The Gosnells property market, much like the rest of the Perth metropolitan area, has seen a strong correction over the last 12 months with a drop in property prices of around 10%. Lower rental returns and higher vacancy rates mean investors are not particularly active right now. Most development sites have seen a drop in value due to the current over supply of apartments and villas in Gosnells. These prices have dropped more than normal residential properties. Land sales have also been very slow with the highest amount of vacant lots currently on the market at their highest level in over 15 years. This is not just a trend in Gosnells, but the whole Perth metropolitan region where replacement costs for most residential homes are far higher than current market value. We are expecting the next 12 months to continue to be flat in regards to prices but with greater confidence from first home buyers and investors who will start to see it’s a great market

for purchasing as we are near the end of the cycle and look to growth in the medium term. We have continued to sell properties on average of 19 days in a challenging market by continuing to work with our strong database of buyers, innovative marketing techniques and, most importantly, honest and true appraisal prices where vendors can make important decisions based on facts not fiction.
