Founders' Letter. Welcome to the 2018 Hilton & Hyland Annual Report, a celebration of our incredible achievements in the previous year.

In 2018, we saw the Los Angeles luxury market continue to perform as record breaking sales hit the books. Most notably, a confidential $110 Million transaction in Malibu broke the Playboy Mansion's previous record as the most expensive residential sale in the history of Los Angeles. Hilton & Hyland are proud to have represented the sellers of both historic transactions. As the leading luxury real estate brokerage in LA, Hilton & Hyland enjoyed a massive 43% of the $20 Million+ residential market in 2018, a slight increase from years past. We also maintained a dominant 25% market share of the $10 Million+ local residential market and 21% of the $6 Million+ local residential market respectively. Discretion continued to be our specialty as 39% of our top transactions of the year were off-market listings, with 22 of our 56 sales priced above $10 Million being sold confidentially. All of this has been made possible by not only maintaining an elite roster of the highest caliber agents in the world, but by continuing to set the standard for luxury real estate marketing and branding with the launch of our newly designed website, expansion of our global audience and interaction within our industry leading social network. In Q1, we kicked things off with a bang as we proudly announced that not only were we the top individual real estate office in the nation according to RISMedia’s 2018 Power Broker Report, but The Real Deal Los Angeles also reported 25% of its "Top Luxury Brokers in Los Angeles County" belonged to Hilton & Hyland. Our significant sales of the quarter included Joel Silver's PCH mega-compound in Malibu, The Stanley House designed by Lenny Kravitz, the highest sale of the year in Brentwood and an authentic John Byers hacienda on Amalfi Rim. In Q2, we wrapped up the highest first two quarters in our company's history, skyrocketing 10% from last year to $1.6 Billion in sales volume. We finished out Q2 with 25 sales recorded priced above $10 Million. Among them was the highest sale in the history of Los Angeles, a confidential $110 Million transaction in Malibu. Our significant sales of the quarter also included the highest sale of 2018 in Holmby Hills, the Brad Grey Estate, and the exquisitely detailed French chateau Le Belvedere in Bel-Air. It was also in Q2 that we officially moved to our brand new location on 257 North CaĂąon Drive.

$20M+ Market Share Hilton & Hyland closed out its Silver Anniversary in style by once again dominating the Los Angeles ultra-luxe $20 Million+ market. In 2018, Hilton & Hyland commanded 43% of the $20 Million+ market and enjoyed 80% of Christie’s International Real Estate's Top International Sales of 2018. Having such a strong foothold not only continues to reinforce the company’s position in Los Angeles, but throughout the world. $10M+ Market Share With 56 sales priced over $10 Million in 2018, Hilton & Hyland commanded 25% of the $10 Million+ luxury market in Los Angeles. 22 of those transactions were conducted off-market, making up 39% of our top sales of the year. As prices continued to rise in Los Angeles, we witnessed buyers willing to pay top dollar for top quality. Reflecting this trend, we saw neighborhoods such as Encino and Toluca Lake achieve sales in the $10 Million bracket much easier than in previous years. Some of our notable sales in this price range include: a Trousdale Mid-Century masterpiece by Robert Skinner AIA, a new Hancock Park home for a former LA Dodger, and a modern Mulholland Drive celebrity estate.

$6M+ Market Share As prices continued to rise in Los Angeles, a new standard of luxury began to emerge. The $5 Million+ price range no longer seemed to be the measure of a uniquely luxury market. In 2018, Hilton & Hyland lead the $6 Million+ residential market in Los Angeles' main markets, noting that while corporate mergers did effect this market, our local expertise kept us on top in our core neighborhoods. We did however perform well in such Eastside neighborhoods as Los Feliz and Glendale as new high-water marks were achieved in the area. If we learned anything in 2018, it's that the sky is the limit for the LA real estate market.

The $100 Million Club S TO R Y B Y N A D I A WAT S O N

In Q2 of 2018, Hilton & Hyland achieved Los Angeles’ highest record sale in Southern California at $110,000,000, surpassing our record sale of the historic Playboy Mansion. Los Angeles’ trophy home market will only increase further in value despite the decline in average sales price per square foot seen this over the course of the year. “Since we are in Los Angeles it’s not surprising we are seeing record prices. As the world gets more opulent, developers and homeowners compete against each other to truly stand out and continually push the envelope. We are seeing more amenity rich properties being built, and existing properties being renovated,” explains Jonathan Nash of Hilton & Hyland. Whether it’s helicopters, luxurious bowling alleys, lavish wellness centers or private vineyards, elite home buyers demand world-class amenities. Jeff Hyland, President, explains, “In 2017, expansive spec homes dominated the highest end of the Los Angeles luxury market, comprising six of the 10 priciest transactions.” He continues, “In this rapidly expanding market, spec homes today are like nothing we have seen, nor could have imagined, and to move these ultra-luxurious homes, an ultra-specific marketing strategy is required.” Rick Hilton, Chairman, continued, “Once we hit the $100 Million mark, we broke the glass ceiling – and we’re seeing people comfortable with spending more than that. $245 Million doesn’t just get you the largest and grandest private residence in the United States, it gets you an exclusive lifestyle.” As the leading luxury real estate brokerage serving the city of Los Angeles, Hilton & Hyland commanded a 43% market share of the $20 Million+ residential market in 2018. As we enter the new year, Hilton & Hyland currently represents 10 properties priced over $100 Million.

LA Luxury Market Remains in Demand with International Buyers S TO R Y B Y A N D R E W L E D W E D G E

For international buyers, Los Angeles is the ideal gateway to the west. According to a recent article by The Real Deal, Los Angeles boasts 9% of all residential real estate purchases by international buyers in the U.S., and it’s easy to see why. The definition of luxury, Angelenos enjoy comfortable weather year-round, along with access to world-famous beaches, restaurants, night-life and entertainment. From the stunning views of the Bird Streets high above Hollywood to the unrivaled ease of living in Beverly Hills, Los Angeles has it all. On top of that, California itself boasts the 11th largest GDP in the world by national standards. According to CNBC, buyers from China, the United Kingdom, Canada, India, and Mexico account for nearly half of all homes sold to international buyers in the U.S. A recent report from the California Board of Realtors noted that while China remains the most active group of foreign buyers in the U.S. real estate market, representing approximately 30% of all foreign purchases, that amount is slightly less than in previous years. Hilton & Hyland’s Tiffany Yi Hu contends, “The main issue the majority of Chinese buyers are facing is that the government has recently tightened the money leaving the country, and is becoming increasingly strict

with overseas investments. For my more sophisticated high-end clients however, it is less of a problem as they already have funds or businesses overseas. They want to see properties that are exclusive and off the public’s radar.” Privacy has always been a top priority for ultra-wealthy home buyers and sellers, and is increasingly important in the digital age. In 2018, Hilton & Hyland conducted approximately $800 Million in off-market transactions. According to Hilton & Hyland’s Jonathan Nash, “Demand continues to outstrip supply here in LA, and top quality continues to sell for record prices. As an agent, I add value to my international clients not only by negotiating on their behalf, but by having access to exclusive off-market inventory. Due to the political uncertainty of Brexit in the UK for example, we're seeing more and more elite Brits looking to sow seeds in Los Angeles.” Hilton & Hyland’s Paul Stukin adds, “International buyers have seen a tremendous return on their U.S. investments over the last five to ten years, especially in Los Angeles. So even though the process may take a little longer to accomplish than before, the desire to get into the LA luxury real estate market remains stronger than ever.”

Hilton & Hyland Steadfast Amid LA Brokerage Shake-Up S TO R Y B Y N A D I A WAT S O N

The Los Angeles real estate industry’s high turnover rates are increasingly shaping the way top luxury brokerages are performing according to a recent article by The Real Deal. More and more resources are being seen allocated towards recruiting top-producing star agents. Amidst this changing landscape, Hilton & Hyland has managed to earn the second highest rate of retainment in the Los Angeles brokerage community according to the same article. Joining Hilton & Hyland last September, Leonard Rabinowitz brings a lengthy tenure and unrivaled market knowledge to the firm, “a brokerage with the same expertise and only one office serving my specialty areas (Beverly Hills, Bel-Air, Brentwood and Malibu), a boutique if you will. Hilton & Hyland represented $3.3 Billion in transactions from that one office, and has the dominant market share of ultra high-end sales in Los Angeles.” In fact, Stuart Vetterick, who joined the firm earlier in the year told us, “My business has doubled already in the first six months.” Having brought a wealth of experience to Hilton & Hyland five years ago, Bjorn Farrugia explains, “I wanted to be a king in real estate and I always felt in order to be a king, one should go where the kings play. As many of the big agents work at Hilton & Hyland, it just made sense. To this day, I am still honored to be part of the team. Since joining, Jeff and Rick have treated me like family and I couldn’t ask for better fellow agents.” Today, Farrugia, alongside his partner Alphonso Lascano, have risen to become the second highest performing team at Hilton & Hyland.

While he partially attributes this to the cache of Hilton & Hyland, Bjorn continued, “The entire Hilton & Hyland team is such a pleasure to work with. Especially Ed Leyson and the marketing team. The in-house marketing is truly second to none and such an incredible asset to have access to as part of the Hilton & Hyland family.” With over three decades of experience selling L.A.’s most prestigious estates, Linda May joined the firm two years ago and echoed a similar statement,“The marketing has transformed my business and has given me enormous reach throughout the community.” She continued, “Jeff Hyland and Rick Hilton have created the highest level brokerage that I have ever observed.
