MORE THINGS TO MORE PEOPLE

REIMAGINING TOP RETAIL DESTINATIONS By Kate Birchler, Assistant Vice President, Tourism Marketing, Macerich Shopping Centers & Fashion Outlets

Scottsdale Fashion Square

S

hoppers today want it all. They want stores that are relevant to them with fresh merchandise and exciting experiences built in, along with great service. They want emerging concepts, destination restaurants, more and better entertainment and fabulous visuals that make for one-of-a-kind Instagrammable moments. This is true for locals and it’s absolutely true for visitors, who make shopping + dining + entertainment a key part of their travels. Macerich, with a portfolio that includes some of the country’s best properties in the best markets, is on the cutting edge when it comes to reimagining retail centers in visitor-focused markets. One top example is Scottsdale Fashion Square, the overwhelmingly dominant luxury retail property in sunny, sexy Arizona. This past fall, Scottsdale Fashion Square unveiled its new luxury wing with a refined collection of extraordinary luxury amenities and stores. This includes Arizona’s first Saint Laurent, among more than 40 of the finest global names such as Gucci, Cartier, Bottega Veneta, Bulgari, Hublot, Prada and more. In addition, a brand new Apple flagship, six new soon-to-open upscale dining options – including the new Nobu – and fitness brand Equinox locations make this an inspired, much-more-than-retail destination. Next, the property will add Caesars Republic Scottsdale, the first non-gaming, fourstar hotel from the famed Caesars Entertainment brand. Just in time for summer, Macerich’s award-winning Santa Monica Place in California – the all-outdoor shopping, dining and entertainment destination just blocks from the beach – will introduce a brand new, larger location for LA’s only children’s museum, the Cayton Children’s Museum by ShareWell. Santa Monica Place pleases palates with great restaurants for everyone, from Santa Monica Place

Macerich_US.indd 3

True Food Kitchen to Sonoma Wine Garden, plus Gourmandise, a handson cooking school. Of course, its top retail attractions range from Bloomingdale’s and Nordstrom to Barneys New York, Louis Vuitton and a host of creative, emerging brands including Tyra Banks’s Modelland, a first-of-its-kind experiential attraction opening in 2019. Santa Monica Place is always reimagining its signature West Coast experience. Also upcoming this fall is the opening of a major new visitorfocused reinvention: Fashion District Philadelphia. This four-level retail, dining and entertainment hub spans over 800,000 square feet across three city blocks in the heart of downtown Philadelphia in Pennsylvania. Noteworthy entertainment offerings include the market’s first City Winery, plus Round1 and AMC Theatres, which join a host of other inviting restaurants and retailers to create an exciting, urban mix. Not only do great properties in great visitor markets continue to open brand new, must-see stores, but the best are chock full of fresh experiences. There’s more entertainment and destination dining, as well as surprising amenities, and they all come together to offer today’s discerning travelers what they really want: everything. “Unrivaled.” That is how the team at Triple Five Worldwide, owners of Mall of America and West Edmonton Mall, describe its latest entertainment and retail destination, American Dream. By taking best practices learned across its portfolio and fusing them with a fresh perspective, American Dream, located less than five miles from Manhattan, in East Rutherford, New Jersey, adjacent to the Meadowlands Sports Complex, combines worldclass retail, entertainment, destination dining and the latest in technology into a one-of-a-kind, must-see, new customer experience.

creating something completely new and dynamic that has never been done before and we are doing it in one of the world’s most incredible markets. American Dream is a curated and thoughtfully designed blend of new-to-market retail, unprecedented entertainment, attractions, world-class dining and culinary experiences, artfully presented in an architecturally exciting and elegant environment like no other. Nothing exists on this scale, with this mix and presentation in this market— the pre-eminent global gateway to the world. We will draw 40 million visitors annually from the local and northeast region, domestically and internationally.”

Don Ghermezian, President & CEO of American Dream, said, “We are

American Dream will draw on a diverse and broad consumer

demographic located in a greater NY-NJ metro market area that generates more than $136 billion in sales annually. The property’s close proximity and direct connections to New York City, comprised of over 20 million residents and hosting over 65 million annual visitors, is one of the key attributes that make this property able to claim 40 million annual visitors with a tourist draw projected at 50%. A major point of distinction for American Dream lies in the tenant mix with 55 percent entertainment attractions and 45 percent retail. Set to open in stages this year, American Dream includes three major indoor entertainment attractions, over 450 tenants and a dozen other attractions—far eclipsing

the original concept, and with few peers, if any, in the changing U.S. retail real estate market.

Taubman’s $500 Million Reimagination of Iconic Beverly Center Reinvents Retail & Dining in LA

American Dream’s scope owes to a vision to have the property operate year-round. It includes an indoor ski park, with a 16-story, 800-foot-long ski slope; an enclosed Nickelodeonthemed amusement park with two Gerstlauer roller coasters, one with the world’s steepest vertical drop at 121.5 degrees, among 24 rides and attractions; and a glass-domed DreamWorks-themed water park with a 1.5-acre wave pool and 35 slides.

Taubman Centers, Inc. has completed its highly anticipated $500 million reimagination of Beverly Center that transformed every aspect of the iconic shopping destination, located in the heart of Los Angeles for 36 years. Expanded luxury and contemporary fashion, destination dining, studio/concierge services, sweeping views and bright, open spaces are just a few of the center’s new features.

Then there’s the retail zone, a massive assembly of shops, including highend luxury and fashion brands in a dedicated environment called “The Collections” section, anchored by Saks Fifth Avenue and Barneys New York, that is more than 80% leased. More attractions dot the property: an experiential theme that will feature a 35,000 sq. ft. Legoland; a 300-foot-tall observation wheel with 26 climate-controlled gondolas to view New York City; a 35,000 sq. ft. Merlin Entertainment-run Sea Life Aquarium; a NHL regulation-size ice-skating rink; an 80,000 sq. ft. Kidzania role-playing venue; a 1,400seat Cinimex luxury movie theater and other interactive stores. There are also more than 100 dining options, another 22,000 parking spaces from the adjacent sports complex, with a future 800-room hotel all filling out the development’s resort-like feel.

“Beverly Center has a special place in the history of this creative community, and our intention with this transformation was always to ensure the center best reflects and serves both its neighbors and those who visit Los Angeles each year,” said Chief Operating Officer William S. Taubman. “We sincerely thank our many partners who have joined us in creating this true homage to fashion and food in one of the most vibrant and exciting markets in the world.” Key focus areas for the project included creating a bright, contemporary exterior that connected the center to the neighborhood, bringing in plenty of natural light, further elevating the retail lineup, adding a variety of dining options and ensuring easy access and parking. Beverly Center was open during all three phases of construction.

Perfectly Curated Retail Beverly Center’s newly elevated retail offering crosses every price level and fashion profile, perfect for the cross-shopping practices of modern customers. With LA’s largest collection of shops and restaurants under one magnificent skylight, the new Beverly Center reflects the diverse styles and tastes of Los Angeles and its many visitors. An unparalleled collection of luxury, contemporary and fast-fashion brands awaits shoppers, including Apple, Balenciaga, Coach, COS, Dolce & Gabbana, Fendi, G-Star Raw, Gucci, H&M, If & Co., Longchamp, Louis Vuitton, Maje, MCM, Michael Kors, Omega, Polo Ralph Lauren, Prada, Saint Laurent, Salvatore Ferragamo, Sandro, Superdry, The Celect, Tiffany & Co., Traffic Los Angeles, Uniqlo, Versace, Wolford, Zara and more. An unmatched restaurant collection includes fine-dining options Cal Mare, Farmhouse and Yardbird Southern Table & Bar, and fast-casual eateries Eggslut, Easy’s, Tocaya Organica, LAMILL Coffee, Maragume Udon and Pitchoun Bakery & Cafe. More great additions, including The Webster, are coming soon. ere, in this little corner of the American South, where European traditions blend with Caribbean influences, the history is as colorful as the local architecture and the food is the stuff of legend. Haitian and African Creoles developed an exotic, spicy cuisine and were instrumental in creating jazz and Cajun Zydeco. WELCOME CENTERS

In Leading Outlet Centers and Shopping/ Entertainment Destinations

“With a record-breaking 50 million people visiting L.A. each year for its unrivaled offers of sunshine, worldclass attractions and Hollywood glamour, we are excited to add a multifunctional tourist information hub to the welcoming experience,” said Cynthia Schmitt, director of international sales and marketing of Citadel Outlets. Located near downtown L.A., Citadel Outlets has more than 130 brand name stores and attracts travelers from many countries. Los Angeles received a record 1.2 million visitors from China in 2018, according to Los Angeles Tourism & Convention Board.

C

alifornia is the #1 tourism state for arrivals and one of the top tourism destinations in the U.S.A. California Welcome Centers (CWC) offer unique and authentic visitor service for explorers interested in all that California has to offer. As a network of informational hubs, the CWCs and their friendly knowledgeable staffs provide visitors and local residents alike with informed suggestions on how to take advantage of a variety of experiences. CWCs also serve as brand ambassadors for California tourism and benefit not only each individual visitor but also, through influence over visitor spending, the local communities, the state and all associated stakeholders. Of the 18 current and recently approved CWCs, seven are located in shopping/ entertainment destinations or outlets including PIER 39, Ontario Mills, Outlets at Barstow, Pismo Beach Outlets, Gilroy Premium Outlets, Citadel Outlets and Outlets at San Clemente. Operated under the direction of California Tourism, California Welcome Center locations enjoy special tourism marketing

benefits including highway signage, Visit California Marketing, resources and staff training. Craig Realty Group has announced the recent opening of two California Welcome Centers at its properties: Citadel Outlets in Los Angeles and Outlets at San Clemente. Selected by the California Office of Tourism and Visit California as two of 18 official California Welcome Centers, the information hubs are located at the shopping centers’ customer service center and will provide tourists and local residents with personalized travel recommendations and informed suggestions on how to explore all that California has to offer.

Outlets at Barstow, another Craig Realty Group property, is already home to a California Welcome Center, providing tourism services to millions individual shoppers and thousands of tour buses every year. The mission of each of the California Welcome Centers located throughout the state is to enable all visitors to have the best experience possible. Each one is staffed with personal travel concierges, knowledgeable experts who are ready to provide information.

To further enhance and enrich guests’ visits in Southern California, these two California Welcome Centers have partnered with local and regional attractions to offer off-site ticket purchase options, so that visitors can forgo long lines at park entrance gates and enjoy their vacations to the fullest. Participating attractions include Disneyland Resort, Universal Studio Hollywood, Knott’s Berry Farm and SeaWorld. ShopAmericaTours.com | SHOP AMERICA

Louis Vuitton Newly Expanded at South Coast Plaza Louis Vuitton recently reopened its newly expanded South Coast Plaza store, which features the largest single level retail floor in the Americas. The store has been fully renovated and redesigned by Peter Marino and features the first in-store atelier in the United States. utilizes techniques and materials that reference the French history and craftsmanship of Louis Vuitton, while carefully integrating ultra-modern designs into the California store such as the twisting high tech carbon fiber shelving throughout which references the horizontal speed of travel. “If there’s a glimpse of what the future could hold for luxury boutiques, the newly redesigned Louis Vuitton is it,” said Debra Gunn Downing, spokeswoman for South Coast Plaza. “From the site-specific art to exclusive merchandise, the company has created an immersive shopping and cultural experience that cannot be found online—a brilliant move.” Throughout the double story space there are references to the context, climate and culture of Southern California. The store sparkles as the completely new facade is made of laminated glass and shimmering copper while the inside is a light, bright, modern and airy space, featuring three entirely new skylights carved into the ceiling, flooding the store with daylight from above. Louis Vuitton Costa Mesa South Coast Plaza exemplifies how art is integral to Marino’s design process, with a range of artworks and cultural elements selected and designed specifically for the Costa Mesa store. “We always work to select artwork that represents different countries and continents. Louis Vuitton is a

very forward thinking company when it comes to its engagement with the art world and thinks globally. The choice of the artwork, which was driven by a desire to echo and play off the architecture and the immediate context, link to Louis Vuitton’s heritage and the climate and culture of Southern California,” notes Peter Marino.

Macerich Adds Cayton Children’s Museum by ShareWell to Santa Monica Place, Part of Major Wave of Experiential Concepts Macerich, one of the nation’s leading owners, operators and developers of one-of-a-kind retail properties in top markets, announced a variety of experiences coming to its centers across the U.S. Santa Monica Place, a retail center originally designed by Frank Gehry, will soon welcome an eyecatching children’s museum to its lineup. The Cayton Children’s Museum by Sharewell will open in a 21,000 sq. ft. space by early 2019. Designed by R&A Architecture + Design, the new location will host more than 30 exhibits meant to encourage kids to engage with their community. It will center around five key exhibit neighborhoods, named “Launch Your,” “Let’s Help,” “Reach For,” “Cloud Climber” and “Reflect On.” It will also house an art studio, gift shop, workshop rooms and ShareWell’s administrative offices. Renderings depict a contemporary

structure with colorful panels on the exterior. Inside, kids will be able to climb scaled structures that hang in organic shapes from the ceiling. “The mix at our market-leading properties is evolving to bring people more opportunities to enjoy unique, in-person experiences with an expanded focus on entertainment, food, art and fitness,” said Doug Healey, Executive Vice President, Leasing, Macerich. “This growing set of immersive experiences is a strong complement to our tailored rosters of successful retail brands, both established and emerging digitally native concepts.” The Crayola Experience is coming to Chandler Fashion Center in Arizona. This 20,000 sq. ft. major family attraction, the first in the state and the brand’s fifth nationwide, is Macerich’s latest example in a wide range of new high-experience/ entertainment uses across the portfolio. From Nobu and The Cayton Children’s Museum to Life Time, new virtual reality, must-see art installations and more, these uses represent dozens of targeted, experience-forward new high experience/entertainment uses. “This has been a great time for bringing entertainment and other exciting new uses to Macerich properties,” said Ken Volk, Senior Vice President, Business continued on page 28
