Frank Gehry has fond memories of Toronto—the Toronto of the 1940s, where the young Frank Goldberg spent his teenage years before leaving for California. But more recently, the city has been less hospitable to him. The world’s best-known architect has tried and failed to win several commissions in Toronto. His renovation of the Art Gallery of Ontario—a circumscribed and complex one—is his only work in the city of his youth. That may change—in a big way. This past October, Gehry and developer David Mirvish announced their proposal for a complex on King Street West that will include an art gallery, retail and educational space, and three residential towers that will rise more than 80 storeys. The project would transform more than a full block of downtown real estate and lead to the demolition of

four historically designated loft buildings—plus the Princess of Wales Theatre, a 2,000-seat venue that Mirvish built in the early 1990s. These properties were assembled by Mirvish’s father, the discount retailer “Honest Ed” Mirvish, who established a theatre district here after buying the historic Royal Alexandra Theatre back in 1963. At a press conference, Mirvish shared his motivations for the project: to work with Gehry, to create a gallery for his art and to transform a part of the city, just like his father had done when he purchased the Royal Alex and transformed the adjacent warehouses into restaurants and office space. “That was the start of a revolution in the neighbourhood,” Mirvish said. “We want to transform King Street for the

next 50 years. These towers can become a symbol of what Toronto can be.” The first phase of the complex would include one residential tower, plus gallery and lecture space for the nearby OCAD University; the next phase would be the two other towers, high-end retail and a 60,000-square-foot gallery for Mirvish’s art collection, which has never been seen in public en masse. Best known as a major theatre producer, 68-year-old Mirvish was also a well-respected art dealer for 15 years and a significant collector of American and Canadian abstract paintings. The gallery would showcase works from his collection, including those of Jack Bush, Robert Motherwell, Helen Frankenthaler and Frank Stella. Gehry, for his part, hinted at his eagerness to

design a building in Toronto, noting that he’d lost a few commissions here. (He was courted, behind closed doors, for a new opera house in the city.) “They always seem to go to this guy—what’s his name, Emerald?” he joked at the press conference, referring to local luminary Jack Diamond. In the case of Gehry’s King West project, the designs he presented—“works in progress,” he said emphatically—reflect his interest in using exuberant, complex forms and materials, as well as in creating economical and workable spaces. Shown on the bases of the buildings were panels of crumpled metal suspended in front; at street level, a stairway and escalator slice diagonally through the first few floors of the two-tower complex. Yet, the floor plans tell a different, more sedate story. The rooms in the art gallery were all rectilinear, and likewise the condos above it, which were mostly orthogonal, even in the building with the wildest façade. Such pragmatism is also characteristic of Gehry. After all, he began his career doing corporate modernism for Victor Gruen—inventor of the modern shopping mall—and has always prided himself on a degree of hard-nosed realism. “There’s a reality in the world of building buildings,” Gehry said in an interview. “Each building type has its limitations and possibilities, so you explore the possibilities and you solve the limitations. I think I do that with every building, no matter how high it is or where it is. I don’t want to be Pollyanna—that limitations are the opportunity—but in a way, they are.” In Toronto, some of those limitations will be legal and procedural. The plans were submitted last October to the city for zoning review, and the buildings would be unlikely to break ground before 2014, at the earliest. Whether they go ahead is an open question, given the fact that the real estate market appears to be peaking. The scale of the development has also prompted a noisy discussion about infrastructure. The neighbourhood has seen enormous development pressure, and 15,000 new residential units are planned for the area. Electrical, water and transit services will be tested. So too will the city’s capacity to balance different values—historic preservation and logistics on one hand; high design and high culture on the other. The result could be a skyline dramatically transformed. “It’s exciting—building on this scale,” Gehry said. Indeed, no doubt the boy of the 1940s couldn’t have imagined a city reshaped with such grand strokes of his pen.

NEW YORK BY GEHRY At 76 storeys, this apartment tower in Lower Manhattan is the tallest residential building in New York City and Gehry’s first skyscraper. Its façade is made of more than 10,000 stainless steel panels that ripple in and out—gestures that Gehry has compared to the work of Renaissance sculptor Gian Lorenzo Bernini. Yet underneath that skin, the building is straightforward in structure and plan; its base, clad in red brick, houses a public school. Built for major developer Bruce Ratner, it had a construction budget typical for the New York market, and it hit the budget. And locals like it. Former New York Times architecture critic Nicolai Ouroussoff viewed the façade as “an attack against… corporate standardization.” Shortly after its completion in 2011, he wrote that the tower in the skyline is “a view that seems to lift Lower Manhattan out of its decadelong gloom.” His counterpart at The New Yorker, Paul Goldberger, called it “the first big apartment house worth talking about in more than a generation.” He wrote: “It does what a work of architecture should do, which is to improve the lot of the people on the inside and at the same time contribute something to the experience of the people on the outside.” —A.B.

WALT DISNEY CONCERT HALL GUGGENHEIM BILBAO Completed in 1997, this gallery was intended as a bold showcase for both historic and contemporary art. It succeeded wildly; the building itself has become an icon, and its effect in making this city in north-central Spain a destination has been dubbed the Bilbao Effect. The museum includes variously shaped galleries clustered on the city’s riverfront and wrapped in a skin of curved titanium. This skin and the building’s structure made pioneering use of computerized design and fabrication. (Gehry’s office now has a profitable sideline customizing software for other designers.) —A.B.

For this site in Los Angeles Gehry won a design competition in 1988, but the hall was not completed until 2003. The most fraught of his commissions, it involved redesigns, a failed attempt at construction, budget escalations and a long war with the city’s most prominent philanthropist. Opening in the aftermath of Bilbao, it cemented Gehry’s reputation as a maker of sculptural landmarks, transforming a forlorn corner in downtown L.A. And Walt Disney Concert Hall works. The main hall, wrapped in warm-hued panels of Douglas fir—Gehry calls it “populist wood”—has won great reviews from concertgoers and the L.A. Philharmonic’s conductor. —A.B.

Gehry’s renovation of the Art Gallery of Ontario, completed in 2008 at a cost of $228 million, added 97,000 square feet, increased viewing space by 47 per cent and dramatically integrated natural light into the building. Highlights include a 450-foot glass-enclosed sculpture gallery that gives visitors views of the neighbourhood and offers passersby glimpses of the art on display. A four-storey tower containing galleries for contemporary art features a titanium-and-glass façade, giving the south side of the building a dramatic new identity; the titanium was tinted blue to blend into summer skies and, in winter, provide contrast to grey skies. In a podcast produced near the time of the project’s completion, architect and University of Toronto professor emeritus Larry Richards noted the increase in the transparency of the gallery, the visibility of the art from the street and the social connection of the gallery to the neighbourhood. In addition to fulfilling the aspirations of the AGO, he said that Gehry provided the gallery rooms with “great views of the city.” Richards praised Gehry’s sympathetic integration of the structure with historic Grange Park and Will Alsop’s “pixelated box”—OCAD’s Sharp Centre for Design—to the south; and with the scale and texture of Dundas Street West, to the north. “It’s an extraordinary thing,” Richards said, “how the building knits so comfortably into the city fabric.” —Staff

Don’t bother seeking shelter from the rain showers in Honolulu— they last for about five minutes— and don’t be surprised if you see three rainbows over two days. Though under the travel radar of most Canadians, the capital of the 50th state is a popular destination for Americans and Asian tourists. At the 453-room Halekulani—Hawaiian for “house befitting heaven”—its five buildings rise no higher than 17 storeys, unlike their towering neighbours. A serene ambience prevails, reinforced by unobtrusive service and a visual aesthetic of “seven shades of white”—the resort’s signature palette of neutral tones and textures, decidedly understated to highlight the turquoise of the sea, the lush green of the landscape and the fiery sunsets on the beach. Spacious lanais maximize the views, and the doors with louvred shutters allow in as much or as little natural light or noise as desired. But guests may opt to not block the soothing sounds of hula wafting in from outside. —Dali Castro

Designer Tristan Auer placed the infinity pool on a raised outcropping surrounded by stepped terraces. Digging down into the ground was verboten from the start. “You have to respect the rock,” says Auer, “or you’ll destroy the land and the house.” Fighting against the natural elements here, he says, is futile. “Most of the designers around here bring European style to the island. But that nice Italian tile on your pool? It will last a year.” This side of the property faces west, so building the pool out into the sea maximized the exposure to afternoon sunshine.

One of the marks of a great designer is a portfolio that bridges city and countryside, beach and mountain and makes a distinct statement with each. It might seem a given that a designer, when asked to take on a job on the private island of Mustique, would have the wherewithal to respond with an immediate yes. But for Tristan Auer, a Parisian romantic known for tailored apartments in the Marais and sumptuous hotels in Monaco, Mustique presented a new challenge. A historic home that had lost its lustre to decades of scorching sun and driving rain, a barefoot culture that brought in sandy feet and wet bathing suits as a rule—the project was a long way from the Continent. And the exacting brief emphasized sustainable, and uncompromisingly austere, materials. But the homeowner made a solid case. He had been unwittingly tracking Auer’s accomplishments over the years, tearing pages out of magazines that featured homes he admired with fine craftsmanship and luxuriant texture. At their first meeting, he opened the scrapbook. “He put it on the table and I saw that most of the pictures were of things I had done,” says Auer. “It was a very good beginning.” This villa’s origins were equally auspicious. One of the first built on Mustique, in 1975, it netted a top-notch location, on an isthmus at the island’s northeastern tip with private beaches in front and back. The property, says Auer, is “like a boat that doesn’t move.” It was drawn up by British theatre designer Oliver Messel, who spent his retirement on Barbados and built most of the earliest homes on Mustique. Referencing the West Indian Colonial style, Messel created a series of low-slung cottages, using local stone on the windward side and keeping the leeward side open to the beach. Messel’s architecture became the Mustique vernacular, and Point Lookout, as this villa is now called, was one of his masterpieces. It is now one of Auer’s too.

Colonial-style French doors open up the living room on all sides. Auer oriented the space toward the west, where the owner and his guests—who generally fly in from Europe and spend the first few days jet-lagged—can enjoy the sunsets. He upholstered the oversized sofa and deep lounges with terry cloth, so the gang can move directly from sea to seat without ruining the fabric. The stools around the custom coffee table came from Africa.
