fter a record year for real estate in the Hamptons in 2014, 2015 is already off to a great start. The rental season looks promising. With a strong stock market, low interest rates, new construction booming, and every hamlet in demand, consumer confidence is high. The Hamptons continue to attract people to its world-class beaches, charming villages, and trendy lifestyle. Judi Desiderio of Town & Country Real Estate remarks,“This year I am receiving reports from all eight T&C offices that appointments are unusually brisk for January. The high end was flying in 2014—shattering new ceilings for pricing. Mid-markets in each hamlet are booming—of course if we had any product at the low end it would fly. $1-$5M is the sweet spot.” She predicts, “2015 should be our best winter in six years if January is the barometer.” Judi observes, “The taste of the great recession remains on everyone’s palate, but we are moving forward with cautious optimism.” Christine Sullivan Witker of Brown Harris Stevens notes, “If economic stability continues, I anticipate a strong rental season especially for new/ renovated houses in the villages or with proximity to bay or ocean beaches. Many buyers have researched 56

market value on the internet and the fit between pricing, location, and comparables matter.” She observes, “New construction everywhere is selling. With the current surge in development, respect for and stewardship of our natural resources will continue to be important.” Christine believes, “As 2014 was a stellar sales year (particularly at the high end and at the $2.5M and under range), 2015 looks promising.”

2015 is starting off amazingly well with almost $100M in contract already.” She observes, “Waterfront and close to ocean is always a hot and quick market along with the larger acreage. With the exception of land, there is still a good amount of inventory. Prices are fairly stable, but will continue to creep up as inventory starts to deplete.” Susan predicts, “All signs point to the rest of the year continuing that momentum.”

Enzo Morabito of Douglas Elliman Real Estate observes, “New and returning renters are already locking in rentals. Waterfront and Dune Road always get rented quickly, as do prime village rentals.” He states, “South of the highway remains especially hot. Homes near a village are selling quickly and waterfronts that are FEMA-compliant are especially desirable. Some beautiful new development projects are coming on the market, including a great new and value-priced construction by Talo Builders south of the highway in Wainscott.” Enzo reflects, “We had our best year ever in 2014 and 2015 will set new records.We’re definitely off to a strong start.”

Angela Boyer-Stump of Sotheby’s International Realty states, “We are cautiously optimistic that the rental season will be stronger than last year. 2014 was a strong year in sales and 2015 is promising to be equal or better.” She observes, “Bridgehampton and Sagaponack continue to be the hot spots. New construction homes are in demand. The mid-range market ($1 to $3M) will be the strongest with buyers trying to capture realistic price points and low interest rates.” Angela believes, “2015 is going to be a busy year. Ch-Ch-Changes Matthew Breitenbach, has left the Corcoran Group to join Douglas Elliman’s Bridgehampton office. At Elliman, he will target properties in the $10 millionand-up range, as well as tap into its new sports and entertainment division. Matt’s real estate lineage harks back to his mother, Susan, a high-flying Corcoran broker with over $3 billion in sales under her belt, and father, Stephen, a builder of high-end luxury homes. Also in the news, John A. Healey, a broker with over 17 years of experience in Hamptons luxury real estate, has joined Sotheby’s International Realty in their Bridgehampton office, as an independent sales associate and Senior Global Real Estate Advisor. At Town and Country, the Hamptons largest independent brokerage, Healey was a top producer for most of his tenure. Photo Opp Jonathan Oringer,the billionaire founder of Shutterstock, the online stock photography, video and music site, has paid $40 million for a two-acre Bridgehampton oceanfront property on Mid Ocean Drive.The seller, David Susser, had purchased the property for $11.45 only three years before, making it one of 2011’s top sales. Art History A cottage and artist studio, rumored to have been Lee Krasner’s studio, is on the market for $650,000. According to the New York Post, the property wasn’t, after all, used by Jackson Pollock’s wife. Krasner’s biographer, Gail Levin, claims it was owned by Elaine de Kooning, Willem’s wife and a celebrated Abstract Expressionist in her own right. Listed by Corcoran’s Bryan Midlam, the two-bedroom, two-bath house on Sandra Road is only 1,500 square feet, but boasts 18foot ceilings.

These legendary homes are among the places and people featured in the 300-page, $250 autobiographical tome, Life of Style, from luxury culture publisher Assouline. Among the residences portrayed is that of architect Tom Flynn who hired landscape designer Edwina von Gal to create a tableau that made the structure appear as if it had always been there. No artifice was needed for James Topping’s cottage, which really has been in East Hampton forever, or at least since 1847. Don’t miss the photos of his lush 20-acre garden. The Shelter Island abode of style mavens Simon Doonan and Jonathan Adler, with its panoramic views of Gardiners Bay and Orient Point, offers a modernist counterpoint. Pricey Spec House As reported in the Wall Street Journal, a house being built by J. Bialsky across the street from Lake Agawam in Southampton’s estate section will be finished by the summer of 2016. The 22 Gin Lane Property with deeded ocean beach access is listed with Bespoke Real Estate for $22.995 million. Significant Rental “A piece of American folklore can be yours for a summer or even a year when you rent East Hampton’s fabled “Grey Gardens.” So begins Corcoran broker Gary DePersia’s listing of the fabled East Hampton property. For those newbies who don’t know, “Little Edie” Beale, Jackie Kennedy Onassis’s first cousin, sold the ramshackle property in which she and her mother were famously portrayed living in squalor (among dozens of cats) by filmmakers Albert and David Maysles in 1979. The buyers were media power couple Ben Bradlee and Sally Quinn who restored the 1897 home to its original splendor. With Bradlee’s passing last year, the property is available for the first time to rent for the entire summer ($250,000) or year round ($295,000). The “ode to another era” features “gracious common rooms” along with 10 bedrooms, a heated Gunite pool, Har-Tru tennis court and, of course, the legendary gardens, whose proximity to ocean mists give them their world-renowned moniker.

here are even more artists in the Hamptons than real estate professionals. Here’s the latest installment of our ongoing series...

Jonathan Morse A graduate of Harvard College and The Harvard Graduate School of Design, Jonathan Morse enjoyed a career as an architect in New York City before moving to Sag Harbor and picking up a camera. Actually, the fine art photographer has a collection of some two hundred vintage cameras illustrating the rise and fall of the roll-film camera in his antebellum Main Street Captain’s house. Known for his portraiture of artists and writers, he has captured the images in black-and-white classic style of such eminent figures as George Plimpton, Peter Matthiessen and orchestra leader Peter Duchin.

Also an art book publisher, under the MORSE BOOKS imprint, he collaborates with other artists, photographers, galleries and collectors. In his “onestop-shopping” approach, he photographs the artwork, writes the text, designs the book and arranges for the printing at a competitive price. “The quality is equal to Rizzoli and other top-of-the-line publishers, but it costs half the price and takes half the time.” Ellen Frank East Hampton artist Ellen Frank is honoring “cities in strife” with a series of works that resemble large-scale illuminated manuscripts. Instead of monastery-bound monks decorating pages, Frank oversees artist-interns from more than 20 countries to create her Cities of Peace series. The project is comprised of shimmering imagery—made with such materials as mica, bronze

powders and gold leaf—to honor the history and culture of cities that have “experienced major conflict and trauma” including Baghdad, Beijing, Hiroshima, Jerusalem, Kabul, Lhasa, Monrovia, New York, and Sarajevo. In January, Frank exhibited a painting at Auschwitz to commemorate the 70th anniversary of the camp’s liberation. Works devoted to Aleppo, Damascus, Beirut, Berlin, Bujumbura, Mogadishu, Phnom Penh and other cities will continue the project. “The series directs action through hopeful energy by celebrating the best of the human spirit, transforming anguish into beauty.” Monica Banks The scale of Monica Banks’ work has ranged from a block-long sculpture weighing 16 tons, which stood in the middle of Times Square from 1996-2009, to

the miniature porcelain figures she forms today in her East Hampton studio. She has worked with manifold materials from heavy gauge steel bar to copper wire as fine as hair; household detritus from dog hair to twist ties; dental x-rays; worn china teacups, and found objects from fine jewelry to rusty washers discovered in the parking lot at Main Beach. Making art helps her “make sense of my life and the world around me, exploring subjects from senseless victimization in history and current events to the joys of domestic life.” Since her first solo museum show in 1991, she has exhibited in many important venues. Lynn Matsuoka Native New Yorker Lynn Matsuoka visited Japan for six months, but was so intrigued by the land and its culture that she stayed nearly four decades. While in the land of the rising sun, she became well known for her action portraits of Kabuki theatre, Bunraku (puppet theater) and Sumo wrestlers–one of whom she later married. “My goal has always been to capture the intense and private moments while athletes and actors prepare for their performances.” Since moving to Bridgehampton, she has focused her work on portraits or pets and horses. Her equestrian work—at private farms in Wellington, Florida or the Hamptons (including at the Hampton Classic), starts as a drawing and often develops into an oil painting.

T

he South Fork is dotted with numerous windmills attached to houses—alas, most of them are follies, cutesy facsimiles of the real thing. But in the case of Windmill House in Amagansett, the dwelling really is built in an old windmill that once pumped water to a long ago farm. The listing, by Bobby Rosenbaum of Douglas Elliman, reads like a Victorian novel. “Look out over a forest-rimmed lawn oft-visited by deer and wild turkeys, a 100-year-old apple orchard and unimpeded views of The Quail Hill farm fields...windswept by the sea breezes...” Such romantic allusions make complete sense as the windmill upon which the property is named was built in the 19th century. And capturing those ocean breezes was crucial in order to spin the mill’s sails.

Fast forward to the 1950s when summer colonist Samuel Rubins, founder of then cosmetics behemoth Fabergé, converted the working windmill into a cozy house. Amazingly, a climb up a ladder to the top floor reveals that the workings of the mill are still intact...patiently awaiting a time when they might find themselves useful again. Over the years the idiosyncratic abode has played host to a litany of arts giants including Kurt Vonnegut, Terence Stamp, Marilyn Monroe and Arthur Miller. Interior designer Tom Samet lived in the house a few years ago and decorated it to the nines, meriting a feature in Hamptons Cottages and Gardens in which he espoused that he has lived in other “unorthodox” dwellings including a teahouse, boathouse, greenhouse, barn, and chicken coop. But few had enchanted him like the windmill. The tiny house—only 1,300 square feet—is accessed by a curving drive bordered by a century-old apple orchard. A rolling lawn rises to a higher elevation, limned by woods, which could be the location for a large house that would overlook distant ocean views and the windmill, which in today’s world is more appropriate as the guesthouse of a great estate. The 5.45-acre property appears much larger as it abuts Quail Hill Farm, a 40-acre agricultural gem that grows dozens of kinds of produce (Think: garlicscented breezes) and keeps bees and chickens. Indeed, artist Amelina Siekluska, who rented the windmill for two years, admits she would borrow eggs from their

THE GREENING OF THE HAMPTONS BY LAUREN AITKEN

W

hat makes a house “green”? Energy efficiency is the number one feature, according to Peter Sabbeth. As head of Modern Green Home, a Bridgehampton firm since 2006, he ought to know. Following close behind, he says, are air quality and sustainable materials.

The company, which builds both custom and spec houses, installs high-efficiency heating systems, mostly geothermal, and makes sure to fully insulate the building envelope to prevent heat from escaping… which leads us to the issue of air quality. If air is unable to circulate outside then toxics will be captured. “Construction materials are notorious for off gassing,” says Sabbeth, who said volatile organic compounds can leech into on the interior atmosphere for years.Thus green houses are made with toxic-free materials such as carpets, cabinetry and paints. To keep a small environmental footprint, Sabbeth sources his lumber and shingles from farms managed by the Forest Stewardship Council rather than from clear-cut forests. Sabbeth has just finished a modern-style green home in the Amagansett Lanes ($5.95 million) and has started three more traditional shingle exteriors, modern interiors—also in the village, but a tad north of the

highway ($4.5 to $5.5). He’s erecting another trio, this time “California vineyard style” on Hands Creek Road. Yankee Barn Homes, known for its post and beam construction, is also making significant inroads into greening the Hamptons.The New Hampshire company, which only sources timber from members of the Sustainable Forestry Initiative, has built six green spec houses in East Hampton. The homes are the brainchildren of Jeffery Rosen,Yankee Barn’s Creative Design Director and principal of Jeffery Rosen Interior Design, with his partner, Gerard Mingino. Laurel Hollow on Toilsome Lane was designed to appear to have existed in its location since days of yore. Among the house’s energy saving elements are a highefficiency natural gas boiler and hot water radiant heat. Designed for maximum solar gain, it also boasts a “shell package” that includes proprietary roof and wall panels containing insulation with a high R-value to create an impeccable energy seal.

On Northwest Path in Sagaponack, a “very modern and totally green” house listed at $6.650 million is in the final stages of construction. The 3.4-acre, 8,500-square-foot home has received third-party Leeds certification, the most widely used green building rating system. Giving a tour of the house, John Barrows who is managing construction on the site for Newmark Development, explained the “passive” aspects of its heat conservation, namely its south-facing orientation allowing sun to crawl up the back wall to impart sun during winter. An overhang prevents too much sun in summer. The walls of glass accordion doors open the kitchen/living room almost completely to the outside, creating generous cross ventilation – to enhance a ventilation system that constantly supplies fresh air with minimal energy loss. The Intus windows are super energy efficient, about the same as a 2-x-4 wall, says Barrows. As principal of P3 Builder Group and a “green consultant,” he is an expert in these kinds of things, having penned The Complete Idiots Guide to Green Building.

Foam core SIP panels (as opposed to standard construction panels with wood framing and cavity insulation) optimize solar benefits by being more airtight. “Their skin is made of magnesium and is fire rated and totally healthy,” says Barrows. Speaking of health, the heating system incorporates humidification, according to Terry Cohen, who has a co-exclusive on the property with Mala Sander. “Your skin feels so much better in winter,” she says. The question remains: Does greenness sell a house? The sad truth is: “I rarely come across a buyer that demands a green home,” says Sabbeth. “It’s never the driving factor; it’s icing on the cake.” In a land where aesthetics rule, “It’s got to be a sexy, well-built, highend house” first, according to Cohen, who cites the warmth afforded by the reclaimed wood cabinetry and beams in her Sagaponack listing. Perhaps the biggest selling point is that, with its energy-efficient systems, a green house costs less to run.

HRES:You have had an extensive career in Real Estate, as well as Planning & Zoning. When did you start doing Tax Grievance work? CC: About six years ago I was hired by Twomey, Latham, Shea, Kelley, Dubin & Quartararo as a Paralegal because of my experience in local Planning & Zoning, which is a very specialized type of work on the East End. My predecessor had been doing tax grievance work, but my experience in real estate, including my real estate broker’s license, enhanced my understanding of how towns assess property taxes. We created the unique system we use today to help property owners reduce their property taxes, which has been very successful.

HRES: Do you specialize in certain areas and types of properties? CC: Our areas of expertise are residential properties in the Towns of Southampton, East Hampton and Southold. Because of my particular knowledge of these areas, we can often recognize potential tax savings based on certain unique features. For example, people may not be aware that conservation easements can result in substantial tax savings in some cases.

HRES: What if someone doesn’t qualify for your minimum tax savings? CC: We are always happy to help, if possible. There

is always the third Tuesday in May. This year it is May 19, 2015. Because we file a large number of claims, we always submit the filing the Friday before, which would be May 15, 2015. We need time to do our research, including coordinating with an appraiser, so, if interested, people should call us as soon as possible.

HRES: What is different and unique about the way your firm treats tax grievance filings? CC: We do a lot of homework before we take on a case and we do not encourage the property owner to proceed unless we believe that we can obtain at least a $3,000 tax reduction. We work closely with an appraiser and research the details of each property so that we can determine if a filing is warranted.

HRES: What are the fees/costs people can expect? CC: As I mentioned, we do substantial research beforehand, which includes a “Pre-Appraisal” report performed by a licensed appraiser at a cost of $200. If a filing is warranted, we require a full appraisal. Our appraiser is very reasonable and deducts the $200 for the “Pre-Appraisal” from the cost of the full appraisal, which is generally between $500 - $1,000, depending on the size of the property and its features. Submitting an appraisal is mandatory for our tax filings and substantiates our request for a reduced assessment. If successful, our firm’s fee is onehalf of the tax savings for the year in which we file. If we are not successful, there is no legal fee.

HRES: Without being too specific, can you give an example of the most you have saved a client? CC: That’s easy. Last year we achieved first year savings for property owners in East Hampton and Southampton of $32,000, $28,000 and $27,000.

A “TEAR-DOWN” IS RESCUED BY AN IMPASSIONED COUPLE

istoric Howell House In Bridgehampton May Be Demolished,” read the January headline in 27East. com. Francois de Menil, the owner of the 1840 house (and brother of Adelaide de Menil, who famously donated a clutch of historic buildings to the Town of East Hampton), has applied to demolish the historic Quimby Lane dwelling. That announcement came on the heels of the tragic razing of the important Pyrrhus Concer House in Southampton. The bad news: Historic houses are being decimated all over the South Fork to make way for newer and bigger. The good news: Some homeowners are dedicated to preserving these silent relics of our heritage. One such salvaged property is Ludlow-Grange, an early 19th century dwelling that would have met with the wrecking ball if not for the loving devotion of its present owners, Andrea Madaio, a former Bridgehampton Historical Society Board member, and her husband, Douglas. Located on Montauk Highway, the Bridgehampton house was a shambles when the couple first viewed it in 1999 – in such disrepair that a builder sniffing around the property was planning on tearing it down. The exterior, painted a hideous blue, was rotting, the

once magnificent wraparound porch was held up by 2-by-4s, a raccoon was nesting on the third floor and a 12-foot-long hive teeming with 80,000 bees was attached to the eaves. “Get the thought out of your head,” Douglas warned his wife. But, says Andrea: “You could see in its heyday this house was something. It had a beautiful layout, you could see the bones.” Like many first time renovators, they were naïve about the extent of the process. “We didn’t know what we were getting into.” By the end of restoration, they figure they’d sunk circa a $1 million into it. It certainly helped that Andrea was a practicing architect and interior designer. (She now primarily runs a title insurance company.) Even better, Douglas is a mortgage broker who was able to arrange financing for what was essentially “an unmortgageable property.” A hybrid of three architectural styles, the house was originally built as a saltbox circa 1820 by the Ludlows, and in the 1840s Captain Isaac Ludlow, a whaling ship captain, turned it into a grand Greek Revival-style manse. In the 1880s it was rebranded with a Victorian persona replete with turrets. The restoration included gutting the back of the house – the original saltbox, and transforming it into a 21st century kitchen. In other parts of the structure layers of wall coverings

BY LAUREN AITKEN were peeled back to reveal pleasant surprises such as linen wallpaper. Broken or missing plaster moldings were repaired and restored back to the original. An expert was able to scrape all of the marquetry and wood moldings down to the bare wood and preserve the fine carving. A faux-painted ceiling complete with Greek key borders was documented but not saved, it being “so dark and heavy.” A front room was found to be clad in cherry marquetry, receipts for the work archived at the Bridgehampton historical society. The couple was not so fortunate in preserving the barn.The decade they spent seeking variances to make the nonconforming structure livable for Andrea’s parents made it unsalvageable. “I don’t think any of my neighbors would like me raising livestock,” she laughs. However, they have rebuilt it. “Southampton would benefit from more people like the Madaios, people who recognize the value of these historic resources and bring them back to life so they can continue to contribute their narrative of the social, cultural, and architectural evolution of this historic place to the community, its children, and visitors,” says Sally Spanburgh, chair of the Southampton Town Landmarks and Historic Districts Board. Indeed. As Andrea says, “We rescued an old lady.”
