Dear Neighbors, South Beach condo Q1 sales continued a promising Q4 pattern of transactions with year over year increases of 12% average price and 7.7% average price per square foot. Yerba Buena condo sales were less ideal as continued uncertainty at Millennium Tower resulted in no sales there in Q1. Quantitative easing by the Fed (e.g. rising interest rates) motivated serious buyers seeking to avoid continued interest rate hikes. Sales continue to be brisk at the Infinity since settling its SB800 lawsuit. Lumina, Harrison and One Rincon Hill pricing face the imminent headwinds of SB800 lawsuits that will result in more stringent mortgage lending and a dilution of the buyer pool. Russia’s invasion of Ukraine, Crypto’s variance and equity markets volatility may have resulted in capital asset shift towards more conservative investments like real estate. Omicron was less acute and San Francisco has opened up. Companies have begun the process of recalling workers back to the office. A new salad restaurant and late night cookie place opened in the neighborhood. Traffic into the city and within South Beach increased significantly. Supply was very low in January but has increased toward the end of Q1. Traffic at Open House has been above average. In my opinion we are currently at equilibrium for buyers and supply. We bottomed out in 2020-2021 and are in the right environment for an upswing. This is a highly complex fluid market, if you have specific questions please feel free to contact me!
