Editor’s Letter: have the biggest (tied) intersection in all of the country. That is amazing and again makes me pleased as punch to be smack dab in the middle of this incredible community. What could be better for residents and businesses?

The March CDD meeting brought us updates on our roads, two new resolutions, and updates on some of our ongoing research into old business.

MarcH Update

The first resolution adopted by the Board put in place the necessary policy needed for the Sheriff’s Office to enforce the existing State Laws that address ATVs, Golf Carts, Mini Bikes, Motorized Scooters and any other type of motorized vehicle that are not allowed on the streets, trails, and common areas of Seven Oaks. There are two types of violations that will be enforced. Violations on the streets are citation\fine type of violations. Trail and common area violations are considered trespassing violations. Typically a first violation of this type will be a warning. A second violation of this type could lead to jail time.

The second Resolution adopted was too hire an additional part time maintenance person for the clubhouse. This was part of our initiative to save money by bringing some of our outsourced services in house. The first service we have brought in house

is our irrigation maintenance. After hiring the personnel to carry out the required duties involved with irrigation we estimate a first year savings of $44,000 and a savings the second year of $62,000. These are very conservative estimates and take into account total cost of personnel, equipment and additional storage. I’d like to thank Don Smith of Tsubaki for his dedicated service over the years.

and updating it with the anticipated costs based on the increases we have seen. Seven Oaks is in good shape! Our reserves study shows us having enough money based on our current planned contribution amounts to cover all anticipated capital repairs (Roads, Pools, Clubhouse, etc) through 2038. This includes the milling and resurfacing of the roads (Grinding them up and redoing them) in 2023. Further discussion of security cameras took place as we continue to have vendors test cameras and send us sample results. We will have the final proposals for the best choices soon. The Board also decided on locations for two benches along AOB. Watch for them. The Board will consider adding more benches if the residents like them. Please send in suggestions for other locations that might be desirable for additional benches once you see and try out the ones we are installing.

Next on the agenda was an update by the district engineer on the condition of our roads. After an inspection of the entire community, a total of $60,700 of repairs are needed. The Board approved these repairs. These repairs will begin in the near future. This will prepare the roads for the sealing application that will begin at the end of the year. The sealing and re-striping of the roads will bring them back to a uniform color and extend their life. In conjunction with the road repairs we reviewed our reserve study which was updated with the latest findings. This meant adjusting our repair schedule

There was discussion of the algae blooms that continue to plague certain ponds in Seven Oaks. We will be meeting with Entrix, our pond maintenance company again to see what additional measures can be taken. We will also be coordinating having Entrix come out and meet with the residents to answer your questions. We plan to coordinate this through the Residents Council. Watch for this announcement. Litter Makes Litter. Litter makes our communities unattractive. Who wants to live, work and play in a place that has trash everywhere on roads, fields, and waterways? Litter can cost millions of dollars to clean up. That’s money that could be spent on other services if we would simply clean up after ourselves. A messy place has less chance to attract new businesses and residents, which affects the overall prosperity of a community. Research by Keep America Beautiful, Inc. found that people litter because:

• They see accumulated litter, therefore they think it’s okay to add more. Pasco County has a program called Adopt-A-Road. Individuals, civic groups, church groups and businesses can adopt a mile of road and clean up four times a year. The County will help with supplies and each group gets a sign acknowledging its volunteerism. Please contact the Recycling office at (727) 847-8041 if you would like to volunteer. v

resident council • The Seven Oaks Security Patrol. How has the crime watch patrol changed? It’s now more closely aligned with the Sheriff’s department. You neighbors are out there as volunteers to help monitor, but not enforce. • Cameras are on the way. Seven Oaks is actively looking at security cameras to monitor activity within the development. How will they be used? • What kinds of Crimes are happening in Seven Oaks? And how can we avoid being the victims. Please join us for this important meeting at 7pm in the Clubhouse on Tuesday, April 5. In future months we will meet with more of the area leaders that are important to the future of Seven Oaks. We will also keep brainstorming on how we residents can join in continuing to build this into a great community.

even Oaks is a safe and wonderful community. But like anywhere, needs the help of law enforcement working with residents to keep it so and deal with the issues that come our way. In March we had Pasco County Commissioner, Pat Mulieri, Bob Shepherd, Construction Engineering Manager and Carol Clarke, Executive Planner. Pat got us up to speed on planned development and some projects in the works for our part of Pasco County. Bob took us through the road construction plans for our area and Carol gave us an update us on the strategy and growth plans for the county. SEVEN OAKS NEWS

On April 5 County Sheriff, Bob White and some of his key staff will be at our Resident Council meeting to tell us what’s going on and answer our questions. Please come and participate in what should be a lively session. Some of what we hope to discuss are. • Traffic enforcement and the speeding problem in Seven Oaks. There have been way too many incidents and near misses. Lots of property damage, and near misses for injury. We need to slow down and many aggressive enforcement measures are being planned. r. Peter J. Szakacs (“Dr. Pete” to most of his patients) is a chiropractor with over 31 years of private practice experience. He grew up in Pennsylvania and attended the University of Pennsylvania as a pre-medical student. After graduating from Penn in 1974, he worked at the university to earn free graduate tuition for his post-graduate biology studies there. He later enrolled at New York Chiropractic College, where he earned his D.C. degree in 1978.

He also serves on the Seven Oaks Crime Watch Patrol(recently transitioned to the Pasco County Security Patrol). After 2 and ½ years of “forced retirement”, Dr. Pete rehabbed and recovered well enough to go back to practice – doing what he loved – helping sick people regain their health! He has owned and operated Quantum Vitality Centres in the Summergate Professional Park right here in Seven Oaks since 2006. I

Cat Crusaders

am writing about a great, worthwhile nonprofit cat rescue organization, Cat Crusaders.

My daughter and I found a stray kitten on Ancient Oaks Blvd. in Seven Oaks, living in an armadillo hole. My first thought was to get it, second thought was, what do I do with another cat? Having 2 dogs (a great pyr. and a morkie) and a cat at home already. We set up our office for the latest arrival. We named her Mystery since we didn’t even know her gender at first. Then I called Cat Crusaders, where my 12 year old daughter and I had been volunteering for the last few months. They arranged for her to be seen by a vet, tested, spayed, vaccinated and microchipped, they even provided food and litter. In exchange, we agreed to foster her inside our home until she finds her forever home. We have been fostering her for the past month while on the weekends, she goes to the adoption center at Petsmart in New Tampa, by Bruce B Downs and 75, next to BJ’s, where Cat Crusaders does adoptions 7 days a week. Cat

Crusaders only adopts out cats and kittens that are fully vetted, healthy, litter box trained, and used to being indoor-only cats. My daughter and I volunteer as a team since you must be at least 15 to volunteer without a parent, and we have enjoyed helping out. We give a few hours and get to see the difference we are making in rehoming some wonderful cats. We help with adoptions, talk with people and my favorite part, we get to love the cats! The rescue is always looking for volunteers, entire families can participate together, and students can get service hours by helping out. There are many things to do from kenneling the adoption center, to helping with adoptions, to fostering a cat, providing them a temporary home until we find a forever home. There’s even fundraising for those who are allergic but still want to help out.

Babysitting & CPR Classes Babysitting classes run from 11am-1pm and will include first aid, proper techniques for holding infants, feeding, diapering, and safety issues. Attendees that complete the course will receive a certificate for the class. The cost for this class is $35. CPR classes run from 1:30-4:30. This class is open to all ages. This class includes CPR & the Heimlich maneuver. Any attendees that complete the course will receive a CPR card from the American Heart Association. The cost for this class is $55. NEW ADDITIONS TO THE CLUBHOUSE We have added two new additions to the clubhouse amenities. The first is a tennis ball machine that can be rented for your time out on the courts. The cost to rent the machine is $5.00 (tax inclusive) for 90 minute usage. Rentals can me made same-day, or reservations can be made by individuals that leave a credit card on file with management. Credit cards will be charged for cancellations and no-shows as these acts prevent other residents from using the equipment. There will be no monetary penalty for cancellations due to inclement weather.

ell, I’m back. I did not submit an article for last month’s publication. I spent too much time on the job and traveling. And despite the suggestions from readers of this newsletter, I’ve decided to once again submit an article on behalf of the SOPOA board. This article might appear to some to be a jumbled collection of random thoughts on a number of subjects. To those of you who know me, you will immediately recognize that this is just part of my normal thought pattern. I think that spring has sprung. At least it has in

my yard if the weeds, bushes and grass are any indication. I’ve noticed that many of my neighbors are cleaning up their beds and getting their yards in shape. I’m encouraging everyone to put some work into the appearance of your property. It not only improves the value or your property, it keeps Seven Oaks as one of the premier places to live in the Tampa area. I think there are a few residents who are either very forgetful or they are trying to get a jump on the Christmas season. I’ve noticed that there are still lights up on some of the houses. The only conclusion is that they have forgotten they are up there or they are making sure they’re ready for Christmas very early! In any event, the decorations need to be removed. It will prevent a “Friendly” letter. I think we need to watch the On-Street parking in the neighborhoods. Overnight parking is a definite “NO NO!” I understand the police in some cases are handing out parking tickets. Just a word to the wise! If you live in a gated community and find that you’re “Clicker” (Gate Opener) no longer works, you might want to do two things. 1.) Check the battery. 2.) Check to see if you’ve paid your SOPOA dues for the year. When we get to the

point where we levy a fine for non-payment, we will also deactivate your “Clicker”. And while I’m ranting about Gates, if you’re leaving and someone is trying to get in your neighborhood….Please do not use your opener to allow them entrance to your neighborhood! Remember that any exterior modifications to your home or yard must be approved by the DRC. They meet the third Monday of the month at the clubhouse. You must submit a modification request (It’s on the website.) to Rampart Properties at a minimum a week in advance. All requests to the DRC must go through Rampart. They are then forwarded by Rampart to the DRC. The DRC is not like your barber shop where “Walk-ins” are accepted. You will save time and quite possibly money if you follow the procedures outlined on the Seven Oaks website. If you do decide to go forward with a modification without approval, please remember that the DRC may not approve what you’ve done and you might be required to redo or change what you did. The State of Seven Oaks Real Estate

T

he real estate market in Seven Oaks is a mixed bag – in much the same way as it is everywhere in Tampa Bay. Sales were up in January (4 more homes sold in January 2011 than sold in January 2010), and of course, more sales is a good thing. But the health of a real estate market is contingent upon two factors – sales and prices. While the volume of home sales is on the rise, home prices in Seven Oaks have taken a dive. A few expensive homes sold in January 2010 and this has had the effect of skewing the numbers. But no matter how you cut it, home prices in Seven Oaks have declined by at least 25.6% since last year. That’s a larger decline than what we’re seeing elsewhere in Pasco County, where the median sale price decline across the county last year was 21.6%. The problem for Seven Oaks residents continues to be distressed sales. 53% of all sales last year were short sales or foreclosures selling at a median price that’s 15.3% below the median conventional sale price. In January there were no conventional sales – all 6 sales were distressed and 4 of the 6 sales were foreclosures which sell at a 28.7% discount. So clearly

when more-and-more homes are selling for less-and-less money, this has a negative impact on the value of residential real estate in your area Seven Oaks residents have got to get on top of their distressed sales problem. If we just look at conventional sales, prices are trending up steadily. The median conventional sale price in December – the last month that a conventional sale occurred – was $121.50/sq.ft. Conventional sale prices have risen steadily from their low-point of $97/sq.ft back in March of 2010. So if all sales were conventional, you’d be on the road to recovery. But since less than half of your sales are conventional, the value of your homes keeps falling. The good news is that once distressed sales do indeed drop to an appropriate proportion of the market, prices will start to climb again. And depending on how long the spike in home sales lasts, this could happen sooner rather than later. We just have to make sure that distressed sales don’t climb in the meantime. Because as long as distressed sales stay high, the housing market can never fully recover. v

Preventive Care for Women Over 50 By: Allison R. Burton, M.D. Florida Medical Clinic

Facts

Preventive medicine is very important. Preventative medicine or preventive care refers to measures taken to prevent disease. There are many illnesses that can be prevented or detected early enough to improve the chances of successful treatment. Women have unique health issues. Some are related to their reproductive organs. There are other conditions for which women may be at higher risk or may have different symptoms than men. Routine health screenings can be a key factor in the outcomes of certain diseases. This series of articles will provide an in-depth look at recommended routine screenings. This article will provide an overview and future articles will detail each screening in full.

Recommended Screenings The following lists the current recommendations for women as set forth by the United States Preventive Services Task Force (USPSTF). Other screening recommendations may be applied based upon your own individual situation.

1. Yearly comprehensive physical examination 2. Breast Cancer: yearly mammography and yearly clinical breast exam. 3. Colorectal Cancer Screening: Screening flexible sigmoidoscopy or colonoscopy.

6. Bone Mineral Density: A DEXA scan preferably of the hip and lumbar spine should be obtained on all women of age greater than 65.

We are happy to announce that two of our Wiregrass Ranch High School athletes are signing letters of intent to continue their playing careers at the collegiate level. Noah Ravenna will be signing with Jacksonville University to play football and Nicole Esposito will be signing with Polk State to play soccer. Noah is the first Wiregrass football player to sign with a Division 1 school. Noah is a four-year varsity starter and this past year he helped guide our football team to their first ever district title. Nicole Esposito is also a four year starter on our girl’s soccer team and anchored our defense as they became the district champions and advanced to the regional finals. Nicole is the first girl’s soccer player to sign a scholarship to play at the collegiate level.

FBLA Future Business Leaders of America (FBLA) competed in February 2011 at the district level where their mastery of essential business concepts and skills were tested. Those students that placed first in performance

events and those that placed first through fourth in skill events have the opportunity to go on to the State Level and compete. State competition is April 25-28, in Orlando, Florida.
