Maxx, Marshalls and Ross Dress for Less better step it up or they are going to get trampled. Ann O’Neal Welcome to The Dealmakers special edition for the ICSC’s Southeast Conference. Business is still picking up, despite the cat fights in Congress and the tightrope dance on a default notice. Let’s just hope there aren’t any more shenanigans before Christmas that will deter people from spending money. A few months ago, a developer asked me which junior anchors will still be around in ten years. I think fitness centers and Michael’s Arts & Crafts type retailers will still be good options, but I’m seeing a shift in how and where females in the 15 to 25 age bracket shop for clothes. This group loves Forever 21 and H&M, however, as they grow into career mode the shift is to shop for professional work clothes more often at traditional department stores during a promotional sale. Much of the reasoning behind shopping department stores rather than a discount store was that they associated T.J. Maxx, Marshalls and Ross Dress for Less as “stores where their mothers shop for fashion.” Nordstrom Rack is ideal to bridge that gap and my bet is that they will shake up the playing field in the off-price apparel arena. As a developer, I would rather anchor my center with a Nordstrom Rack. Not only does Rack have a fresher image but it also caters to wider age and income brackets. The discount store chain plans to almost double its store count to 230 units by 2016 with a footprint ranging from 30,000 to 40,000 square feet. Future stores are spreading out to the suburbs and co-anchoring sites with the likes of Target, Whole Foods and Wegmans. I looked at radius maps with existing and future Rack locations and I’m seeing new stores in larger markets, such as Houston or Boston, located within a 30-minute drive-time of existing Rack locations. I’ve never done a Rack deal, but I backed out some numbers on their financial statements. My guesstimate is that the Rack stores generate around $250 to $350 per square foot and the landlord tenant improvements range from $70 to $85 per square foot depending on the market. I also heard that they aren’t looking for the cheapest deal, but the best of the best locations. Another fashion chain going after the twenty to thirty age brackets is Cusp, a division of Neiman Marcus, but with its recent acquisition we’ll see if their plans for a big roll out actually happen. Neiman Marcus also anticipates doubling the store count of Last Call, its discount division. If Nordstrom and Neiman Marcus open 200 to 300 more discount stores collectively within the next two or so years, then T.J. I think those three chains will have a similar problem to JCPenney in that they will be perceived as the store where your grandmother shops. Shoppers in the 35 and under age bracket also expect the stores that they shop to have presence on the Internet. Nordstrom and Neiman Marcus are masters at integrating online sales with brick and mortar for both their high-end and discount divisions, while T.J. Maxx just made its second attempt at ecommerce after a six-year hiatus and it has a long way to go to catch up with online sales. Nordstrom is embracing the web and recently started sourcing merchandise for its brick and mortar stores from Etsy, a web-only platform selling hand-made clothing, accessories, jewelry and home décor items. If you haven’t heard of Etsy, then you are really out of the loop or too old to care. The seven-year-old company is a web Page 4 | November 1, 2013

portal generating almost $1 billion in annual sales with 30 million customers worldwide. Another interesting tidbit that I learned was that the 35 and under age shopper was 30% more inclined to view fashions on the web before they bought on the floor of a brick and mortar store, but they were motivated to buy from the store’s sale floor because of a need for a touch and feel shopping experience. I’m hearing more and more developers complain that store sales will inevitably decline, because younger customers will use stores as a showroom and then go home to purchase online. My research showed the opposite for buying fashion online, the fashion retailers’ web presence actually was a driving factor that motivated younger shoppers to visit and buy from brick and mortar stores. The shopping center industry is a sector that historically doesn’t do well with change. However, as the younger generation slowly takes the reins, the integration of technology for research, marketing and communication with tenants, vendors and shoppers is becoming common place. I got an email from one of our subscribers expressing his delightful surprise that we have mobile apps for The Dealmakers. In the past, he would always have two of three issues to catch up on, but now with our mobile app that was no longer a problem. If you would like to read us on your Android or iPhone, go to our web site or search their respective app stores. Since my last column, I attended the ICSC Dealmaking in Chicago. The show was excellent and it was busy nonstop on day two. I talked to quite a few landlords with almost fully-leased portfolios and just as many developers that are moving dirt or plan to break ground next year. Brokerage firms were in full force; it was a sea of brokers. I heard complaints over and over that there isn’t any retail product to buy, but I’m hearing that from buyers all over the country. REITs are the only players that can compete with buying grocery-anchored centers. Now, acquisition guys in mid-tier size companies are as frustrated with finding centers for sale as leasing people were two years ago with trying to find a tenant. I had an interesting debate with two developers at the show about what tenant would be the best anchor for a site, either a specialty supermarket or T.J. Maxx. I said hands down the supermarket and one developer agreed with me, while the other argued that the specialty supermarket was more vulnerable to competition than T.J. Maxx. But we all did agree that a supermarket-anchored center would be much easier to sell and would most likely show a substantially higher return than with a soft goods anchor. After the convention, I went to the Retail Brokers Network party hosted by Keith Lord and I was feeling no pain when I caught my flight later that evening. It was a great way to wrap up the show. My hunch is that Atlanta will be another high energy Dealmaking. Stop by and see us in Atlanta at booth #308,
