Welcome to the Presidents’ Day issue of North Fork Real Estate Showcase. This edition marks the kick-off of our third year of publication. Special thanks go out to our loyal advertisers and readers for their continuing support and encouragement. We couldn’t do it without all of you! In this issue, we spotlight the beautiful and historic village of Cutchogue (page 14). The town of Southold celebrates its 375th anniversary this year, with many events taking place in the village of Cutchogue. The first vineyard on the North Fork was founded in 1973 in Cutchogue. Hargrave Vineyard (now known as Castello di Borghese) was founded by Louisa and Alex Hargrave, after they discovered that Cutchogue had the most hours of sunshine in New York State - ideal for growing grapes. Be sure to read our latest MarketWatch report on page 23. After a record year in 2014, we are already off to a great start this year. Brokers are reporting that inventories are tight across the board, with everything from entry level to premium waterfront properties in high demand. CUTCHOGUE

C

utchogue, named after the Native American tribe, the Corchaugs, who first inhabited Fort Corchaug before the English settlers arrived in 1640, is located in the Town of Southold. 2015 marks the Town of Southold’s 375th anniversary with festivities taking place in Cutchogue and other hamlets around town. Cutchogue is also where the first winery on Long Island originated, Hargrave Vineyard, established in 1973 by Louisa and Alex Hargrave. The North Fork now boasts nearly 50 wineries, several of them in Cutchogue, attracting tourists and vacationers from all over the world. The Village Green on Main Road, Rte. 25 in Cutchogue features three centuries of historic buildings from the 17th to the 19th centuries. According to the Cutchogue-New Suffolk Historical Council, they include The Old House, built in 1649 in Southold and moved to Cutchogue in 1660. It was restored in 1940 and designated a National Historic Landmark in 1962. The Wickham Farmhouse built in 1704 on Rte. 25 was given to the Council in 1965, then moved to the Village Green and restored. The Old Schoolhouse, built in 1840, was Cutchogue’s first district school. Donated to the Council in 1961, it was also moved to the Village Green and restored. The Barn, from the 19th century features a horse carriage. The 19th Century Carriage House is the information center and gift shop for the Council. Celebrating its 100th anniversary this year, Cutchogue-New Suffolk Free Library was granted its charter in 1915. It is located in the former Independent Congregational Church

and Society of Cutchogue, c.1862. The Village Garage houses a 1926 Ford Model TT Pickup Truck donated by J. Parker Wickham, shortly before he died in 2011. One mile east on Rte. 25 is The Old Burying Ground, an old cemetery with the oldest stone dating back to 1717. In addition to its interesting history, the Cutchogue-New Suffolk Park District for residents of Cutchogue and New Suffolk features two beautiful beaches in Cutchogue on Little Peconic Bay. Pequash Avenue Beach has stairs to the beach from the bluff and Nassau Point Causeway Beach is a big, sandy beach with a boardwalk running alongside the beach. New Suffolk Beach, a Southold Town beach, is a small, sandy bay beach on the Peconic Bay in New Suffolk, overlooking Robins Island. In the summers of 1938 and 1939, Albert Einstein rented a cottage on Old Cove Road (now West Cove Road) on Nassau Point and learned how to sale on Little Peconic Bay. The first vineyard on Long Island, Hargrave Vineyard, was established in Cutchogue in 1973, when the young couple Louisa and Alex Hargrave discovered that Cutchogue was the sunniest spot in New York State and ideal for growing grapes. They purchased 66 acres in Cutchogue and started the first vineyard on Long Island. The Hargraves founded what was to become the booming wine industry on the North Fork.They sold the vineyard in 1999 to Prince Marco and Princess Ann Marie Borghese, who renamed the vineyard Castello di Borghese – Castle of the Borgheses. The North Fork now features almost 50 wineries; many of

them in Cutchogue, including McCall Vineyards, Pellegrini Vineyards, Peconic Bay Winery, Pugliese Vineyards, and Bedell Cellars on Rte. 25, Castello di Borghese (formerly Hargrave Vineyard) on Rte. 48, and Lieb Cellars on Oregon Road. In addition to wine tastings, the vineyards also feature live music and entertainment. Not only is the North Fork known for its fabulous wineries but also for its delicious farm produce and fresh seafood. Wickham’s Fruit Farm, a 300-acre farm, dating back to 1661 is on Main Road and features over 15-20 varieties of apples, among other produce. Braun Seafood Company, on Main Road, founded in 1928, features fresh local seafood. Cutchogue also has several quaint and delightful Bed & Breakfasts, including Sannino Vineyard B&B on Alvahs Lane overlooking the vineyard, The Farmhouse B&B on Depot Lane, The Fig & Olive B&B and Blue Iris B&B on Skunk Lane, and on Main Road, Andrew’s Legacy B&B and the newly opened Sunny Side Up B&B. Each has its own character, charm, and wonderful amenities. Cutchogue is truly in the heart of North Fork wine country. fter a very good year for real estate on the North Fork in 2014, 2015 is already off to a great start. The rental season has started early. Interest rates are low, inventory is down, prices are rising, and all areas of the market are strong. The North Fork continues to be a desirable destination spot. Judi Desiderio of Town & Country Real Estate remarks, “This year I am receiving reports from all eight T&C offices that appointments are unusually brisk for January. 2014 was the beginning of a great wave on the North Fork! The crowds are discovering the beauty, exceptional pastoral views, waterways, and farm to table fare that originated on the North Fork.” She observes, “All markets are strong. But we need product. We have plenty of customers.” Judi reflects, “2014 was the best year on the North Fork, but 2015 will be even better! The best is yet to come!”

As long as the demand continues to exceed the inventory, we will be very busy.” Marie Beninati of Beninati Associates predicts, “The upcoming rental season is going to be great! I’ve had lots of inquiries and have already booked rentals for the summer.” She notes, “Now is a good time for sellers to put their homes on the market because of recent higher demand and lower than normal supply. Since there’s not really a lot of new construction on the North Fork, land has emerged as an alternative for many buyers. Tom McCarthy of Thomas J. McCarthy Real Estate, Inc. states, “The upcoming rental season looks good. The outlook for 2015 is positive with signs of strength in the market. In 2014, Southold Town non-waterfront sales were the same as 2013, while the median price went up 5.5%. Waterfront saw the greatest change, up 23% in dollars spent.” He predicts, “Turnkey properties in prime locations will command the most interest and will trade for a real premium. It still retains its laidback small town feel however it is gradually turning into a soughtafter destination. Land preservation and landmarks preservation add to the allure because they ensure much of the charm will be retained. I see a lot of millennials from Manhattan and Brooklyn attracted to the area because of this. Greenport Village, in particular, draws many of these buyers because they can get away from the hectic city life and relax without the need of an auto – they use the Jitney or railroad and can walk to almost anything in town!

HRES: Can you tell us of some of your more notable sales? SN: My most notable sale was actually my first. sale. It was a property bequeathed to an art museum by the prior owners who were sculptors. During the final walk through we found two large wooden crates that were overlooked by the museum. Inside were plaster molds for sculptures that were never made and the museum wanted the molds to be destroyed. On the morning of the closing a colleague and I broke all the molds and documented the result with

pictures that we sent to the museum before they would close. I showed up to the closing covered in plaster dust! Talk about doing what it takes to make a deal! In the end our clients get results and are pleased with our high standards of service.

HRES: What is it that distinguishes you from your competition? SN: Providing the level of service I do for our clients. We, as a firm, are very service oriented and always go the extra mile - whether it be unique staging, being on hand for every showing, and even checking on homes especially in the winter while clients are away.

HRES: What is the best advice you can give a 2nd home buyer when searching for a vacation home on the North Fork? SN: Keep an open mind and be flexible. While a property may not be located directly on the bay, or the kitchen and bathrooms may be dated, I have seen many buyers turn a home’s shortcomings into opportunities and make their new home something spectacular, and in most cases, adding value.

HRES: What do you like to do on the North Fork...after selling real estate of course? SN: I love to get out on the water anyway I can. Whether it’s relaxing on the beach or getting out on a boat or kayak. Having grown up here I have a good knowledge of the waterways.
