observations and conversations With an uptick in leasing activity, willing lenders and a demand for acquisition opportunities outstripping the supply, the Chicago market just keeps getting hotter. Ann O’Neal Welcome to The Dealmakers special edition for the ICSC Chicago Dealmaking. Despite gun violence putting Chicago in national headlines, the city and its surrounding markets are seeing a substantial increase in leasing activity. A leasing agent working the Chicago market told me he’s making lots of deals and he jokingly added, when he goes to show space in the tougher neighborhoods that he “suits up with a kevlar vest and carriers bear spray.” On a more serious note, this issue has great leads on chains looking for sites in the Midwest and we have an Industry Round Up on the region with thoughts from experts in leasing, development and acquisitions. There has been a huge upsurge in new development and redevelopment projects in the greater Chicago market and its surrounding suburbs. A few noteworthy projects include The Krausz Companies plan to undertake a $70 million redevelopment of Charlestown Mall in St. Charles. Also, Centrum Partners LLC plans to raze a 55,000 square foot office building in Vernon Hills and develop retail space on the site. Target as part of its expansion for the Chicago market is opening a store in Lake View and nearby, a partnership between Newcastle Limited and Cushman and Wakefield, plans to develop a 25,000 square foot shopping center. Urban R2 Development Company has also proposed to redevelop a site in Wheeling with 100,000 square feet of shop space, along with a movie theater and a 300-unit apartment building. Most of the new construction activity is being driven by grocery store chains eager to gain control of the market. Inland Real Estate, in a joint venture partnership, is developing a 92,512 square foot shopping center in Evergreen Park that is expected to open during fall 2014. The center will be anchored by Mariano’s, a division of Roundy’s, Inc., with a 75,000 square foot supermarket. In Lincolnwood, North Capital Group, in a partnership with Urban Retail Properties LLC, plans to develop a shopping and entertainment destination with an opening date of November 2015. The proposed tenant mix includes a 31,000 square foot supermarket and a 47,000 square foot health club, as well as office, multi-family and hotel components. DL3 Realty LP plans to develop a shopping center in Englewood with a 2016 opening date. The site will be anchored by Whole Foods along with 20,000 square feet of small shops. Heinen’s Fine Foods plans to open a 43,915 square foot supermarket next year in Glenview, marking the 17-unit chain’s second location in the greater Chicago area followed by an opening in Barrington. Butera Market, a nine-unit chain is expected to open two grocery stores in Elgin. Fresh Farms International Market plans to open a second grocery store in Niles at a former Jewel-Osco location during spring 2014. Plum Market, a four-unit chain of specialty supermarkets with only one store in the market and three units in Michigan, is also expanding in Chicago. Supermarkets aren’t the only anchors expanding in the greater Chicago area. Art Van Furniture, with stores in Michigan, Ohio and Indiana, is opening its third Chicago area store at a site Batavia and three more stores are expected to open in the market this year including a 68,000 square foot location in Woodbridge and a store in Ford City. The Bon-Ton Stores Inc., parent company of Boston Store, is opening its second Boston Store Clearance Center in Chicago followed by its launch with a 29,000 square foot clearance store that opened during March in Milwaukee. Ross Dress for Lease signed a lease for a 27,000 square foot store in Chicago. Walmart remains focused on expansion in Chicago as well. Food concepts are also looking to grow in the Chicago market. is opening a shop in Lake View as its entry into the Chicago market. Sonic Drive-In plans to open its first unit in Chicago next year. Wingstop operates 29 franchised locations throughout Illinois, of which 27 are in the greater Chicago area and the chain plans to saturate the market with five additional openings slated for Chicago by early 2014. REITs and lenders are sweet on the Chicago market too. RamcoGershenson Properties Trust recently acquired Deer Grove Centre, a 235,000 square foot shopping center in Palatine for $20 million in cash. The center is anchored by a newly opened 50,000 square foot Home Goods and cotenants include Petco, Dress Barn and Staples, with Target as a shadow-anchor. The REIT also acquired Mount Prospect Plaza in Mount Prospect. Winthrop Realty Trust in a joint venture recently acquired the entire $128 million mortgage on a 942,000 square foot retail and office building with Target and DSW serving as anchors. With an uptick in leasing activity, willing lenders and a demand for acquisition opportunities outstripping the supply, the Chicago market just keeps getting hotter. To wrap it up, here’s my update on recent ICSC shows; the Dealmaking events for the Pennsylvania/ New Jersey region and for the western states were both stellar as far as attendance and the mood was positive. It was obvious at that people on both coasts are doing deals and feeling good about their future earning capacity. Our next show after Chicago is the Southeast Conference in Atlanta and so far, I’m getting good vibes that this too will be a productive convention. We’re gearing up for the Dealmaking in New York during December. Since this show is national, it’s one of the best platforms on the east coast to market your sites and acquisition needs. This year will be the last time we will have to run between the Hilton and the Sheraton for meetings and lunch. Next year the event will be housed at the Javits Center. Although it won’t be as convenient as the Hilton, it’s the only venue that will allow the show to grow and to accommodate the waiting list of companies wanting to exhibit and exhibitors that are busting at the seams will be able to expand their booths. Some of the old timers like me remember the New York show being in Rye, an even longer schlep than the Javits Center. And if you are really old, you’ll also remember the nightmare of when the New York show was moved to the Meadowlands in New Jersey. It was a horrible experience for most of the attendees because you couldn’t park your car within a mile of the convention center and when the shuttle bus drivers went MIA, hundreds of attendees were hoofing it across highways to get to the convention. The ICSC will have shuttles, like it does at RECon, for the New York show in 2014 to help with the logistics of getting from midtown to the convention center. Also for the day trippers, the ICSC is providing instructions on where to park in close proximity to the show. Personally, I’m more than willing to have a little longer cab ride and fewer amenities for the opportunity to meet and hopefully do business with even more companies. With the move to Javits, the amount of exhibit space will be double the size of what we’ve had in the Hilton and Sheraton combined. More bodies on the show floors directly correlate into more opportunities to make deals and that is always a good thing! State of the industry ICSC Chicago Deal Making Edition Stephanie Weaver Chicago ranks as the third most densely-populated city in America and coupled with its 45 million tourists annually; the potential retail sales volumes of the market makes it an appealing target for shopping center developers, investors and tenants. Retailers find Chicagoland highly desirable and it is obvious that the market is front and center on the radar screen of national retail chains as its vacancy factor continues to decline and in turn, landlords are demanding and achieving higher rents for class A retail space than they have in the past four years. According to Keith Lord, president of The Lord Companies an affiliate with the Retail Brokers Network, and a founding partner of Lord Financial Advisors, LLC explained, “The fastest growing chains in the Chicago market are Mariano’s and Meijer in the grocery store sector. Target and WalMart are the dominant players in the large box arena. Fitness concepts are utilizing mid-size box spaces with LA Fitness and Planet Fitness being amongst the more expansion-minded chains. Mid-size discount stores, such as Ross Dress For Less and Nordstrom Rack, are also opening stores in the market. The most prevalent uses for small shop space expanding in the area include personal service and medical retail/office tenants such as Aspen Dental, Physicians Healthcare and Elements day spa.” Frank Swiss, president of Swissco Real Estate and the Indiana affiliate of the Retail Brokers Network, added “Zaxby’s, Popeye’s, AIO Wireless and Bloomin Brands are expanding in the Midwest.” Swissco Real Estate also represents The Fresh Market, AIO Wireless, Golden Corral and Chili’s in its market. Repeatedly, the responses from landlords, brokers and leasing agents were that niche supermarkets are the most aggressive players in the market. Our research showed that grocery store chains ranging from a basic and budget model to the specialty upscale format, for example ALDI and Whole Foods, are expanding in the Chicagoland market. Fast food concepts such as Jersey Mike’s, Firehouse Subs, Blaze Fast-Fire’ Pizza, Protein Bar and Sonic-Drive-In are also growing in the greater Chicago area. Furniture stores are flocking to greater Chicago, with the recent entrance of Art Van Furniture and the opening of The Dump, a 134,000 square foot store in Lombard, Illinois.

However, the suburbs are a different story and vacancy factors differ significantly by area and suburb.” With retail space in demand, developers are seizing the opportunity to move stalled projects off the ground and to create new retail space with both new construction and redevelopment. A project in the Near West Side, Illinois will bring more retail space to the market as Higgins Development Partners will break ground next year on a healthcare and biosciences complex with 100,000 square feet of retail space, along with hotel and multi-family components. McCaffery Interests plans to add more retail space to the market to with its development in Lake Side, Illinois. The initial phase entails 800,000 square feet of retail, restaurant and entertainment venues and residential components. The site has approvals for 20 million square feet of commercial real estate, schools, a marina and more than 13,000 residential units. In the suburbs, numerous grocery-anchored strip centers are in the development pipeline, as are convenience-oriented strip centers. Pullman Park in Chicago also brought the newly opened Walmart, Ross Dress for Less and Planet Fitness to the redevelopment project. Outlet store shopping is now part of the Chicago landscape with the recent opening of Fashion Outlets of Chicago in Rosemont, Illinois anchored by Last Call by Neiman Marcus, Barney’s New York Outlet and Bloomingdales Outlet Store.

Vacancy rates in the greater Chicago market have been reported as hovering around 8%, while the urban Chicago market is closer to a 5% vacancy factor. As the supply of prime space becomes more constricted, rents for A and B urban locations are quickly increasing, while well established and healthy centers in the suburbs are seeing modest rent increases. Acquisitions of urban retail sites and suburban shopping centers in the Chicago market are being fueled by REITs and pent up private-equity. Active buyers include L3 Capital LLC and Ramco-Gershenson Properties Trust. Also Phillips Edison – ARC Shopping Center REIT Inc. is inching closer to Chicago with its recent acquisition of Dyer Crossing, a 95,083 square foot Jewel-Osco anchored shopping center located only about 30 miles from the Windy City in Dyer, Indiana. Keith Lord further explained “In Chicago, urban retail is hot and CAP rates have been reduced to 3.8 to 6.0 as equity has been flooding the market and pushing down CAP rates and in turn the asking prices continue to increase. The buying trend is to gravitate to shopping centers with credit tenants and uses that can survive the demographic and techno shifts of the 21 to 35 year-old shopper.“ Areas of Chicagoland are booming. Retail chains are entering the market and the retailers that already have a market share are looking to open more stores too.
