Signs of the times Winter must be coming soon. How do I know? There’s a couple of sure-fire indicators that I use. For starters, the back to back Labour Day classic and follow-up rubber match between the Stampeders and Eskies is now behind us in the rear view mirror. If anyone’s keeping track, the Eskimos haven’t won the Labour Day game in several years and they lost again this year — a bad omen if there ever was one. On a more positive note, I also know it’s fall because I booked my November vacation in Palm Springs this week. Golf season may be just about done for the year up here, but down in the desert it’s a 365-day-a-year game. Locally, another sign of the impending change of seasons is the increase in show home activity around town. There’s more show homes opening as builders hurry to finish them in the good weather, and there’s more foot traffic as serious buyers come in out of the summer sun to check out the product. There’s also the upcoming Edmonton Home & Renovation Show, October 3-5, presented by the Canadian Home Builders’ Association – Edmonton Region, which we covered last month (see the advertisement on page 17). As for this month’s edition, it’s a bit of a mixed bag of new communities and show homes. On the front cover, and featured on page 8, is a community profile of Henley Heights, the newest development from Walton Developments. We also take an in-depth look at the town of Beaumont and do a drive-by of some of the new communities and show homes in this increasingly popular place. On pages 16 and 17 we announce the winners of the CHBA – Alberta Awards of Excellence. Add to that Joy Van Marck’s monthly new community tour and we’ve covered a lot of ground this month (pun intended). We’ve turned the spotlight on some really cool show homes this time around too, including a luxurious executive home from Augusta Fine Homes and an innovative net zero condo project from Landmark. This is the future of condominium, for sure, and it’s on the horizon right now. Finally, our interiors expert, Rosalyn Lazaruk, introduces us to Find, one of her favourite haunts when it comes to sourcing vintage items. Because, you know. like a fine wine, or a magazine editor, some things get better with age. Check it out for yourself and if you find something you like, let me know, I’d love to hear about it.

I

Nearly two acres within the Henley Heights neighbourhood are dedicated to commercial use to attract desirable services to better serve the needs of a growing neighbourhood. Another exciting up-coming feature that is unique to the area is the Edmonton Minor Soccer Association (EMSA) Soccer Park, which will be built adjacent to Henley Heights on 231 street. With a projected 26 fields, it will be the largest permanent soccer facility in North America. Although Henley Heights is found near the Edmonton city limit, residents are able to access all areas of the city

easily and conveniently, thanks to the nearby Anthony Henday Drive and Winterburn, Whitemud and Stony Plain roads. The area is also well serviced by public transit, with the Lewis Farms Transit Centre easily accessible to the southeast of the development. Though the community hasn’t opened yet, Curtis says Edmonton homebuyers are already intrigued by the area and that the home builders have already received many inquiries. The builder group is thrilled to open its six show homes later this fall. “Homes in Henley Heights start in the $300,000s,” Curtis says. “Walton will launch the community later this fall and anticipates a great response from the Edmonton homebuyers looking for a new home in West Edmonton.” n

Where elegance meets practicality

N

estled in the quaint Langdale neighbourhood of Windermere sits a home unlike any other. The Shaughnessy, from Augusta Fine Homes, is a prime example of when elegance and practicality collide, with plenty of living space for all members of the family. With 3,064 square feet, the show home’s three-car garage and large covered front porch greet guests about to head into the large foyer. Ample storage space can be found in both the entranceway and throughout the house as guests visit the main floor. A spacious great room just off of the kitchen accompanied by a large dining area allows homeowners to entertain parties of varying size or simply enjoy a family meal while still having plenty of room. “The gourmet kitchen is fantastic. Not only is it very functional, it’s very open and it’s a great place to entertain, and your dining room is just adjacent. It’s very functional,” says Karen Kelly, area sales manager with Augusta Fine Homes.

The large island in the kitchen is the focal point of the room. The exquisite granite countertop and professional level appliances allows chefs of all skill levels to cook up a storm and still have plenty of space. The great room features an oversized indoor-outdoor fireplace feature, complete with a custom masonry hearth and mantle. “Being able to sit out there, on your covered, low maintenance deck, with the fireplace turned on creates a wonderful ambiance,” says Kelly. Allowing homeowners to smoothly transition from relaxation to work is an office just off of the great room space, with tailored built-in desk and bookshelves. Heading up the bell shaped stairs is exquisite wood detail. The landing at the top of the stairs also allows for some extra seating space and bookshelves, details which can be customized to suit the homeowner. “We really spent a lot of time making sure it’s at that executive level. We provide what that buyer is expecting,” says the area sales manager. To the left of the stairs are the bedrooms, with two bedrooms adjoined by a ‘Jack and Jill’ style full bathroom. Across the hall, parents can retreat comfortably in the relaxing setting of the master bedroom accompanied by an ensuite that includes luxuries such as in floor heating, a custom tiled shower and marble counter tops. The master also includes a walk through closet, which connects to the laundry room for added convenience. “Here is another example of how we thought about the functionality of the work spaces in the home, it just makes a lot of sense to have the laundry located close to the master closet where all the clothes are,” says Kelly.

The family lounge also provides houseguests with a large amount of space to relax, with a vaulted ceiling, ample natural lighting and more custom built-in cabinetry. Heading down the central staircase, the show home presents a finished basement option, with a large sitting area beside a custom bar. The show home basement also features two additional bedrooms built alongside another full bathroom and a yoga space for some Zen time. With many options to choose from, owners get an idea of what their next home could look like with the Shaughnessy, says Kelly. “It’s for the move up family. It’s for those who feel it’s time to take it to the next level,” she says. Langdale provides homeowners with west backyard executive lots backing onto estate lots. The North Saskatchewan River is nearby which provides plenty of walking trails. Nearby Windermere Currents provides homeowners with convenient shopping only a short drive away. Plans for the Shaughnessy can be customized, says Kelly, since the homebuilder is willing to work with the homeowner’s needs. “We have lots of options to suit everyone’s requirements,” she says. Lots for the area are selling well, says Augusta Fine Homes officials. The home price — including the finished basement — is $1.16 million. n

B

eaumont truly has the recipe for creating urban success. Take one sleepy hamlet (20 years ago), six new communities, add in top quality developers and insightful town planners dedicated to the town of Beaumont and the citizens therein. This delectable town is hidden in plain sight five minutes from Edmonton’s Ellerslie Road. One of those developers, Chris Corosky, Director of Land Development for ARW Development Corporation, says, “when we started investing in Beaumont, it was a small town, a hamlet really. The first thing we developed was the Coloniale Golf

It was a major amenity then.” Over the years other developers joined in to transform what Corosky remembers as the “sleepy little hamlet to a vibrant, bustling community.” The ARW team integrated the community and the golf course. Buy a home there and you can lace up your golf shoes on your deck and walk into the greens from your own door. Royal Oaks, a community just one mile west, is about to rescue all the tired commuters. Never before have over 40,000 people working nine to five in Nisku been given the opportunity to live and play in a modern, urban, city-serviced, master-planned, residential community connected and adjacent to Nisku Energy Park. People working in Nisku no longer have to seek acreages to avoid commuting or commute from serviced areas. Boychuk says, “the region has asked for something good and we are developing a place that is creating beauty, connection, ease and aliveness in people’s lives.” With Royal Oaks, people take back their lives from the 20 minute traffic jam to get in and out of Nisku. Developments such as these echo Mayor Camille Bérubé’s certainty that “Beaumont will continue to grow. We are working today to create infrastructure that will serve the needs of our community well into the future.” This town is ready for you and your children now and in the future. Able to handle fast growth, the population has grown from 7,407 (2003) to 14,916 (2013). Three new schools open this fall and two of them are entering an innovative three-way partnership. The Black Gold School (public) and St. Andre Academy (Catholic) will share one gymnasium and playground with the Family Community Support Services housed in the middle of the shared structure. All of Beaumont’s schools offer French immersion. “The joint school provides the perfect opportunity to have some of the social services the Town provides right where they are most accessible to our residents,” says Mayor Bérubé. Extended services will be available to the residents of Beaumont and area.

Innovative “partnerships provide excellent opportunities to meet the ever changing needs of our residents.” One more sign this town knows how to grow smart with its think-outside-the-box approach. Three years ago, Beaumont was a bedroom community. They now have Tim Hortons, Starbucks, medical facility options, great schools, restaurants and major grocery stores. There are over 22.5 kilometres of asphalt trails linking neighbourhoods and 84.5 hectares of green spaces, a spray park, a trout pond, sports fields, picnic areas and more. Beaumont has the live and play part of the live, work and play equation covered. Mattamy Homes, in the Coloniale Estates community, is one of the builders offering elegant detached homes in a golf course setting. Play right outside your back door in this unique master-planned community with wonderful family features where you can feel the friendliness of the neighbourhood. That friendliness is a constant for young Taylor Lehman walking her dog, Teddy. “I like the paths and how it’s still small.” When Taylor was really young, her parents never worried about her going to the park. “Everybody looks after everybody’s kids. he Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is proud to announce the winners of the 2014 Awards of Excellence in Housing, presented September 19 at BUILD 2014, CHBA – Alberta’s annual conference at the Fairmont Jasper Park Lodge. Calgary’s Albi Homes won the Ralph Scurfield Builder of the Year Award in the large volume category, while Ashcroft Master Builder out of Lethbridge took Builder of the Year honours in the small volume category. Homes By Avi, who build in both Calgary and Edmonton, won in the multi-family segment. Awards were also presented in many other categories to a total of 22 different companies. Calgary members took home 10 awards, followed closely by Edmonton builders and developers with nine. CHBA – Alberta also named the winners of the Awards of Merit and Safety Leadership Awards. Winners in all categories are listed on these pages. n

Vintage and antique store offers true one-of-a-kind finds By Rosalyn Lazaruk

T

here is something to be said for a great vintage find. I love walking the aisle’s of a second hand store or antique mall, scanning the tables and racks until a piece stands out from the others and brings a smile to my face. Whether I am hunting for a unique piece or something for my next DIY project my favourite spot to do a regular run through is Find. Find found its new location in 2011 in an old IGA store in the neighbourhood of Landsdowne, on the south side of Edmonton. The location is perfect for them as it gives them plenty of space for all of the amazing pieces that come through their doors, a large back room area to look over each piece, as well as ample parking and easy access. Find isn’t just any other second hand store, their main objective is helping individuals and families transition out of homelessness. Together with Housing First, a program focused on providing permanent housing to those in need, Find helps to furnish their new homes. People in the program come in to Find, choose everything they need from bedroom suites to pots and pans, they deliver it all and these people are on their way with a new place that feels like home. The other side of Find is the treasure hunters ... and trust me there are treasures to be found! With opening the store up to the public, selling quality second hand furniture, kitchenware, lighting, artwork and more, Find is able to take the proceeds from these sales and reinvest them into the Housing First program. This may be why I love shopping here even more. Not only am I heading

home with a special find of my own but in doing so I am also helping to support such a great community program. I am fortunate enough to be in the area of Find often as they are forever receiving new donations. It is kind of crazy to walk around my home, as well as a few clients’ homes, to count the number of ‘finds’ we have discovered at Find! I am a true lover of Mid Century Modern and most things teak. I was lucky enough to inherit many of my grandmothers teak pieces but I have definitely added to my collection through Find. I have also found artwork, vintage glassware and fabulous lighting. My kids also love Find, my daughter collects VHS tapes, and my son old records for his record player. There truly is something for everyone! Net Zero townhomes Landmark Homes’ Sparrow Landing 14-unit townhouse project at Larch Park in Edmonton, is the first net-zero townhouse project in Alberta. Housing starts

Urban Development Institute launched a new website last month. In Alberta, there were 11,231 total housing starts in the second quarter of 2014, up eight per cent from the10,435 units started in the second quarter of 2013. Low listings relative to sales in some resale markets continued to cause some buyers to lookto the new home market to meet their needs. Alberta is experiencing an expansion in multi-family construction, as low multi-family inventory has encouraged builders to increase production. Multi- family starts totalled 6,181 units in the second quarter of 2014, up 16 per cent from a year earlier. Through six months of this year, multi- family starts have reached 10,642 units, representinga gain of 21 per cent fromthe 8,767 units started in the same period of 2013. In the detached home market,

single-detached starts in the second quarter of 2014 were relatively stable as there were 5,050 units started compared to 5,108 a year earlier. At mid-year, single-detached starts have reached 8,741 units, representing a one per cent gain from the 8,657 starts during the first half of last year. In Alberta’s two Census Metropolitan Areas (CMAs), total housing starts increased in Calgary and declined in Edmonton. In Edmonton, total housing starts declined to 3,975 units from 5,117 in the second quarter of 2013. The reduction in starts in Edmonton from April to June was most pronounced in the multi-family sector, where quarterly production in the second quarter of 2013 was the highest in 35 years. Edmonton’s second quarter 2014 single-detached starts and multi-family starts totalled 1,628 and 2,347 units, respectively. n

O

nce upon a time, on a beautiful hot summer day many years ago, I sat in my condo and didn’t know what to do. So I said to myself, “Self,” I said, “I feel like I should be doing SOMETHING”. It’s a great day to go golfing; I could call a buddy or try to get on as a single. Or maybe even just go to the range and hit some balls. I could go rollerblading in Fish Creek Park. Cruising along the paved pathways, beneath the towering cottonwoods, escaping the city, exercising my heart and getting a tan at the same time. I guess I could go down to the club and get in a workout, or a game of raquetball or tennis. Hmm. On second thought, I feel energetic, but not THAT energetic. I could go get groceries, but I’m pretty sure there’s still at least one pack of Kraft Dinner in the cupboard and beer in the fridge, so why bother?

I haven’t been fishing in a while, and haven’t actually caught anything the last half dozen times I’ve tried. So, maybe not. But I do have all the gear, and I could go, if I wanted to. I’ve got a dinghy, too, and I could go rafting. Although, admittedly, my idea of white water rafting is riding Splash Mountain at Disneyland. I could just hop in my car, a 1977 Firebird, and drive. Maybe west, toward the mountains. Maybe just downtown. Windows open, stereo cranked, eight track blasting out Supertramp’s Crime of the Century. It’s just too nice a day to sit around doing nothing. I could finally sit down and write that freelance story that’s due but, um, uh, no, I don’t really feel like working. Pick something else. I could go to the library, or the museum, or something cultured like that, I thought. Ya, right! Okay, but I could get out and watch some soccer or baseball or something, even if it’s just kids at a local field. I know I’m a little older, but once they saw me play I’m sure they’d let me join. I still couldn’t decide. And then it hit me. I didn’t have to do anything if I didn’t want to. By doing nothing, I was doing something: I was condo-ing. I had, in fact, invented, or at least labeled, a new verb. It means “to live the carefree do what you want when you want lifestyle”. So, on that beautiful day, I didn’t mow the lawn. I didn’t prune trees or wash windows either. I didn’t have to build a deck, paint a fence or clean out the eavestroughs. Nope, not me, I just sat there all day. Because I lived in a condo and, after all, I did invent a new verb. n
