Good deed, great feed Top chef and Malmsbury resident Annie Smithers will cook Christmas dinner at a stranger’s home to raise money for charity. Ms Smithers is offering her culinary talent to the highest bidder in her efforts to raise money for the Florey Institute of Neuroscience and Mental Health. It’s a cause that’s close to her heart. This Christmas, it will be two years since her father died after battling the effects of Parkinson’s disease.

Ms Smithers said she was prepared to travel anywhere and cater for up to 20 guests, with food and staff provided on Christmas Day. She said she was delighted to have received a first bid of $4000. “I think it’s a great cause … added to the fact you get Christmas lunch cooked for you. It’s fantastic,” Ms Smithers said. “Christmas dinner is an important family occasion, but it can be quite stressful for a lot of people.’’ To bid, visit www.dufermier.com.au.

GISBORNE

50 Jacksons Creek Way, 3437

Gisborne Real Estate: 5428 8895

Price: $699,000

In a street-proud neighbourhood in Jacksons Creek estate, “Glenhelen” is a fine example of a property beautifully put together, inside and out. Kerbside, the elegance of formal gardens with a pair of arbours defining entry points is a true indicator of the graciousness found inside where a cream/white/latte colour palette throughout delivers a timeless harmony. Couple these attributes with a mighty fine outdoor room and it’s bingo for comfort and functionality. The tiled entry hall with bulkhead and four simple columns has, to the right, a carpeted study with roman blinds under classy pelmets, a window dressing found in most rooms. Opposite, double doors usher in the main bedroom with walk-in robe and en suite with heat lamp and rainhead shower fitting. Two more bedrooms are

down another hallway (with walk-in closet), as are a laundry with storage cupboards, separate toilet and the fully tiled main bathroom with a big window behind the bath framing leafy garden views. The entry hall heads past an open, carpeted lounge room, then into the tiled living hub where the kitchen has an island servery bench, two-door pantry, wine rack and Technika dishwasher, 900mm gas cooktop and wall oven. The family room accesses a side verandah, beyond which is a stamped-concrete courtyard rimmed by a high, creeper-clad fence. On the other side of the house, there’s a pergola that looks out to a large side yard with densely planted boxed gardens featuring irises and seaside daisies – and a lillypilly hedge screens the fence.

An amble down a path reveals a timber bridge over an ornamental river-stone bed that leads one to a Japanese-style tea pavilion, then it’s on to the fully enclosed outdoor room: grey concrete underfoot, pitched roof above, and a tinkling water feature to set the mood for relaxation. An arbour defines entry to the back lawn bounded by mature trees, and a pebbled sitting area is the spot to soak up the sunshine. Other goodies in this tempting bag include ducted heating and cooling, extra wall and roof insulation, a water tank, side double gates and a stamped concrete driveway – flanked by glorious weeping cherries – that leads to a remote-controlled double garage. Part of life’s adventure is that we don’t know what is coming, and sometimes that is a good thing. We can only plan based on what we know today and what our needs are right now. I am often asked by sellers “when will my house sell and how much will it sell for”, buyers ask “how long has the property been on the market and how much will they take?” – If only I had a crystal ball I could give an accurate answer and my life would be so, so easy. There are some certainties in life however. Real Estate is affected by a range of variables and right now we are all facing huge economic challenges – unemployment, businesses closing and the very high cost of living. In Real Estate is it, to some extent, a buyers’ market! But wait – sellers become buyers and my crystal ball tells me that sellers who do sell now, event at a lower price than they ideally wanted, will be buying in – yes, that’s right “a buyers’ market”. One of the other certainties in Real Estate is – the market will bounce back. We have all seen hard times before and they don’t last forever. There are choices to be made and sellers can take some control of their Real Estate future. Price the property to sell! Present the property to sell! No, we don’t have a crystal ball but we can take some control over our futures, we don’t have a crystal ball but we can take some control over our futures, we do have choices and we can all make intelligent decisions based on need (not want) and the current economic situation.

SPRING HAS SPRUNG!

A long with good weather comes a busy Real Estate Market. This is the time when the market explodes with new listings and buyers have a lot to choose from. SO SPRING INTO ACTION CALL US TODAY

AVOID AUCTION MISHAP

OPEN fOR iNSPECTiON

Buying real estate at auction can be incredibly exciting. The vast stock to choose from, the thrill of trying to outbid - it’s very easy to get swept up in the commotion. However, that’s also the problem. All too often, people find themselves bidding too much money for a property they’re not even head over heels for because of the auction buzz. Fortunately, a little forward planning will help you avoid this pitfall. Give yourself a limit - The fun and excitement that comes with bidding against other buyers for what could be your new home makes it easy to accidentally spend more than you were originally planning. Avoid this by setting yourself a strict limit and sticking to it. Once the bidding goes past this number, walk away. It’s not worth getting yourself into financial hot water for a bit of sport. Learn the rules - Auctions come with a very specific set of rules. Not understanding them before starting to bid can end up causing you a major headache. Doing a little research online can help you determine how auctions work, but an even better idea is to visit one or two before you plan to buy. This way you can get a feel for the atmosphere, watch how others bid and figure out a strategy for yourself in advance. Auctions can often feel overwhelming for newcomers, so do yourself a favour and get acquainted with the process. Not only will this put you at ease, it could help you avoid making a costly mistake.

Saturday 27th & Sunday 28th Sept

CHILDREN AND MOVING HOUSE Anyone who’s ever moved house can attest to how stressful the process can be. However, it can be even more upsetting for small children. After all, young ones may not understand why they’re being forced to vacate the only place they’ve ever called home. With this in mind, it may be a good idea to focus on ways to reduce the stress of moving for your child. Don’t spring it! Small children may not understand the intricacies of property investment or why moving closer to the office makes more sense, so talk to them about why you’re moving. Try to help them get used to the idea as soon as possible. This way they’ll have plenty of time to prepare without feeling like the whole ordeal has been sprung on them. Get them excited! Moving may be scary to a child at first, but with a little help, you can transform fear into excitement.Tell your little one that with a new bedroom, they’ll be able to arrange and decorate it any way they want. This can get them feeling like they’re in control and allows them to focus on something positive. Give them a job! No child likes to feel left out, and this holds true during the moving process. Give young ones special jobs they can do during the move, whether it be keeping track of their box of toys or taking care of the family dog. This way they will feel like they’re involved and helping out, giving them less time to think about the big changes taking place and feeling alone.

Cannons fail to fire By Tara Murray The Calder Cannons’ premiership dreams were crushed by the Oakleigh Chargers at Etihad Stadium on Sunday. After a promising start, the Cannons were unable to match the Chargers’ run and carry after quarter-time and found themselves on the back foot. The Chargers had one hand on the premiership cup by three-quarter-time and held off a Calder comeback to win, 17.15 (117) to 11.4 (70). The Cannons’ day got off to a bad start with potential top 20 AFL national draft picks Peter Wright and Damian Cavka late withdrawals. Wright, who hurt his knee in Calder’s preliminary final win, was always in doubt. Cannons coach Andrew Jago said despite indicating midweek that Wright would play, he was never going to take to the field. “If it was next week, he would have played,” Jago said. “Cavka did his groin on Tuesday night. “To clock up the running kilometres that guy does, we had to change the way our forward line was structured. ‘‘That was always going to be a little bit difficult. “If you take three top 20 draft picks [Wright, Cavka and Jake Lever] out of any TAC Cup side, it’s going to make things hard.’’ The Cannons led by 17 points at quarter-time, but soon found themselves playing catch-up football. “The second quarter, that was the big shift in momentum,” Jago said. “[Oakleigh] got their outside run going and we couldn’t shut it down. “We acknowledged all week that contested footy would be our strength. “[The Chargers] have elite foot skills. ‘‘We didn’t use the ball well going into forward 50 in the second quarter and they were running in waves off half-back. “That was the difference.” The margin was out to six goals by three-quarter time and the Cannons decided to try something different. “We had to throw [Reilly] O’Brien into the ruck to get some run and carry in the middle of the ground,’’ Jago said. “He gave us a sniff in the last quarter. “If we could have snuffed out their reply goals, then momentum is a great thing.’’ Jago said the absence of Cavka and Wright on the forward line hurt the Cannons, as did poor kicking into the 50. “We don’t quite deliver the ball to advantage and we were a bit shallow with entries. ‘‘We kicked to the contest instead of absolute marks.’’ Jago said Paul Ahern and O’Brien improved their draft prospects. “Paul Ahern was good. I thought it was one of his best games for the Cannons. ‘‘He also played some really good football for Vic Metro. “I have said all year I don’t think O’Brien has been beaten since our game in Gippsland in round six. “It doesn’t matter what task we throw at him – centre-half-forward, centre-half-back, ruck. “Don’t get me wrong, [Oakleigh centre-half-forward Darcy] Moore is a good footballer … [but O’Brien] broke even or won that contest.” However, Jago said underrated defender James Latham was the clear standout for the Cannons. “I had him best on ground for us. He just wills himself to get to the contest. “The way he competes, he will not let his mates down.” Jago, who hopes to coach again next season, said returning players would be back at training in six weeks. Jago said the Cannons were hopeful that several top-age players would be drafted by

United wins survival battle Sunbury United left its best for the very end of the FFV State League 1 north-west season. Fortunately, that was when it was needed the most. United scored a 4-1 win against Westgate on Saturday to avoid relegation. Coach Greg Czapnik said he made it clear to his players during the week that a draw wasn’t an option. “It was a must-win game,” he said. “A lot of people thought a draw would do and Altona East Phoenix would lose to Preston Lions, but we couldn’t account for that. You can’t test fate. “In the end they had a draw, so our win was the difference.” Czapnik said United enjoyed the best preparation it had had all year. “We had a really good week on the track and were primed to really have a go. I wish I could bottle the way they were.” Czapnik said confidence had been a season-long battle. “We’re either really good or really poor. ‘‘In this game, we scored a cracker early, which was the best goal we had all season. You could see the guys lift and we quickly got a second goal.” Czapnik said despite finishing 10th, there were plenty of positives to come out of the season. “They always say your first season when promoted is the toughest. We learnt a lot of valuable lessons. “We missed six players out of our first team for a good part of the season. You have to stand up in these situations … to survive was always our goal.” Tara Murray

Kyneton’s B-grade netball team is the toast of the club after winning the Tigers’ first title in the Bendigo Netball League on Saturday. The Tigers, who ended the regular season on top of the ladder, were at their best at Queen Elizabeth Oval. They flew out of the blocks against Kangaroo Flat and the game was all but over when they led 18-6 at quarter-time. But the Tigers didn’t rest on their laurels and were 15 goals up by half-time. They stepped it up yet another level to be 23 goals up at three-quarter time before winning 58-33. Defender Jessica Mangan was named best on court. In other grand finals, Kangaroo Flat beat Golden Square 53-35 in A-grade, Golden Square defeated Sandhurst 47-29 in the A Reserves competition and Golden Square was too good for South Bendigo 42-36 in B Reserves. Kangaroo Flat won the under-17 competition 61-39 against Sandhurst. In football, Gisborne was unable to come away with a premiership in the under-18 grand final. Sandhurst proved too strong for the Bulldogs, winning 16.1 (109) to 3.2 (20). In the seniors, Strathfieldsaye ran away against Sandhurst winning 20.18 (138) to 12.11 (83). Tara Murray

A Lion’s pride in her role By Tara Murray Sunbury Lions’ Natasha Hardy is renowned for her prowess in the Victorian Women’s Football League. Her growing roll call of honours includes two league best and fairest awards, club best and fairest winner, and selection for Vic Country. But Hardy also works hard behind the scenes. On Wednesday night, at the VWFL best and fairest awards, she won an award that celebrates the work of individuals who enhance the women’s game. In nominating Hardy for the Melbourne FC VWFL player of the year award, the Lions highlighted her work at the club, especially with the girls youth team. Hardy said it was an honour to be nominated, let alone win the award. “A couple of months ago I was at the club when they told me I’d been nominated,” she said. “I was unsure what the award entailed. It’s a humbling experience to be acknowledged and somewhat embarrassing.” She said the award was different from her best and fairest gongs. “It’s nice to know I’m giving back to the team and people appreciate it,” she said. Hardy, who took up the game just five years ago, said she was hoping to continue playing for a couple more years. “I’m over 30 and the body is not pulling up as well,” she said. “Hopefully, I can play for a couple more years and then stay involved with the game. “I’m not sure whether that will be in coaching, but I want to learn as much as possible and hope to get more opportunities to build my skillset in playing games for Vic Country and pass on [my experience] to others.”

In the BFL best and fairest awards, Lions’ David Kovasevic finished equal runner-up in the Henderson Medal, while Mitchell Conn was named rookie of the year.
