OBSERVATIONS AND CONVERSATIONS Unfortunately, the shopping center industry will continue to make the same stupid mistakes, but the upside is that brokers will stay busy leasing the same space again and again. Ann O’Neal

Welcome to The Dealmakers’ pre-show RECon issue. We are pumped and ready for Las Vegas! I think this is going to be the best convention since everything hit the fan, so to speak. There are more cocktail parties this year and everyone is ready to make deals and have fun. Prosperity is a wonderful thing. Hopefully, the lean years are behind us and good riddance to the recession. The companies that survived learned to run lean and mean, and it paid off. The economic trauma is still a fresh wound, but most retailers have shaken it off and started to ramp up store expansion. Franchisors are feeding the growth frenzy too. Most of the growth that I’m seeing is with established franchisees and more of them are operating several different franchised concepts. A few weeks ago, I was at a meeting with a developer and we talked about how he preferred not to do deals with franchisees. Granted, a nice credit corporate guarantee is ideal, but these days if you don’t sign leases with franchisees then the odds of having any kind of service or food tenant in your center is nil. Just about every salon or service for personal care and fast food concept are franchised. I always find it interesting when a landlord refuses to do deals in secondgeneration spaces with non-credit tenants or franchisees. Most of the time landlords that own second-tier shopping centers have vacancies that were created by what once was a credit tenant, so the logic of not doing deals with a franchisee in hopes of landing a corporate guarantee just doesn’t make sense. My background is leasing distressed real estate and the worst mistake a landlord can make is letting a space sit vacant for several years. In my experience, most successful resurrections of problematic centers involve a lot of short-term deals and leases with non-credit tenants to keep the center active until the real problem can be fixed. Although the economy has rebounded, there are still quite a few second and third-tier shopping centers that have been carrying the same vacant stores for the past four to five years. It will take some time for retailers to start absorbing vacancies in tertiary locations even at opportunistic rents. The recession taught the smart chains that sacrificing location, location, location for cheap rent isn’t a good move. I’m watching more chains willing to pay market rent for the best locations. I’m also seeing chains passing on 90% of the sites submitted to them, because they want to concentrate on “A” sites for new store growth.

cheap rent rather than the quality of the site, it’s a disaster waiting to happen. Since the recession started winding down, I’ve seen more retailers adopt the attitude that slow growth in prime sites is much better than fast growth with marginal store locations. My hunch is that as Wall Street gets hotter for the retail sector and more chains go for an IPO, then more companies will start sacrificing location, location, location again just to meet growth projections. Retail store growth driven by Wall Street or cheap deals rather than by the merit of the location is always a losing proposition for both tenants and the landlords. Unfortunately, the shopping center industry will continue to make the same stupid mistakes, but the upside is that brokers will stay busy leasing the same space again and again. I have to wrap it up. If this is your first RECon, my best advice is to wear comfortable shoes, be ready to operate on little sleep and meet as many people as you can. This is my 33rd ICSC Convention in Las Vegas, so I’ve had the blistered feet and in my younger days, I’ve partied too hard before the convention started, but most importantly, I’ve always made tons of new friends. Many of them are friendships spanning three decades now. Most of my buddies, including myself, are too old to stay up all night and then work the convention the following day, but if you’re young, then play as hard as you work and make some lifelong friends with great memories. Have an excellent show, make new friends and do lots of deals!

A lot of the retailers that I’ve repped in the past were bottom feeders and their deals were driven by cheap rent. They would open more marginal stores than home runs, because the rent was low and they had kick-outs in case the volume was even lower than their projections. Too much energy and capital on the retailer’s behalf is spent on opening marginal stores and in the long run, bottom feeders usually fail. Most chains can deal with a handful of marginal stores but when the majority of its locations were chosen based on Page 6 | May 9, 2014

WHO’S OPENING AND WHERE Nordstrom, Inc. (206-628-2111) is planning to open a 33,500 sq.ft. Nordstrom Rack store at Winrock Town Center in Albuquerque, NM during fall 2015. The company will join DSW, Dillard’s, Regal Cinemas, The Sports Authority, Toys “R” Us, Dave & Busters and BJ’s Restaurant & Brewhouse at the 500,000 sq.ft. mixed-use development. The chain offers apparel, footwear and accessories for men and women, and currently operates more than 260 locations nationwide throughout 36 states, trading as Nordstrom at 117 locations, Nordstrom Rack at 147 locations, Jeffrey boutique at two locations and one clearance outlet. BPS Direct, LLC (800-227-7776) is planning to open a Bass Pro Shops store at a 600,000 sq.ft. planned development in Brandon, FL during late 2015. The company is also opening a 120,000 sq.ft. Bass Pro Shops location at a 75-acre mixed-use development located at the intersection of Interstate 85 and Highway 101 in Spartanburg County, SC during 2016. It will feature an Uncle Buck’s Fishbowl & Grill restaurant and be the company’s third location in the state. The chain, offering hunting, fishing and camping gear, outdoor apparel and accessories, currently operates more than 84 locations nationwide and in Canada. Wegmans Food Markets, Inc. (585-328-2550) is planning to open a Wegmans supermarket at Stonehenge Village Shopping Center in Midlothian, VA as well as a location at West Broad Marketplace in Short Pump, VA. The chain of specialty supermarkets currently operates more than 83 locations throughout MA, MD, NJ, NY and PA, including six stores in VA.

Conn’s, Inc. (877-472-5358) is planning to open three Conn’s stores in TN. The company is also planning to open 15 to 20 locations during fiscal 2015. The chain, offering appliances, electronics, furniture, lawn care items and mattresses, currently operates 75 locations throughout AZ, LA, NM, OK and TX. Tropical Smoothie Café (770-821-1900), through a franchisee, is planning to open 21 locations throughout NC, as part of an expansion plan to open 55 restaurants this year. The chain of restaurants, offering salads, wraps, sandwiches and smoothies, currently operates 365 locations nationwide. Cava Grill (703-288-0005), through a franchisee, is planning to open restaurants throughout the Capitol Hill, College Park and Georgetown neighborhoods of Washington, DC. The chain operates five locations with openings slated this year in Gaithersburg, MD and Washington, DC. Maui Wowi Hawaiian Coffees & Smoothies (877-849-69920, through a franchisee, is planning to open three units in the Albuquerque, NM area. The company, offering smoothies, coffee and espressos, currently operates 450 locations worldwide. Sarpino’s Pizzeria (855-932-7499) is opening three locations in the Atlanta, GA market and projects 20 openings over the next five years. Asbury Automotive Group (770-418-8200) is planning to open additional locations during fiscal 2014, with a focus in Jacksonville, FL later this year trading as Q Auto. The company currently operates 17 locations nationwide.

Wal-Mart Stores, Inc. (479-273-4000) is planning to open a 41,000 sq.ft. Walmart Neighborhood Market store, situated on 13 acres, at the intersection of Cedar Springs Road and Southport Road in Cedar Springs, SC during early 2015. The company, offering general merchandise, groceries, health and beauty items and electronics, also trades as Walmart, Walmart Supercenter and Walmart Express and currently operates more than 9,000 locations, as well as more than 621 Sam’s Club locations, nationwide and internationally. Hobby Lobby Stores, Inc. (405-745-1100) is planning to open a Hobby Lobby store at the site of a former Sports Authority along Boston Post Road in Milford, NH during early 2015. The chain, offering seasonal items, home décor, art, craft and hobby supplies, as well as custom picture framing, currently operates more than 559 locations throughout the U.S., and also operates under the tradename Mardel. Teddy’s Bigger Burgers (808-528-3339), through a franchisee, is planning to enter the CA and TX markets. The company currently operates 11 restaurants in HI, one location in Japan and three units in IA and WA. Pizza Inn Holdings, Inc. (877-574-9924), through franchisee TFPie Group, LLC, is planning to open up to 20 Pie Five Pizza locations throughout the St. Louis, MO market. The company currently operates 300 franchised restaurants and 14 company locations. Forever 21, Inc. (888-494-3837) recently opened an 18,000 sq.ft. new concept store at Azalea Shopping Center in South Gate, CA. The store will feature apparel and accessories priced under $10. Pep Boys (800-737-2697) is planning to open additional locations this year, with a focus on San Francisco, CA, Boston, MA and Charlotte, NC. The company currently operates 800 locations throughout 35 states and in Puerto Rico. The Kroger Co. (513-762-4000) is planning to open its largest ever Kroger location in Oakley, OH during 2015.
