused to believe any demographic reports proving otherwise. I don’t know if he ever visited his stores that I used as a model for my proposed sites, but I do know that he is stupid for not realizing that all of his customers aren’t just Caucasian and from the middle-class suburbs. Unfortunately, those types of blunders can cause a retail chain to hemorrhage beyond repair. The good news is that when a retailer’s stupidity creates a lion’s share of vacant stores, the brokers stay busy releasing the space. Talking about top management blunders and being out of touch, Lululemon is a classic retail story of how to alienate shoppers as it appears to be imploding. If you’re not familiar, it’s a publicly-traded vertical retail chain of apparel stores carrying yoga-inspired athletic clothing for women sizes 12 and under. You may have heard several months ago about its debacle with see-through yoga pants that required the company to back pedal and retool its manufacturing. Its CEO departed the company shortly after and just recently customers began complaining again about the fabric of Lululemon’s $100 yoga pants. In response to customers’ most recent complaints during an interview with a reporter from Bloomberg, the Chairman of the Board and co-founder who happens to be a middle-age man responded that not all women can wear Lululemon’s clothing lines and implied that heavier women would stretch the fabric to a level of transparency and that the complaints about the fabric is due to friction of the thighs. Whoa, hold on Nelly!!! I had to watch the interview five times because I wanted to make sure I heard it correctly. Yup, he just made national news sayings that every potential female shopper without a gap between their thighs is unsuitable to wear Lululemon’s yoga pants. Not only did his self-edit button break, but he has to be totally out of touch not to notice that most females, even the ones that practice yoga, don’t have stick thin bodies. It will be hard for most of his female customers to un-hear what they heard and they don’t need the Chairman of the Board of a retail chain to call them out as an excuse his sub-par product. Moreover, the co-founder of the chain further explained to the folks that work hard to buy his $100 yoga pants that he is too wealthy to take the reins as CEO again. Wow, arrogance and failure usually starts at the top management. Even at my age, I continue to be surprised by people with the financial intelligence to create a company and fortune, when they lack the emotional quotient to be able to reach their customers or employees.
