observations and conversations Florida took a severe beating, but it looks as though the worst is behind them and it’s prime for growth. Ann O’Neal

Welcome to The Dealmakers special edition for the ICSC Florida Conference. Indicators show that the Florida economy is expected to have steady growth over the next few years and I’m hearing about of lots of new retail concepts being launched in the state. One of which is Polaroid Fotobar. The concept uses a 1,800 square foot store and customers upload their personal digital images to monitors throughout the sales floor and create one-of-a-kind wall art, personalized mugs, magnets, etc. They have two stores open, with three more opening this year in Florida. Foot Locker is entering Florida with its newest concept SIX:02, a 2,200 square foot store, which features fitting lounge areas and the layout feels more like a fashion boutique. Ethan Allen is launching its new 1,500 square foot retail concept, Design Studio, with locations slated to open in Winter Park, Boca Raton and Sarasota. Investment Management Associates is representing AIO Wireless in Florida and the new 700 to 1,200 square foot concept launched by AT&T now has five dealerowned stores operating in South Florida. DTLR, an 80-unit chain of stores carrying urban fashion, footwear, and music recently entered Florida with four locations. In this issue, we also have details on Piana Beaute, a two-unit chain of hair and skin care product stores that cater to an affluent client, also plans to enter the Florida market. I spoke with Rick Baer of American Commercial Realty (check out their profile in this issue) and he recently signed a lease with Sears for a new appliance outlet store concept using 44,000 square feet in Daytona Beach that will co-anchor a site with a 12,000 square foot Bravo Supermarket. Supermarket chains are getting aggressive in the state too. Trader Joe’s is opening more stores in Florida and I recently spoke with Rex Burgher of Benderson Development, and they recently did three deals with Publix supermarkets and a deal with Walmart Neighborhood Market. In this issue, we have leads on Western Beef, a 25-unit chain of supermarkets, and Save-A-Lot are both expanding in Florida. Benderson also finalized leases with Nordstrom Rack and LA Fitness to anchor its new projects in Sarasota, The District at University Town Center and the University Town Center. Hobby Lobby is another active anchor in the market. From Miami to Pensacola, I’m hearing that there are millions of square feet of new retail projects in the pipeline and that anchor stores have a renewed enthusiasm to make deals in the Sunshine State. While I was doing research for this issue, I was surprised at how much the hospitality sector in Florida is expected to grow and based on the number of restaurant chains looking to enter or expand in the market, they are impressed by the growth potential too. I found dozens and dozens of food concepts looking to open their first locations in Florida within the next year or two. A few examples include, Chicken Salad Chick, a nine-unit franchised concept serving 15 varieties of chicken salads and sides, is also rolling out its concept in Florida. Shake Shack, a gourmet burger concept, is opening its fourth location in Florida next year. Pie Five, a new concept from Pizza Inn Holdings, Inc. which features the customers creating their own pizza with the final product delivered to the table within five minutes, is planning to enter the Florida market with franchisees operating 2,200 square foot locations. Uncle Maddio’s Pizza Joint is another concept specializing in custom pizzas and the 18-unit chain is also expected to enter Florida through franchisees. Blaze Fast-Fire’s Pizza is yet another fast-casual built-to-order artisan pizza chain that is

expected to make its debut in Florida with 2,000 square foot locations. (I guess since the proliferation of selfserve frozen yogurt shops is slowing down, the next big thing is custom pizzas.) With 38 locations, Twin Peaks recently opened its first Florida restaurants and two dozen more are expected to open in the state over the next 10 years. With two locations operating in Florida, GRILLiT, a Latin-Caribbean fusion restaurant concept with chef-inspired custom crafted rice bowls, pasta and wraps, as well as salads, plans to grow throughout the state with franchisees. Another concept to enter Florida is Wok Box, serving cooked to order, noodle, rice, curry, and small bite dishes, with plans for 45 openings in the state through a master development agreement. Shula Burger, a four-unit chain operating in Florida recently signed an agreement to open four more restaurants in the state during the next few years using 2,500 to 3,000 square foot endcaps. In this issue, we also have the scoop on Sloan’s Ice Cream expansion in Florida. I heard that Red Robin and First Watch Cafes are also looking for more sites in Florida. Buyers of shopping centers are looking for opportunities in full force throughout Florida too and I’m hearing that even some of the most beleaguered shopping centers are changing hands and grade “A” centers are getting top dollar. Buyers are telling me that the Cap rates are ranging from 8% to 10% and most of the activity is in the greater Orlando market. Not only has the housing market stabilized and, in some areas of the state, residential housing is on fire, but also tourist dollars are starting to flow steadily, the hospitality industry is seeing bumps in revenues, retailers are looking to step up their store counts and more and more shopping center developers have shovels in the ground. Half empty at the time, ACR embarked on a multifaceted program to increase value for its investors which entailed rezoning the property to allow for the development and potential sale of outparcels, the design and implementation of a plan to improve the center’s appearance and cure violations of municipal codes incurred by prior owners and to conceptualize target users and develop a leasing plan to implement the changes. Just one year later, this program is well on its way to success with the following results confirmed by the fact that Daytona Promenade is now 90% leased. is building a prototype facility which will offer a full selection of valueoriented grocery products, including dry goods, produce and meats, in addition to a full selection of prepared foods as well as a pharmacy. Sears leased 44,500 square feet for its new Sears Outlet division and will anchor the center. The store will concentrate primarily on the sale of appliances, but also contain a selection of soft and hard goods at discounted prices. The center’s zoning was converted to a Planned Development with accompanying plat changes which resulted in five legally separable outparcels. The usage and operation of the shopping center is now tied together by a reciprocal easement, access and operations agreement. Moreover, an unsightly and decrepit wall surrounding the center was removed and replaced with landscaping around most of the center’s perimeter, with the wall replaced by a new structure where the property adjoins residential areas. Another example of ACR’s ability to recognize under-valued and under-utilized assets was its arrangement of the 2011 purchase of the center formerly known as Mark Twain Mall, which was rebranded Mark Twain Village to accurately reflect the fact that the enclosed mall portion of the property was demalled decades ago. Bass Pro Shops and Gordmans anchor the suburban St. Charles, Missouri site. ACR immediately embarked on a program to support its current merchants and supplement them with complementary cotenants while positioning the property for expansion in the 2014-15 time range. To that end ACR has added top dining options such as Firehouse Subs and Qdoba, while implementing plans to encourage the updating of existing retail merchants. Roebuck Marketplace in Birmingham, Alabama, is another example of a center turned around successfully by ACR. This Super Walmart shadow-anchored center in a solid working class neighborhood at a freeway interchange, was nonetheless nearly half empty when the current plan was implemented in 2010. While the center’s decline had been largely due to conditions unrelated to the center, such as the bankruptcies of Goody’s and Winn-Dixie, the results were real. Now a “Blue Collar Lifestyle Center” with such successful merchants such as Citi Trends, Its Fashion Metro, Harbor Freight Tools and Dollar Tree; the center is more than 95% leased. A key element in the Roebuck property’s redevelopment was the acquisition at auction of a long-vacant department store building once occupied by the local McRae’s chain as a center anchor on a separately owned pad within the larger shopping center. This building had fallen into disrepair and become an eyesore and impediment to the center’s redevelopment.
