THE PERFECT STORM We’re halfway through the year, summer is in full swing, and the real estate market is on fire. This year has been anything but normal, Covid-19 put New York on pause and delayed the usually hot spring market. We had to shift our business practices, find new ways of doing things, and adjust to our new normal. When we entered phase 2 in mid-June, we were able to open our doors once again and conduct business in person. Now, buyers are back in full force, waiting for new housing inventory to hit the market. You could call this market “The Perfect Storm”- Historically low mortgage interest rates coupled with pent up buyer demand and drastically low inventory for sale has led to a second-quarter that has seen home sale prices spike up 11.8% in Nassau County and a staggering 18.4% in Suffolk County when compared with the same period of time in 2019. New residential listings are down approximately 20% in both Nassau and Suffolk compared to the second quarter of 2019. The biggest challenge currently facing the real estate market is the scarcity of inventory for both “first time” and “trade up” buyers. Sellers in this market are faced with the challenge of listing their home and not being able to find their next purchase. Right now is a great time to be a seller; homes are flying off the market at lightning speed. Fierce competition for available properties is leading to bidding wars and driving up prices. Buyers are out there and eager to buy. In many cases, offers are being made sight unseen.
