observations and conversations Ann O’Neal Welcome to The Dealmakers special edition for the ICSC’s Pennsylvania, New Jersey and Delaware Idea Exchange in Atlantic City. Leasing activity in this region has picked up substantially in the past year and quite a few retailers and new restaurant concepts are coming into New Jersey and Pennsylvania. Buyers and sellers of retail sites, and investment sales brokers are expressing concern about rising interest rates and stating that the lack of product makes acquisitions challenging in these markets. Vacancy rates and asking rents are stable throughout New Jersey and eastern Pennsylvania. I recently talked with developers, brokers and retailers involved in both New Jersey and Pennsylvania; the developers in Pennsylvania were substantially more bullish on building new shopping centers, while their counterparts in New Jersey were focused more on redevelopment projects. A massive redevelopment project is being endeavored by Triple Five. I call it a redevelopment, because even though the site never opened, the concept formerly known as Xanadu was so ill-conceived that it requires a major redo. The fivemillion square foot American Dream Meadowlands Mall located in Rutherford, New Jersey is scheduled to open next year. Rumors are that Forever 21 will open a store of at least 100,000 square feet and Zara, a chain of fashion forward stores based in Spain, will occupy 50,000 square feet, as well Uniglo and Topshop serving as additional fashion anchors. Anchors are getting aggressive in these two states and most of the activity is stemming from specialty supermarkets that are stepping up new store expansion. The Fresh Market, Inc., a specialty supermarket chain with 139 stores operating in 26 states, is opening its second store in New Jersey at a site in Bedminster and recently opened its fourth store in Pennsylvania at a center in Mt. Lebanon. The publically-traded chain has thirty leases executed and is poised to open approximately 20 stores by year’s end. Most likely, Giant Eagle, Inc. will also ramp up its growth now that H&R Real Estate Investment Trust acquired a 33% stake in ECHO Realty, the real estate arm of Giant Eagle supermarkets for $294 million. The capital infusion is earmarked to acquire additional retail properties in the eastern states. It will be interesting to see if the supermarket chain will start to expand further into eastern PA. Wegmans has plans to open a supermarket by mid-2014 in Montgomeryville, Pennsylvania. Whole Foods continues to grow in Pennsylvania and is proposed to co-anchor a site in the Lehigh Valley market with Costco and Target. The general merchandiser, Target, is also opening a store in King of Prussia, Pennsylvania next year. Another interesting anchor concept that has the northeast in its long range expansion plans is Flix Brewhouse, a 32,000 square foot to 40,000 square foot concept offering first-run movies on eight to ten screens and casual dining, along with specialty beers and wine. The initial expansion plans call for growth in secondary metro markets in the northeast and northwestern states, with an immediate focus on major markets in the southeast, southwest and Midwest. The company anticipates having fifteen units operating by 2017 and its criteria calls for urban and suburban sites located at least three miles from existing movie theaters. The first location is in Round Rock, Texas and the city is known for being the headquarters for Dell computers. Its second unit is slated to open next year in Des Moines, Iowa. I also came across several specialty stores that recently entered the New Jersey and Pennsylvania markets. Soft Surroundings, an

eleven-unit chain operating stores in Colorado, Connecticut, Illinois, Massachusetts, Missouri and Texas, recently entered Pennsylvania with a 5,400 square foot location in the King of Prussia Mall, one of the most premiere shopping venues in eastern region of the state. The chain is owned by Brentwood Associates, a private equity firm, and it predominately locates in lifestyle centers. The stores carry cosmetics and skin care, comfortable clothing, accessories and footwear, as well as home décor, furniture and bedding merchandise. The look of the store is ultra-feminine and the merchandise mix is similar to Anthropologie, but for women over the age of forty. Another is Triumph, a well-known manufacturer of lingerie throughout Europe and Asia. Journelle, a three-unit chain operating in New York City was acquired by Triumph during 2012. The company recently opened its first stores trading as Triumph in the states at Walt Whitman Shops and at Roosevelt Field Mall in Long Island, New York. The chain’s third store is scheduled to open in New Jersey next year. Some well-known casual restaurant chains in the New Jersey market including Corner Bakery, Jersey Mike’s Subs and Ground Round are continuing expansion in the state. GRILLit plans to enter New Jersey and MOOYAH, a fast-casual burger chain with a 600-calorie menu, is focusing growth in New York, Pennsylvania and Virginia. During 2014, MOOYAH plans to open two units in Pennsylvania, along with two locations in Long Island and one each in New York City and Westchester County, New York. The restaurants occupy spaces of 1,800 square feet to 2,400 square feet. Carmel Café & Wine Bar, a chain of modern Mediterranean restaurants recently entered Pennsylvania with a location in Radnor and next year, plans call for an opening in Warrington. The six-unit chain provides its menu on iPad tablets and occupies spaces of 4,200 square feet to 5,000 square feet. A ten-unit chain, Iron Hill Brewery & Restaurant recently opened its second location in New Jersey and plans to enter Pennsylvania next year. Based on the numbers of chains looking to enter these markets or to continue expansion, I think the show in Atlantic City will be a good one. The ICSC show in Boston during July was “meh,” however the conference in Florida last month was busy and the mood was positive. My hunch is that the upcoming shows in Atlanta, Chicago and San Diego will also be well attended and unless we have a major catastrophe or another war, the moods and deal activity will be high all the way through December for the New York National Conference in New York City.
