FROM THE PUBLISHER VO L . 9, N O. 3 TM

A Decade Already?

I

t all started with a passion for our community. We didn’t know exactly what we were about to get ourselves into, but after months of napkin scratching (often accompanied by a glass of wine or two at one of our favorite local restaurants), the concept of ZCode Magazines was born – starting with the debut of 92127 Magazine. It’s hard to believe that the first issue was delivered to homes 10 years ago this month. To put it in perspective, our oldest daughter was in middle school (now she’s studying for her MBA in college), and our two youngest kiddos – now both in high school – were only four and five years old. Where has the time gone? The concept of our local zip code magazines was simple: publish magazines about the community that people want to read. And that simple concept is still our company mission statement to this very day. People are proud to live, work, and play in their communities, and we are excited to deliver magazines that showcase everything local. Over the past 10 years, we have published 561 issues. That’s more than 30,000 individual magazine pages that have been designed and printed! We’ve had the privilege to spotlight more than 500 families, more than 500 students, thousands of local businesses, and countless other interesting hyper-local stories. By creating bigger-than-life printed editorial features, people are proud to have their stories memorialized and often keep copies of “their” magazine on display for all to see. In fact, ZCode Magazines articles can be found framed and hanging on the walls of local businesses, showcased in the homes of local families, students, and volunteers, and prominently displayed in our local schools. 92064 is your community, and 92064 Magazine is your magazine. Be sure to stay in touch and recommend articles. Derrick Breaux And we love to receive photos! Also, take a moment to thank Publisher and support the local businesses that participate in this magazine. We wouldn’t be able to publish 92064 Magazine without their enthusiastic support. It’s been a great decade! We look forward to serving our local communities for years to come. Thanks for being a reader and supporting 92064 Magazine!

Regards, Derrick Breaux, Publisher

COMMUNITY VOLUNTEER

Encouraging

Education Andy Achterkirchen Volunteers His Time, Talent, and Treasure to Educating Underserved Students by KELLEY GUSICH | photos by Denise Scatena

T

eachers can really be catalysts for students, a fact that hasn’t been lost on Andy Achterkirchen. For 20 years, he’s been volunteering one night per week tutoring students, mostly in math – pre-calculus and calculus – but he’s also been known to work with kids in chemistry and physics. In 1999, he was tutoring at the Malcolm X Library when he learned about the Barrio Logan College Institute (BLCI), an organization breaking the cycle of poverty by preparing underserved students to be the first in their families to go to college. BLCI’s after-school programs begin in third grade and continue through high school. Andy had noticed through his library tutoring that most of his students had the ability to learn the subject matter, but their classroom instruction, for whatever reason, wasn’t enough. He transitioned his volunteer service to BLCI and has been there ever since. “It is very rewarding to see that students whom I have tutored have gone to university, graduated, and are now working as professionals,” Andy shared. Name: Karl Andrew “Andy” Achterkirchen A retired engineer, Andy Profession: Retired Engineer and Professional Volunteer worked in Los Angeles designing Community: Del Mar communication systems for Hobbies & Interests: Volunteering, traveling, fitness spacecraft, then continued in San Favorite Local When I go to lunch with friends near home, I often go Diego, managing 200 engineers Spots: to the West End Bar and Kitchen on Carmel Valley Rd. designing aircraft communication It has a great lunch menu and very pleasant ambiance systems. Now, in addition to tutoring, he overlooking the Los Peñasquitos Lagoon. And nearby, serves on the BLCI Advisory Committee, Trattoria Ponte Vecchio is great for dinner. and is a major contributor to their capital campaign, which will allow the organization to move into a permanent location in 2020 while still remaining in the neighborhood. He also tutors at the UCSD Preuss School and serves on their Academic Advisory Committee, in addition to serving on the boards for Planned Parenthood and a health nonprofit in Tijuana since 2004. He also supports other organizations that help people in need in a variety of ways, including SAY San Diego, Home Start, ACLU, and Project Concern International. “Low levels of education are associated with crime, low civic engagement, and poor health outcomes,” Andy said. “Education is the answer. I encourage others to get involved in our education system either as a tutor or a mentor – whether it is our local schools or nonprofit organizations like BLCI – with your time, talent, or treasure to grant the supports needed to lift all the youth in our communities.” When he is not volunteering his time as a tutor, Andy enjoys traveling (he has been to about 50 countries, including a 15-month Know a volunteer that should be profiled in 92064 Magazine? stint living in Australia for work) and fitness (he has a rowing machine, stationary bike, and a home gym which he uses daily).  Recommend a volunteer online at www.92064magazine.com.

Warrior Built

GOLF TOURNAMENT RAISES MONEY TO SUPPORT VETERANS photos by Erik Eilers

P

oway business ICON Utility Services and their sister company, GIS Surveyors, Inc., recently hosted the 1st Annual Warrior Built Golf Tournament. Both companies are service-disabled veteran owned, and the tournament benefited The Warrior Built Foundation, which provides vocational and recreational opportunities to combat veterans and wounded service members. The foundation, established in 2012, is based in Lake Elsinore. Events and activities from

building motorcycles to playing softball help veterans transition to civilian life with support and camaraderie. “It’s about creating relationships between fellow combat veterans,” explained Warrior Built Founder and President Nick Hamm. “The best thing we can do for you is connect you with other combat vets in order to strengthen your support network.” The tournament was held at Riverwalk Golf Club and welcomed 136 golfers. Eight

vendors and 47 sponsors took part for a day of golf, craft brews, fine dining, and more. “Some things are worth fighting for. Our brave veterans know that; now it’s our turn,” said Paul Loska, CEO and Co-Owner of both hosting businesses. The tournament raised $38,324 for the foundation, and plans are underway for next year’s event. Learn more and stay tuned for the 2020 tournament at www.warriorbuiltgolftournament.com. 

The Gift of Forgiveness

KATHERINE SCHWARZENEGGER PRATT TO PRESENT AT SAN DIEGO WOMEN’S WEEK photo by Azusa Takano

N

ew York Times best-selling author and animal advocate Katherine Schwarzenegger Pratt will join the roster of speakers at North San Diego Business Chamber’s San Diego Women’s Week Leadership Conference on Friday, March 20, 2020. Katherine will discuss her newest book, The Gift of Forgiveness: Inspiring Stories from Those Who Have Overcome the Unforgivable, a collection of interviewstyle stories from those who have learned to let go of resentment and find peace, intertwined with Katherine’s own personal insights. “Forgiveness is a topic that everyone will have to deal with at some point in their lives. None of us can get through life without being faced with the opportunity to forgive,” Katherine said. “My hope with this book is that through reading these compelling stories, people are able to apply some of the findings to their own journey. I hope that it will provide a better understanding of the journey and relationship with forgiveness, and bring a sense of healing.”

“None of us can get through life without being faced with the opportunity to forgive.” Katherine is part of a dynamic line-up of influential leaders and executive women panelists participating in this year’s event. “To me, being a leader means making a difference and helping others,” she said. “That is really what I try to do with all of my books. My hope is that someone reads this book and feels less alone in their journey to forgive and that people realize that forgiveness is a gift we give ourselves more than anything.” San Diego Women’s Week will take place March 16-20, with three events throughout the week. Opening Night will be held on Monday, March 16 from 6 to 8 p.m. at Petco Corporate in Rancho Bernardo, and includes a keynote speaker, panel discussion, book exchange, vendors, appetizers and drinks, and networking. Women and Wine will take place on Wednesday, March 18 from 5:30 to 8:30 p.m. at Bernardo Winery, featuring wine and food tasting and unique shopping opportunities. The Leadership Conference will be held on Friday, March 20 from 8 a.m. to 4:30 p.m. at Town and Country Resort and Convention Center, and includes morning coffee and pastries, keynote speakers, panel discussions, swag bags, vendor village, lunch, and more. COMMUNITY STUFF

New Pastor at Community Church

Local Karate Star Shines in Qatar

Community Church of Poway United Church of Christ (UCC) welcomed a new pastor in November. Rev. Greg Davis began his career with 20 years in show business before he was drawn to his new path. He has previously pastored UCC churches in Las Vegas and Santa Barbara, and currently lives with his husband, Freddie, in El Cajon, along with their miniature dachshunds, Berkeley, Grace, and Lola. The church has deep roots in the local community. The chapel is a San Diego County historical landmark and was first built in 1887 as the Poway Methodist Episcopal Church. More than 100 years and several changes of denomination later, it’s still used for worship and events to this day – the Community Church of Poway UCC uses it to celebrate history, tradition, and the diversity of modern life. Learn more at www.ccpucc.org.

Poway resident Gakuji Tozaki recently won the bronze medal in karate at the Association of National Olympic Committees (ANOC) World Beach Games. The inaugural event was held in Doha, Qatar, in October, and more than 1,200 athletes competed in a wide range of Olympic sports. The beach games were a unique challenge for karate competitors – the event was held outside on the sandy beach, unlike typical indoor events. “I have been training on the sand a lot, so for me, it felt good, it was fun,” said Tozaki. “I needed to make some adjustments (when I went into the tatami) and I started getting confidence, and I think this is why I could finish on top of the pool.” Tozaki won his first National Karate Federation championship in 2013 and is currently ranked 35th in the world. He has hopes of competing for Team USA in the 2020 Tokyo Olympics – which will be the first Olympic games to include karate.

Speech Contest for High School Students Local high school students are invited to participate in American Association of University Women (AAUW) Poway-Peñasquitos branch’s annual speech contest. The contest will take place Saturday, Feb. 1, 2020, with $500 awarded to the first-place winner and $250 awarded to second place. The local winner will then have their videotaped speech entered into the California-wide semifinal contest. Semifinals winners will then present their speeches at the AAUW California state convention in April 2020, with more cash prizes available. This year’s speech topic is, “Are men and women truly equal today, or are the Suffragettes of 1920 still suffering in 2020?” Speeches must be original content and five to six minutes in length. The registration deadline is Jan. 25, 2020. Learn more at powayarea-ca.aauw.net or email aauwboard@gmail.com.

National Merit Scholarship Semifinalists Five Poway High School students were recently named 2020 National Merit Scholarship Semifinalists by the National Merit Scholarship Corporation: Katherine Downs, Nicholas Middelberg, Diego Rios Brady, Joseph Salamy, and Christine Wakayama. Approximately 16,000 students were selected as semifinalists from a pool of over 1.5 million entrants from 21,000 high schools across the country based on their scores on the 2018 Preliminary SAT/National Merit Scholarship Qualifying Test. Over 90 percent of semifinalists are expected to advance to the finalist level, where they will be in the running for 7,600 National Merit Scholarships worth more than $31 million. Final selection is based on students’ skills, accomplishments, and potential for success in college programs. Finalists will be notified in February, and winners will be announced beginning in April and concluding in July. The 2020 recipients will join more than 345,000 other distinguished students who have earned the Merit Scholar title in the past 65 years. Learn more at www.nationalmerit.org.

Starry Starry Night Gala photo courtesy of Voices for Children

Voices for Children’s (VFC) 17th Annual Starry Starry Night Gala, held at Rancho Valencia Resort and Spa in Rancho Santa Fe, raised more than $1.15 million to support the organization’s Court Appointed Special Advocate (CASA) program. The event, co-chaired by Katie Sullivan, Annette Bradbury, Lisette Farrell, Haeyoung Tang, and Lise Wilson, hosted nearly 350 guests for an evening under the stars, complete with a cocktail reception, dinner, live auction, and dancing. A highlight of the event was hearing from former foster youth Corrin, as she shared the impact her CASA had on her life. VFC also presented its inaugural CASA of the Year award to Christie Ranney, who has served as a CASA volunteer for 15 children, including three sets of siblings, over the course of 18 years. She also serves on the organization’s volunteer outreach team and has helped recruit hundreds of volunteers to take on the CASA role. Learn more at www.speakupnow.org.

SCIENCE THE YOUNG WOMEN IN POWAY HIGH SCHOOL’S SWENEXT CLUB ARE ENGINEERING THEIR FUTURES

photos by Forever Photography by Liberty and provided by Poway High School SWENext

Girls at Poway High School have a brand-new opportunity to expand their science and engineering horizons. Founded in Fall 2018, the school’s Society of Women Engineers Next (SWENext) club connects students to a worldwide network of professional and collegiate members. The club is spearheaded by students, for students, and combines educational experience with friendship and support. 92064 Magazine spoke with Co-Presidents Madalyn Nguyen and Sara Wilson to learn more.

Q&A with Co-Presidents

MADALYN NGUYEN AND SARA WILSON What is the Society of Women Engineers Next (SWENext)? Madalyn: SWENext is a way for K-12 students to connect with the Society of Women Engineers (SWE) – the world’s largest advocate for women in engineering and technology with a community of over 40,000 professional and collegiate members. SWE is centered around a passion for members’ success and continues to evolve with the challenges and opportunities reflected in today’s exciting engineering and technology specialties. Any student 13 or older can become a SWENexter. For those younger than 13, a parent will need to be the primary contact. Sara: It works to expand the image of the engineering and technology professions as a positive force in improving quality of life, and it works to create a world with gender equality in engineering and technology. What is the history of the Poway chapter? When and why was it founded? Madalyn: Our co-advisor Dr. Tracy Nguyen (also my mom) and I wanted to establish a support system on Team Spyder (Poway High School’s robotics team) to increase women’s representation. Instead of creating a brandnew women in engineering club, we opted to establish a Society of Women Engineers on campus because by participating in an international women in engineering society, the young women on campus will have more resources, support, and opportunities for advancement, awards, and scholarships. PHS SWENext’s foremost goal is to create a culture of encouragement and friendship for young women on Team Spyder so that the end goal is to increase women participation. This goal coincides with Team Spyder’s mission of having equal representation. So, in the Fall of 2018, I invited a couple of my fellow teammates to establish a SWENext chapter at Poway High School. In addition, PHS SWENext’s second purpose is

to introduce STEM to girls in middle and early high school through STEM activities and mentorship. Middle school is often when girls begin to lose interest in science and math. We hope to get girls interested and keep them engaged by giving them opportunities to explore STEM through fun activities outside of the classroom. How has the club grown and evolved since then? Sara: Since 2018, PHS SWENext has grown and evolved from a few girls to almost every girl on our robotics team. We have also expanded our outreach by continuing to host events like Include Autism and our Girls in STEM Inspiration Day as well as new events with Girl Scouts. We are also going to expand SWENext globally to Paraguay and Benin. Madalyn: In future years, we hope to not only include young women on Team Spyder but to include young women from PHS Engineering Academy. What is your role in PHS SWENext? Madalyn: I am the founder and president of PHS SWENext’s inaugural year. I was re-elected for a second term. We also have a co-president this year. As president, I am tasked with developing, organizing, and implementing activities such as FIRST Lego League workshops, outreach, and Girl Scouts events such as Girl Scouts Spring into STEM that will advance women in engineering on campus and in our communities. Sara: I am co-president of PHS SWENext this year and was treasurer last year. The role of co-president entails working with the other president to plan and organize events, field trips, and outreach events. It also involves leading and being a role model for all of the members of our club. What has been the most rewarding part of your role? The most challenging? Sara: The most rewarding experience last year was hosting the Girls in STEM Inspiration Day because we got to teach middle and elementary school girls how to do various engineering projects and we got to see their excitement with it. The most challenging part of the year last year was completing the DesignLab challenge because we had to continue to work on it during the beginning of summer, which was hard to do due to our team members’ conflicting schedules. Madalyn: The most rewarding part of my role on PHS

C O V E R F E AT U R E SWENext is knowing that I am a role model for young girls to emulate. I want young children to see that girls can grow up to make an impact on the world as engineers and scientists. I want to help create a future where engineering and STEM is not perceived as a male-dominated profession. While exploring my deep intellectual curiosity in STEM, I discovered my even deeper passion for helping children from underserved and marginalized communities. Both in-person and via video-conference, I met diverse children, both locally and globally, who have very limited access to STEM equipment and mentoring. This year, I am mentoring multiple FLL and FTC teams locally and globally. As I am only 15 years old and cannot drive yet, my biggest challenge is getting transportation to visit all the teams I am mentoring, especially in the inner city, and balancing time for mentoring teams and schoolwork. In addition, mentoring teams on different time zones and continents like Africa and South America can be quite challenging too.

Has PHS SWENext won any awards or competitions? Tell us about any highlights.

Anaheim to accept the award with a behindthe-scenes tour of Disneyland.

Madalyn: Our greatest accomplishment this year was hosting the Girls in STEM Inspiration Day on May 18, where over 100 third through eighth grade girls and parents from all over the county attended. The day included a complimentary, hands-on engineering workshop to promote, inspire, and empower girls to embrace science, technology, engineering, and math. In February of this year, I invited five fellow PHS SWENexters to join my team to compete in a SWE-sponsored competition called DesignLab Community Engagement Challenge. The challenge asks

teams of high school students to develop a hands-on engineering activity for local elementary and middle school students that addresses a specific community need. Representing my team as captain, I created a powerpoint and traveled to St. Louis to present a project proposal on stage to SWE judges. I was very proud to procure a $1,000 grant, which allowed our team to host the Girls in STEM Inspiration Day in May.

How can students join PHS SWENext? Madalyn: Middle and high school students can join the national society with no membership fee via this link: www.swe.org/k-12-outreach/youth-programs. Sara: Students can join SWENext by contacting any of our leadership team or by coming to our meeting that we have during lunch on Fridays.

For the second round of competition, we created a video of our event to share with SWE judges. We were honored to be the recipient of the People’s Choice Award for online voting where we donated our winning of an Amazon gift card to buy afterschool STEAM items for the Monarch School for homeless youths. In addition, we won the DesignLab Grand Prize for an all-expense paid trip to the annual SWE conference in

Madalyn: We visit neighboring elementary and middle schools to promote STEM by giving FIRST Lego League (FLL) Informational Nights to help create FLL robotics teams. Not only do we mentor FLL teams in our community, we ensure they are prepared for competition by hosting scrimmages and workshops prior to their FLL Qualifying Tournaments. We are also working with an Autism non-profit organization to bring robotics to students that might not have a chance to explore robotics. Lastly, we hosted a STEM Career Lecture Series last year, where we invited women professionals to share their passion and careers so our SWENexters can see that women can be successful engineers and scientists. This year, we are excited to invite Dr. Mary Isaac (retired mechanical engineer) to teach us about bias literacy, and she will give us coping strategies for when our SWENexters encounter bias at school and in the workplace. How does SWENext stay connected to the local community? Sara: PHS SWENext stays connected to the local community by communicating with local middle and elementary schools to host or participate in events and planning

community events to promote young girls in STEM. Madalyn: We participate in community events such as the Poway Day Parade and fall festivals at elementary schools. We also volunteer with Family and Friends Community Connection (FFCC) annually for community service. This year, we were excited to partner with My Girlfriend’s Closet to collect clothing and supplies for homeless and foster girls. Along with Team Spyder, we are a community partner with the San Diego Girl Scouts Council. We help Girl Scouts earn their robotics or tech badges and bring robotics to the Girl Scouts Spring into STEM event at Balboa Park in the spring. Are there any ways for the community to get involved? Madalyn: We are always looking for mentors. We love getting support from women engineers and professionals. Sara: The community can get involved with PHS SWENExt by reaching out to our leadership team or our advisors to inform us of any events we can help with as well as attending or helping with any of the events we host. Do you have any favorite memories or experiences with SWENext? Sara: My favorite memory with SWENext was attending the SWE San Diego Open House. I really liked this event because I was able to meet a lot of women that are in various engineering fields as well as hear about some of their journeys being women in STEM fields. It left me feeling inspired and ready to continue on in STEM. Madalyn: Even though I have been a SWENext member since sixth grade, last school year was the first time I participated in a SWE and SWENext event. Last August 2018, I attended a SWE San Diego section

Open House where I connected with a safety engineer from TUV Sud America, Ms. Justina Sanchez. Eventually she became my engineering mentor. She was so impressed with all my experience on Team Spyder. She created an internship opportunity for me last summer when I was just finishing my freshman year. I was so grateful for her support and encouragement. It was so cool to intern for an engineering company as a new sophomore when most internships are reserved for upperclassman. This is an excellent example of why being connected to the SWE for networking opens opportunities for advancement. Is there anything else you’d like to share? Madalyn: We are succeeding in one of our goals of helping others establish SWENext chapters to advance women in engineering in their communities. We are constantly promoting and collaborating with many groups in our community locally and globally. We’re really excited that very soon, for the first time, there will be SWENext chapters in Paraguay, Benin, and Nigeria. We are working with local middle and high schools to establish a SWENext chapter at their school or join our PHS SWENext chapter. With our guidance, Carlsbad High School is following our model for bringing a SWENext chapter to their campus. We hope to eventually establish a SWENext chapter at every high school in San Diego County. We want those schools to have the same opportunities that we do. I am very excited to be invited to be the keynote speaker for next year’s SWE Local Conference in San Diego. Sara: I would also like to thank the SWE collegiate members and professionals for sharing their personal journeys at our Girls in STEM Inspiration Day. It inspired the young girls that were there as well as the high school girls that were running the event. 

ACHIEVING BALANCE Brain Balance Addresses Challenges with a Drug-Free, Integrative Approach by LIZ ONUFER | photos provided by Brain Balance of San Diego

on Pak knew there was a more effective way to help children who struggle academically, socially, or behaviorally – namely, through a coordinated, child-centric effort. As the father of a son with Down Syndrome, an uncle to a child with Asperger’s Syndrome, and a friend to parents with struggling children, Jon paired his personal experience with his passion for helping people and his entrepreneurial roots to open the doors of Brain Balance of San Diego. Brain Balance serves struggling children with an integrative and holistic approach. “We’re bringing a much needed nonmedical solution to a widespread problem affecting families of all walks of life,” Jon said. Through a personalized combination of in-center sessions, at-home activities, and a nutrition program, Brain Balance addresses the individual gaps for each child to improve focus, behavior, social skills, sensory processing, and academics. “The team cares deeply about our students and, as each child is different, we discuss strategies for each one of them to create the biggest impact possible,” Jon acknowledged. Backed by a program developed and continuously improved by research that has been proven successful on over 30,000 children, the Brain Balance team creates individualized

plans to strengthen the child’s weaker areas, including sensory engagement, core muscle strength and coordination, eye tracking, auditory processing, academic guidance, and nutritional guidance. “Gaps and holes in development result in gaps and holes in behavior, academics, socialization, and confidence,” Jon explained. “Our program focuses on improving the foundation of development and brain connectivity rather than masking or coping with symptoms.” Those symptoms can range from lack of focus and meltdowns to lack of confidence and social struggles. Jon and his team work mainly with children from Pre-K to 12th grade with or without a diagnosis and also offer a new program for college-age students. “I’d like to encourage parents to challenge the system,” Jon shared. “A label doesn’t necessarily help the child and medication is only a coping strategy that in the long run doesn’t provide any improvement while oftentimes affects the development of the child.” Since opening their doors earlier this year, Jon and his team are experiencing the results. “Whenever our parents share their stories on how things are better at school, at home, making new friends, doing things they would have never imagined in the past, we get so pumped up that it makes us want to work

ances like Ballroom, Latin, and Swing may conjure up images of professionals effortlessly twirling and gracefully fast-stepping on the dance floor, but at Trilogy Ballroom Dance Studio, these dance moves are for everyone. “Our mission is to provide the community with a fun and welcoming place to learn how to partnership dance.” The dance studio works with all levels of dancers from beginners to competitive dancers, but the majority of their students have little to no dance experience. “They come into the studio to learn a few steps for a wedding or a cruise and soon find it is a lot of fun to participate in the group classes, social dances, and showcases.” Studio owners Joel and Kimberly Callahan were inspired to open Trilogy Ballroom Dance Studio for numerous reasons, including their passion for dance, to create a dance community, and to promote the benefits of dance. “We believe dancing benefits the mind, body, and soul and allows you to connect personally, emotionally,

and practice with different partners. Practice sessions are designed to provide students a safe space to try their lead, follow skills with other students. Trilogy Ballroom Dance Studio is a friendly and supportive community for beginners and competitive dancers alike. “If you have a resolution to exercise more, meet new people, or learn a new skill, then dancing at Trilogy Ballroom can accomplish all those things at once!” 

E

mbarking on a new career can be a daunting task, especially when it involves diving into a high-energy, high-profile one such as audio engineering. But switching up careers later in life is something that seemed like a “no-brainer” to several audio enthusiasts after taking part in the Electronic Production Package (EPP) at Studio West. Like their fellow classmates, these students initially enrolled in the EPP program as a fun way to expand their skills in what seemed like an after-work hobby. However, once involved in the program, what started as a hobby soon began looking more like a viable career option. “Oftentimes we see some of the more casual enthusiasts enter the program with the idea that this is for fun or good for a side business. But once they start working with our instructors, getting hands-on engineering experience in a working recording studio, we see a shift in focus. Folks with a regular 9-to5 job they aren’t 100% invested in realize that their passion can be turned into a viable

career,” explained Todd Hunsaker, Director of Admissions for The Recording Arts Center (TRAC) at Studio West. Todd explained further, “When the class is over, the next logical step to launch a career in the industry is to acquire more experience and get the in-depth training that can lead to a successful career in audio engineering. Many find this in our year-long Diploma program.” One student, Isaiah, finished the EPP program last month and immediately enrolled in the Diploma Program. His classes began on Monday, and he couldn’t be more thrilled about his choice. “It was so much fun working a real recording studio. I’m really excited about my decision to start the full program!” Don’t miss out on a new career opportunity in audio engineering – try out The Recording Art Center’s Electronic Production Package now. Classes are enrolling now, so check out the full schedule at www.studiowest.com or call 858-592-9497.

iBuyer? Beware! T

oday’s home sellers have several different options when it comes to how they want to sell their home. They have the tried and true option of contacting a Realtor, who will do an assessment of the value of the home, help to prepare it for showings, put it on the MLS and other real estate sites, market it, and negotiate the sale and transaction. For those sellers that are confident in their ability to sell the home themselves, they can do a For Sale By Owner. If the seller prefers to avoid all the hassle, and doesn’t need top dollar, they can contact investors or flippers. These are all valid options, depending on the goals of the seller. There is a new option on the horizon, however, that may sound great to many, but may have pitfalls that are not obvious at first glance. This is the new concept of the

“iBuyer” or “instant home-selling solutions” offered by companies such as Opendoor, Offerpad, and even Zillow. The way this strategy works is by offering to purchase a home, virtually sight-unseen, without the hassles of showings, juggling offers, or the fear of falling out of escrow. Furthermore, these businesses make their offers sound even more appealing, since the sellers “pay no commissions.” Unfortunately, these companies are not being honest in their marketing. Although there are no commissions, the fees assessed by the iBuyer companies are significantly higher than standard

commission amounts, and studies are showing that the sellers are netting significantly less than they would by the traditional method of selling with a Realtor. According to research from real estate data firm Collateral Analytics, iBuyers cost home sellers about 13-15% of a home’s sale price, compared to 5-7% of the costs associated with a traditional sale. Similarly, a study by MarketWatch showed the iBuyer sales netted owners 11% less than if they’d sold on the open market! If you are a home seller looking to sell fast and get out, and maximizing your net proceeds is not important to you, this may be a good

option for you. However, if you have a little more time to sell, you could be saving yourself tens of thousands of dollars in lost proceeds simply by considering all your options. Bottom line, do your research. Don’t sell to the first entity that offers to buy your property. Call a Realtor and find out what your home is really worth. Then, weigh your options and make a fully informed decision. 

HIDDEN TREASURES Encounter Life Under the Sea in Local Tide Pools by SAMANTHA EDWARDS

T

rips to the beach may have dwindled since the summer season ended, but winter is perfect for discovering some hidden gems along the shore. November through March is the best time to see tide pools in San Diego, when low and negative tides occur during daylight hours, exposing a whole new world of sea life. Exploring tide pools gives the whole family a close-up look at wildlife including sea snails, crabs, fish, barnacles, anemones, limpets, sea urchins, mussels, octopi, sea cucumbers, and even starfish and lobsters.

CHECK OUT THESE SPOTS FOR A TIDE POOLING ADVENTURE: CABRILLO NATIONAL MONUMENT

SWAMI’S STATE BEACH

Some of the best-protected tide pools in San Diego can be found below the sandstone cliffs in this national park.

Though generally known for its surf break, Swami’s is also home to a substantial reef formation.

DIKE ROCK, LA JOLLA

BIRCH AQUARIUM AT SCRIPPS

Tide pools can be found just north of the Scripps Pier and La Jolla Shores Beach, in a volcanic rocky area located on University of California, San Diego property.

In addition to its interactive Preuss Tide Pool Plaza at the aquarium, Birch also offers guided tide pool adventures on the beaches below. 

CARDIFF STATE BEACH The rocks here are 45 million years old and even contain embedded clam fossils – something you won’t likely see at any other local tide pools.

40 • 92064 MAGAZINE.COM • December 2019 | January 2020

TIPS: • Check a tide table online to determine the best time of the day to visit. • Wear closed-toe shoes with a firm grip. Rocks can get slippery when wet. • Tide pools are home to delicate ecosystems. Never remove an animal or plant from its habitat. • Wear reef-safe sunscreen and clothes you don’t mind getting wet.
