FIRSTLY, I WANT TO TAKE A MOMENT

to thank everyone who has emailed, phoned or simply stopped us in the street to congratulate the team on reaching 100 editions.

It really was a significant milestone in the magazine’s journey and it seems many of you agree with that sentiment.

The metallic foil cover proved very popular so we have decided to keep that as a regular feature going forward.

We will also be bringing you extended editorial coverage across a broad spectrum of subjects, introducing additional autoplay video content in the digital edition and continuing to showcase the very best luxury lifestyle South-East Queensland has to offer.

So what’s in store for Issue 101?

Let’s start with our celebrity interview, which features the talented Sofía Vergara.

The Colombian-born actress explains how she transformed for her role of infamous cartel leader Griselda Blanco in the new Netflix drama series Griselda it’s a very interesting read.

Still in the world of celebrities, some of the screen industry’s most famous faces were in town recently for the 2024 AACTA Awards Ceremony.

SOFÍA VERGARA is both star and executive producer of brand-new Netflix series Griselda

The TV drama directed by Andrés Baiz [Narcos] and from the producers of Narcos and Narcos: Mexico is inspired by the life of the savvy and ambitious Griselda Blanco, who created one of the most powerful cartels in history.

Set in 1970s-80s Miami, Blanco’s lethal blend of unsuspected savagery and charm helps her expertly navigate between business and family, leading her to become widely known as ‘The Godmother’.

Here Sofía chats about the series, her physical transformation into the title character and how real life experiences helped her take on the role.

Griselda is a true passion project for you – why did it take a decade to get made?

There were like a million things happening in that decade.

First of all, I had never heard of Griselda Blanco until very late in my life when I was living in the United States, even though I grew up in Colombia during that era – the 70s, the 80s, the 90s where the narco traffic unfortunately was a big part of our lives.

And I was doing a lot of things during that time … I did Modern Family for 11 years.

I was finding out about her while working on Modern Family because even though she was such a character in that business, and she was a real person that was very active during that era, we don’t really know about her.

And then also she was alive.

That was something that really kind of stopped me because I didn’t want it to create a story where there was, you know, a happy ending.

Then I saw Narcos on TV and I fell in love with it and that’s where I was like, ‘That’s the people that need to do this program with me because they know exactly this world and these are the people that are going to make it happen for me’. >>

What do you love most about your character?

There were a million things that I loved about that character because for an actress to be able to get into someone so complex is fascinating.

I mean, I liked that I didn’t understand many things about her.

I did a lot of them because I’m Colombian, I’m a woman, I’m a mother, I’m an immigrant.

I have been always someone that wanted my own money, my own job, my own things.

I feel like, I don’t need a man. I mean, now I want one [laughs], but I don’t need one.

So there were a lot of things like that, that I knew exactly.

But then also, as a woman, as a mother, as a friend there were many things about her that I didn’t understand.

How do you get to that point where you’re hurting people, where you’re doing things just

for yourself or your ego? Those were things hard for me to understand.

So I got the help of Andi [director Andrés Baiz] and I got the help of a fantastic script to understand those things.

And it was great fun to become that character.

Discrimination against women is everywhere, especially in the criminal world, and Griselda manages to break male dominance and prejudice. What was it do you think that made her so strong?

What made her so strong?

I feel like, when I was trying to understand her, I think it was the feeling of the fear, or the love, that she had that she was not going to be able to provide, and help her children, her family, herself.

I think it all started with good intentions.

I think also, she was intelligent, she got so good at that job that that started making her … you know, it was like, ‘Oh, I can do this’.

I felt it like that, as a woman, for example, to be able to say ‘yes’ to a role like this, you know.

I did well in Modern Family, when I had never acted really before and that gave me like that feeling of … ‘Hmmmm, I can maybe go into something so crazy as doing a dramatic role’.

So as a woman, I think she started getting more empowered and empowered and empowered.

It was like, ‘Oh, my God, I can do this. I can be as bad as them, I can get as much money as all those guys’.

I think that also started driving her to do what she did.

Why was it so important to talk about Griselda’s story and showcase it to the world?

Well, I think the first thing that caught my attention about this role, was, of course, that it was a Colombian woman.

You know, I grew up there, I am a Colombian woman, I didn’t realise that there could be … usually we’re very loving, we’re very protecting, we’re all about, you know, family and sacrifice.

And I couldn’t understand because also I knew so well the business of the narco traffic – my brother was in that business, I grew up during that era.

I couldn’t understand how a woman could get to that point and be as good as those men.

I couldn’t believe it, that there was a Colombian woman that could be like that.

And this was a real story.

What surprised you most about Griselda when you were doing your research?

I mean, everything.

Her beginnings were hard.

And she was a woman without really any education.

And it was a woman that if you looked at her in person, she didn’t look threatening at all.

It was something that was inside of her that she, you know, was able to do all these things.

Yes, they became horrible things.

But this woman, I feel like she could have been the President of Colombia, if she had decided not to go that way.

There was something in her that I see in many Colombian woman, but, of course, they definitely don’t go that way she went. >>

Can you talk about your physical transformation on the show?

Well, it was hard, but super fun.

I really had no clue what that meant because I had never really done a job that was as complicated and as different to how I really am.

So it was like a lot of work, a lot of thinking, a lot of help from Andi, a lot of help from hair and make-up.

We knew from the beginning that we didn’t want to me to look exactly like Griselda Blanco because we didn’t have time, we were doing a TV show, we didn’t have eight hours to do make-up every day.

But the most important thing for me was to disappear, for Sofía to disappear, for Gloria Pritchett from Modern Family to disappear.

I didn’t want people to think ‘Oh that’s Gloria with a fake nose’ – that was my main, main, main worry. >>

And it took us a lot of tests to see different wigs, different noses, different eyebrows.

I was nervous about it because I sometimes watch movies and it distracts me a lot to see like the wig that is not quite right.

So I wanted her to look human.

And I wanted also to be able to act with all those things that I had on because I had fake

teeth, I had plastic from here [forehead], my eyebrows were fake, my nose was fake.

Even the colour of my skin, I would put like a make-up all over to feel different.

When you stepped on the set what immersed you the most in Griselda’s world and helped you get into her character?

It was a combination of many things. I have to say that every time I would walk into those sets, it would take my breath away.

The job that they did, you know, it’s tricky.

If you don’t do it the right way it can look cheap but it was breathtaking.

I would arrive and I think I would spend the first five to ten minutes looking at the stuff and touching.

There were antiques and things, even my lighter was like this unique thing. I think I stole it after. [laughs]

Most of the clothes that I picked, because I helped create the character, were actually vintage, because they don’t make those materials anymore like that, that shiny.

They’re like plasticky things – if you sweat in them, the smell is horrific – but I wanted it to be.

There were some that they needed to be made because you need extra stuff, there are action scenes where we used doubles and we needed more things.

But I tried to make the clothing, the jewellery, to be authentic.

And all of those things help you, my plastic nose helped me, the wig.

It was like a million things that help you understand what that era was, the characters.

And the amazing actors that I had the chance to work with, that was like a dream come true.

Latin American actors that I never thought that I was going to be able to play with because I usually work in in Hollywood, in Los Angeles.

I cannot go to Colombia or Mexico or wherever they’re doing these amazing productions that they’re doing now, because I don’t have the time, I have other work.

So I always feel like I’m missing on that, working with them.

To be able to bring them to Hollywood, I hope that Griselda is for those actors what Modern Family was for me.

You know, you’re able to open doors to get agents, to get managers and have what happened to me.

I mean, some of them want it and some of them don’t, which is great.

But for the ones that want it I hope that this is an important little step in their careers.

Griselda is an anti-hero but is there something you feel you have in common with her?

Well, I think I would totally kill for my son. Honestly, I don’t think I would think twice.

Maybe I’ll kill my ex-husband – no, I’m kidding [laughs]. I’m kidding.

And I’m like her, I like money. I like working hard for the money.

I don’t want to marry rich – well, maybe [laughs].

How accurate is your portrait of Colombian women in the series?

You can never generalise, you know? It’s impossible.

I mean, not every woman in Colombia is a killer or a mule – of course not.

But every woman in Colombia is loving.

They’re strong. They’re resilient and they all have, I think, this way of always looking at life even in the worst situations with a happiness, with a smile, with a looking into the future without not just, you know, stopping and getting ill and getting depressed.

We’re not victims – that’s exactly the word. I don’t think Colombian women ever feel like that, even when they are.

They’re still like, ‘I’m not going to be this’.

Finally, how did you work onset with Andrés Baiz to achieve a realistic portrayal of Griselda?

I have never smoked or inhaled cocaine –he taught me [laughs]

For me, it was super important to have Andi as my partner for those six months because this was something new for me.

And I needed a director that was not afraid to direct me, to tell me.

At the end of the day, I feel because Andi did the six episodes that it was his story and I wanted to do what he needed for his story.

I trusted that he knew what he wanted from the show and Griselda so I was very open for him to tell me what he thought the character needed to be, you know, looking, doing everything.

Also I had a very lucky experience in my career with Modern Family

I had really never had a previous acting career and I had someone like Ed O’Neill for 11 years and he was kind of like my teacher.

And in this show, to have this cast, this Latin American cast that it was so spectacular, that it was like a dream come true.

I’m sure some of them thought I was crazy but I would ask them a lot like, ‘What would you do here? What should I do here?’ And to have Andi also, telling me, for me as an actor was like a big, big help.

The Gold Coast’s dining scene (what 2023 openings have taught us).

DESPITE RISING COSTS OF LIVING, labour shortages and turbulent weather, 2023 proved to be a year of growth for the Gold Coast hospitality industry.

Consumers may have adjusted their discretionary spending, but they still made room for dining.

First and foremost, there was confidence in the food industry, particularly in the top end, with well-known restaurateurs rejuvenating venues and consolidating their holdings.

Openings such as Kirra Beach House and kōst Bar & Grill, Little Truffle and Quila Lodge, Blowfish Ocean Grill + Bar, Modo Mio and Billy Chow brought excitement to diners who anticipated new restaurants and watering holes to celebrate with friends.

Consolidating the ideas of ‘collective’ and ‘village’, new high-end lifestyle destinations, such as The Oxley 1823, pay tribute to history, culture, food and community, in line with the concept that being part of a community is foundational to both wellness and longevity.

The Oxley is a destination embodying a lifestyle many people aspire to; the place to embrace as the new ‘favourite’ meeting and eating spot, the ‘village grocer’ where they would like to shop.

Post-Covid lockdown, we have been hungry for personal interaction, with food being the great connector.

Balancing the high end is everyday dining where Modern Australian is our favourite cuisine.

Street food continues to be popular, with Italian (Crispy Italian Bar, Luna’s Pizza & Wine, Lenny Pizzeria & Bar, Piatto), Mexican street food (Mex Cartel, Isla Cantina, El Ranchero, Costa Taco, Nude Amigos), and New York style glamorous sandwiches (Janus Deli, O Bagel, Meda Deli, Piknik) satisfying our love of all things crispy, salty, cheesy and spicy.

Our food choices continued to show allegiance to Modern Asian food, not so much in traditional presentations, but in inventive fusion dishes.

‘Elevated Thai cuisine’ was a newcomer on the scene with Nahm Talay Thai, Valyn Thai and Tide Bar & Restaurant raising the bar on what we expect to see on Thai menus.

Inventiveness of ingredients and presentation is key to these dishes, also reinforcing the visual influence of social media on food consumption.

Trending foods continued to dominate Tik Tok and Instagram: mochi (Shiro Gelato & Snack), katsu (KatsuCo), soft serve yoghurt (YoChi) and bubble tea (Machi Machi), with Southport the undiscovered champion of Asian cuisine.

No, let’s not talk about trending cottage cheese ice cream, butter boards, ‘girl dinners’ or ‘potato chips with everything’ because #thatsnotfood.

Most new restaurant development flourished in the middle to southern end of the coast.

A few notable exceptions were Long Tide (Runaway Bay), Alamat (Southport) where Jon Hizola reintroduced us to Filipino cuisine, and Atto (Southport) which, along with Susy BBQ (Burleigh), reminded us that we have much more to learn about Korean food.

One of the biggest surprises of 2023 was the introduction of a new cuisine to our shore: Nikkei, the blend of cultures created by JapanesePeruvian chefs in the late 1880s.

Brought to prominence by single dishes in restaurant giant Nobu’s menu, the opening of Tayta in Nobby Beach finally delivered the fusion cuisine many of us didn’t know we were missing

It also reminded us that invention and surprise are just as essential to the culinary arts as are familiarity and comfort.

Talking comfort, how about we take our eyes off the newcomers for a minute and pause to acknowledge the hospitality ‘stayers’ and hidden gems that we sometimes overlook.

A few places immediately come to mind: The North Room where Tim Stewart’s seasonal tasting menu continues to intrigue us, Clay Cantina where Kristal Smith transports diners to the family-run kitchens of Mexico, Beun Modern Japanese where Yusuke Ito’s delicious labour-intensive modern Japanese food is to be relished, and Anekawa, the epitome of inventive, sustainably sourced cuisine where Koki Anekawa brings us his simple yet elegant food in an intimate venue that would be at home on the backstreets of Tokyo.

Let’s have more of that authenticity in 2024.

Simply CLASSICO

Chianti is a quintessential Italian red wine, fresh from the hills of Tuscany.

PANZANO IN CHIANTI: Google Earth labels it a city, but in terms of size it barely makes our idea of a town.

It’s more a hilltop village – one of hundreds in Tuscany – and there you can eat in Dario Cecchini’s restaurant (Michelin starred of course), buy from his incredible butcher shop or (best of all) stand beside his panini van with a cold beer or glass of delicious chianti and eat slabs of slow-cooked beef belly on fresh bread with the Tuscan landscape laid like a patchwork quilt below; vineyards, fields, olive trees and lanes hemmed by cypress.

It is quintessential Tuscany.

Thanks to a few movies, a heap of books, and the likes of Dario Checchini, Tuscany is the darling rural destination of Italy.

The beauty of its varied, undulating landscape (from coast to mountains) is undeniable, but its fame equally resides with its food and its often stunningly good red wines.

Chianti is the beating heart of Tuscan wines, and Chianti Classico is the region that sits in the core of that heart.

Greater Chianti stretches from Florence in the north to Siena in the south, Val d’Elsa in the west to Valdarno in the east.

Within its borders is an incredible variation of topography and wines.

Sangiovese is the main grape of the Chianti region, and its importance has waxed over recent decades as the aspiration for quality over quantity has grown along with the global desire for top-notch Italian red wines.

And the once-common (and, can you believe it, legislated?) practice of blending Sangiovese with white grapes has dwindled to where it exists only among those least expensive and earliest consumed.

The best today rely almost wholly on Sangiovese, at least within the DOCG wines, but we’ll get to the intricacies of that later.

Chianti Classico is a sub-region of Chianti, not a quality descriptor as it kind of passively implies, although its wines are often stellar, but the hub of the region; the place that makes Tuscan reds tick.

It covers almost a third of the Chianti region, and lies within the hilly centre, which is both the origin and the sweet spot for wine production within Tuscany.

Given the size of, and variations within, the Classico region, plus the abundance of vineyards and producers, there is naturally plenty of flex when it comes to style and quality.

It’s a little like giving 30 chefs a steak each from 30 different cows reared on 30 different farms and trying to decipher the results.

But let’s assume for now that the rhetoric is correct, and everything from within its boundaries is both truer to place and better in the glass than that from greater Chianti.

When I lost my demeanour and savaged a Cechhio’s Panino Pancio di Manzo while gazing over the late-winter slopes of the Tuscan heartland, it was that glass of red (for a measly two Euro) that truly caught my attention.

Beef belly … wow. Panini, what do you expect in the heart of Tuscany? And the view? Well, we’d read about it. However, it was the wine that was the show-stopper.

Rustic, yes. But in a youthful, clean, vibrant kind of way.

None of the funk that can come with jug wines from almost anywhere on the planet that cares to make wine.

Crimson, strutting raspberry, cranberry and the kind of reticence that we call savoury; wet rock and herb. For two Euro?

It drove a couple of messages very quickly to heart: Dario Checchini doesn’t cut corners and –more importantly – when you’re are drinking wine, no matter how inexpensive or humble, in one of the world’s most celebrated red wine districts … it will probably be good. This was bloody brilliant.

It’s easy to tell if a wine is from the Classico area – it will have a black rooster on the neck of the bottle.

If that rooster is surrounded by a red ring it is simply a Chianti Classico.

But if that ring is gold, it means the wine is a ‘Riserva’, which indicates it has spent a minimum of two years on oak barrels.

This isn’t a guarantee of greater quality, but it does suggest that whoever made it thought the wine had the richness and structure to benefit from a fairly serious oak regime.

And you might occasionally find a Chianti Classico Gran Selezione: once again, no guarantee that it’s better, but it has been made exclusively from the estate’s own grapes, and it has been deemed worthy by a tasting panel.

It’s not hard to find decent Chianto Classico in Queensland; most good wine shops carry several.

Antinori is always a safe bet and is widely stocked and reasonable well priced.

Antinori Peppoli Chianto Classico is around $40 a bottle.

Its bigger brother Villa Antinori Chianto Classico Riserva, complete with its gold band, is around $55.

However, if you feel like really diving into the genre, try finding some Castellare in either ‘Classico’ or ‘Riserva’.

The bottles are simply beautiful, with their watercolours of birds on the labels, and the wines are spectacular: fine, perfumed, multi-layered.

Or, harder to find but worth the effort, is Querciabella in either ‘Classico’ ($55) or ‘Riserva’ ($90).

Okay, you might think $90 is getting up there for a bottle of red, but when you consider the quality of these wines and the effort that has gone into their existence, they are actually very good value.

Burgundy, Bordeaux or even Barossa Shiraz at this level reach into the hundreds, even thousands of dollars a bottle.

And if you don’t have the culinary skills to fake a Panino Pancio di Manzo to accompany your bottle of chianti, a really good piece of char-grilled steak would do almost as well .

I’VE JUST TICKED SOMETHING OFF my travel bucket-list that I didn’t even know I should have on there.

Confused? Then let me explain.

Late last year I received an email inviting me to join a select group on board an Antarctica Flight.

Dubbed ‘the world’s most unique scenic flight’ this exclusive experience sees passengers board a plane from their chosen departure point – Sydney, Perth, Brisbane or Melbourne – for a full day adventure flying over the world’s most isolated continent.

Never one to let a travel opportunity pass me by, I gracefully accepted and before I knew it, my husband and I were at Brisbane airport bright and early on a Sunday morning being greeted by a person in a penguin suit.

At check-in we were given two boarding passes … one for the downward leg where we were seated in the middle of the plane, the second for the return leg which had us by the window.

This ensures that everyone gets a chance to take in the spectacular snow-covered views.

Turns out it didn’t really matter where you were seated … but more about that later.

Boarding the aptly named Dreamliner, the atmosphere on the plane was like nothing I have ever encountered before.

Yes, we all knew we were in for a longhaul flight.

Yes, we all knew we weren't going to get a stamp in our passport.

Yes, we all knew that after 15 hours in the air we were going to end up right where we started.

But this was no exercise to take us from Point A to Point B.

This was an adventure … and the air of excitement was electric.

The QANTAS staff were also in a cheery mood, sharing smiles and stories as we settled into our seats.

There are 19 flights paths that can be taken across the ice, with the pilots and Antarctica Flight team working closely with the weather bureau in the week leading up to departure to ensure we followed the most scenic and safe route available.

Our flight would take us over Casey Station, then across the north coast and on to the Bunger Hills.

On the outward journey we were well taken care of, enjoying the usual meal service, on board entertainment and general chitchat with our fellow passengers.

We were also kept informed with staff from the Antarctic Science Foundation sharing stories on the important research being done in the region.

PHD student Sienna Blanckensee spoke passionately about examining the ocean’s ‘bottom water’ (I know, it sounds rude but it really isn’t) and after providing some background on her project over the intercom, she then took the time to speak with everyone on board, sharing more details and answering any questions we had.

It was personal touches like this that made the trip truly special and ensured the time flew by (no pun intended).

About six hours in, a ripple of excitement when through the plane as the first icebergs started to appear in the pristine blue water below us.

As the small chunks of ice morphed into the magnificent coastline, the pilots dropped to just 10,000 feet allowing the picture-postcard scenery to unfold.

I’m not sure what I expected to see … snow, snow and more snow I think but the reality was simply breathtaking. >>

People were up out of their seats, moving from side to side, sharing windows and cameras as the plane did figure eights and dipped its wings to allow everyone to enjoy optimal views of the vast white wilderness.

Once we were over the mainland, the realisation that were where still thousands of kilometres from the actual South Pole revealed the enormity and isolation of this remote continent.

Even from such a low altitude, the settlements we passed looked like nothing more than tiny Lego blocks placed on the snow, while the airfield runways barely scratched the surface of the icy landscape.

Our onboard experts, Di Patterson and Mike Craven, kept up a running commentary during this part of the journey.

Both of them have spent time living on the ice and were happy to share their inside knowledge, explaining not only what we were seeing from the air, but also regaling us with interesting facts and quirky anecdotes from their own personal experiences on the ground.

All too soon, our time above the ice was over and we turned for home, awestruck by what we had just seen and excited to share our experiences with family and friends.

What had started out as a ‘Day in Antarctica’ turned out to be the trip of a lifetime.

Summer OR WINTER

Whatever the season, New Zealand is the perfect travel destination.

THIS PAST SUMMER I travelled across the Tasman to New Zealand for three and a half weeks.

I had the most wonderful time in what is considered to be one of the most beautiful countries in the world.

It has been over a year and a half since the border re-opened and this has made all the difference to the general ambience, the local economy and to the sense of connection that comes with any quietly thriving destination.

Over the past few months, the weather in New Zealand has been similar to that of Australia’s, with temperatures reaching close to Sydney figures and sometimes even higher, however, without too much humidity.

If you are considering a trip there, you will certainly be spoilt for choice with places to visit and landscapes to see in New Zealand.

One undermentioned region of the North Island is the Waikato.

It is a less well-travelled to, yet equally picturesque, part of Aotaeroa.

It is located an hour or so south of Auckland, making it the natural choice to drive to on any exploration of the region.

Full of greenery and little towns, it is New Zealand countryside at its finest, with a home away from home feel to it.

The River Waikato, New Zealand’s longest river, runs for 425 kilometres – or if you speak in miles like me, 260 miles.

It is particularly scenic and it is the perfect place for a picnic or even just a glass or two of rosé on its banks.

The river starts its course on the shores of Lake Taupo and meets the ocean at Port Waikato.

If you are into wild or cold-water swimming, which seems to be very popular these days, you can certainly find a spot or two in the river to cool down: just make sure that it is a safe place to swim, as the currents can be very strong in places a few metres from the shore.

In amongst the natural environment, there are also some fabulous restaurants, which one can relish the experience of dining in.

I would highly recommend Gothenburg, in Hamilton, which is a fabulous open plan restaurant located right next to the river, with stunning views and in close proximity to Hamilton Gardens.

It offers an amazing array of dishes, from tapas to their set menus, which are perfect for sharing.

The family run restaurant sources all its ingredients locally and has an exquisite glass dining room.

You can always go for stroll in the gardens post lunch or before dinner too.

They are quite magical, with different themed sections and plants from all over the world.

Cambridge is another lovely, sleepy, untainted town in the Waikato.

It is quaint and superbly understated, and, in this sense, it is quite similar to Cambridge in the UK.

It contains plenty of cute cafes and coffee shops, as well as a pretty high street that is lined with local shops, the majority of which are well worth browsing through.

There is also a great bookstore to explore there.

If you haven’t had the joy of exploring the South Island and you adore nature, majestic mountains, glassy lakes, wildlife and seeking out the natural wonders of the world, you will certainly be happy if you plan your next holiday there.

Places such Milford Sound, Franz Josef Glacier and Mount Cook are just as idyllic up close as they appear in photographs.

Summers are ideal for hiking and outdoor sports, and winters are perfect for skiing, enjoying the après ski or taking in the fresh mountain air.

At all times of year, there are wonderful wine tours and culinary delights, currently at close to pre-covid prices.

With inflation cooling significantly in New Zealand, costs really are quite reasonable.

Plus, of course, New Zealand is only a stone’s throw away.

You can easily find a decent deal at the moment so why not pack your bags and hop across the Tasman to see both islands when you next have the opportunity?

I, personally, can’t wait to go back.

RAM changes the ute game. Pick ME UP

WE USED TO SNIGGER at Americans’ devotion to overweight, unrefined, thirsty and usually unnecessary big pick-up trucks.

Then they started landing Down Under and we love ‘em.

With the RAM pick-up being converted in Melbourne from left-hand to right-hand drive, it is now the biggest-selling ‘Australian-made’ vehicle; more than 20,000 have been bought since its introduction in 2016.

Other American pick-ups have been imported to Australia for many years by a few small specialist companies that undertook conversions mostly to customer order.

But by embarking on volume production, RAM changed the game and effectively created a fresh segment in the Australian new-vehicle market.

The success has been so great that US rivals are following suit.

General Motors offers the Silverado and Ford sells the F150, while Toyota is preparing to release its Tundra.

RAM dominates and has built its business thanks to ever-improving standards of engineering and finish quality in the adaption to Australian design requirements –and thanks also to some historical help from Holden.

RAM conversions are done by an Anglo-American group, Walkinshaw Andretti United, known as WAU.

Before it started the RAM operation in Melbourne, WAU was the last builder of the high-performance Holden Special Vehicle (HSV) models, until General Motors stopped building Holden Commodores.

So, at launch, RAM inherited the expertise and culture of the revered HSV, while its owners also run a successful Supercar team together and separately participate in Formula 1, IndyCar and several other international racing series.

That sets WAU a world apart from the old backyard operators.

A new RHD RAM like the Big Horn 1500 I tested is factory-perfect in the way it drives and looks.

It comes with factory warranty, service and parts support via distributors Ateco Automotive.

RAM is available here in 1500, 2500 and 3500 crew-cab configurations – forget the numbers, they’re just universal generic pick-up terms for Big, Bigger and Massive – and equipment grades named Express, Big Horn, Laramie, Sport, Limited and TRX.

Most versions run Chrysler’s brilliant 5.7 litre Hemi V8 and all but the most basic are boosted by a so-called mild hybrid system to cut fuel consumption.

The sporty TRX has a 6.2 litre Hemi with a supercharger – you can’t have too much power in a ute – and 2500/3500 models come with hard-working 6.7 litre Cummins diesels.

Recommended retail prices range from $98,950 for the Express to $224,950 for the TRX.

The Big Horn loaned to us by Ateco cost $119,950 plus on-roads.

The first thing to adjust to in a RAM is size.

It’s a step up – literally – from the HiLux-style utes that dominate sales (which are themselves a step up from what utes used to be).

There's abundant passenger and cargo space and the driver looks down on traffic.

Parking is a consideration.

Bays in many older outdoor car parks weren’t designed for such beasts; hold your breath driving in underground parks too.

On the road, the bulk shrinks with familiarity and the RAM is easy to drive, aided by the supersmooth 291 kiloWatt engine.

This is an easy cruiser and will make light work of towing trailers up to 4.5 tonnes, a tonne more than mainstream utes.

An optional cargo tub extends the load length to 193 centimetres – apparently that means two motorbikes will fit without having to leave the tailgate down.

Typically American, the Big Horn is well equipped.

Steps into the cabin and cargo tray top the list for practicality, but there are also serviceable fabric seats with electric adjustment, a reversing camera, hill-start assist and trailer-sway control.

The RAM pick-up is the vehicle we didn’t know we needed.

It’s supremely practical, powerful and comfortable.

The Gold Coast market has shown its fortitude in the opening months of the year, with several record sales highlighting the untapped potential.

In the closing days of February, Kollosche claimed its third suburb price record for the year, with results spread across the Gold Coast, showing the depth of buyers investing in our region.

The first record was broken in the northern suburb of Hollywell when 3-5 Abel Tasman Place sold for $6,200,000, almost $500,000 above the previous suburb benchmark.

Focus then shifted to the southern beaches where 620 Pacific Parade, Tugun, achieved $10,050,000 under the hammer, surpassing the previous record by just shy of $100,000.

The third sale was in central Mermaid Waters, where a new-build at 84 Oceanic Drive fetched $7,700,000 prior to auction, trumping a $7,300,000 sale also made by Kollosche only weeks earlier.

Also worth mentioning was the $16,950,000 off-market sale of 65 Albatross Avenue in Mermaid Beach, which at the time was the biggest in Queensland for 2024.

The results clearly show what can be achieved for the right property placed in the hands of the right agent and should offer anyone thinking of selling this year a huge boost of confidence in the market.

On a separate note, I am extremely proud to announce that Kollosche excelled at this year’s Australasian Real Estate Results Awards, taking out Selling Principal of the Year, Sales Associate of the Year, Sales Agent of the Year and Digital Excellence Agency of the Year.

Top of the rental game

Kollosche has set a benchmark in the leasing sector, achieving the highest recorded price per week for a Gold Coast home.

Rental prices on the Gold Coast are climbing, with record rents being achieved for the most blue-chip properties.

Kollosche recently negotiated a two-year lease on a sub-penthouse apartment in the exclusive ‘272 Hedges Avenue’ building in Mermaid Beach for $7,500 a week.

It is the highest rental price achieved for a property on the Gold Coast, according to Core Logic data, with the deal taking Kollosche just two weeks to negotiate off-market for an existing client.

Kollosche new business executive Mark Thomas says that despite the luxury rental market enjoying a healthy level of stock availability, the leasing team will source residences off-market to accommodate its existing client base, who value confidentiality and privacy.

“We have a broad base of high-net-worth clients, who simply do not have the time when looking for accommodation. If we do not have something suitable on our rent roll, the team will tap into its broad database of contacts to source what is needed off-market.

“Having strong systems and processes in place alongside maintaining communication with our landlords and tenants helps to build an elevated level of trust and allows us to manage these high-end rental properties.

RATE REPRIEVE TO LEAD RECOVERY

The latest K Property Insights report suggests a big boost to market confidence is on the horizon, with cash rate cuts predicted to kick in earlier than expected.

Given the resilience of local and global economic growth over recent months, alongside a steady decline in inflation, it is likely that a soft economic landing is probable this year.

The December quarter consumer price index (CPI) has dropped to 0.6 per cent on a quarterly basis, and to 4.1 per cent, on an annual clip. The domestic rate of inflation has halved over the past 12 months.

The 4.1 per cent recent annual result was much less than the 4.5 per cent forecast by the Reserve Bank for the 2023 calendar year.

So, where to next for interest rates?

POSITIVE OUTLOOK

At this stage, an increase in the cash rate is very doubtful. Falls in the cash rate are more likely.

The financial markets had been expecting them to fall from later this year and the betting is now strongly in favour of the first fall being much earlier. If things economically continue to improve, the first cut could be as early as May.

Modelling compiled by K Insights, in conjunction with independent property analyst Michael Matusik, suggests that six falls in the cash rate of 0.25 per cent each are possible between mid-to-late 2024 and the end of 2025.

Right now, the first 0.25 per cent cut is likely to be in August, a month after the Australian

Bureau of Statistics’ (ABS’s) quarterly CPI result. Further cuts are likely to follow the same pattern, taking place on the first Tuesday of each month, after the official quarterly CPI result.

If this eventuates, the Australian cash rate is likely to fall from its current 4.35 per cent to 2.85 per cent by late 2025 - a total of 1.5 per cent.

Generally, hikes in official interest rates are passed onto borrowers, with only about 80 per cent of rate cuts being transferred to bank customers.

Assuming history repeats itself, a 1.5 per cent fall in the cash rate should lead mortgage rates to drop by about 1.2 per cent.

This will reduce today’s average new home loan rate for owner-occupiers of 6.23 per cent to 5 per cent by late next year. New property investment loans are likely to fall from an average 6.6 per cent to 5.5 per cent, or thereabouts.

It may be prudent to expect that variable mortgage rates are likely to remain at about 5 per cent for some time to come.

RISKS TO RECOVERY

It is possible that the lagged impact of past interest rate increases catches up with the economy, especially as more households and

businesses are forced to refinance cheap Covid-era loans at higher rates.

This would mean that the central bank cuts the cash rate deeper and faster than our forecast. A bigger risk is if the decline in inflation starts to slow, with wages and service sector inflation remaining too high.

Geopolitical risks are also a factor, with an escalation in the conflicts in the Middle East and Europe having the potential to push up inflation by disrupting critical global food and energy supplies. China’s persistent tension with Taiwan is also a consideration, as is the potential re-election of Donald Trump in the US elections later this year.

These geopolitical tensions, so far, remain contained, but circumstances could change at any time.

IN SUMMARY

Multiple industry specialists predict the next movement in the cash rate will be downwards, with small cuts continuing to be made throughout the next 12 to 18 months, which will lead to a rise in the demand for property.

Feeling pressured into buying an Electric Vehicle? There’s no need to rush.

IF YOU HAVE BEEN THINKING about buying an electric car, don’t rush – car makers around the world are putting the brakes on their electrification plans.

It will be decades before you’re forced to switch from petrol or diesel.

A couple of years ago, manufacturers were trying to out-do each other with tantalising promises about battery-powered futures, when dirty ol’ fossil-fuelled motors would be history.

Reality has hit home for these companies, which are now pushing back against government mandates set to apply in some countries as soon as 2030.

The transition to electric will continue however, albeit at a slower pace.

When it’s complete, the result will be what we needed all along but possibly couldn’t even imagine.

It must be remembered the fossil-fuelled engine has been in development for more than 140 years and in its own context has become highly efficient and reliable.

Many costs have been amortised over decades and manufacturers are reluctant to throw away this advantage prematurely.

Meanwhile, EV cars around the world are losing money and companies such as Ford, Mercedes-Benz, Toyota, General Motors and the Stellantis group are cutting production and re-emphasising their traditional product.

They cite issues such as slowing EV sales, high battery costs, Chinese price-cutting, slow charging infrastructure development and plummeting secondhand values.

A key misconception in the EV debate is that it’s just about changing one power source for another.

Plug in and off we go.

But there’s much more: the fundamental architecture of cars is changing and alongside this they are becoming interactive mobile devices, like your smartphone.

And while we think primarily about our own daily drivers in a first-world country, remember this upheaval also involves commercials of all types from tradies’ utes to B-doubles and ultimately anything that runs on petrol or diesel.

And it includes countries where there are still donkey carts.

I can’t think of a motor manufacturer more relevant to this debate than Toyota, the world’s biggest.

Its vehicles serve in every corner of the globe and even it’s hedging its bets.

Toyota has led technology change with electric-petrol hybrids for more than 25 years and, although it is now building some pure-electric cars, says the world isn’t ready to dump internal combustion.

Hydrogen or bio-fuel – Porsche is developing a research factory for this in Tasmania –might come first in an integrated bundle of alternative fuel options.

There are endless challenges that come with 100 per cent EV adoption.

For instance, are you ready for your car’s operation to be no longer independent, when software updates, passwords, subscriptions, geotracking and other high-tech features will be as integral as your Apple ID is to your smartphone?

What difference will these make to toll charges, insurance, infringement detection, warranty entitlement, driving routes and household power costs when using ‘vehicle-to-mains’ sharing?

Mostly these are challenges rather than obstacles and will be overcome soon.

Meanwhile it’s OK to keep filling at the bowser or plugging in a power cable, whichever vehicle type best suits your driving needs – maybe fossil or fossil-hybrid for non-urban driving, batteryelectric around town.

If you own a beloved old LandCruiser, a classic Holden or this year’s V8 BMW limousine, it will wear out long before it’s banned.

Or if you’re tempted by technology, it’s time to start learning some new names on the EV price lists.

Timeless TREASURE

Australian superyacht Princess Iluka undergoes significant refit led by local designer Keeley Green.

THE SIGNS ARE ALL THERE for a significant resurgence in the global superyacht charter market in 2024, building on growth across the sector in 2023.

Australia is also anticipating a surge in demand for superyacht charters, and it is predicted the Grande Dame of Australian superyachts, Princess Iluka, will be in particular demand, having just emerged from a major refit, preserving her status as a timeless classic.

At the helm of the makeover is Brisbane’s Keeley Green and her team at Keeley Green Interior Design (KG Design), a boutique agency that specialises in luxury residential, boutique commercial, and superyacht projects.

Keeley has applied her signature sophisticated interior design while honouring Princess Iluka's long history.

Constructed by Ray Kemp in Australia in 1979, Princess Iluka is made entirely of Huon Pine, a protected tree species native to Tasmania.

KG Design was entrusted with managing the interior aspects of the refit, including flooring, wall panels, ceiling panels, lighting, joinery, and furniture.

Delivering an elegant and welcoming feel throughout, the project utilises both international and local resources.

Luxurious feature wall panel fabrics were imported from France and Spain, while new timber flooring was sourced locally in Queensland, then laid in an elegant herringbone pattern.

When designing Princess Iluka's refit, Keeley drew on her international experience and education, from growing up in Africa and Papua New Guinea to completing her Interior Design Master’s in Italy.

Now back in Brisbane, Keeley continues to bring her refined sense of style and eye for quality to boutique commercial projects to high end residential and everything in between.

Economic INDICATORS

The interest rate conundrum is weighing on the property market.

WILL THE RESERVE BANK OF AUSTRALIA cut interest rates this year or, as the International Monetary Fund recently suggested, will it need to increase them further to ensure inflation comes back to target earlier than 2026?

It’s a question that property buyers and homeowners with mortgages may well be pondering as the message from industry pundits has been confusing of late.

However, the real question perhaps should be: will it make any difference to property prices either way?

A survey by CoreLogic found that 71 per cent of real estate professionals see interest rates as having the most significant influence on the housing market in 2024.

"The broad expectation for housing values in 2024 is that the market will still grow but at a slower rate than the 8.1 per cent observed in CoreLogic's Home Value Index in 2023," says CoreLogic’s head of residential research Eliza Owen.

"Growth in housing demand is expected to slow amid higher cost-of-living pressures, a higher tax take from bracket creep and high interest rates.

“This means less savings to put toward housing purchases. Indeed, the latest national accounts data from the ABS (Australian Bureau of Statistics) showed the household savings ratio had fallen to its lowest level since 2007.

“Consumer sentiment remained very low at the start of 2024, which can also signal households being hesitant to make high-cost, high-commitment decisions."

Despite these headwinds, Ms Owens says property price growth is still expected to be positive throughout 2024.

“Ongoing constraints in the construction sector are likely to keep a floor under home

values, with the number of completions trending lower throughout 2023," she says.

"There remains a strong mismatch in the supply and demand of dwellings across Australia, and anything that makes buying more accessible, such as a reduction in interest rates, would likely boost buyer numbers.

“With inflation currently trending just below RBA (Reserve Bank of Australia) forecasts, the case for a cash rate reduction is firming up in 2024," Ms Owens says.

Despite this upbeat assessment from CoreLogic, one notable analyst late last year called 2024 the year that the market would cool off.

In his annual Housing Boom and Bust Report, Lou Christopher, the head of SQM Research and one of the analysts many experts like to follow, tipped prices this year would fall in Sydney, Melbourne, Canberra and Hobart.

The report forecast continued gains in Perth and Brisbane, while Adelaide and Darwin would be relatively steady.

If January’s price movements are anything to go by, at least three of these cities – Melbourne, Hobart and Canberra – are following the script in terms of falling prices.

CoreLogic’s Home Value Index also shows Perth flying out of the blocks with a 1.6 per cent month-on-month increase, followed by Brisbane which rose 1.1 per cent.

But Adelaide, a market forecast to be subdued in 2024, is also up a healthy 1 per cent followed by Darwin at 0.3 per cent.

Clearly one month does not equate to an annual trend, but even Sydney was up 0.3 per cent in January, helping deliver a 0.1 per cent gain for the quarter.

On the economic front, a rapid easing of inflation and a rise in unemployment has ramped

up expectations in many quarters that an interest rate cut is the next logical step for the RBA.

Economists from the big four banks are among those tipping a lower cash rate, although there is no consensus on the timing and extent of any cuts.

Until January, National Australia Bank had actually forecast a rate hike for February but changed its stance this year with a forecast rate cut at the end of 2024.

The recent easing of inflation has been key to these forecasts.

However, with inflation at the end of December tracking at 4.1 per cent annually, still well above the RBA’s target range of between 2 and 3 per cent, it remains the dominant economic indicator in the cash rate equation.

From a property market perspective, the key point to note in this vexing debate is that the official cash rate entered 2024 at 4.35 per cent.

As it stands, the cash rate is only marginally higher than the 33-year average of 3.86 per cent – a period that saw interest rates hit a high of 17.5 per cent in 1990 and an emergency low of 0.1 per cent more recently.

Unless the RBA is responding to another economic emergency, as it did during COVID, the 33-year average is the most logical benchmark borrowers should target for the near term –or a fall of about 0.5 percentage points from current levels.

If that’s the case, this would imply little meaningful relief ahead for borrowers unless the economy turns for the worse.

That won’t be aided by the price forecasts.

With further rate increases all but ruled out, and amid sustained demand and constrained supply, the expectations of real estate professionals that property prices will rise again this year look fairly robust.

“I’m a bit of a gym-junkie so I go to the gym and my wife goes to the library, and the staff have been fantastic.”

Esperance residents Cherie and Geoff Proposch moved interstate from Torquay in Victoria and said they are excited to see stage two come to life.

A host of local and international celebrities visited the Gold Coast for the 2024 AACTA Awards Ceremony presented by Foxtel Group.

ACCLAIMED ACTRESS REBEL WILSON graced the HOTA (Home of the Arts) red carpet prior to hosting the 2024 AACTA Awards Ceremony presented by Foxtel Group.

She was joined by Margot Robbie, Ron Howard and Cate Blanchett as the industry came together to honour the country’s best screen talent at the star-studded ceremony on the Gold Coast.

One of the most prestigious accolades handed out on the night was the AACTA Trailblazer Award which celebrates the achievements, abilities, and success of an Australian screen practitioner who inspires others in the industry.

This year, the Trailblazer recipient was none other than the Gold Coast’s own Margot Robbie, whose career has seen success both in front of the camera and via her production company LuckyChap, where she continues to champion female-driven stories.

Talk to Me was the biggest winner of the night, adding a further three Awards to their collection and taking their total wins to eight following the AACTA Industry Awards earlier in the week.

Awards season favourites Barbie, The Bear and Oppenheimer were among the winners of the AACTA International Awards, while individual international winners included Cillian Murphy, Margot Robbie and Christopher Nolan.

The ceremony also honoured the late Cal Wilson who posthumously received the AACTA Award for Best Comedy Performer, while cultural phenomenon Bluey continued to break records, taking home its 5th award in five years for Best Children’s Program.

Queensland’s Tourism Minister Michael Healy said the Gold Coast was the perfect place to recognise the industry’s best.

“Hosting some of the world’s hottest talent on the Gold Coast for these awards shines the spotlight on the incredible film and television content being produced right here in

Queensland and shares our beautiful tourism experiences with global fans," he said.

The 2024 AACTA Awards formed part of the inaugural AACTA Festival, a four-day celebration of Australia’s vibrant screen industry.

With more than 90 events, the Festival presented a dynamic array of inspiring panels, meet-and-greets, screenings and activities offering a place for the Australian screen industry to connect.

“What an honour it has been to host Australia’s best and brightest film and television talent here on the Gold Coast for the AACTA Awards”, said Gold Coast Mayor Tom Tate.
