Dear Neighbors, Adios 2023 & Aloha 2024! Condo sales declined 25% YOY in 2023 in South Beach & Yerba Buena, with only well priced units selling at an avg of $1,099/sf in South Beach and $1,063/sf in Yerba Buena. Although Lumina & Millennium Tower saw an increase in sales YOY, the majority of condo complexes experienced lower year over year sales. This was due to a confluence of negative factors; Tech / Finance layoffs, a 30%+ office vacancy rate, an almost tripling of mortgage rates to 7.5%+, retail exodus, and negative local / national press. So what’s next for SF condos, have we bottomed? I think it’s important to note that 2024 is an election year, and typically interest rates go down and equities go up in election years, which is good for SF condo sales. Conditions should improve, but demand may remain stagnant as buyers wait to see how things change throughout the year. AI companies have gravitated to San Francisco and many companies are calling for a return to office work, but I think it will take multiple years for office vacancy to be absorbed. Taking all the factors into account and the fact that prices have corrected to bargain levels, I think sales will remain flat for 2024. Rents have been strong, but I see them possibly declining slightly in 2024. Opportunities exist for sharp investors to capitalize on low prices.
