GOSNELLS QUARTERLY REPORT

FAR BEYOND AVERAGE! During the recent quarter, Gosnells continued to demonstrate its reputation as a vibrant property market in spite of the flatter market in other parts of the metro area. Sales remain strong in Gosnells and although buyers are still active the current amount of listings, on the market have provided great choice and allowed them to be much more selective and look for great value. First home buyers remain very active, but investors have pulled back given the expected plateau in growth over the coming 18 months and talk of changes to negative gearing. The volume of new multi-unit and group dwellings on the market has doubled since this time last year resulting in an oversupply of new properties in the current market. The $10,000 grant remains a strong incentive for first home buyers to purchase this type of dwelling. Land sales have slowed on rear blocks and smaller subdivided lots due to a healthy supply of land releases in a larger subdivisions and Estates in Gosnells and surrounding suburbs. We certainly feel it is a great time to buy; especially properties with development potential to prepare for the next few years when the current market conditions improve. We have again sold several properties before going to market to our database of registered buyers that are ready to go.
