observations and conversations I wanted to strangle him a few times, but I needed the commission.

Ann O’Neal Welcome to The Dealmakers special edition for the ICSC Texas Conference. I lived in Texas for nearly twenty years. Most of it was spent in areas so rural that whenever I told people from Texas that I grew up “in the country” they knew exactly what I meant without even giving them the name of the town. The “country” parts of the state haven’t changed much in the past few decades. But wow, the major metros keep growing. Houston is now the fourth largest city in the United States, while the Dallas - Ft. Worth and Austin - San Antonio markets have grown so much that they’re morphing into their own mini statehood. To give you a perspective on its growth, there are as many people living in the DFW metro area as there are in the entire state of Tennessee and the San Antonio-Austin market has more residents than Oregon. Texas is huge and most tenant reps have no idea what retailing is about beyond its three major markets. I’ve leased sites in rural areas, such as San Angelo and along the Oklahoma border. Trying to get a retailer or a broker to go look at the locations was nearly impossible. More often than not once a retailer’s real estate rep figured out that it would take them all day in the car to get from the airport to the locations, they would decide that the market wasn’t right for them or they needed to postpone the trip. Offering to fly them from site to site in my client’s private jet didn’t work either. I’ve heard similar experiences from other people that have leased centers in smaller markets or areas that aren’t easily accessible by commercial flights. That’s probably the reason why Walmart, Dollar General and Family Dollar own the markets outside of the major metro areas; not many chains take the time to look at a site that’s more than an hour drive from a major airport. I guess it’s better for a retailer to turn down a market that they never visited, rather than take a site that they’ve only seen on Google maps. It always amazes me when a national retailer commits millions of dollars to open a store, yet not one person in its real estate department has in-depth knowledge of the market. National chains have limited human resources as far as putting their real estate folks on the road looking at sites, mainly because it’s more important that they spend the time at corporate headquarters getting brow beaten by Operations or prepping for the next real estate committee meeting. The CEOs of retail chains that tether their real estate people to a desk in the corporate office usually don’t get the site selection process and they don’t seem to have a clue that their new store growth is dependent on tenant reps. IMHO, tenant rep brokers are usually better equipped to make real estate decisions than most of the people they report to in the retailer’s real estate department because they have more experience at projecting store volumes and making deals in their particular market. Often when you do get a retailer to visit sites, they are in a rush to look at ten or more locations in a day. To have really effective site tours, a retailer or their broker should take the attitude that there’s no need to rush and making a few wrong turns actually shows you more about a market than staying on the main roads.

his sit-down lunch was always at noon and dinner at six o’clock. I don’t remember ever showing him potential locations during peak shopping hours or drive times and rarely was there enough time to visit competitors. Most importantly, he never took the time to get lost and gain a better understanding of the market. We often had major debates because his first choice of locations would always be the one that was most visible from the highway no matter if it took driving five miles on service roads to get into the shopping center. I won’t forget a deal where I had a site for him that I knew would be a home run. We drove to the center and he hated it. He wanted to just turn around and go to the next site. On our way to the next site, I made a detour every time I spotted a woman that I could roll down the window and speak to. I would explain that I was from out of town and then ask “Where I should go to buy new clothes?” All of them named the center that he just turned down. I’m not sure if he changed his mind or he was so horrified that I would drive up to random women and ask where they shopped that he agreed to the deal because he just wanted me to stop. I wanted to strangle him a few times, but I needed the commission. The killer was when he complained about a deal that I did for one of his highest producing stores, because the shopping center is located in a pretty scary part of town. I thought it best not to bring up that on the one occasion that he visited the site with me, he must have been too busy replying to email to notice the four police cruisers circling the shopping center’s parking lot nor the drug dealers and prostitutes hanging out across the street. My bet is that someone from Operations or better yet a District Manager told him there was a crime problem on the parking lot, otherwise he would have been none the wiser. On the other hand, a tenant that I represented taught me invaluable lessons about site tours. Sometimes it took a few extra days on the road when we looked at potential sites, because there wasn’t a competitor, supermarket or mom and pop restaurant that he didn’t visit. By the end of our trips, not only had we eaten well, but he also understood the demographics and shopping patterns, plus how many stores the market could handle and what kind of sales volume to expect. This chain’s CEO expected his real estate team to touch the dirt on every new store location and 99% of the time, his stores were winners. His mentality was that a few extra days on the road is a small price to pay when you’re making a twenty-year commitment to a site. I have to wrap it up.
