Professionals should be used for home sales ‌M s. Lank: I have a family member who would like to buy my senior parents’ home in a closed sale (without a real estate agent) to avoid commissions. What are the pros and cons of such an arrangement? I’m a little weary of not including an experienced professional. Thank you. — W.

Answer: Both parties can take appropriate precautions, and there’s no reason why they can’t settle the matter without employing EDITH real estate agents. While LANK brokers are skilled in bringing the parties to agreement, their main job is to help find the desired house and the desired buyers — both of which you already have. The big agreement, of course, will be on purchase price. Agents arrive at a suggested figure by analyzing recent nearby sales, which your relatives can do on the internet. Understand that an oral agreement is not binding, but it can be used as the basis for a written purchase and sale document. You live in a state where it’s customary to use lawyers for real estate closings. If your folks live there — or even if they don’t — your family member can obtain a blank offer form from his or her attorney, and advice, before signing and presenting the offer. Your parents should have their own lawyer’s opinion on the document before accepting it — which would be done, again, in writing.

Dear Edith: My wife and I hope to buy an older home, maybe even more than a century old. Is there anything special we should watch out for? We’ll appreciate anything you can tell us. — F. D. Answer: Many homes built around 1900 didn’t have any electric service. If the home hasn’t been updated since the service was later installed, it can be inadequate for much beyond the light bulbs, refrigerator and flatiron it was originally designed for. The proliferation of appliances these days calls for lots of available service and plenty of outlets. You’ll want 220-volt outlets for electric stoves, some clothes dryers and air conditioning. Small rooms should have at least one outlet on each wall. On longer walls, look for an outlet at least every 12 feet so that

any six-foot cord can be plugged in without using an extension cord. Be alert for any tangle of extension cords, which can signal inadequate outlets. If you find circuit breakers in the fuse box, you’ll know the service was updated at some point. More expensive to remedy than inadequate wiring, though, is outdated plumbing, so you’d better check that. Old galvanized pipes should have been replaced by copper pipes. Galvanized pipes suffer from corrosion and eventually develop hardening of the arteries, as deposits build up on the inside until they impede the flow of water. This happens first with the horizontal hot-water lines, so start checking outward from the hot water heater. What you don’t want to see is a patch job, where a single emergency was solved by putting a length of copper pipe into old galvanized tubing. Such a joint signals a serious chemical reaction ahead. Eventually, someone will have to rip out the whole line and replace it with copper, and that someone might be you. If the house you eventually hope to buy has a modernized kitchen and bathrooms, it’s likely the whole plumbing system was updated when they were installed. If you’re in doubt, ask. If there is a well, you’ll want proof of water quality and flow. If there’s a septic system, ask questions about legal installation and past performance. If sewers are available but not installed, you may have trouble placing a mortgage. While we’re on the subject of water flow, understand that small amounts of dampness on basement walls are almost standard in some localities. One quick way to judge whether a basement has been flooded is to see what’s stored down there. Piles of old papers may signal a packrat homeowner — and a dry basement. In any event, if you offer to buy an antique house — or any house — it’s wise to include in your written purchase offer that your buying is “subject to the receipt of a satisfactory inspection by a home inspector.” You then hire the inspector and pay for the service. And even if the report turns up some problem, you’d still have the option of going ahead with the purchase. uestion: Dear Ed: I’m remodeling our small downstairs bathroom into a fancy powder room. It’s a very tight space, but I want to use a higher-end toilet and sink. Ensure family’s safety in an emergency

une is National Safety Month, making it an excellent time to review your family’s safety systems and procedures. Do you know how to turn off your utilities? An emergency may require you to shut down your water, electrical or gas lines in a pinch. None of these are difficult PAUL F.P. to do, but you don’t want POGUE to be fumbling around to figure it out when seconds count. Learn where your home’s shutoff points are, and how to access them.

Prepare for home fires

At least twice per year, inspect your smoke alarms and check that their batteries are still working. Do you have a fire extinguisher in your home? Equally important, is it up to date? Fire extinguishers lose pressure over time, so periodically check its meter to make sure it’s retaining the correct pressure level. A professional can usually recharge your extinguisher if it’s lost chemicals or pressure. Make sure the extinguisher is kept in an accessible place, and that everyone in the family knows where it is and how to use it. Residential extinguishers are rated A, B or C—or a combination of them. Here’s what they mean: A rating: Puts out fires fueled by wood, paper or cloth. B rating: Fights fires fueled by liquids such as oil or gasoline. C rating: Puts out electrical fires. An ABC fire extinguisher can handle most situations in your house. However, if you have a separate extinguisher for your kitchen, experts recommend a BC extinguisher, which forms a layer that keeps grease from reigniting. Design a family escape plan, and practice it. According to the American Red Cross, everyone in the household should know two ways to escape from each room in the house. A family should also decide on a place to meet outside of the home after it’s been evacuated. After a family devises a plan, they should practice and time the drills and try to evacuate the home consistently in under two minutes. Smoke is dangerous, so practice low crawling.

Many potential causes for koi pond fish kill

‌I

was gone for most of Memorial Day. When I got home, something strange was happening in my pond. Many of the goldfish and some of the koi were behaving abnormally. They were lethargic, and some were staying directly under the waterfalls in an apparent JEFF attempt to get more oxygen. RUGG Before the next morning, a 21-inch-long koi, a footlong koi and seven large goldfish were dead. I had to be part historian, part detective and part coroner to try to figure out what happened. The historian in me determined that there were no sick fish or signs of trouble before Memorial Day. However, a severe thunderstorm did move through during the afternoon, with rain, high winds and marble-sized hail. A lot of shoreline plants and nearby landscape plants were damaged. Lots of leaves and parts of plants were floating in the pond. The detective discovered that some of the neighbors held family events in their nearby yards. Could some of them have sprayed their yards for mosquitos? So far, no one has said they did any spraying. The coroner noted that none of the fish had any outward signs of injury. It appears the hail did not hit the fish. Some of the

goldfish had been breeding in the morning and appeared healthy. So, what are the possible causes of this fish kill? First, poison in the water. I did add water to the pond the night before because it was getting low. Occasionally, the local municipal water supply changes the wells they use to supply water. The water may have had a higher nitrite level than usual. The legal limit for nitrite in drinking water is much higher than the level necessary to harm fish. I should have tested the water before adding it as well as tested the pond water after noticing the fish in distress, but I didn’t think about it until a day later. Maybe the plant material knocked into the water by the storm released some toxic chemicals. There were a lot of leaves in the pond. Maybe lightning from the storm increased the amount of nitrate in the rainwater. Nitrate fertilizes plants, but it is toxic to fish. Lightning can kill fish in lakes, but the neighbors didn’t think any lightning struck close by; no nearby trees appeared to be injured. Speaking of electricity, submersible pumps can wear out and cause electricity to leak out into the water, harming fish; however, this pond uses an out-of-water pump that can’t harm the fish.

Pond fish hints and tips To keep fish healthy in your pond, provide them with proper care. Fish can live longer than a decade. A fish pond requires routine maintenance to keep its inhabitants healthy. Pond plants: Decomposing vegeta-

tion will produce gases beneath the water that may be fatal for fish. Remove all dead foliage and prune back to the level of the water. Fish safety: Consult your local pet store for information on keeping fish safe over winter. Some species will need a pool heater and winter-proven aerator to survive. Pond pump filter: Store pumps in an ice-free shelter after cleaning and servicing. Always store your garden pumps completely covered in water to avoid rust. The only sign there was a chemical cause to the problem was the foam that formed near the waterfalls, during which time the fish appeared most stressed. I did a huge

water change during the night of Memorial Day and the level of foam decreased. One of the odd parts of this problem was that two koi over two feet long, one eightinch koi and several goldfish survived with only minor irritation during the episode and appear unharmed more than a week later. One of the lessons that can be learned here is that water should be checked before being added in large amounts to a pond. Nitrite and nitrate are toxic to fish, and test kits are easily purchased at pet stores. Small water changes of less than 10 percent will increase nitrite and nitrate, but in an established pond, the beneficial bacteria will consume both and they won’t harm the fish. Another lesson is that all debris should be removed from a pond as soon as possible. This pond is covered by a net in the fall to prevent leaves from filling it. A final lesson is that fish are very sensitive to airborne chemicals, especially insecticides. Weed-killing herbicides can also kill fish. Repair potholes in an asphalt driveway yourself ‌D ear James: My asphalt driveway needs some serious repairs. There are several potholes and dents in it. I know professional heated repairs are best, but what is the best way to repair it myself? — Tom K.

Dear Tom: Asphalt driveways do require maintenance and people are often surprised at JAMES how and why they DULLEY sometimes deteriorate so quickly. You are correct that hot repairs are the best and longest-lasting. Asphalt gets soft and tacky with heat and this makes the patch adhere better. Homeowners generally have no means to heat a large quantity of

asphalt patch material or the spot to repair. The only other option is a cold patch using repair materials you can find at most hardware and home center stores. Professionals will tell you these cold patches will last only a couple of years at best. Actually though, the newer doit-yourself cold patch materials hold up much better, almost as well as some hot patches. The new materials may take several weeks to get to their maximum strength and durability, but you can drive over them sooner than this. You just want to be careful for several weeks about parking the car with a tire directly over a patch. If you have trouble finding cold patch driveway repair materials, contact the following companies

for the names of local outlets: EZ Street Co., www.ezstreetasphalt. com; Unique Paving Materials, www.uniquepavingmaterials. com; PTI Pavement Repair, www. pavepatch.com; and QPR, qprusa. com. It sounds as though you have found many of the spots which need repair, but there probably are others just beginning to fail. Wet your driveway with a hose. This makes surface imperfections easier to detect. Try to poke the tip of a screwdriver into these spots to see if the asphalt is weak. If they are nothing more than a surface issue, sealing the driveway later will take care of these spots. The key to a long-lasting asphalt patch is cleaning out the damaged asphalt and using the

proper patch material. Using a scraper, chisel or strong screwdriver, dig out all the deteriorated and crumbling asphalt in the potholes. Don’t be afraid to dig too deep to get it all out. Generally, the patch material manufacturer’s instructions recommend you finish the sides of the holes so they are flat and as vertical as possible. This gives the repair material an excellent surface to adhere to and reduces the possibility of frost popping it out during winter. Use a blower (wear safety glasses) or a wet/dry vacuum to clean out the hole. For most patch materials, the recommended depth is about two inches. If a hole is deeper than this, fill it with gravel to attain a two-inch depth. Use crushed

gravel which locks together, not pea gravel which will roll and move. Landscaping companies usually offer all types of gravel. Tamp it down with the end of 4x4 wood post to compact the gravel. Carefully fill the hole with the cold patch material so there are no voids at the bottom. Water will collect in even small voids and this will cause the patch to deteriorate prematurely. Fill the hole slightly over full and then tamp it down with the end of the post so it is level with the driveway surface. Indoor plumbing saw wash sets go down the drain ‌Q uestion: I have enclosed a photo of a washbowl and pitcher. The set also includes a large tureen with a lid. Each piece is decorated with sprays of pastel flowers against a white background that shades to green. The edges are ANNE trimmed in gold, and McCOLLAM there are handles on the tureen. On the bottom of each piece is an eagle in a circle with the words “Semi Vitreous Porcelain.” Also, there are letters that are blurry, but I think they are “K L G N.” Can you tell me the origin of my set and perhaps the value?

Answer: The mark you describe was used by Knowles, Taylor & Knowles China Co. They were located in East Liverpool, Ohio. Take another look at the blurry letters: They are “K T & K.” You have a bedroom wash set, and the large covered container is a waste bowl. Wash sets often included a large bowl, large pitcher, smaller pitcher, soap dish, toothbrush holder, chamber pot and a large covered waste container. The sets were placed in bedrooms, usually on washstands that had a place for storing some of the larger pieces and pull-out towel racks. The advent of indoor plumbing heralded the end of wash sets. Isaac Knowles and Isaac Harvey joined together in 1853. They owned store boats that sold pottery and glass along the Ohio and Mississippi Rivers. In 1854, Knowles and Harvey went into

business making pottery. After buying out Harvey in 1870, Knowles was joined by his son-in-law, James W. Taylor, and his son, Homer Knowles. They became part of the American China Corporation in 1929. They couldn’t survive the Great Depression and closed in 1931. Your three-piece bedroom wash set would probably fetch $125 to $175 in an antiques shop. Q: I have sent in the mark that is on two porcelain plates given to my grandmother for her wedding. Each plate is approximately 8 inches in diameter and decorated with large pink roses and gold trim on the edges. They are in perfect condition. What can you tell me about my plates and their value? A: Your plates were made in Rudolstadt, Thuringia, Germany. New York importer Lazarus Straus & Sons operated its porcelain factory from 1882 to 1918. It eventually became Nathan Straus & Sons. This “RW” mark was registered with the German Trademark of Registry in 1896. Your plates were made around 1900, and each would probably be worth $25 to $35. veryone benefits from a space that’s uniquely their own—especially kids. Kids love to help plan and design their bedrooms. After all, the place where they sleep and play is their own little part of the world, and PAUL F.P. it gives them a sense of POGUE ownership when they’re able to put a personal touch on it. Here are three ways to customize your child’s room without breaking the bank:

Think about flexible options

Neutral walls and colorful accents make for the best basic building blocks of a child’s room. Don’t worry about adding any bright color—all the toys and accessories in the room can do that! When it comes to developing a theme for the room, consider using easily changed elements. This flexibility will come in handy as kids grow and their tastes

change. If they’re on a baseball kick, get baseball-themed blankets and pillows for now and swap them out for the next obsession later. If they’re into trucks or dolls, place some on a shelf. You can also change these as their interests evolve. Interior designers specialize in all aspects of home design and can give you pointers on how to involve your kids in the process.

Window seats provide an outside view that connects kids to nature, and they can be decorated to suit their changing interests as well. Built-in shelving saves space and offers great flexibility over the years. A toddler’s Dr. Seuss books can be replaced by toys, which can be replaced by schoolbooks. As an added bonus, built-in shelves provide a safety bonus for smaller children, since they can’t tip over.

Think about hiring a carpenter for built-in beds, dressers, bookshelves or seating. This way, you can maximize space while designing a room that will grow with your child for years to come. A twin-sized loft bed will be great at any age beyond toddlerhood, for example. Smaller children will enjoy using the space below the bed for toy storage (or an impromptu playhouse with a few cleverly hung curtains), and older kids and teens can use the space for a desk.

The paint job in your child’s room provides the baseline for the rest of the look and design. Look for paints free of volatile organic compounds. They’re the best choice for anyone sensitive to allergies or prone to headaches. Satin and semi-gloss paint finishes are excellent choices for kid’s rooms—their

water base makes them easy to clean with soap and water. Plus, satin paint is forgiving of imperfections. To really fire up your child’s creative instincts, consider chalkboard or dry erase paints. They’ll let your budding young Picasso draw to their heart’s content with an easy cleanup later. You can also place a layer of magnetic paint primer underneath standard colors, which will allow you to easily stick artwork or magnetic art projects right against the wall. For a truly unique experience, mural painters can offer a distinctive and personalized look for a child’s room. Try these alternatives to traditional art ‌N o traditional art? No problem. These days artwork doesn’t have to be traditional, like on a painted canvas. If you’re looking for CATHY HOBBS some alternatives, here are some of our top Design Recipes tips.

DO:

Frame interesting mixed media elements, such as paper. Use black-and-white photography. Consider artwork that makes a statement such as an unusual or interesting print or image. Use mirrors, especially in smaller spaces. Mirrors can be a low-cost alternative. Use oversized prints to make a bold and dramatic decor statement.

DON’T:

Mix personal photos with artwork. Instead place personal photos in special areas and have specific walls designated for artwork. Mix too many pieces of artwork in the same room. It is best to choose a color palette for a space and select complementary artwork. Forget black and white are colors and great to use in a space. Use artwork that is too large or too small in a particular space. Be sure to use artwork of the appropriate size and scale. Hang artwork too high or too low. The proper height is eye level, which measures as 5 feet from the floor to the center of the piece of art. ith summer off to a busy start, I have been craving a retreat, an oasis where I can relax and renew. That is why when I had the opportunity to go tour the lovely weekend home of longtime customers Susan and Joe, I jumped at the chance. KATIE LAUGHRIDGE I adore touring beautiful homes and had heard wonderful things about the newly renovated farmhouse property, named The Wagon Wheel Farms, located in rural Miami County. After huge renovations and working alongside our designers, the couple transformed their property into the weekend home of their dreams (and mine!). When they first discussed the idea of buying the little farmhouse in the country, the task of a fixer-upper seemed somewhat daunting. However, when the demo revealed vaulted ceilings and wonderful open spaces, the concerns quickly melted away. With some encouragement and advice from Susan’s close friend Meg, they were soon embarking on an adventure that led to the creation of a peaceful getaway in the country. This didn’t happen overnight. The couple stripped the house down to the studs and rebuilt it completely to get the perfect balance of rustic and elegant. By raising the ceilings, adding wooden beams and skylights, and switching out the darker tones for blonde wood and white accents, the home was completely transformed. My first thought upon entering the home was “WOW.” Susan truly succeeded in creating a light, bright and open space that immediately makes you feel at home. The removal of the original dark wood accents and the addition of natural light drastically changed the space, making the rooms appear more spacious and the ceilings much higher. With all the light shining through the windows, it’s almost as though you haven’t gone inside at all. While Susan’s color scheme trends heavily toward blue hues, they are balanced nicely by the white and red accents found throughout the home. The pops of vivid color against the soothing and peaceful shades of blue give the home a playful atmosphere. Rustic elements like her dining room table, fitted with goodies such as juicy-looking tomato bowls and white-and-red checkered tins, enhance the farmhouse flair Susan and Joe wanted

How to use plants to create privacy ‌Y

ou can’t sunbathe nude when neighbors look down onto your patio or backyard. They can watch every move you make, and you don’t want to see them either. Your neighbor’s rotting camper or junk cars may not suit your garden style. The knee-jerk solution is to MAUREEN plant a closely spaced row GILMER of Italian cypress or other cigar-shaped evergreens. It may be a wasted effort because they are slow growers, unlikely to fulfill their purpose before the end of our lives. This is not a new problem, and if you go back to old gardening books, you see how wider beds and borders were standard along the fence lines. They didn’t recommend trees in lawns as shading is unproductive: Grass needs full sun. Their primary concern back then: successful beautiful gardens, period. Wide beds allow for a diversity of plants that support a much wider range of wildlife. This rule of diversity in design ensures sustainability of the garden as a holistic ecosystem, not a habitat for a particular plant or insect. Trees grown for screening are watered and fed with the rest of the plants in that bed. They are naturally compatible, rather than fighting with a lawn for water and nutrients. The flowering diversity here rewards good design with great color thriving under and around the screen tree. Your first step to a solution is to evaluate the privacy problem. Where is it, how wide is it and tall? Is there a window or patio that is the most important vantage point at your house? If so, make your visual assessment from that point to ensure proper tree coverage. This exercise roughly shows you the ultimate shape and size of the tree needed to block it. Here are some general rules apply to the screening garden itself: A deciduous tree loses its leaves in the winter for semiannual screening. But you may not be in the yard during the winter anyway. Evergreens are essential for yearround screening. Tree canopies offer varying degrees of opaqueness. It’s related to the density of branches and how much foliage they carry. Some want a more porous visual screen that blocks the view but not the light or breeze. These also offer a greater sense

Screens composed of closely spaced trees become maintenance problems that can require extreme pruning. of depth while full blackout plantings in hedge densities just make living walls. Growers of trees have two methods of shaping young tree stock: standard and multiple trunk. A standard just has one trunk and a foliage head on top. Trees pruned to multi-trunk branch much lower, so they are wider earlier in life than the same plant as a standard. Multis can cover a lot more fence line than a single trunk in the same position. Multis rarely need ugly staking in youth, though if unstable they may require guy wires. A good garden center can order your tree in as a multi trunk in any size containers from budget 15 gallon containers to sky’s the limit boxed semi-mature specimens. The beauty of being a homeowner is the ability to create spaces for outdoor living. It’s darned hard to do when you live in a fishbowl. Create a beautiful deep border to augment your screen trees for maximized depth, screening, color and wildlife.
